Sheraton Vistana Villages is a Marriott Vacation Club timeshare resort at 12401 International Drive, on the quiet southern stretch of I-Drive, that rents one-, two- and three-bedroom villas by the night, each with a kitchen or kitchenette and its own washer and dryer. By road it sits about 2.7 miles from SeaWorld, 4.5 from Disney Springs, 5 from Epic Universe and 7.5 from Universal’s garages.

Its full name is Sheraton Vistana Villages Resort Villas, I-Drive/Orlando, and it is not Sheraton Vistana Resort, its sister near Disney Springs. We used the official pages (October 2026), a March 2026 Marriott archive and our own road routes; confirm fees and dates for your stay.

Quick answer: Book Sheraton Vistana Villages if you have a car and want an apartment-style villa for 4 to 12 people between SeaWorld, Universal and Disney, with a pirate-ship pool, no resort fee and $30-a-day parking. Skip it if you need a park shuttle, mind a 10 a.m. check-out or want to avoid construction: the Marketplace is closed through November 11, 2026, and villa refurbishment runs January 3 to May 2, 2027.

Sheraton Vistana Villages vs Sheraton Vistana Resort

Both are Sheraton-branded Marriott Vacation Club villa resorts with $30 parking and no resort fee, but they are separate properties about 4 miles apart by road, with their own Booking.com pages. Our Sheraton Vistana Resort review covers the other one, so check the name on your confirmation.

Location and distances to the parks

The resort spreads around several lakes on the south side of International Drive, between Central Florida Parkway and Daryl Carter Parkway. It is the quieter end of I-Drive: ICON Park (about 5 miles) and the Convention Center (about 4) are drives, not walks.

We measured routes from the resort’s International Drive entrance with OSRM, an open routing engine. Marriott lists SeaWorld at 2.9 miles, Universal Orlando at 6.5 and the Vineland outlets at 1.0 mile; our road routes give about 2.7, 7.5 and 1.5 miles. Times assume no traffic.

Villas: sizes, beds and lock-offs

There are no standard hotel rooms. Marriott Vacation Club lists five villa types, all with a washer and dryer, a safe and complimentary Wi-Fi; most also list a balcony or patio and a whirlpool tub in the main bathroom. Sizes vary by building, so these are the page’s approximate ranges.

Villa typeSize (approx.)BedsKitchenSleeps
One-Bedroom Villa500–540 sq ftKing + sofa bedKitchenette4
One-Bedroom Premium Villa830–950 sq ftKing + sofa bedFull kitchen4
Two-Bedroom Villa1,050–1,120 sq ftKing, 2 fulls, sofa bedFull kitchen8
Two-Bedroom Lock-Off1,370–1,490 sq ft2 kings, 2 sofa bedsKitchen + kitchenette8
Three-Bedroom Lock-Off1,570–2,040 sq ft2 kings and 2 fulls, or 3 kings; sofa bedsTwo or three12

The kitchen is the big difference. A standard one-bedroom has a kitchenette (cooktop, microwave, refrigerator and dishwasher) but no oven. Premium one-bedrooms and all two-bedroom villas have a full kitchen with a range and oven and a breakfast bar.

In a two-bedroom villa, the guest bedroom has two full-size beds and the living room a sofa bed, so eight people means sharing those. Marriott says the villas use Sheraton Signature Sleep Experience beds.

Lock-offs are why big groups book here. A two-bedroom lock-off joins a premium and a standard one-bedroom, so two couples each get a bathroom, a kitchen or kitchenette and laundry. The three-bedroom lock-off is either a two-bedroom plus a one-bedroom villa (1,570 to 1,600 sq ft) or three one-bedrooms with three front doors (1,915 to 2,040 sq ft).

Booking.com room names may not say “lock-off”, so read the room description or ask the resort. Decor varies between buildings while refurbishment continues. For similar stays, compare Orlando hotels with kitchens and 2-bedroom suites near Universal.

Pools and recreation at Sheraton Vistana Villages

Marriott’s live amenities page lists three heated outdoor pool areas, each open 7 a.m. to 11 p.m. with towels, plus four outdoor whirlpools:

  • St. Augustine Pool: the family pool, with a zero-entry side, a children’s pool and an interactive pirate ship with slides, water shoots and a water cannon. Resort alerts listed its water slide as closed for refurbishment from September 21 to October 26, 2026, with the pools open.
  • Bella Pool: a quarter-acre pool with a rock waterfall, a quieter pool, a lap pool, a whirlpool and an adjacent splash pad, beside Breeze Bar & Grille.
  • Key West Pool: a laid-back pool by the Key West fitness center, with a whirlpool alongside.

Marriott also lists poolside cabanas without a published price. Neither Marriott page mentions a lazy river.

Away from the water there are tennis and pickleball courts, basketball, shuffleboard, a playground, game rooms, barbecue grills and a jogging path. Court hours conflict: Marriott says 8 a.m. to 9 p.m.; the vacation-club page says its two floodlit Key West tennis courts are open 24 hours.

Neither official page lists a spa on site; Marriott points to The Spa at Grande Vista and Namaste Spa at Marriott’s Cypress Harbour (each 1.8 miles away) and the 9-hole Grande Vista Golf Club (1.9 miles).

Dining, groceries and breakfast

Breakfast is not included, and Marriott says there is no room service. Most guests cook in the villa; the on-site outlets are casual:

  • Breeze Bar & Grille: lakeside by the Bella pool, daily 9 a.m. to 10 p.m., with breakfast bites, then sandwiches, bowls, burgers and flatbreads.
  • Pirate’s Cove Pool Bar: on the St. Augustine pool deck, noon to 6 p.m. (hours vary by season and weather), with nachos, tacos, quesadillas and frozen cocktails.
  • Conchtails: a seasonal pool bar, noon to 6 p.m., with cocktails, empanadas and a kids’ menu.
  • The Villages Marketplace: deli, groceries, Starbucks coffee, beer and wine, normally 7 a.m. to 11 p.m., but closed for construction from October 1 to November 11, 2026.

While the Marketplace is closed, shop before you check in. Marriott lists casual restaurants about half a mile away, such as Q’Kenan (Venezuelan).

Parking, resort fee and other charges

No resort fee, but you pay to park. Here is what the official pages list at the time of writing:

  • Resort fee: none. The vacation-club page says “No Resort Fees”, and Marriott.com promises no extra resort fees and complimentary Wi-Fi.
  • Parking: $30 daily per vehicle for rental reservations (vacation-club page, October 2026); Marriott’s March 2026 page adds “plus tax”, two vehicles per reservation and no RVs, trailers or oversized vehicles. Owner and ownership-package stays include parking.
  • Wi-Fi: complimentary in every villa description, though one Marriott FAQ (March 2026) ties free in-room internet to Bonvoy members who book direct.
  • Smoking and pets: smoke-free, with a possible $250 cleaning charge; pets are not allowed (service animals welcome), with a $500-per-pet Room Recovery Fee.
  • Payment and times: cashless (credit cards only); check-in 4 p.m., check-out 10 a.m.; minimum check-in age 18 at last check (March 2026).

Bonvoy member rates and points apply only to bookings made directly with Marriott, not through Booking.com. Our guide to Marriott hotels near Disney World compares fees across the brand’s Orlando resorts.

Getting to Disney, Universal and SeaWorld

Plan on driving. Neither official page lists a theme park shuttle, and Marriott’s airport information (March 2026) said the hotel does not provide shuttle service, naming Blue Horizon for transfers on request. The resort is not on Disney’s Early Theme Park Entry list and, like other off-site hotels, gets Disney’s 3-day Lightning Lane booking window rather than the 7-day one for Disney resort guests.

For SeaWorld and the rest of I-Drive, Marriott points guests to the I-RIDE Trolley, whose Red Line runs from Orlando International Premium Outlets past SeaWorld to the Vineland outlets about every 20 minutes, 8 a.m. to 10:30 p.m. daily; a ride is $2 (exact change), $1 for ages 3 to 9, and passes start at $8 a day at the time of writing. It does not go to Walt Disney World.

Standard park parking was $35 a day at Walt Disney World and $35 including tax at Universal at last check; Disney Springs parking is free.

Amenities: fitness, services and accessibility

Three Sheraton Fitness centers offer cardio and strength equipment, locker rooms, sauna and steam rooms, and classes. Hours conflict: the vacation-club page and Marriott’s March 2026 page give 6 a.m. to 11 p.m. at Bella and Key West and 24 hours at St. Augustine, while Marriott’s current FAQ says 8 a.m. to 9 p.m.

Marriott also listed a 24-hour front desk, a gift shop, a business center, EV charging and elevators at last check. The vacation-club page says the Concierge desk offers discounted tickets; ask whether one comes with a sales presentation.

Need an accessible villa? Call the resort on +1 407-238-5000. The vacation-club page lists mobility-accessible rooms, roll-in showers and pool lifts or sloped entries, but Marriott’s online room list showed no accessible rooms when we checked. Neither page says how often housekeeping visits during a rental stay, so ask.

Construction notices for late 2026 and 2027

Check the resort alerts on the vacation-club page before you book. On October 14, 2026, they listed:

Expect noise from 9 a.m. to 5 p.m. near the 2026 projects and some fenced-off parking; the 2027 villa work runs daily in daytime hours, with other amenities expected to stay open. If your dates overlap, ask for a building away from the work.

Timeshare sales and the preview package

This is a working timeshare resort, sold by Marriott Vacation Club International, which uses the Sheraton and Marriott names under license from Marriott International. A normal nightly booking carried no presentation requirement on the pages we read.

The discounted package is different: a five-day, four-night stay in a one-bedroom villa here from $369 per stay at the time of writing ($199 deposit), and Marriott Vacation Club’s FAQ says “attendance at a 90- to 120-minute timeshare sales presentation is required.” Our guide to Orlando timeshare resorts you can rent by the night compares other brands’ offers.

Who Sheraton Vistana Villages suits

It works best for groups of five to twelve who want separate bedrooms, two or three kitchens and laundry under one booking, especially families with a rental car splitting days between SeaWorld, Universal and Disney.

Car-free visitors, families who want a lazy river or a free Disney shuttle, and light sleepers traveling during the construction dates should look elsewhere. For more big-group options, see our Orlando resorts for large groups.

Pros

  • No resort fee, and Wi-Fi is listed as complimentary.
  • Lock-off villas for up to 12, each section with its own kitchen or kitchenette and laundry.
  • Three heated pool areas, including a pirate ship with slides and a splash pad.
  • Short drives to SeaWorld and Epic Universe, plus the I-RIDE Trolley on I-Drive.

Limitations to know

  • $30 a day per car for parking, plus tax, with a two-car limit at last check.
  • No theme park shuttle, no Disney Early Theme Park Entry and a 10 a.m. check-out.
  • Standard one-bedrooms have a kitchenette with no oven.
  • Construction through December 2026 and villa refurbishment from January 3 to May 2, 2027.
  • No room service or on-site spa listed; the Marketplace is closed through November 11, 2026.

  • The construction alerts for your dates, and which building you are likely to get.
  • Parking for each car, and Wi-Fi terms if you are not booking with Marriott.
  • Housekeeping frequency and accessibility needs, by phone.

Frequently asked questions

Does Sheraton Vistana Villages have a resort fee?

No. Marriott Vacation Club’s resort page lists “No Resort Fees”, and Marriott.com says the resort charges no extra resort fees and includes Wi-Fi. You still pay Orange County’s 12.5% hotel tax and, if you drive, $30 per vehicle per day for parking, so check the final total before you book.

How much is parking at Sheraton Vistana Villages?

The vacation-club page lists $30 daily per vehicle for rental reservations, and Marriott’s March 2026 page says $30 plus tax, with two vehicles per reservation and no RVs, trailers or oversized vehicles. Owner and vacation-ownership package stays include parking. Marriott’s March 2026 page also listed EV charging, subject to availability.

Does Sheraton Vistana Villages have a shuttle to Disney World or Universal?

No theme park shuttle is listed, and Marriott’s airport information said the hotel does not provide shuttle service at last check. It points guests to the I-RIDE Trolley for SeaWorld and I-Drive, which does not go to Walt Disney World. By car, Universal’s garages are about 13 minutes away and the Disney park lots 15 to 20.

Is Sheraton Vistana Villages the same as Sheraton Vistana Resort?

No. Sheraton Vistana Villages is at 12401 International Drive near SeaWorld, with mid-rise buildings and three-bedroom lock-offs for 12. Sheraton Vistana Resort is at 8800 Vistana Centre Drive near Disney Springs, with seven pools and villas for up to 8. They are about 4 miles apart by road.

How many people fit in a three-bedroom lock-off villa?

Up to 12, according to Marriott Vacation Club. The smaller layout (about 1,570 to 1,600 square feet) joins a two-bedroom and a one-bedroom villa; the larger (1,915 to 2,040 square feet) joins three one-bedrooms with three front doors. Each section has a kitchen or kitchenette and laundry.

Do you have to attend a timeshare presentation at Sheraton Vistana Villages?

Not for a regular nightly booking, on the pages we read. The requirement applies to Marriott Vacation Club’s discounted preview package, a five-day, four-night stay here from $369 at the time of writing: its FAQ says “attendance at a 90- to 120-minute timeshare sales presentation is required.” Read the terms before paying the $199 deposit.

Bottom line

Sheraton Vistana Villages is a strong pick for groups with a car who want apartment space, laundry and lock-off flexibility between SeaWorld, Universal and Disney, with no resort fee. Factor in $30 a day for parking, no shuttle and construction through May 2027. Check your dates for Sheraton Vistana Villages on Booking.com.
