The best hotels in Lake Mary FL sit in two small clusters just off I-4, roughly 16 to 19 road miles north of downtown Orlando: one around International Parkway and the Colonial TownPark shopping center, and one near Lake Mary Boulevard and the Primera office parks. None of them is a resort, but you get brand-name hotels, easy parking, quick access to Orlando Sanford International Airport (SFB) and a quieter base than the tourist corridors.

Lake Mary, in Seminole County, suits business travelers, families visiting relatives north of Orlando and anyone flying in or out of Sanford. It is a less obvious base for a theme-park week: Universal is about 40 minutes away and the Disney parks closer to an hour in light traffic, and I-4 rush hours can add a lot to that.

Below are seven Lake Mary hotels we would shortlist, with the parking fees, breakfast, pet rules and drive times we could verify on official pages, plus how SunRail and the airports fit in.

Quick answer: For the most polished stay, book The Westin Lake Mary, Orlando North (heated pool, Shula’s 347 Grill and $5 parking at the time of writing). For free hot breakfast with shops next door, pick the Hampton Inn & Suites at Colonial TownPark. For a week or more, the Residence Inn or Homewood Suites give you full kitchens, free breakfast and free parking. On a tighter budget, La Quinta adds free breakfast and free parking, and the Orlando Marriott Lake Mary is the one pick that lists a bookable (paid) SFB shuttle.

How we chose these Lake Mary hotels

We did not rank hotels on review scores. Every pick had to meet practical criteria:

  • Location: a Lake Mary address (all seven are in the 32746 ZIP code), either in the north cluster near Colonial TownPark or in the south cluster near Lake Mary Boulevard and I-4.
  • Verified amenities: parking, breakfast, pools, pets and shuttles come from the hotels’ own brand pages, checked live in October 2026 or through archived copies, which we flag as “at last check.”
  • Transport: road distances and light-traffic drive times come from our own route checks (OSRM), not the hotels’ marketing figures, which are often shorter.
  • Value: free breakfast, free parking and kitchens count. Rates vary by season, availability and how far ahead you book, and Seminole County adds 12% in taxes to the room rate (7% sales tax plus a 5% tourist development tax).

Breakfast is free, though Marriott describes it two ways: its overview calls it grab-and-go, while the amenities list shows a free hot breakfast served 6:30 to 9 a.m. on weekdays and 7 to 9:30 a.m. on weekends. Ask the hotel what is currently served.

Up to two dogs or cats are welcome, up to 75 pounds, for $75 on stays of one to four nights or $125 for five or more. Hilton’s policies also mention a daily mandatory charge that covers the Seminole County tourism development fee, with no amount given at last check (March 2026), so compare totals with taxes before you book.

Best for: families and longer stays that need a kitchen.

7. La Quinta Inn & Suites by Wyndham Orlando Lake Mary

On Greenwood Boulevard at the south end of town, La Quinta is the value pick. Wyndham says each room has a pillowtop bed, mini-fridge, microwave, desk and flat-screen TV, and the free hot Bright Side Breakfast, free Wi-Fi and free parking keep extra costs down.

There is an outdoor pool, a fitness center and a business center. It is a practical base rather than a stylish one, but the price-to-amenities balance is the point.

  • Why stay: the essentials included, with kids 17 and under staying free under the hotel’s policy.

Plan on a car. These are approximate road distances and light-traffic drive times from our route checks at both ends of town (the south cluster is usually a few minutes closer to Orlando). Rush hour on I-4 can add a lot, and toll roads such as SR 417 sometimes save time.

SunRail from Lake Mary

The SunRail commuter train stops at the Lake Mary station, 2200 West Lake Mary Boulevard near Country Club Road, which has parking and is about a 10-minute walk (0.5 miles) from Downtown Lake Mary. Trains run Monday to Friday only, with no service on weekends or on six major holidays, including Thanksgiving and Christmas Day.

Fares are zone-based: $2 to ride within one county plus $1 for each additional county, so a trip from Lake Mary into Orange County, for example to Winter Park or downtown Orlando’s Church Street station, crosses one county line. The station is about 3 to 5 miles from these hotels, so you will need a short drive, a rideshare or Scout, Seminole County’s on-demand micro-transit service booked through the Ride Freebee app. SunRail does not reach the theme parks; our guide to getting around Orlando without a car covers the options that do.

Airports and beaches

SFB is the closer airport, and the Orlando Marriott Lake Mary is the only pick here that lists a (paid) shuttle there. If you want a hotel closer to the terminal, our guide to hotels near Orlando Sanford Airport covers the Sanford options. Orlando International is a 50-minute drive at best.

Lake Mary is also one of the better starting points for an Atlantic beach day: Daytona Beach is under an hour away in light traffic. Our guide to beaches near Orlando compares drive times, parking and which beach suits which trip.

How to choose a hotel in Lake Mary

  • Business trip: the Westin and the Marriott have restaurants and event space in the north cluster; Homewood Suites and Hyatt Place sit near the Primera offices and Lake Mary Boulevard.
  • Flying from SFB without a car: the Orlando Marriott Lake Mary is the only pick that lists a bookable shuttle ($26 one way at the time of writing). Everywhere else, plan on a rideshare.
  • A week or more: the Residence Inn and Homewood Suites both have full kitchens, free breakfast and free parking. Our list of Orlando hotels with kitchens has options closer to the parks.
  • Traveling with a pet: rules differ a lot. The Westin takes one dog up to 40 pounds, the Residence Inn pets up to 25 pounds, Homewood and La Quinta pets up to 75 pounds, and the Marriott none.
  • Theme parks are the main goal: Lake Mary works for a park day or two, not a week of early mornings. Our guide to where to stay in Orlando compares every area, and our list of hotels near Universal Studios Orlando covers the closest stays.
  • Nearby alternatives: hotels in Altamonte Springs are about 8 to 10 miles south along I-4, and Winter Park hotels, around 14 to 16 miles away, put you near Park Avenue’s shops and restaurants.

Frequently asked questions

Is Lake Mary a good place to stay for Disney or Universal?

It works for a day or two at the parks, but it is not ideal for a full park week. In light traffic, Universal is about 36 to 40 minutes away and the Disney parks about 50 to 60 minutes, and I-4 congestion can stretch that considerably. For several park days, consider splitting your stay: a few nights in Lake Mary for family, business or SFB, then a hotel closer to the parks.

How far is Lake Mary from Orlando Sanford Airport?

By our route checks, the Lake Mary hotels in this guide are about 9 to 11 road miles from Orlando Sanford International Airport, or roughly 17 to 19 minutes in light traffic. Hotel websites often quote shorter figures. The Orlando Marriott Lake Mary lists a paid airport shuttle at $26 one way with a reservation; none of the other picks lists an SFB shuttle, so plan on a rental car or rideshare.

Can you take SunRail from Lake Mary to downtown Orlando?

Yes, on weekdays. The Lake Mary SunRail station at 2200 West Lake Mary Boulevard has trains south to Winter Park and downtown Orlando’s Church Street station, Monday to Friday only. Fares start at $2 within one county and rise $1 for each county line you cross. The station is a short drive from these hotels, and Seminole County’s Scout on-demand service is another way to reach it.

Which Lake Mary hotels have free breakfast?

Among our picks, the Hampton Inn & Suites at Colonial TownPark, Hyatt Place, Residence Inn, Homewood Suites and La Quinta all include breakfast in their standard offer at the time of writing. The Westin serves breakfast at Shula’s 347 Grill and the Marriott has a breakfast buffet at 1501 Kitchen & Bar, so check whether your rate includes it at those two.

Which Lake Mary hotels have kitchens for longer stays?

The Residence Inn Orlando Lake Mary offers studios and one-bedroom suites with fully equipped kitchens, and Homewood Suites by Hilton Lake Mary Orlando North has suites with full kitchens. Both also include free breakfast and free parking. La Quinta rooms have a mini-fridge and microwave, which helps with snacks and leftovers but is not a kitchen.

How far is Lake Mary from the beach?

Daytona Beach is the closest major beach, about 40 to 43 miles from Lake Mary, or just under an hour in light traffic. Cocoa Beach is about 72 miles and around an hour and a half, while the Kennedy Space Center Visitor Complex is about 52 to 55 miles. Weekend beach traffic and tolls can change those times, so check your route before you leave.

Bottom line

Hotels in Lake Mary FL make the most sense for business trips, family visits north of Orlando and flights through Sanford, with easy parking and a calmer setting than the tourist corridors. The Westin is the comfortable splurge, the Hampton at Colonial TownPark the easiest walkable pick, the Residence Inn and Homewood Suites the best for long stays, and La Quinta the value choice. Rates vary by season, availability and how far ahead you book. Check your dates at The Westin Lake Mary, Orlando North.
