Marriott’s Cypress Harbour is a Marriott Vacation Club resort near SeaWorld where every unit is a two-bedroom, two-bath villa of about 1,300 square feet that sleeps eight, with a full kitchen, a washer and dryer and a whirlpool tub. The villas sit around a private bay with a Boathouse that rents electric pontoons, paddle boats and kayaks, and both Marriott and Marriott Vacation Club say there is no resort fee.

The catch is transport: no theme park shuttle is listed, and rental guests pay $30 plus tax per car per day to park. Below are the villa layout, pools, dining, every fee we could confirm on Marriott’s and Marriott Vacation Club’s pages in October 2026, and measured road distances. We haven’t stayed there and don’t use review scores.

Quick answer: Book Marriott’s Cypress Harbour if you’re a group of six to eight with a car (two families, three couples or three generations) and you’d rather share one villa with a kitchen than book two hotel rooms. It’s about 1.5 to 2 miles from SeaWorld, 4.3 from Epic Universe and 9 to 11 from the Disney parks. Skip it if you need a shuttle, a waterslide or Disney’s Early Theme Park Entry.

  • Rooms and who they sleep: one type only, a two-bedroom, two-bath villa of 1,300 sq ft for up to eight, with a king, a queen and two sofa beds.
  • Pools: three heated outdoor pools, a children’s pool, a splash pad and outdoor whirlpools. No waterslide or lazy river is listed.
  • Breakfast and dining: no free breakfast or room service; the poolside Pavilion Bar & Grill and The Marketplace sell food, and every villa has a full kitchen.

  • Resort fee: none, according to Marriott and Marriott Vacation Club.
  • Park perks: none. No park shuttle is listed, and the resort isn’t on Disney’s Early Theme Park Entry list.

Location and distances from Marriott’s Cypress Harbour

The resort sits back from Westwood Boulevard in Orlando’s SeaWorld area, its villas set around the bay. Marriott’s Harbour Lake, another Marriott Vacation Club resort, is next door (about 0.4 mile by road), and the southern end of International Drive is a few minutes away. If SeaWorld is the main reason for your trip, compare it with our best hotels near SeaWorld Orlando.

Marriott lists SeaWorld at 1.1 miles, Universal Orlando at 4.8 and Walt Disney World at 10. Our OSRM road routes to each park’s guest parking, on public roads, mostly come out longer:

Villas: one two-bedroom layout for up to eight

Unlike Grande Vista and Harbour Lake, Cypress Harbour sells a single unit type. Marriott Vacation Club describes a two-bedroom, two-bath villa of 1,300 square feet that sleeps eight, with one king, one queen and two sofa beds. Marriott adds a furnished balcony, separate living and dining areas, three televisions with premium channels and “your private whirlpool tub.” The resort’s photos show a round jetted tub open to the primary bedroom; our Orlando hotels with jacuzzi suites lists more in-room tubs.

The kitchen is a full one: Marriott Vacation Club lists an oven, a stove, a refrigerator with an icemaker, a dishwasher, a microwave, a toaster, a coffeemaker, pots, pans and dishware. The washer and dryer are inside the villa, and a portable playard is available on request.

Do the bed math before you book: the king and queen sleep four, so guests five to eight are on the two sofa beds. A family of four gets far more room than it needs here; our Orlando hotels with kitchens guide includes smaller suites.

The resort’s photos show screened balconies with a table and chairs. No view category is listed, so ask at check-in if you’d like to overlook the bay.

Pools and recreation on the bay

Marriott Vacation Club lists three outdoor heated pools, a children’s pool and whirlpool spas. Marriott names the Clubhouse Pool, the Island Pool (a lap pool beside the Lakehouse Splash Pad) and the Bayside Pool (with the children’s pool), all open 7 a.m. to 11 p.m., plus four outdoor whirlpools. No lifeguards are on duty, and children 12 and under must be with an adult.

No waterslide or lazy river is listed on either official page, so slide-loving kids may prefer Harbour Lake next door.

The Boathouse and the bay

The water sets Cypress Harbour apart. Walkways, bridges and boardwalks circle a private bay, and Marriott says The Boathouse rents electric pontoon boats, paddle boats and kayaks, with fishing equipment and bait available for a fee. Rental fees vary, so ask the resort for current prices. Bikes can be rented too, and Marriott Vacation Club suggests biking around the resort to take in the scenery. It also earns a spot among our lakefront hotels in Orlando.

Lakehouse, sports and games

The Lakehouse runs activities, games, socials and arts and crafts; Marriott Vacation Club says to check the resort guide for times and fees. There’s also a playground, barbecue and picnic areas, billiards, a game room, ping-pong, a life-size chess set, and courts for tennis, pickleball, sand volleyball, basketball and bocce. Sports equipment is complimentary, but the resort recommends reserving a time.

Marriott’s April 2026 overview also mentions nine-hole mini golf, which Marriott Vacation Club’s current list omits, so confirm it. Grande Vista Golf Club’s 9-hole course is about 2 miles away.

Dining and breakfast

Breakfast isn’t included. Marriott’s dining FAQ says breakfast is sold on site at the Pavilion Bar and Grill and The Marketplace, and that the resort has no room service.

The Pavilion Bar & Grill is a casual, open-air spot by the pool, open daily from 9 a.m. to 10 p.m. Marriott and Marriott Vacation Club mention burgers, salads, sandwiches, pizzas and appetizers, plus cocktails and beer. Marriott Vacation Club says you can order ahead on your phone for pickup or for delivery to your villa, which is the closest thing to room service here.

The Marketplace sells grab-and-go snacks, cold drinks, ice cream, sundries and espresso drinks, and Marriott lists it as open from 7 a.m. to 10 p.m. With a full kitchen in every villa and a supermarket nearby, most groups will cook breakfast and a few dinners.

Parking, resort fee and house rules

  • Resort fee: none; Marriott and Marriott Vacation Club both say “No Resort Fees.” Our Orlando resort fees guide shows what other resorts charge.
  • Parking: Marriott Vacation Club says parking rose from $25 to $30 plus tax on January 1, 2026; Marriott’s April 2026 page lists it per vehicle per day, limited to two vehicles per reservation, with no RVs or trailers. It’s included only for owner reservations and vacation ownership packages.
  • Taxes: Orange County adds 12.5% tax to room rates, so compare totals, not nightly rates.
  • Wi-Fi: the sources disagree. Marriott’s rooms page promises free wireless internet throughout, and the April 2026 overview’s headline did too, but the same overview listed Wi-Fi as “Free for Marriott Bonvoy Members,” and its FAQ said Bonvoy members get free in-room internet when they book direct. On a Booking.com stay, ask at check-in.
  • Check-in and check-out: 4 p.m. and 10 a.m.
  • Pets: not permitted (service animals are welcome). Marriott Vacation Club warns of a $500 per-pet room recovery fee.
  • Smoking and payment: smoke-free (smoking in a villa or on a balcony may cost a $250 cleaning charge) and cashless, credit cards only.
  • EV charging: Marriott’s April 2026 FAQ says the resort has no electric vehicle charging stations.

Getting to the parks without a shuttle

Marriott’s April 2026 overview says “This hotel does not provide shuttle service” in its airport section, and no theme park shuttle appears on Marriott’s or Marriott Vacation Club’s pages. Plan on a car or rideshare, and budget for parking at both ends on park days.

  • SeaWorld, Discovery Cove and Aquatica: about 1.5 to 3 miles. SeaWorld’s parking page sells general parking from $37 plus tax online (an FAQ on that page still says $35), and you can’t pay cash at entry.
  • Universal and Epic Universe: about 6 miles to the main garages and 4.3 to Epic Universe’s parking plaza. Universal lists standard self-parking at $35 including tax.
  • Disney: about 9 to 11 miles to the theme park lots, mostly on I-4. Standard theme park parking is $35 a day; Disney Springs parking is free.
  • Park perks: Cypress Harbour isn’t among the 15 non-Disney hotels with Disney’s Early Theme Park Entry, so you book Lightning Lane 3 days ahead like other off-site guests.
  • Airport: about 14 miles by road via SR 528, the Beachline, which is a toll road; Marriott lists 15 miles.

Amenities: spa, fitness, housekeeping and accessibility

Namaste Spa, run by a third-party provider, offers massages, facials, body scrubs and wraps, manicures, pedicures and waxing, and Marriott Vacation Club lists a steam room. The hours differ by source: Marriott Vacation Club says 9 a.m. to 6 p.m., while Marriott’s experiences page lists 9 a.m. to 5 p.m. except Wednesdays (10 a.m. to 6 p.m.) and says appointments are required. Call 407-238-6120 to book.

The fitness center has Life Fitness cardio and strength equipment, Peloton bikes, locker rooms and sauna rooms. Marriott lists it as open 24 hours, although its own FAQ gives 8 a.m. to 9 p.m. Marriott also lists clubTHRIVE fitness activities.

Marriott’s April 2026 overview listed housekeeping “every other day,” so ask what your rental includes.

For accessibility, Marriott Vacation Club lists mobility-accessible rooms, roll-in showers, pool lifts or sloped entries and hearing-accessible rooms or kits. Call the resort at 407-238-1300 to confirm the feature you need before you book.

Renting a timeshare villa: what’s different

Cypress Harbour is a Marriott Vacation Club resort with timeshare interests owned by the MVC Trust, and owners can exchange stays through Abound by Marriott Vacations. A rental on Booking.com or Marriott.com works like a hotel booking, and our guide to Orlando timeshare resorts you can rent by the night compares similar resorts.

Marriott Vacation Club also sells a discounted preview package here, and that one requires a 90- to 120-minute timeshare sales presentation. The regular rental pages we read list no such requirement. Marriott Bonvoy member rates, points and perks apply only to direct Marriott bookings, not Booking.com.

Who Marriott’s Cypress Harbour suits

It suits groups sharing one villa, such as two families, three couples or grandparents with grandchildren, as long as four of you are happy on sofa beds. It also works for SeaWorld, Discovery Cove and Epic Universe days, week-long stays with home cooking and laundry, and anyone who’d enjoy an evening pontoon ride or some fishing.

It’s a poor fit if you don’t drive, if your kids measure a resort by its waterslides, or if Early Theme Park Entry and walk-to-park convenience matter more than space.

Pros

  • Every villa has 1,300 sq ft, two bedrooms, a kitchen, laundry, a balcony and a whirlpool tub.
  • No resort fee, according to Marriott and Marriott Vacation Club.
  • A private bay with pontoon, paddle boat and kayak rentals, plus fishing.
  • Three heated pools, a splash pad, a children’s pool and outdoor whirlpools.
  • About 1.5 to 2 miles from SeaWorld and 4.3 from Epic Universe.

Limitations to know

  • No theme park or airport shuttle is listed.
  • Parking is $30 plus tax per car per day, with a two-car limit.
  • No waterslide, lazy river or supervised kids’ club is listed.
  • Check-out is at 10 a.m., and breakfast and boat rentals cost extra.
  • Villa refurbishment is scheduled from August 2 to November 19, 2027, with possible construction noise.

What to check before you book

  • The total price: 12.5% tax on the rate plus $30 plus tax per car per day for parking.
  • Wi-Fi: whether it’s free on a third-party booking.
  • Housekeeping: how often it’s included during your stay.
  • Resort alerts: pool closures and refurbishment dates on Marriott Vacation Club’s resort page.
  • Boats and activities: current rental prices and the Lakehouse schedule.

Frequently asked questions

Does Marriott’s Cypress Harbour have a resort fee?

No. Marriott’s accommodations page and Marriott Vacation Club’s resort page both say “No Resort Fees” at the time of writing. You still pay Orange County’s 12.5% tax on the room rate, and parking is a separate $30 plus tax per vehicle per day on rental stays. Breakfast, spa treatments and boat rentals cost extra.

How much is parking at Marriott’s Cypress Harbour?

Marriott Vacation Club says parking rose from $25 to $30 plus tax on January 1, 2026, and Marriott’s April 2026 page charged it per vehicle per day, with a two-vehicle limit and no RVs or trailers. It’s included only for owner reservations and vacation ownership packages, so Booking.com renters should budget for it every day.

Does Marriott’s Cypress Harbour have a shuttle to Disney or Universal?

No shuttle is listed. Marriott’s April 2026 overview says the hotel doesn’t provide shuttle service, and neither Marriott nor Marriott Vacation Club mentions theme park transport. By road it’s about 1.5 to 2 miles to SeaWorld, 4.3 to Epic Universe, 6 to Universal’s garages and 9 to 11 to the Disney parks, so plan on a car or rideshare.

How many people can stay in a Marriott’s Cypress Harbour villa?

Up to eight. Every villa is a two-bedroom, two-bath unit of 1,300 square feet with a king bed, a queen bed and two sofa beds, so guests five to eight sleep on the sofa beds. Marriott’s booking page caps each villa at eight guests, and a portable playard is available on request.

Is Marriott’s Cypress Harbour a timeshare, and do I have to attend a presentation?

It’s a Marriott Vacation Club timeshare resort that also rents villas by the night. In the official terms we read, only Marriott Vacation Club’s discounted preview package at this resort requires a timeshare sales presentation (90 to 120 minutes); a regular rental through Booking.com or Marriott doesn’t list one. Read the package terms before you buy.

Does Marriott’s Cypress Harbour have a waterslide?

None is listed. Official pages describe three heated outdoor pools, a children’s pool, the Lakehouse Splash Pad and outdoor whirlpools, but no slide or lazy river. For a slide, Marriott’s Harbour Lake next door lists the Florida Falls pool with a 16-foot waterslide (42-inch minimum height) and a pirate-ship pool, also with no resort fee.

Bottom line

Marriott’s Cypress Harbour is a quiet villa resort near SeaWorld: a 1,300-square-foot two-bedroom villa for eight, a private bay with boats, three heated pools and no resort fee. Budget for $30 a day plus tax in parking and a drive to every park, and it’s an easy base for SeaWorld, Epic Universe and a split Disney-Universal trip.
