Marriott Vacation Club Orlando resorts are timeshare villa resorts that anyone can rent by the night: all nine of the company’s Orlando properties sell their unbooked villas on Booking.com, with no ownership and no sales tour attached to a regular stay. You get a villa of one to three bedrooms with a full kitchen and a washer and dryer, heated pools and no resort fee. You pay $30 a day to park, and you drive yourself to the parks, because none of them advertises a scheduled theme park shuttle.

The nine fall into three groups. Marriott’s Grande Vista, Harbour Lake, Cypress Harbour and Sheraton Vistana Villages sit near SeaWorld and the south end of International Drive. Sheraton Vistana Resort and the three Palms villages (Royal, Sabal and Imperial) beside the Orlando World Center Marriott are on the Disney side of Lake Buena Vista. Marriott’s Lakeshore Reserve shares the Grande Lakes grounds with the JW Marriott and the Ritz-Carlton.

We used Marriott Vacation Club and Marriott.com pages, Booking.com listings for sample stays and public-road routes to each park’s parking, all checked in October 2026; confirm fees and alerts before you pay.

Quick answer: For Disney, Sheraton Vistana Resort (about 3 miles from Disney Springs, seven pools) and Marriott’s Royal, Sabal and Imperial Palms (about 5 miles from EPCOT) are the closest. For SeaWorld and Epic Universe, Harbour Lake (pirate-ship pool and slide) and Cypress Harbour (two-bedroom villas for eight) are about 1.5 miles from SeaWorld. Grande Vista, Sheraton Vistana Villages and Lakeshore Reserve have villas for 12, and Lakeshore Reserve has the only lazy river. None charges a resort fee, all charge $30 a day to park, and none is on Disney’s Early Theme Park Entry list.

How Marriott Vacation Club rentals work: owners vs. Booking.com guests

Marriott Vacation Club and Sheraton Vacation Club are run by Marriott Vacation Club International, which uses the Marriott names under license, as its own pages say. The two Vistana resorts are Sheraton Vacation Club properties but still trade on Booking.com and Marriott.com as Sheraton Vistana Resort and Sheraton Vistana Villages.

What a nightly rental includes

  • A villa. Every full villa on the resort pages has a full-size kitchen (oven, stove, refrigerator, dishwasher, microwave, cookware) and a washer and dryer. Guest rooms at Grande Vista, Harbour Lake and Lakeshore Reserve have kitchenettes instead.
  • No resort fee. All nine resort pages say “No Resort Fees”, and Booking.com’s prices for our sample stays (November 2026 to April 2027) added only about 12.5% to 13% in taxes and fees, in line with Orange County’s 12.5% hotel tax.
  • Parking at $30 a day. The resort pages charge $30 daily per vehicle “for all rental reservations” and include parking for owner and vacation ownership package reservations; three of them date the rate to January 1, 2026. Cypress Harbour’s page, Marriott.com and Booking.com add “plus tax”. Limits at last check: two vehicles at Cypress Harbour, Lakeshore Reserve and Vistana Villages, three at the Palms, and no RVs where limits are listed.
  • Heated pools, no lifeguards. Marriott.com lists heated pools at all nine; seven resort pages add that no lifeguards are on duty and children 12 and under need an adult.

What owners get that renters don’t

Parking is the clearest difference: included for owners, $30 a day for renters. The other is Marriott Bonvoy. Marriott.com’s archived overview FAQs for these resorts (October 2025 to May 2026) said Bonvoy members get complimentary in-room internet “when they book direct”, while the room pages and Booking.com promise free Wi-Fi. Points and member benefits apply only to bookings made with Marriott, not to a Booking.com reservation, and Marriott Vacation Club’s “up to 20,000 Bonvoy points” offer requires a virtual timeshare sales presentation of about 120 minutes. Confirm Wi-Fi at check-in.

Housekeeping, cribs and shuttles

No Marriott Vacation Club page or Booking.com listing publishes a housekeeping schedule; archived Marriott.com overviews for Cypress Harbour (April 2026), Sabal Palms and Lakeshore Reserve (May 2026) said “Every Other Day”, so plan on the in-villa laundry. The resort pages offer a “portable playard” on request, yet Booking.com’s house rules for most of these resorts say cribs aren’t available (Grande Vista’s and Vistana Villages’ listings show a free crib on request for children up to 2), so confirm before you travel.

No Marriott Vacation Club page lists a theme park shuttle, and the archived Marriott.com overviews we could open for eight of the nine (October 2025 to May 2026 captures) say “This hotel does not provide shuttle service.” Two sources disagree: Sheraton Vistana Resort’s page still calls The Market Place the spot “where the transportation to and from the Disney theme parks arrives”, and Booking.com lists a “Shuttle service” at an additional charge for Vistana Villages and Royal Palms, without details. You also get no park perks: none is on Disney’s list of 15 non-Disney hotels with Early Theme Park Entry, so you book Lightning Lane 3 days out and pay $35 a day for standard parking at Disney’s theme parks (Disney Springs is free) and at Universal (tax included) at the time of writing. If a free bus matters more than a kitchen, see our Marriott hotels near Disney World.

Preview packages and sales presentations

A regular rental carries no sales presentation in the terms we read. Marriott Vacation Club’s discounted packages do: at the time of writing, five days and four nights at Sheraton Vistana Villages from $369 or Grande Vista from $399, or four days and three nights at Cypress Harbour from $399, each with a $199 deposit, and its FAQ answers “Are you required to attend a presentation?” with “Yes, attendance at a 90- to 120-minute timeshare sales presentation is required.” Our guide to Orlando timeshare resorts you can rent by the night covers the other brands and Florida’s 10-day cancellation right for buyers.

How we chose

This list covers every Marriott Vacation Club resort in Orlando with its own Booking.com page. For each one we checked:

  • Location: public-road miles to each park’s parking or toll plaza, not hotel pages’ straight-line figures.
  • Villa facts: sizes, beds and occupancy from Marriott Vacation Club, checked against Booking.com.
  • Total cost: resort fees, parking, vehicle limits and Booking.com availability on three to six sample dates.
  • Pools and alerts: what’s on site and any construction notices.

We don’t use guest scores, and where official pages disagree we give both versions.

1. Marriott’s Grande Vista

Marriott’s Grande Vista, at 5925 Avenida Vista off International Drive, has the widest choice: 412-square-foot guest rooms with a kitchenette, one-bedroom villas of 884 square feet for four, two-bedroom villas of 1,296 square feet for eight and three-bedroom villas of 1,710 square feet for 12. Marriott lists four heated pool areas (one with a splash pad, another with a children’s pool and lap pool), four whirlpools, a lake with a boathouse, a spa, tennis and pickleball courts and the 9-hole Grande Vista Golf Club next door. Copa Loca, The Grill, The Grande Cove and a Marketplace cover meals.

  • Getting there / to the parks: no shuttle is listed (Marriott’s March 2026 overview said the hotel doesn’t provide one); Orlando International Airport (MCO) is about 13.5 miles via SR 528.
  • Good to know: no resort fee, parking $30 plus tax per vehicle per day, check-in 4 p.m. and check-out 10 a.m., and a cashless resort.

Best for: groups of 8 to 12 splitting a week between SeaWorld, Universal and Disney.

2. Marriott’s Harbour Lake

Key West-style Marriott’s Harbour Lake, at 7102 Grand Horizons Boulevard, is the one for young children. Shipwreck Landing has a pirate-ship play structure, and Florida Falls adds a 16-foot waterslide (42-inch minimum), a splash pad and water cannons, with mini golf and a dock on Lake Willis. Units are smaller: 300-square-foot guest rooms with a kitchenette, one-bedroom villas of 800 square feet for four and two-bedroom villas of 1,082 square feet for eight. The Patio Bar and Grill (8 a.m. to 10 p.m.) and The Outpost kiosk cover meals.

By road it’s about 1.4 miles to SeaWorld, 4.3 to Epic Universe and 11 to the Magic Kingdom ticket center; the table has the rest.

  • Why stay: the best pool here for children under 10; see our Marriott’s Harbour Lake review.
  • Getting there / to the parks: no shuttle is listed; MCO is about 14 miles.
  • Good to know: no resort fee, parking $30 plus tax per vehicle per day, and villa refurbishment from January 2 to February 15, 2027, during daytime hours (Booking.com says 9 a.m. to 6 p.m.). The resort page counts two whirlpools, Marriott three.

Best for: families with small children who’ll spend as long in the pool as in the parks.

3. Marriott’s Cypress Harbour Villas

Less than half a mile from Harbour Lake, Marriott’s Cypress Harbour at 11251 Harbour Villa Road rents a single unit type: a two-bedroom, two-bath villa of 1,300 square feet that sleeps eight (a king, a queen and two sofa beds) with a whirlpool tub in the primary bath. The grounds wrap around a bay with three heated pools, a children’s pool, a splash pad, four whirlpools and a Boathouse renting boats and bikes; the Pavilion Bar and Grill and a Marketplace handle meals.

Distances match Harbour Lake’s, with the Magic Kingdom ticket center about 11 miles away.

  • Why stay: one predictable villa for two families or three couples; our Marriott’s Cypress Harbour review walks through it.
  • Getting there / to the parks: no shuttle (Marriott’s January and April 2026 overviews: “This hotel does not provide shuttle service”); MCO is about 14 miles.
  • Good to know: parking rose from $25 to $30 plus tax per vehicle per day on January 1, 2026, with two vehicles per reservation; villa refurbishment is scheduled for August 2 to November 19, 2027. Booking.com had villas on five of our six sample dates.

4. Sheraton Vistana Villages Resort Villas, I-Drive

At 12401 International Drive, Sheraton Vistana Villages has the biggest villas of the nine: one-bedroom villas of 500 to 950 square feet for four (the smaller ones with a kitchenette), two-bedroom villas of 1,050 to 1,490 square feet for eight, and three-bedroom lock-offs of 1,570 to 2,040 square feet for 12, built as two or three units with their own doors. The St. Augustine pool has a pirate ship with water slides, the Bella pool a rock waterfall and splash pad, and the Key West village its own pool.

By road it’s about 5 miles to Epic Universe and 10.5 to the Magic Kingdom ticket center (the rest are in the table). Check the alerts: the Villages Marketplace is closed for construction from October 1 to November 11, 2026, building work runs to late December 2026, and villa refurbishment from January 3 to May 2, 2027.

  • Why stay: a lock-off for 12 with two or three kitchens; see our Sheraton Vistana Villages review and our 2- and 3-bedroom suites near Disney World.
  • Getting there / to the parks: Marriott’s March 2026 overview said the hotel doesn’t provide shuttle service, but Booking.com lists a “Shuttle service” at an additional charge with no schedule, so ask.

Best for: groups of 8 to 12 near SeaWorld and the convention center.

Sheraton Vistana Resort, at 8800 Vistana Centre Drive off SR 535, is the closest of the nine to Disney Springs: about 2.8 miles by road, with EPCOT about 6, Animal Kingdom 7.5 and the Magic Kingdom ticket center 8; SeaWorld is about 5 and Universal 9. Marriott Vacation Club counts seven outdoor pools and eight whirlpool spas (Marriott’s page says six), plus a water slide, splash pads, mini golf and 13 lighted tennis courts. Azzula, Zimmie’s sports bistro and The Market Place, with Starbucks coffee and a deli, cover meals.

  • Why stay: the most pools and the shortest Disney drive; our Sheraton Vistana Resort review compares the buildings.
  • Getting there / to the parks: official pages conflict on Disney transportation (see above), so ask what runs; MCO is about 18 miles.
  • Good to know: no resort fee, parking $30 plus tax per vehicle per day, and Booking.com says cribs aren’t available.

Best for: Disney-first families of up to eight who want a different pool every day.

It has a heated pool, whirlpool spas, tennis, shuffleboard, a playground, grills and a Marketplace Express, and guests can use the amenities of the adjacent Orlando World Center Marriott except its water park: the spa, the Hawk’s Landing golf course and restaurants listed about 0.7 mile away.

By road it’s about 4.5 miles to Disney Springs, 5 to EPCOT and Hollywood Studios, 6.5 to Animal Kingdom, 7 to the Magic Kingdom ticket center, 6.5 to SeaWorld and 10.5 to Universal.

  • Good to know: parking is $30 per vehicle per day (plus tax and up to three vehicles per Booking.com’s fine print and Marriott Vacation Club; Booking.com’s description still says free, and Marriott’s October 2025 page said $25), valet for a fee, no RVs.

The heated pool opens 7 a.m. to 11 p.m. beside whirlpool spas, and the grounds add shuffleboard, a life-size chess set, table tennis and grills, with the World Center’s spa, golf and restaurants next door.

  • Budget for the car: $30 a day plus tax at the resort, plus park parking on park days.

Frequently asked questions

Can you stay at a Marriott Vacation Club resort in Orlando without being an owner?

Yes. All nine Orlando resorts rent unbooked villas by the night on Booking.com and on Marriott’s own site, and you check in like any hotel guest. The 90- to 120-minute sales presentation that Marriott Vacation Club requires applies to its discounted preview packages, which are sold separately; a regular rental’s terms don’t include one.

Do Marriott Vacation Club resorts in Orlando charge resort fees?

No. Every resort page says “No Resort Fees”, and Booking.com’s prices for our sample stays added only about 12.5% to 13% in taxes and fees. The cost owners don’t pay is parking: $30 per vehicle per day on all rental reservations, plus tax according to Marriott.com and Booking.com, with limits of two or three vehicles and no RVs.

Which Marriott Vacation Club resort is closest to Disney World?

Sheraton Vistana Resort is about 2.8 miles by road from Disney Springs and 6 from EPCOT. Marriott’s Royal, Sabal and Imperial Palms, beside the Orlando World Center Marriott, are about 5 miles from EPCOT and Hollywood Studios and 7 to 7.5 from the Magic Kingdom ticket center. None of them is on Disney’s Early Theme Park Entry list.

Do Marriott Vacation Club Orlando resorts have theme park shuttles?

Not on their official pages. No resort page lists one, and the archived Marriott.com overviews say the hotels don’t provide shuttle service. Two sources disagree: Sheraton Vistana Resort’s page mentions Disney transportation arriving at The Market Place, and Booking.com lists a paid “Shuttle service” for Sheraton Vistana Villages and Royal Palms. Ask the front desk, and plan on a car or rideshare.

Is housekeeping daily at Marriott Vacation Club villas?

Probably not. None of the nine resort pages or Booking.com listings publishes a schedule, and the only official references we found, archived Marriott.com pages for Cypress Harbour, Sabal Palms and Lakeshore Reserve (April and May 2026), listed housekeeping every other day. Every full villa has its own washer and dryer, so ask the resort what your rate includes before a long stay.

Do you earn Marriott Bonvoy points on a Booking.com stay at these resorts?

No. Bonvoy points and member benefits apply to reservations made directly with Marriott, and Marriott’s archived FAQs for these resorts tie complimentary in-room internet to Bonvoy members “when they book direct”, even though the room pages and Booking.com list free Wi-Fi. If points matter, compare Marriott’s own rate; Booking.com showed no resort fee.

Bottom line

Marriott Vacation Club’s Orlando resorts give you a kitchen, a laundry and a choice of pools without a resort fee, as long as you bring a car and budget $30 a day to park it. Pick Sheraton Vistana Resort or the Palms for Disney, Harbour Lake or Cypress Harbour for SeaWorld and Epic Universe, and Grande Vista or Vistana Villages for groups of 10 to 12, then check the alerts for your dates.
