Many 2 bedroom suites near Disney World are in off-site condo-style resorts, where one booking gets you two real bedrooms, a sleeper sofa, a kitchen and often a washer and dryer. For families of 6 to 12, that is simpler than juggling connecting hotel rooms, and most of these resorts also rent 3-bedroom or larger units.

Disney Vacation Club villas are covered later as the on-site alternative.

Quick answer: Lake Buena Vista Resort Village & Spa is the best all-round 2-bedroom pick (full kitchen, in-suite laundry, free Disney shuttle). On a budget, Staybridge Suites Orlando Royale Parc Suites adds free breakfast to a compact suite kitchen (confirm the cooktop). For water parks, pick The Grove or Holiday Inn Resort Orlando Suites – Waterpark. Groups of 8 to 16 fit in one unit at Westgate Town Center; for up to 10 in a true 3-bedroom, look at The Fold Orlando. Evermore is the luxury pick; Reunion suits golfers.

How we chose: We compared location and each resort’s official specs where published (bedrooms, occupancy, square footage, kitchen, laundry), checked Disney transport and fees in September 2026, and we flag figures from third-party listings or older fee trackers. We don’t score hotels or quote nightly rates; the Booking.com links show live prices.

What to check before booking a multi-bedroom suite

  • Real bedrooms: “Sleeps 8” often counts a sleeper sofa, and some 2-bedroom units have a kids’ bunk room instead of a second adult bedroom.

  • Fees and tax: Add the resort fee, parking and hotel tax (12.5% in Orange County, 13.5% in Osceola County, which includes Kissimmee). See Orlando hotels with no resort fees.

Suite resort vs vacation home vs Disney Vacation Club villa

Condo resorts sit between a hotel and a rental house.

OptionWhat you getWatch for
Off-site suite resort2-4 bedrooms, kitchen, often washer/dryer, pools, some shuttlesResort fees, paid parking, limited housekeeping
Vacation homePrivate pool, more bedroomsCleaning fees, no front desk, you drive everywhere
Disney Vacation Club villa2BR up to 9, 3BR up to 12, full kitchen, washer/dryerBooked directly with Disney, not on Booking.com

DVC villas also get on-site perks, including Early Theme Park Entry and free standard park parking.

Getting to the parks: Good Neighbor shuttles vs driving and parking

Good Neighbor Hotels are third-party hotels approved by Disney; perks vary and some shuttles cost extra. Most shuttles need a reservation 3 to 48 hours ahead and may stop at other hotels, so compare the first departure with park opening. See our list of Orlando hotels with free Disney World shuttles.

Driving means paying Disney’s standard parking of $35 a day at the time of writing, on top of any resort parking fee; one payment covers all parks that day, and Disney Springs garages are free.

Only need one room for 5 or 6?

If your group of 5 or 6 does not need separate bedrooms, see our guide to rooms that sleep 5 or 6 at Disney World and Universal. At Universal, Cabana Bay’s 2-bedroom suites sleep up to 8 and Loews Sapphire Falls’ 2-bedroom suites up to 10.

How to choose

  • Family of 6 without a car: Lake Buena Vista Resort Village & Spa or Floridays.
  • Budget group that eats out: Staybridge Suites Royale Parc.
  • 8 to 12 with a car: Marriott’s Grande Vista or Westgate Town Center.
  • Water-park days: The Grove or Holiday Inn Resort Orlando Suites.
  • Luxury or golf: Evermore or Reunion.
  • Area: Lake Buena Vista is closest to Disney, US 192 in Kissimmee has the most suite resorts, south International Drive suits Disney plus SeaWorld or Universal, and Winter Garden is quieter. Compare them in our guide to where to stay in Orlando.

Frequently asked questions

Which resorts near Disney World have 2-bedroom suites with a full kitchen and washer?

Lake Buena Vista Resort Village & Spa, Floridays, Marriott’s Grande Vista, The Grove, Westgate Town Center, Margaritaville and Evermore list both in their 2-bedroom units, as do many Reunion villas. Holiday Inn Resort Orlando Suites has only kitchenettes in its 2-bedroom suites, with no stove, oven or in-suite washer listed; Staybridge Suites Royale Parc lists a fully equipped kitchen (IHG’s photos show a two-burner cooktop) but no in-suite washer.

What Orlando resorts have units that sleep 8, 10 or 12 people?

For 8, try 3-bedroom suites at Lake Buena Vista Resort Village, Floridays, The Grove or Margaritaville, or 2-bedroom villas at Grande Vista and Westgate Town Center. For 10, look at The Fold or 4-bedroom units at Lake Buena Vista Resort Village and Margaritaville. For 12, Grande Vista and Westgate Town Center have 3-bedroom villas (counting sleeper sofas).

Do Disney World hotels have 2- or 3-bedroom suites?

Yes, mainly at Disney Vacation Club resorts (a few Deluxe hotels also have pricey 2-bedroom suites). At The Villas at Disney’s Grand Floridian, a 2-Bedroom Villa sleeps up to 9 and a 3-Bedroom Grand Villa up to 12 (each plus an infant); other DVC 2-bedroom villas sleep 8 or 9. All have full kitchens and a washer and dryer and are booked directly with Disney.

Do Good Neighbor hotels get Early Theme Park Entry at Disney World?

Generally no. Disney limits Early Theme Park Entry for non-Disney hotels to the Disney Springs Resort Area hotels and a few others, such as the Swan, Dolphin, Swan Reserve, Four Seasons Resort Orlando and Shades of Green. None of the resorts here qualifies or gets Extended Evening Hours; check Disney’s current list or our guide to non-Disney hotels with Early Theme Park Entry.
