Embassy Suites Orlando Downtown is the hotel to book when you want downtown Orlando on foot: Lake Eola Park is about a block away, the Dr. Phillips Center is a 7-minute walk, the Kia Center about 12, and every room is a two-room suite with a free cooked-to-order breakfast. Its full name is Embassy Suites by Hilton Orlando Downtown, at 191 East Pine Street.

It is not a theme-park hotel. Universal’s garages are about 9 to 10 miles away by road, Disney Springs about 17 to 19, and there is no park or airport shuttle. In exchange you get a separate living room, a free evening reception and a lake loop for a morning run, without touching the car once it is parked.

We checked Hilton’s pages (archived copies, because hilton.com blocked direct visits in October 2026), the hotel’s Booking.com listing for sample stays, and the LYNX, SunRail and City of Orlando sites. Distances come from our own routing on public roads.

Quick answer: Choose Embassy Suites Orlando Downtown for a concert, game, show, hospital visit or city weekend when you want space and breakfast included. Expect $30-a-day self-parking across the street, no resort fee, 4 pm check-in and a minimum check-in age of 21. For a Disney or Universal-first vacation, stay closer to the parks.

Location: Lake Eola, the venues and SunRail on foot

The hotel sits on East Pine Street a block south of Lake Eola Park, with the Orlando Public Library around the corner and the Orange Avenue bars two blocks west. The City of Orlando’s park page lists a paved 0.9-mile loop around the lake, swan boat rentals, the Linton E. Allen Centennial Fountain and the Walt Disney Amphitheater; the park is open 6 am to midnight, and the city’s events listing carries the Orlando Farmers Market on Sundays.

Hilton’s venue distances don’t match the real walks: some are far too short and one is too long. Our walking routes, timed at 3 mph:

The Dr. Phillips Center’s Around Town page lists this hotel as “an all-suite hotel within walking distance of the arts center.” For the closest picks to each venue, see our guides to hotels near the Dr. Phillips Center, hotels near the Kia Center, hotels near Inter&Co Stadium and hotels near Camping World Stadium.

LYMMO, the fare-free downtown bus run by LYNX, runs its Orange and Grapefruit lines 6:00 am to 8:25 pm on weekdays and 8:00 am to 8:25 pm on weekends; the Grapefruit Line links Lake Eola, the Dr. Phillips Center, the Kia Center, the SunRail station and Inter&Co Stadium, with hours sometimes extended for events. SunRail trains stop at Church Street station (99 West South Street) Monday to Friday only; fares are $2 within one county and $1 more for each extra county. For some big events, Camping World Stadium runs a free shuttle from Central Boulevard between Garland and Hughey avenues, about a 9-minute walk from the hotel, until an hour after the event; not every event has it.

Rooms: two-room suites and who they sleep

All 167 rooms follow the Embassy Suites layout: a bedroom with a king or two double beds, a door, and a living room with a sofa bed, a work desk, a second TV, a mini-refrigerator and a microwave. Most bathrooms have a tub and shower; some accessible suites have a roll-in shower. Hilton lists cribs and connecting rooms; Booking.com says cribs are free on request and there are no extra beds.

Occupancy differs by source. Hilton’s rooms page (archived November 2025) says king suites sleep 4 (one standard king listing says 3) and double-bed suites sleep 6. Booking.com in October 2026 allowed up to 4 adults in every suite except the Presidential Suite (2), or 2 adults with 3 children in double-bed suites and 2 with 2 in king suites. For five or six people, book two doubles and confirm with the hotel.

Suite typeBedsSleeps (Hilton)Max on Booking.com
Two-Room King Suite1 king + sofa bed4 (one listing: 3)4 adults, or 2 + 2 children
Suite with Two Double Beds2 doubles + sofa bed64 adults, or 2 + 3 children
Corner suitesKing or 2 doubles, boardroom table4 or 6As above
King Suite with Lake View1 king + sofa bed, balcony44 adults, or 2 + 2 children
Presidential Suite1 king, 2 bathrooms, whirlpool tub22 adults

Hilton gives no square footage, and Booking.com’s 28 to 33 square meters (about 300 to 355 square feet) looks like a single room, so treat sizes as unconfirmed. Wi-Fi is free on Hilton’s policy page and Booking.com, though some older Hilton room descriptions still say “fees apply”. Hilton lists Digital Key, which works through the Hilton Honors app and may not be available on third-party bookings.

Pool, fitness center and the lake loop

Hilton’s hotel-info page (November 2025 capture) describes an “outdoor spa pool on second floor of hotel” and lists it as heated; Booking.com says the outdoor pool is open all year. No hours or kids’ features are published, and the hotel’s Booking gallery has no pool photo. It is a city-hotel pool for cooling off, not a reason to book; if a big pool matters, downtown is the wrong area.

The fitness center has large windows, treadmills, ellipticals, a bike and free weights. The better workout is the lake loop a block away.

Breakfast, the evening reception and Eola Cafe

Breakfast is free for every guest: Hilton calls it made-to-order, Booking.com cooked-to-order, and every Booking.com rate we checked included it. The gallery shows a cooked-to-order station, a hot buffet, oatmeal and a pastry stand with a sign for “Bob’s Big Breakfast Buns”. It is served in the atrium, so arrive early on busy mornings.

The complimentary evening reception appears on Hilton’s page and on Booking.com as a nightly manager’s reception, but neither gives hours or a menu. Eola Cafe serves breakfast, lunch and dinner; Hilton’s May 2026 page listed 6:30 am to 9:30 pm Monday to Friday and 7:30 am to 10:30 pm on weekends. Booking.com names La Boulangerie, Champs and The Harp within about 200 meters.

Parking, resort fee and policies

Self-parking is $30 a day in a lot across from the entrance, with in-and-out privileges and no valet, per Hilton’s May 2026 capture; a November 2025 copy showed $26, so confirm the current price with the hotel. Hilton notes EV charging about 0.1 miles away, not in the lot.

There is no resort fee. On our Booking.com sample stays (December 2026 and February 2027), “taxes and fees” equaled the 12.5% Orange County hotel tax on every rate. Rates vary by season, availability and how far ahead you book.

Hilton also lists a $50 early-departure fee unless you give your new date at check-in, a late check-out charge of at least half a day plus tax, and a non-smoking building. Hilton Honors points and perks apply only to bookings made directly with Hilton.

Getting to Disney, Universal and the airport

With no shuttle, you will drive or use a rideshare, starting on I-4 west; rush-hour traffic on I-4 can add a lot to these free-flow times. Standard parking is $35 a day at Universal, Epic Universe and Disney’s theme parks, and free at Disney Springs.

If the parks are the main event, Embassy Suites Orlando International Drive ICON Park offers the same breakfast and reception minutes from Universal.

Amenities: atrium, bar and accessibility

The classic Embassy Suites atrium has balcony corridors above a lobby with a white piano, a lounge and a bar under a timber pergola. Hilton lists a business center, meeting rooms, concierge and guest laundry.

Hilton’s pages give three different meeting-space totals (over 5,500, 10,792 and over 16,000 square feet), so ask sales for the current floor plan. Listed accessibility features include roll-in showers or accessible tubs, visual alarms, an accessible route to the pool and gym, and accessible spaces in the self-parking lot. Service animals are welcome.

Lake Eola views

Hilton and Booking.com list balconies and Lake Eola views only for the King Suite with Lake View and the Presidential Suite; the second balcony photo in the gallery shows the glass office towers on the other side. If the lake matters, book a lake-view category by name.

Who Embassy Suites Orlando Downtown suits

It suits families and groups in town for a show, a Magic game or concert, an Orlando City or Pride match, a conference or a hospital visit (Orlando Regional Medical Center is about 1.5 to 1.8 miles by road). It suits less well anyone who wants a resort pool, a park shuttle or a quiet street.

Pros

  • Two-room suites with a sofa bed, mini-fridge and microwave.
  • Free cooked-to-order breakfast and evening reception.
  • Lake Eola a block away; the Dr. Phillips Center a 7-minute walk.
  • No resort fee.
  • Fare-free LYMMO buses and SunRail within about half a mile.
  • Dogs and cats allowed; cribs and connecting suites.

Limitations to know

  • No theme-park or airport shuttle; parks are 9 to 22 miles away.
  • Self-parking $30 a day (up from $26 in late 2025), no valet.
  • Second-floor outdoor pool with no published hours.
  • Minimum check-in age 21; check-in 4 pm.
  • Hilton and Booking.com disagree on occupancy; suite sizes unpublished.
  • Only two suite categories list balconies and lake views.

What to check before you book

Confirm the current parking price and any vehicle height limit, the suite category (king or two doubles, lake view or not) and that your rate’s occupancy covers everyone. Ask for reception and breakfast hours if you have an early show or flight, check the pet fee tier, and confirm Wi-Fi is free on your rate.

Nearby alternatives downtown

The DoubleTree by Hilton Orlando Downtown has a rooftop pool but standard rooms and no free breakfast. The Grand Bohemian, now Hotel Beauden, is a valet-only boutique next to the Dr. Phillips Center. Frequently asked questions

Does Embassy Suites Orlando Downtown have free breakfast?

Yes. Hilton’s page lists a free made-to-order breakfast, Booking.com describes a complimentary cooked-to-order breakfast, and every rate we checked on Booking.com for three sample stays included it. It is served in the atrium with a cooked-to-order station, a hot buffet and pastries. A free evening reception is listed too, though its hours and menu are not published.

How much is parking at Embassy Suites Orlando Downtown?

Self-parking was $30 a day on Hilton’s page at last check (May 2026 capture), in a lot across from the entrance with in-and-out privileges, and Booking.com also lists US$30; there is no valet. A November 2025 copy of Hilton’s page showed $26. Confirm the current figure with the hotel before you arrive, and expect city garages to fill on event nights.

Is Embassy Suites Orlando Downtown within walking distance of Lake Eola and the Dr. Phillips Center?

Yes. Our walking route reaches the edge of Lake Eola Park in about 0.1 to 0.2 miles and the Dr. Phillips Center in about 0.35 miles, a 7-minute walk. The Kia Center is about 0.6 miles and Inter&Co Stadium about 0.8 miles, further than the 0.2 and 0.3 miles on Hilton’s page but still walkable.

Does Embassy Suites Orlando Downtown have a shuttle to Disney or Universal?

No. Neither Hilton’s page nor the Booking.com listing shows a theme-park or airport shuttle. By road, Universal’s garages are about 9 to 10 miles away, Disney Springs about 17 to 19 and the EPCOT and Magic Kingdom lots about 21 to 22, so plan on a car or rideshare and allow extra time on I-4 at rush hour.

Is Embassy Suites Orlando Downtown pet-friendly?

Yes, for up to two dogs or cats. Hilton’s page lists a non-refundable fee of $75 for stays of one to four nights and $125 for five nights or more, and Booking.com says pets are allowed with charges. Service animals are welcome. Lake Eola Park is a block away for walks.

How many people can sleep in a suite at Embassy Suites Orlando Downtown?

It depends on the source. Hilton’s rooms page lists king suites for 4 and two-double-bed suites for 6, using the sofa bed. Booking.com allowed up to 4 adults in any suite except the Presidential, or 2 adults with 3 children in double-bed suites. For five or six people, book a double-bed suite and confirm the count with the hotel.

Bottom line

Embassy Suites Orlando Downtown is the easy pick for a downtown stay with family or friends: real two-room suites, free hot breakfast and an evening reception, no resort fee, and Lake Eola, the Dr. Phillips Center and the Kia Center on foot. Budget $30 a day for parking and treat the theme parks as a day trip.
