AC Hotel Orlando Downtown is a 180-room Marriott hotel on floors 18 to 25 of the Truist Bank building, about a 5-minute walk from the Kia Center and a block from the Church Street SunRail station. It suits adults heading to a concert, game or show who want a high-floor room and an 18th-floor terrace bar rather than a pool.

This review checks the $30 valet parking, the tax-only price breakdown on Booking.com, the four room layouts, the AC Sky Bar rules and the real walking and driving distances.

Quick answer: Book the AC Hotel Orlando Downtown for events at the Kia Center, the Dr. Phillips Center or Inter.co Stadium, or for a city break without a car. Expect valet-only parking at $30 a day, no resort fee in Booking.com’s breakdown, no pool, and a minimum check-in age of 21. For a Disney-first trip, stay closer to the parks: the Disney lots are about 20 to 22 miles away by road.

Location: Church Street, the Kia Center and SunRail

The hotel is on South Garland Avenue in the Church Street area, on the west side of downtown. Marriott says it occupies floors 18 to 25 of the Truist Bank building, so every room is high up. These one-way walks were measured on public streets at an easy pace:

The AC is the closest hotel in our guide to hotels near the Kia Center. Compare the other short walks in our guides to hotels near the Dr. Phillips Center and hotels near Inter.co Stadium (formerly Inter&Co Stadium).

Camping World Stadium’s free shuttle picks up on Central Boulevard between Garland and Hughey Avenues and runs until 1 hour after the event, but not for every event. See our guide to hotels near Camping World Stadium. Hospital visitors can ride SunRail one stop south to Orlando Health/Amtrak, about 3 minutes on the weekday timetable.

Rooms: king, sofa bed and two-queen layouts

Marriott’s room details list a desk, a mini fridge, a coffee and tea maker, complimentary bottled water, an in-room safe, an iron and an LED TV with Netflix. Bath products are by Alice + Co. Marriott sells four layouts:

Marriott room typeSize (Marriott)BedsMaximum guests
1 King Bed301 sq ftOne king bed2
1 King Bed, Larger (corner)377 sq ftOne king bed2
1 King Bed, Sofa bed315 sq ftOne king bed and a sofa bed3
2 Queen Beds285 or 324 sq ftTwo queen beds4

For views, request the larger corner king, which Marriott describes with extra living space and floor-to-ceiling windows. The sofa-bed king is the only king layout that sleeps three, and the sofa bed is in the same room as the bed.

Families of four need the two-queen room. Marriott’s own size figures disagree: the room panel lists 324 sq ft (30 m²), but its description says about 285 sq ft. Booking.com lists 27 m², about 290 sq ft, and allows up to 4 people, which matches Marriott.

Plan ahead with a baby. Marriott’s room panels allow one crib in the king layouts but not in the two-queen rooms. Booking.com’s policies say both that cribs are free on request for children up to 2 and that cribs are not available. Ask the hotel before you book.

Accessible rooms come in king and two-queen layouts, with a roll-in shower or a bathtub, plus hearing-accessible versions. Marriott lists a bathtub only for the accessible “with Bathtub” rooms, so ask the hotel if a tub matters to you.

Pools and recreation: there is no pool

The AC Hotel Orlando Downtown has no pool: neither Marriott’s amenity list nor Booking.com’s facility list includes one.

Recreation here means the 24-hour fitness center, the AC Sky Bar terrace and the city. For Lake Eola Park, walk about 16 minutes or take the LYMMO Grapefruit Line, which LYNX runs from 6:00 a.m. (8:00 a.m. on weekends) to 8:25 p.m.

AC Sky Bar, AC Kitchen and breakfast

Breakfast is not free. Marriott says breakfast is available at AC Kitchen and the AC Sky Bar for a fee. Booking.com lists a buffet and à la carte breakfast at US$21.95 per person per day, and none of the rates we saw for our sample dates included it.

Marriott lists three venues: AC Kitchen for breakfast, the AC Lounge for lunch and dinner, and the AC Sky Bar. There is no room service. The Sky Bar is the main draw, on an outdoor 18th-floor terrace with views over Orlando. Its own house rules matter:

  • After 5 p.m., the Sky Bar is for guests 21 and older only.
  • An automatic 18% gratuity is added to every check.
  • Happy hour runs from 4 to 6 p.m., Monday through Thursday, but not on nights with concerts or events at the Kia Center.
  • Rain or wind can close part or all of the outdoor space.
  • Reservations through OpenTable are not required but are strongly encouraged.

The opening hours differ between official pages. On October 28, 2026, Marriott’s dining page showed noon to 11 p.m. Sunday through Thursday and 11 a.m. to midnight Friday and Saturday. The Sky Bar’s own site showed 4 to 11 p.m. on Monday, 11 a.m. to 11 p.m. Tuesday through Thursday and Sunday, and 11 a.m. to midnight Friday and Saturday. The bar’s own site lists no opening time before 11 a.m. Marriott’s dining page also lists Foxtail Coffee and Nature’s Table about 0.1 mile away for a quick breakfast.

Parking, taxes and fees

Parking is valet only. Marriott’s page listed $30 a day with no vehicles over 6 feet 8 inches (January 2026 capture), and Booking.com listed US$30 per day at last check on October 28, 2026. Marriott lists no self-parking and no electric vehicle charging.

There is no resort fee. For three sample stays (November 18–20 and December 9–11, 2026, and January 13–15, 2027), Booking.com’s price breakdown added only a “12.50 % TAX” line, with US$0 city tax. That is the Orange County hotel tax: 6% state sales tax, a 0.5% county surtax and a 6% tourist development tax. A worked example with these published figures:

  • Every $100 of room rate adds $12.50 in tax.
  • A three-night stay with a car adds $90 in valet charges at $30 a day.
  • On a Disney day, add Disney’s $35 standard parking: $65 in parking that day, before tolls and fuel.
  • Breakfast for two adults adds US$43.90 per day.

Rates vary by season, availability and how far ahead you book. On our sample dates, non-refundable rates on Booking.com were cheaper than flexible ones, so read the cancellation terms.

Getting to Disney, Universal and the airport

Marriott lists no theme park shuttle, and its January 2026 overview capture says there is no airport shuttle. These are public-road distances to each park’s parking entrance:

DestinationRoad distanceDrive without trafficParking or tolls
Universal’s main garagesAbout 8 to 9.5 miAbout 15 min$35, tax included
Epic UniverseAbout 11 miAbout 18 min$35, tax included
Orlando International Airport (MCO)About 13 miAbout 25 minToll road on the fastest route
SeaWorld OrlandoAbout 14 miAbout 22 minSee SeaWorld’s site
Disney SpringsAbout 16 to 18 miAbout 25 minFree standard self-parking
EPCOT main lotAbout 20 miAbout 30 min$35 a day
Hollywood StudiosAbout 20 to 20.5 miAbout 33 min$35 a day
Animal KingdomAbout 21 to 21.5 miAbout 30 min$35 a day
Magic Kingdom (ticket center lot)About 22 miAbout 32 min$35 a day

Drive times assume no traffic. Disney’s $35 standard parking includes tax and covers all four Disney theme parks for the day. Universal charges $35, tax included, for regular self-parking. Marriott’s own airport figure is 12.6 miles (January 2026 capture).

Without a car, you have three main options at a $2 LYNX fare ($4.50 for an all-day pass):

  • Theme park buses: LYNX Link 300 runs between LYNX Central Station and Walt Disney World, with return trips from Magic Kingdom’s Transportation and Ticket Center. Link 21 serves Universal, but LYNX says it will not serve Universal’s garage after 8:15 p.m. on Fridays and Saturdays until further notice.
  • Link 11 to the airport: daily from LYNX Central Station, about 35 to 50 minutes per trip on the weekday timetable.
  • SunRail Train to Plane: on weekdays, ride about 12 minutes south to Sand Lake Road, then take LYNX Link 311, 11 or 42 to the airport. SunRail says fares start at $2, including a free LYNX transfer within the same county.

Our guide to getting around Orlando without a car compares these options in more detail.

Amenities and services

  • Fitness center: open 24 hours, with treadmills, ellipticals, bikes, rowing machines and weights.
  • Market: a small convenience store for snacks and drinks.
  • Work and meetings: a business center and three meeting spaces, per Marriott (January 2026 capture).
  • Services: a 24-hour front desk and daily housekeeping; laundry and dry cleaning cost extra, per Booking.com. Check-in is at 3 p.m. and check-out at noon.
  • Policies: smoke-free and no pets. Marriott’s overview page (January 2026 capture) says service animals are welcome without a fee.

Wi-Fi terms differ. Marriott’s live room page and Booking.com describe free Wi-Fi, but the January 2026 capture of Marriott’s overview page tied free in-room internet to Marriott Bonvoy members who book direct. Bonvoy points and member benefits do not apply to Booking.com reservations, so confirm Wi-Fi at check-in.

Who the AC Hotel Orlando Downtown suits

The AC works best for adults whose plans are downtown: concerts and Orlando Magic games at the Kia Center, shows at the Dr. Phillips Center and soccer at Inter.co Stadium, all within about 12 minutes on foot. Business travelers get a desk, a 24-hour gym and weekday SunRail nearby. It is a weaker fit for young families (no pool, no connecting rooms) and for theme-park-first trips, with the Disney lots 20 to 22 miles away and no shuttle.

Pros

  • One of the shortest walks to the Kia Center, plus easy walks to the Dr. Phillips Center and Inter.co Stadium.
  • Every room is on floors 18 to 25; corner rooms have floor-to-ceiling windows.
  • No resort fee in Booking.com’s breakdown, only the 12.5% hotel tax.
  • An open-air 18th-floor terrace bar with a happy hour from Monday to Thursday, except on Kia Center event nights.
  • SunRail about 2 minutes away on foot, on weekdays.
  • Accessible king and two-queen rooms with roll-in showers or bathtubs.

Limitations to know

  • No pool and no pets.
  • Valet-only parking at $30 a day, with a 6-foot-8-inch height limit.
  • You must be 21 to check in, and the Sky Bar is 21 and older after 5 p.m.
  • No connecting rooms and no rollaway beds.
  • Breakfast costs extra, and there is no room service.
  • No theme park or airport shuttle.
  • The Sky Bar adds an automatic 18% gratuity to every check.

What to check before you book

  • The room type: 2 Queen Beds for four people, the sofa-bed king for three, a corner king for views.
  • Cribs: confirm with the hotel, because Marriott and Booking.com give different rules.
  • Your vehicle: check its height and the current valet rate, including any tax.
  • Event nights: happy hour is off on Kia Center event nights, and the stadium shuttle does not run for every event.
  • Weekends: SunRail does not run on weekends or on holidays such as Thanksgiving Day and Christmas Day.
  • Cancellation: on our sample dates, free cancellation on flexible rates ended two days before arrival.
