The best hotels near Dr. Phillips Center are in the downtown Orlando core, where Aloft Orlando Downtown and Hotel Beauden sit about 3 to 4 minutes on foot from the arts center’s front doors on Magnolia Avenue. Stay that close and you can skip show-night parking, walk back after the curtain call and still fit in dinner downtown or an evening loop around Lake Eola.
The Dr. Phillips Center for the Performing Arts, at 445 S. Magnolia Avenue, has four theaters: the Walt Disney Theater (home of the touring Broadway season), Steinmetz Hall, the Alexis & Jim Pugh Theater and the Judson’s Live music lounge. Parking near the center costs $13 to $42 per show at the time of writing, and the free LYMMO downtown buses usually stop running at 8:25 pm, so where you sleep shapes the whole night.
This guide covers the arts center downtown, not the Dr. Phillips neighborhood southwest of downtown, closer to Universal; our where to stay in Orlando guide covers the Universal area and the other main bases. Below are eight hotels ranked by walking time, then the center’s own parking, transit and show-night rules.
Quick answer: For the shortest walk, book Aloft Orlando Downtown or Hotel Beauden, both about 3 to 4 minutes away. Families get the most space for the money at Embassy Suites by Hilton Orlando Downtown, a 7-minute walk with suites and a free cooked-to-order breakfast. The Crowne Plaza Orlando-Downtown calls itself the center’s official hotel partner and runs a free local shuttle until 9:30 pm, but it is about 1.4 miles away. On a budget, the Hampton Inn & Suites Downtown South pairs a free hot breakfast with cheaper self-parking.

How we chose these hotels
We started with the hotels the center recommends on its Around Town page, then added downtown hotels within about 1.7 miles. Walking times come from OpenStreetMap routes to the center’s Magnolia Avenue entrance at 3 mph, so treat them as estimates.
Pools, breakfast, parking and policies come from each hotel’s official page. Where Marriott and Hilton pages would not load, we used archived copies (August 2025 to May 2026) and compared parking with the hotel’s current Booking.com listing. We did not stay at these hotels and use no review scores. Rates vary by season, availability and how far ahead you book.

1. Aloft Orlando Downtown

Marriott describes this colorful hotel at 500 S. Orange Avenue as “right across from Dr. Phillips Center,” and our route to the center’s Magnolia Avenue entrance measured about 0.15 to 0.2 miles, roughly 3 to 4 minutes, tied with Hotel Beauden for the shortest walk on this list.
Marriott lists the W XYZ bar with live music (open 5 pm to midnight daily), the re:fuel grab-and-go pantry, an outdoor “splash” pool with towels provided and a 24-hour gym. Rooms have pillow-top beds and walk-in showers, and the suites add a separate bedroom area.
- Why stay: The shortest walk to the theater, a pool and a bar open late enough for a post-show drink.
- Getting there / to the parks: Walk to the center in about 3 to 4 minutes; the Church Street SunRail station is about 6 minutes away. Marriott lists no shuttle.
- Good to know: Parking is valet only, listed at $30 a day on Marriott’s page (May 2026 capture) and on Booking.com at the time of writing. Breakfast at re:fuel costs extra. The same capture listed housekeeping every other day, a minimum check-in age of 21, and dogs, cats and fish up to 80 lb (three pets maximum).
Best for: Couples, friends and pet owners who want the shortest possible walk.
2. Hotel Beauden, Autograph Collection

This Art Deco tower at 325 S. Orange Avenue was the Grand Bohemian Orlando until its new name was announced in September 2026; it is still part of Marriott’s Autograph Collection. Marriott’s page says the Dr. Phillips Center is “just steps from Beauden,” and our route measured about 0.17 miles, or 3 to 4 minutes.
It is built for a night out. Libra serves breakfast, lunch and dinner (5 to 10 pm), Bar Libra pours cocktails until midnight, and the Garden Rotunda hosts a Sunday Jazz Brunch with live Steinway piano. The heated rooftop pool at Altira Pool + Lounge is open 7 am to 6 pm, so swim before the show. Our full Hotel Beauden review covers the rooms and suites.
- Why stay: Dinner, a show and a nightcap without moving the car, in the most upscale hotel on this list.
- Getting there / to the parks: About 4 minutes on foot to the center and about 5 minutes to the Church Street SunRail station. No park shuttle is listed.
- Good to know: Parking is valet only. Marriott listed $42 a day ($25 for daytime parking) at our last readable check in March 2026, before the rename, and Booking.com shows $42 a day at the time of writing. The minimum check-in age was 21 at that check.
Best for: Anniversaries, date nights and theater weekends built around dinner.
3. AC Hotel Orlando Downtown

The AC fills floors 18 to 25 of the Truist Bank building at 333 S. Garland Avenue, with 180 rooms in a sleek European style. It is about 0.32 miles, or 6 minutes, from the arts center, and only about 3 minutes from the Church Street SunRail station.
The draw is the AC Sky Bar on an open-air 18th-floor terrace, which Marriott lists as open noon to 11 pm Sunday to Thursday and 11 am to midnight on Friday and Saturday. AC Kitchen serves breakfast, and there is a 24-hour fitness center. Marriott lists no pool and no room service.
- Why stay: High-floor rooms and a rooftop bar for a post-show drink, with the Kia Center about 5 minutes away if your trip includes a game or concert there.
- Getting there / to the parks: Walk to the center in about 6 minutes. No theme park shuttle is listed.
- Good to know: Valet only at $30 a day, with no vehicles over 6’8″ (Marriott, January 2026 capture; Booking.com lists $30 at the time of writing). Pets are not allowed.
Best for: Couples who don’t need a pool and travelers pairing a show with an arena event.
4. Embassy Suites by Hilton Orlando Downtown

The arts center’s own Around Town page lists this all-suite hotel at 191 E. Pine Street as being within walking distance, and the route is about 0.37 miles, roughly 7 minutes. It is also about a block from Lake Eola Park, so a morning walk around the lake is easy.
Hilton lists 167 suites, a free cooked-to-order breakfast every day, a complimentary evening reception, an outdoor pool, a fitness center, an on-site restaurant and room service.
- Why stay: Suites plus included breakfast and an evening reception make it a strong value for families and groups.
- Getting there / to the parks: Walk to the center in about 7 minutes. No theme park shuttle is listed.
- Good to know: Hilton lists self-parking at $30 a day in a lot across from the entrance and no valet (May 2026 capture); Booking.com also shows $30. The minimum check-in age is 21.
Best for: Families seeing a Broadway show together, and groups who want breakfast included.
5. Hilton Garden Inn Orlando Downtown

This hotel at 401 N. Magnolia Avenue shares its building with the Home2 Suites by Hilton Orlando Downtown. It is about 0.73 miles from the arts center, roughly 15 minutes on foot, and about 6 minutes from the Walt Disney Amphitheater at Lake Eola.
Hilton lists a rooftop pool, a Starbucks café, an on-site restaurant, a fitness center and Keurig coffee makers in the rooms. It sits across from the Orange County Courthouse, away from the busiest bar blocks.
- Why stay: Modern rooms and a rooftop pool, still within walking distance of both the center and Lake Eola.
- Getting there / to the parks: About 15 minutes on foot, or a short LYMMO ride before 8:25 pm. No park shuttle is listed.
- Good to know: Parking is valet only. Hilton listed $45 a day at our last readable check (August 2025), and Booking.com shows the same $45 at the time of writing, the highest on this list. The minimum check-in age is 21.
Best for: Travelers who want a modern hotel near Lake Eola and don’t mind a 15-minute walk.
6. Hampton Inn & Suites Orlando/Downtown South – Medical Center

This Hampton sits at 43 Columbia Street in the SoDo district, half a block off S. Orange Avenue and near Orlando Health. The walk north to the arts center is about 0.81 miles, roughly 16 minutes.
Hilton lists a free hot breakfast, an outdoor pool, a fitness center and pet-friendly rooms. It also has the lowest listed parking rate on this list, and you park yourself instead of waiting for a valet.
- Why stay: Free hot breakfast and cheaper parking for drivers who want to keep a show weekend on budget.
- Getting there / to the parks: Walk or take a short rideshare to the center. Hilton’s page (November 2025 capture) describes a complimentary shuttle provided by Lyft to anywhere within two miles, but says it is not available during special events, sporting events or concerts, so don’t count on it for show night.
- Good to know: Hilton listed self-parking at $18 a day (November 2025 capture), while Booking.com shows $20 a day at the time of writing; confirm at check-in. At that check, up to two dogs or cats (75 lb maximum) were allowed for a nonrefundable $75 fee for 1 to 4 nights or $125 for 5 or more.
Best for: Budget-minded drivers, longer stays and Orlando Health visitors.

7. Crowne Plaza Orlando-Downtown

IHG calls this 227-room tower at 304 W. Colonial Drive the “Official Hotel Partner of Dr. Phillips Center,” and the center lists it first among its hotel picks. It is farther out than the hotels above: IHG says 1.5 miles, and our walking route came to about 1.4 miles, or 28 minutes.
The fix is a complimentary local shuttle within a three-mile radius, which IHG lists as running 9:30 am to 9:30 pm daily. That gets you to an evening curtain, but plan a rideshare back after later shows. The hotel also has an outdoor pool with a whirlpool (7 am to 11 pm), Bite Bistro & Wine Bar with a breakfast buffet, a 24-hour marketplace and a free guest happy hour on Tuesdays from 5 to 6 pm.
- Why stay: Kitchenettes in every guest room, cheaper parking than the core hotels and quick I-4 access.
- Getting there / to the parks: Hotel shuttle to the center, then a rideshare home after late shows. No theme park shuttle is listed.
- Good to know: IHG lists overnight self-parking at $25 and valet at $30, plus tax. Its Dr. Phillips Center offer includes self-parking in the rate and a $15 per-person lounge credit (up to two guests), but only when you book that offer directly with IHG, not on Booking.com. Pets are not allowed (service animals only), and the minimum check-in age is 21.
Best for: Drivers, small groups and anyone willing to book the partner rate directly.

8. DoubleTree by Hilton Orlando Downtown

This tower at 60 S. Ivanhoe Boulevard overlooks Lake Ivanhoe on the northern edge of downtown, right next to I-4. The arts center is about 1.66 miles away on foot, roughly 33 minutes, so most guests drive or take a short rideshare.
Hilton lists a sky-deck pool, a 24-hour fitness center, Sixty South Bar and a Made Market serving Starbucks. Our DoubleTree by Hilton Orlando Downtown review has the room-by-room detail.
- Why stay: Covered on-site parking and fast I-4 access if your trip mixes a show with theme park days.
- Getting there / to the parks: Drive or rideshare to the center, about 2 miles by road (Hilton lists 1.5 miles). No shuttle is listed.
- Good to know: Hilton listed self-parking at $33 and valet at $36 a day, with a 7-foot clearance (April 2026 capture), while Booking.com shows $35 a day at the time of writing. The minimum check-in age is 21.
Best for: Drivers splitting a trip between downtown and the parks.

Other options, including the center’s Millenia partner hotels
The center’s Around Town page also recommends the SpringHill Suites and Residence Inn Orlando at Millenia, about 7 miles away by car, with 20% off nightly rates and 20% off at Mixers Bar & Grill when you present your ticket and book through the center’s Marriott link. See our hotels near the Mall at Millenia.
If the core is sold out on a big weekend, look at the Residence Inn Orlando Downtown, the Marriott Orlando Downtown in Creative Village, the Home2 Suites in the Hilton Garden Inn’s building and the Courtyard Orlando Downtown. Valet is in front of the center on Magnolia Avenue and opens two hours before series and other select shows in the Walt Disney Theater and Steinmetz Hall. Accessible parking is offered in the City Commons garage and through valet. Prices are the center’s at the time of writing.
The math favors walking. The hotels within 7 minutes of the center already charge $30 to $42 a night to park, so leaving the car at the hotel saves you paying a second time.
Getting to the Dr. Phillips Center without a car
From the downtown core hotels, walking is the simplest and cheapest option.

- LYMMO: The free downtown buses stop at the Dr. Phillips Center on both the Orange Line (Creative Village, LYNX Central Station, Church Street) and the Grapefruit Line (Lake Eola, Thornton Park, the Kia Center). LYNX lists both from 6 am on weekdays and 8 am on weekends until 8:25 pm, with longer hours possible for special events, so they work for getting there, not for getting home.
- SunRail: The center says to ride to Church Street Station and walk about 5 minutes. Trains run Monday to Friday only and skip six major holidays. At the time of writing, the last northbound train leaves Church Street at 10:32 pm and the last southbound at 11:01 pm.
- Rideshare: The center’s drop-off and pickup area is on the side of the building at 155 E. Anderson Street.
The center estimates about 25 minutes by car from Orlando International Airport and about 35 minutes from Disney Springs. For the bigger picture, see our guide to getting around Orlando without a car.
Show-night tips from the center’s own rules
- Doors: The Grand Lobby generally opens 90 minutes before Walt Disney Theater and Steinmetz Hall shows (60 minutes for the Pugh Theater), and theater doors about 30 minutes before. Arrive at least 30 minutes early; latecomers wait for a suitable break and get no refunds.
- Drinks: Bars open 1.5 hours before shows in the two big halls, stay open an hour after curtain and are cashless. You can pre-order intermission drinks before the show.
- Security and bags: The contactless screening lets you walk in with items left in your bag or pockets, but check the prohibited-items list on the center’s site first.
- Dress: Wear whatever you’re comfortable in. Face paint, costume masks and offensive messaging are not allowed.
- Kids: Unless a show says otherwise, children under 2 are not allowed in the theaters, and everyone who enters needs a ticket. Check each show’s age guidance on its performance page.
Before and after the show: Lake Eola, Judson’s Live and holiday nights
Lake Eola Park is about half a mile from the center, roughly a 10-minute walk, for an easy pre-show stroll. Inside the center, Judson’s Live is a music lounge with a chef-driven menu of shareable plates; the center recommends buying tickets in advance because seating is limited.
From November 27 to December 31, 2026, the lawn in front of the center hosts the free Frontyard Holiday Festival, with live music, Santa’s Story Nook, snowfall, s’mores fire pits and Sunday movie nights. The center lists hours of 5 to 10 pm on weekdays (Wednesday to Friday until December 13) and 2 to 10 pm on weekends, and the festival is closed December 14, 15, 24 and 25. More holiday events are in our Christmas in Orlando guide.
The Kia Center is about a 10-minute walk west; our hotels near the Kia Center guide covers the arena’s bag rules and parking. For bowl games and stadium concerts, see hotels near Camping World Stadium.
How to choose a hotel near the Dr. Phillips Center

- Families: Embassy Suites for suites and free breakfast, or the Hampton for breakfast and cheaper parking.
- A special night: Hotel Beauden, with Libra and Bar Libra downstairs, or the AC for its rooftop bar.
- Drivers: Compare parking first: about $18 to $45 a day, and several hotels are valet only.
- Theme parks too: None of these hotels lists a theme park shuttle, and Universal is roughly 8 to 10 miles away by car. If the parks are the main event, compare our hotels near Universal Studios Orlando.
