Hilton Grand Vacations Orlando resorts are timeshare properties, but every one of the ten we cover rents studios and suites by the night on Booking.com, which makes them an easy way to get a full kitchen, a washer and dryer or two and three bedrooms near the parks without buying anything. Four carry the Hilton Grand Vacations Club name (Tuscany Village, Parc Soleil, SeaWorld Orlando and Las Palmeras); the other six are Hilton Vacation Club resorts (Grand Beach, Cypress Pointe, Grande Villas, Polynesian Isles, Mystic Dunes and Aqua Sol).
We checked HGV’s and Hilton’s pages (archived copies are dated), SeaWorld’s partner list, the shuttle operator’s booking system and Booking.com’s house rules and price breakdowns for three sample stays between November 2026 and March 2027. Road distances are ours, to the actual parking lots. Rates vary by season, availability and how far ahead you book.
Quick answer: Tuscany Village is the best all-rounder (outlets next door, central to all three park areas). Pick Parc Soleil, Grand Beach, Cypress Pointe or Grande Villas to be within 2.5 to 4 miles of Disney Springs; SeaWorld Orlando, a Hilton Grand Vacations Club, if you want SeaWorld on foot and free buses to Universal, Magic Kingdom and EPCOT; Las Palmeras for Epic Universe; Mystic Dunes for golf and a lagoon pool; Aqua Sol for a volcano pool with slides west of Disney. Resort fees run from US$20 to US$35 a night plus tax, and Hilton Honors points do not apply to Booking.com stays.

How we chose these Hilton Grand Vacations Orlando resorts
We took every Orlando-area resort on HGV’s Florida list that carries the Hilton Grand Vacations Club or Hilton Vacation Club name and showed rooms on Booking.com for at least two of our three sample stays, then ranked them by location and verified transport, by what the suites include (kitchen, laundry, bedrooms) and by disclosed fees. We left out The Fountains on International Drive: HGV now calls it a Hilton Vacation Club, but Booking.com still sells it under its old Bluegreen name.

Owner stays vs nightly rentals: what to expect
HGV members book these resorts with points; everyone else rents the same studios and suites through Hilton or a third party such as Booking.com. The product is the same unit, but three things differ. First, loyalty: Hilton Honors points, stay credit and member benefits apply only to bookings made directly with Hilton, not to a Booking.com rental. Second, housekeeping: Booking.com’s rules for Cypress Pointe, Grande Villas and Polynesian Isles say there’s no daily housekeeping. Third, paperwork: every resort takes a refundable damage deposit (US$100 to US$300) and wants the cardholder at check-in; the minimum check-in age is 18 where Booking.com states one, or 21 at Aqua Sol.
Sales presentations belong to HGV’s discounted vacation packages (three Orlando nights from US$249 at the time of writing), which include an approximately two-hour presentation. A Booking.com rental carries no such condition; if you’re offered a tour, you can decline. None of the ten allows pets (service animals only). For other brands’ villages, see our Orlando timeshare resorts you can rent by the night and the planned guide to Marriott Vacation Club Orlando resorts.

Frequently asked questions
Can you stay at a Hilton Grand Vacations resort without being an owner?
Yes. All ten Orlando resorts in this guide sell studios and suites by the night to the public through Hilton’s website and third-party sites such as Booking.com, and each showed availability for at least two of our three sample stays. You get the same units owners use, with the kitchen, laundry and resort facilities, but you pay the nightly rate plus the resort fee and parking.
What is the difference between Hilton Grand Vacations Club and Hilton Vacation Club?
Both belong to Hilton Grand Vacations and share its Florida resort list. In Orlando, Tuscany Village, Parc Soleil, SeaWorld Orlando and Las Palmeras are Hilton Grand Vacations Club resorts; Grand Beach, Cypress Pointe, Grande Villas, Polynesian Isles, Mystic Dunes and Aqua Sol are Hilton Vacation Club resorts. For a renter the practical differences are fees, locations and unit sizes, not the brand.
Do you have to attend a timeshare presentation at HGV resorts in Orlando?
Not on a normal rental. HGV’s discounted vacation packages do require an approximately two-hour sales presentation, with couples attending together, but Booking.com’s house rules for these resorts contain no such condition. You may be invited to a tour at check-in and can decline. Expect a refundable damage deposit of US$100 to US$300 on your card instead.
Which Hilton Grand Vacations resort is closest to Disney World?
By road, Cypress Pointe and Grande Villas are about 2.5 to 3 miles from the Disney Springs garages and 6 to 6.5 from EPCOT’s main lot, with Grand Beach and Parc Soleil just behind. Mystic Dunes is the closest to Animal Kingdom (about 4 to 5 miles). Hilton’s own distances, such as “Walt Disney World 1.5 miles” for Grand Beach, measure to the edge of Disney property rather than to a parking lot.
Do Hilton Grand Vacations resorts in Orlando charge resort fees?
Yes. Booking.com’s price breakdown showed nightly resort fees of US$20 (Cypress Pointe, Grande Villas, Polynesian Isles), US$25 (Parc Soleil, Las Palmeras, Grand Beach, Aqua Sol), US$30 (Tuscany Village, Mystic Dunes) and US$35 (HGV SeaWorld), all plus tax, for our sample dates. They cover internet and small perks such as coffee, water or sports gear.
Do you earn Hilton Honors points at an HGV resort booked on Booking.com?
No. Hilton’s Honors terms exclude bookings made through third-party websites from earning points and stay credit, whatever the rate paid, and elite benefits need a Hilton-direct reservation. If points or status matter, price the same dates on Hilton’s site, including the resort fee and parking, before you decide where to book.
Bottom line
For most families, Tuscany Village is the Hilton Grand Vacations Orlando resort to book: central, walkable to the outlets and well equipped. Choose HGV SeaWorld for the free park buses and SeaWorld on foot, Las Palmeras for Epic Universe, and Cypress Pointe or Grande Villas when the budget matters more than daily housekeeping. Add the resort fee and parking to every rate, and confirm parking with the resort.
