The best hotels in New Smyrna Beach sit in two small pockets: on the sand around the end of Flagler Avenue and South Atlantic Avenue, or a short walk inland on Flagler, where the surf shops, cafes and bars are. This guide covers seven stays across both pockets, from an oceanfront SpringHill Suites to condo resorts with full kitchens and historic inns that serve breakfast every morning.

New Smyrna Beach is a laid-back surf town in Volusia County. It feels quieter than Daytona Beach, which is why many Orlando visitors pick it for a beach break of two or three nights. From Sanford and the northeast suburbs it is the closest Atlantic beach by road; from Lake Mary, Altamonte Springs or Winter Park it is roughly tied with Daytona Beach.

Every fee, parking charge and amenity below comes from the hotel’s own website or an archived copy of it. Use the figures as a starting point and confirm them before you book, because small hotels change policies often.

Quick answer: If you want the ocean outside your window and a free breakfast, book SpringHill Suites by Marriott New Smyrna Beach. Families who want a kitchen and space should look at Coconut Palms Beach Resort II or Islander Beach Resort. For a walkable Flagler Avenue base, Hampton Inn New Smyrna Beach is two blocks from the sand. Couples who like character should pick The Riverview Hotel, Inn on the Avenue or the riverfront Black Dolphin Inn.

How we chose these New Smyrna Beach hotels

We did not use review scores or star ratings. We shortlisted properties on Booking.com in New Smyrna Beach, then kept only those whose own websites (or archived brand pages) let us confirm the basics. Our criteria were:

  • Location: on the beach, or within an easy walk of Flagler Avenue or Canal Street. We measured walking and driving distances with OpenStreetMap routing (OSRM) and rounded them.
  • Verified amenities: pools, breakfast, kitchens and room types as listed by the property itself.
  • Costs beyond the room rate: parking, pet fees and payment surcharges where the hotel publishes them.
  • Range: one brand hotel on the sand, two condo-style resorts, one brand hotel on Flagler, and three independent inns.

We left out one well-known oceanfront hotel because its Booking.com listing showed as closed when we checked, so we could not give you a working booking link.

1. SpringHill Suites by Marriott New Smyrna Beach

Oceanfront pool with teal umbrellas at sunset at SpringHill Suites by Marriott New Smyrna Beach

This is the most polished oceanfront option in town and the easiest one to recommend to first-timers. The hotel sits at 512 Flagler Avenue, right where the avenue meets the beach, so you can walk out to the sand in a minute and back up Flagler for dinner. It is an all-suite hotel, and Marriott’s suites page (archived September 2025) listed a trundle sleeper sofa, mini-fridge and microwave in every suite.

Marriott’s page describes an oceanfront heated outdoor pool (listed hours 7 a.m. to 11 p.m.), a 24-hour fitness center, a 24-hour market, and the Barefoot Bar and Cafe, which serves food, cocktails and Starbucks coffee. Breakfast is a free hot buffet.

  • Why stay: direct beach access at the busiest, most walkable end of town, plus free breakfast and an ocean-view pool.
  • Getting there / to the parks: about 67 road miles from Orlando International Airport (roughly 1.5 hours without traffic) and about 79 miles from the Magic Kingdom area (closer to 2 hours). The hotel says it does not run an airport shuttle.
  • Good to know: at last check (Marriott page archived June 2026), self-parking was $20 per day, pets were not allowed, the minimum check-in age was 21, check-in was 4 p.m. and check-out 11 a.m. Housekeeping was listed as every other day. Breakfast hours were 6:30 to 9 a.m. on weekdays and 7 to 10 a.m. on weekends.

Best for: couples and families who want a branded hotel right on the sand and a short walk to Flagler Avenue.

2. Coconut Palms Beach Resort II, an Ascend Collection Hotel

Curved outdoor pool beside the blue condo tower at Coconut Palms Beach Resort II in New Smyrna Beach

Coconut Palms is a condo-style resort at 611 South Atlantic Avenue, a few blocks south of Flagler Avenue. It is the pick for groups who need bedrooms rather than a hotel room. The resort lists studios plus one-, two- and three-bedroom units. One-bedrooms sleep up to four, two-bedrooms up to six and three-bedrooms up to eight. Each unit has a full or partial kitchen, and some face the ocean.

Outside, the resort lists three heated outdoor pools, oceanfront cabanas with loungers, charcoal grills, a picnic area, a fitness room, on-site laundry and a snack bar. Our walking route to the beach end of Flagler Avenue came out at about 0.4 miles.

  • Why stay: real space for a family or two couples, with three pools and direct beach access.
  • Getting there / to the parks: about 67 road miles from Orlando International Airport; budget about 1.5 hours. Daytona Beach is about 35 minutes north by car.
  • Good to know: the resort’s site confirms on-site parking but does not publish a parking or resort fee, so ask when you book. Its guest directory allows one registered vehicle per unit (no trailers or boats), does not allow pets other than service animals and sets check-out at 10 a.m. Its rules say minors must be with someone in the party over 18 to use the amenities. Ocean views are only in selected unit types, so check which category you are booking.

Best for: families and multi-generation groups who want a kitchen and separate bedrooms on the beach.

3. Islander Beach Resort

The Islander is a straightforward oceanfront resort at 1601 South Atlantic Avenue, in the quieter stretch south of Flagler. Its 114 units are all studios, one-bedroom or two-bedroom suites with fully equipped kitchens. The resort’s own site lists a large heated pool, a kiddie pool, adult and family spas, a game room with billiards and video games, a toddler play area, an exercise room and on-site washers and dryers.

The resort says it has a secure beach access, and you face the sunrise from the ocean side. Flagler Avenue is about 1.1 miles on foot, so most guests drive or cycle there for dinner.

  • Why stay: a kitchen in every unit, a heated pool and hot tubs on the beach, away from the Flagler crowds.
  • Getting there / to the parks: about 67 road miles from Orlando International Airport and about 52 miles from Kennedy Space Center Visitor Complex.
  • Good to know: the resort lists a 2-night minimum stay. Some units are street-side or mainland-facing rather than oceanfront, so read the unit name carefully. Its updates page logged a concrete restoration project through late March 2026 and county dune work in early 2026, so check it for newer notices before you go. Parking terms are not published; confirm them with the resort.

Best for: longer beach stays and families who plan to cook most meals.

4. Hampton Inn New Smyrna Beach

Cottage-style entrance and porte-cochere under oak trees at dusk at Hampton Inn New Smyrna Beach

The Hampton Inn is not on the sand, but its location is hard to beat for a walkable stay. It sits at 214 Flagler Avenue, which Hilton describes as two blocks from the beach and boardwalk, with galleries, shops and restaurants all around. Our walking route to the beach end of Flagler came out at about 0.4 miles. The low-rise, cottage-style buildings fit the street better than a tower would.

Hilton lists an outdoor saltwater pool, a fitness center with a Peloton bike, free hot breakfast and free Wi-Fi.

  • Why stay: free breakfast, a pool and Flagler Avenue at your door, without paying for an oceanfront address.
  • Getting there / to the parks: Hilton puts Orlando International Airport at 75 miles; our road routing gave about 67 miles, roughly 1.5 hours. Hilton lists no airport shuttle from Orlando or Daytona Beach.
  • Good to know: at last check (Hilton page archived June 2026), self-parking was $24 per day, limited to one car per room, with no boat or trailer parking. Pets were allowed for a non-refundable fee of $75 for 1 to 4 nights or $125 for 5 or more nights, with a 50-pound limit. Check-in was 3 p.m. and check-out 11 a.m.

Best for: couples and small families who want restaurants and the beach within an easy walk, and travelers with a dog.

5. The Riverview Hotel

Pink Victorian facade with white balconies and palm trees at The Riverview Hotel on Flagler Avenue

The pink, Victorian-style Riverview Hotel dates back to 1885, when it began as a hunting and fishing lodge. It overlooks the Indian River at the causeway end of the avenue, and the beach is about 0.6 miles away on foot. Every room is decorated differently. Room types include a corner Grand Riverview Suite with a river-view balcony, third-floor Yacht Club Suites, two Poolside Cabana rooms with French doors onto the pool, and two Family rooms with two queen beds.

The hotel lists a heated pool, the Spa at Riverview (treatments include use of its waterfall pool and mineral pool), The Grille at Riverview restaurant next door, an on-site marina, free bicycles, a 24-hour front desk and limited-hours room service.

  • Why stay: hot breakfast and self-parking are included, and there is a spa and marina on site, plus real historic character.
  • Getting there / to the parks: about 67 road miles from Orlando International Airport. Canal Street is about 5 minutes away by car across the causeway.
  • Good to know: the hotel says it has no elevator to its second and third floors and no fully ADA-accessible rooms. It also says specific rooms cannot be guaranteed online, so call the front desk if you want a particular room.

Best for: couples, spa weekends and anyone who would rather stay somewhere with a story than in a chain hotel.

6. Inn on the Avenue

Yellow two-story bed and breakfast with white porch railings at Inn on the Avenue, New Smyrna Beach

Inn on the Avenue is a small bed and breakfast at 309 Flagler Avenue, between the river and the ocean. The beach is about 0.3 miles on foot. It has six guest rooms and one master suite, each with an en-suite bathroom. The front porch overlooks Flagler, and two upstairs rooms open onto the balcony.

The inn serves a gourmet breakfast daily, with dishes such as eggs Benedict and make-your-own pancakes. It offers a gluten-free option every day, and baked goods and coffee stay out for late risers. Sign up for a breakfast time the night before.

  • Why stay: a personal, adults-leaning B&B with breakfast included and Flagler Avenue nightlife a few steps away.
  • Getting there / to the parks: about 67 road miles from Orlando International Airport; park behind the inn off Jessamine Avenue after check-in.
  • Good to know: rooms are priced for two people, and maximum occupancy is two. A roll-away bed is available on request for $30 per extra person per night (age 12 and up). The inn does not take children under 5 or pets. It adds a 3.5% charge on credit card payments, allows one car per room and may require a 2-night minimum on weekends and holidays. Cancellations less than 14 days out forfeit the full payment.

Best for: couples who want a quiet room, a cooked breakfast and dinner within walking distance.

7. Black Dolphin Inn

Guest room with king bed and balcony overlooking the Indian River at Black Dolphin Inn

Black Dolphin Inn is a 14-room boutique inn on South Riverside Drive, on the mainland side of the Indian River in the city’s historic district. The inn occupies a restored former grand home, opened in 2013 and takes its name from the dolphins that swim past its dock. The inn describes rooms and suites with balconies and terraces and bathrooms with jetted tubs, and eight rooms have wet bars.

Breakfast is cooked to order every day from an open kitchen in the lobby, with three entree choices. You can eat in the dining area or have it brought to your room.

  • Why stay: river views and a polished, grown-up feel, with Canal Street’s restaurants and shops about 0.8 miles on foot.
  • Getting there / to the parks: about 65 road miles from Orlando International Airport. The Flagler Avenue beach is about 2.7 miles by car over the causeway.
  • Good to know: this is not a beach hotel, so plan on driving to the sand and paying the city’s beach-lot parking. The inn’s policies say you must be 21 to reserve, on-site parking is limited to one car per room (two for one-bedroom suites and Courtyard View rooms), and three first-floor units take dogs for a $50 fee per stay.

Best for: couples, anniversaries and travelers who care more about the room and breakfast than about stepping onto the sand.

Where to stay in New Smyrna Beach: beachside or mainland

The town splits into two areas joined by the North Causeway and South Causeway bridges.

  • Flagler Avenue (beachside): the liveliest strip, with surf shops, bars and restaurants running from the river to the beach. SpringHill Suites, Hampton Inn, Inn on the Avenue and The Riverview Hotel are all here. Choose it if you want to walk to everything.
  • South Atlantic Avenue (beachside): condo towers and resorts directly on the sand, quieter at night. Coconut Palms and the Islander are here. Choose it if the beach and pool matter more than nightlife.
  • Canal Street (mainland): the historic downtown, with restaurants, galleries and antique shops. Black Dolphin Inn is a walk away. Choose it for a calmer, older-town feel, and drive to the beach.

Beach parking and driving rules in New Smyrna Beach

If your hotel is not on the sand, or you want to try another stretch of beach, parking is the main extra cost. The city and Volusia County run separate systems.

OptionWho runs itDaily cost (non-residents)Notes
City beachfront lotsCity of New Smyrna Beach$20Charged 9 a.m. to 5 p.m.
County off-beach lotsVolusia County (ParkVolusia)$20 plus taxSeparate from city lots
Driving on the beachVolusia County$30 plus taxAt designated beach ramps
Canaveral National SeashoreNational Park Service$25 per vehiclePass valid 7 days; cards only

The city’s five beachfront lots include the Flagler Avenue Boardwalk lot. Non-residents can also buy an annual city permit for $100. Daily fees are not refundable, and holding a ParkVolusia pass does not cover city lots (or the other way around). Canaveral National Seashore starts at the south end of town; its Apollo Beach entrance station takes credit or debit cards only.

How to choose a hotel in New Smyrna Beach

  • Decide how much the sand matters. Only SpringHill Suites, Coconut Palms and the Islander put you directly on the beach. Hampton Inn and Inn on the Avenue are a short walk away. The Riverview is a longer walk, and Black Dolphin is a drive.
  • Count the beds, not just the guests. Families of five or more will fit more easily into a two- or three-bedroom condo at Coconut Palms or the Islander than into a hotel room. The B&Bs cap most rooms at two people.
  • Add parking and fees to the rate. Daily parking at the brand hotels ran $20 to $24 at last check, while The Riverview includes self-parking. Taxes are added on top, so confirm the full total at checkout.
  • Read the small print at small properties. Minimum stays, card surcharges, age limits and cancellation windows are stricter at inns and condo resorts than at chains.
  • Think about storm season. Beachside New Smyrna can be put under evacuation orders during hurricanes. The Islander’s own updates page records a closure during Hurricane Milton in October 2024. Read our guide to Orlando hurricane season and book flexible rates from August to October.
  • Combine it with Orlando wisely. New Smyrna works as a 2- or 3-night add-on before or after the parks rather than a daily base. Our guide on where to stay in Orlando helps you pick the theme park half of the trip, and our hotels near Kennedy Space Center guide covers the Space Coast if you want to add a launch.

Frequently asked questions

How far is New Smyrna Beach from Orlando?

By road, the Flagler Avenue area is about 58 miles from downtown Orlando, about 67 miles from Orlando International Airport and about 79 miles from the Magic Kingdom area. Without traffic, that is roughly 1 hour 15 minutes from downtown, about 1.5 hours from the airport and close to 2 hours from Disney. The fastest routes may use toll roads, and I-4 traffic can add a lot of time at peak hours.

Is New Smyrna Beach or Cocoa Beach closer to Orlando?

It depends on where you start. From downtown Orlando the two are almost tied, at about 56 to 58 road miles. From Orlando International Airport, the theme parks and International Drive, Cocoa Beach is closer, about 50 miles from the airport. From Sanford, Lake Mary and the northern suburbs, New Smyrna Beach is clearly closer, about 33 miles from Sanford.

How much does beach parking cost in New Smyrna Beach?

The City of New Smyrna Beach charges $20 per day at its five beachfront lots, including the Flagler Avenue Boardwalk lot, between 9 a.m. and 5 p.m. Volusia County’s off-beach lots also charge $20 plus tax, under a separate system. Non-residents can buy a $100 annual city permit. Many beachside hotels charge their own daily parking fee for guests, so add both if you plan to move around.

Can you drive on the beach in New Smyrna Beach?

Yes. Volusia County allows beach driving and parking at designated beach ramps in New Smyrna Beach, Daytona Beach, Ormond Beach and Ponce Inlet. At the time of writing, un-permitted vehicles paid $30 per day plus tax. Non-residents can buy a $150 annual beach driving pass. Driving depends on the tides and on which ramps are open, so check ParkVolusia before you go.

Which New Smyrna Beach hotels are within walking distance of Flagler Avenue?

Four hotels in this guide are on Flagler Avenue itself: SpringHill Suites at the ocean end, Inn on the Avenue and Hampton Inn in the middle, and The Riverview Hotel at the river end. Coconut Palms Beach Resort II on South Atlantic Avenue is about 0.4 miles on foot from the Flagler beach approach. The Islander is just over a mile away, so most guests drive or cycle.

Is New Smyrna Beach a good base for Disney World or Universal?

Not for daily park visits. It is about 79 road miles from the Magic Kingdom area and about 67 from Universal, so you would spend three hours or more in the car on a park day. Most visitors split the trip instead: a few nights near the parks, then two or three nights at the beach to wind down before flying home.

Bottom line

For most visitors, SpringHill Suites by Marriott New Smyrna Beach is the best all-round choice: it is on the sand, includes breakfast and sits at the walkable end of Flagler Avenue. Choose Coconut Palms or the Islander when you need a kitchen and bedrooms, Hampton Inn for a good-value Flagler base, and The Riverview Hotel, Inn on the Avenue or Black Dolphin Inn for a slower, more personal stay. Rates vary by season, availability and how far ahead you book, so compare your dates early, especially for spring and summer weekends.
