Mystic Dunes Resort, now sold as Hilton Vacation Club Mystic Dunes Orlando, is an all-suite vacation-club resort on an 18-hole golf course a few miles west of Walt Disney World. You get one- to three-bedroom suites, most with a full kitchen and a washer/dryer, plus four heated pools and a waterslide, but no Disney perks.

The address says Celebration, but the resort sits in the woods off Formosa Gardens Boulevard, south of US-192 and well west of Celebration’s town center. It’s run by Hilton Grand Vacations, and many owners stay here. You can still book a suite for a few nights on Booking.com like any hotel.

We checked Hilton’s and HGV’s resort pages, the golf club’s site and the live Booking.com listing.

Quick answer: Book Mystic Dunes if you want a big suite with a kitchen, quiet pools and golf, about a 12-minute drive from Animal Kingdom’s parking. Plan on a car. At the time of writing, Booking.com adds a $30 nightly resort fee plus 13.5% tax, and self-parking costs about $10 a day.

Where Mystic Dunes is and how far the parks are

Mystic Dunes is tucked into wooded land around its golf course. To get anywhere you drive out along Formosa Gardens Boulevard and Old Lake Wilson Road to US-192 or Osceola Parkway. Hilton describes it as five miles from the Walt Disney World entrance and lists EPCOT at 7.5 miles, the Magic Kingdom at 8 and Universal at 16.

We ran road routes with OSRM from the resort’s lane to each park’s guest parking. Add a buffer at rush hour and on US-192:

DestinationRoad distanceDrive (no traffic)
Animal Kingdom parkingAbout 5 mi12 min
Hollywood StudiosAbout 7 mi19–20 min
EPCOTAbout 8 mi18–20 min
Magic Kingdom (TTC lot)About 9–10 mi17–20 min
Disney SpringsAbout 9–11 mi20–23 min
SeaWorld OrlandoAbout 13 mi25 min

Celebration’s town center is about 7.5 road miles away (Hilton says 7), so this isn’t a stay where you stroll to Market Street for dinner. If walking to shops and restaurants matters, compare our best hotels in Celebration, Florida.

Mystic Dunes suites: sizes, beds and kitchens

Every unit is a suite with a living area, a sofa bed and a TV. Hilton’s room list, which the Booking.com listing mirrors, has three tiers:

  • One-bedroom queen suites (400 to 650 sq ft): a queen bed, a queen sofa bed, a walk-in shower and an efficiency kitchen with a two-burner stovetop, microwave and a mini or regular fridge. The 650-sq-ft “Plus” adds a dishwasher and a washer/dryer.
  • One-bedroom deluxe king suite (1,050 sq ft): a king bed, a full kitchen with an oven (HGV adds a dishwasher), a soaking tub plus walk-in shower, a washer/dryer and a furnished balcony. Sleeps 4.
  • Two-bedroom suites (1,445 to 1,700 sq ft): a king primary bedroom with an oversized tub and walk-in shower, a second bedroom with two queens, two doubles or one queen, a full kitchen, a washer/dryer and a balcony. Some face the golf course.
  • Three-bedroom suites (1,545 to 2,095 sq ft): two living areas, a full kitchen plus an efficiency kitchen, and three bathrooms. Hilton notes the third bedroom connects through a lock-off door.

Occupancy is where the official sources split. Hilton’s room pages say the two-bedroom suites sleep 8 and the three-bedroom suites 12, counting the sofa beds. Hilton Grand Vacations’ own resort page lists 6 guests for two bedrooms and 8 for three. Booking.com says no extra beds are available and cribs are free on request. If you’re near the top of a range, confirm the number for your exact suite before you pay.

Accessible two-bedroom suites with roll-in showers and a hearing-accessible suite are listed too. Photos show both renovated units with light wood and blue fabrics and older units with darker wood, so ask which style you’ll get. For more big-suite options, see our guide to 2- and 3-bedroom suites near Disney World.

Pools, golf and recreation

The centerpiece is the Dunes Lagoon, a two-acre pool and recreation area with a two-story waterslide, a rock waterfall and private cabanas. The other three, the Garden Pool and the Courtyard and Terrace pools, are smaller, and the last two are quiet pools. Hilton’s December 2025 listing gave 8 a.m. to 10 p.m. for the lagoon and 8 a.m. to 8 p.m. for the rest. All four are heated, and HGV mentions a children’s pool area with a water feature.

The Mystic Dunes Golf Club is a par-72, 18-hole public course designed by Gary Koch. One nine has a British links feel with mounding and pot bunkers; the other is a low-country layout through wetlands and oak and cypress forest. There’s a 300-yard driving range with up to 30 stalls, plus chipping and putting greens. Range buckets were $7 and $10 at the time of writing.

Hilton advertises a Stay & Play offer with up to two rounds of golf on stays of two or more nights. That’s a Hilton package, so don’t expect it with a standard Booking.com rate. The clubhouse is on Shadow Tree Lane, about half a mile by road from the suites. Our guide to Orlando golf resorts compares other courses you can stay on.

Off the course, Hilton and HGV list tennis and basketball courts, shuffleboard, ping-pong, mini golf, bike rentals, gaming consoles, BBQ grills and picnic areas. Neither Hilton nor HGV lists pickleball courts. If pickleball is a must, browse our list of Orlando resorts with pickleball, or ask the front desk.

Dining and breakfast

The main restaurant is The Oak Room, which overlooks the golf course. The golf club’s page says it serves breakfast from 8 to 10:30 a.m., lunch from 11 a.m. to 4 p.m. and dinner from 4 to 10 p.m. daily. Expect burgers, pizza, steak and seafood. Hilton’s pages still call the restaurant Kenzie’s.

A Starbucks counter in the clubhouse opens from 7 a.m. to 9 p.m. Hilton mentions two pool bars, including Aloha Tiki Bar & Grille, for drinks, sandwiches and snacks. The golf club also takes to-go orders for pickup at the clubhouse bar. Breakfast isn’t part of Hilton’s standard rate, so most families cook their own: every suite has at least an efficiency kitchen. See our list of Orlando hotels with kitchens for other suite stays.

Parking, resort fee and other charges

When we checked Booking.com in October 2026 for November dates, every suite type carried a $30-per-night resort fee. Booking also adds 13.5% tax, and it applies to that fee too. Hilton’s page lists what the daily resort charge covers, but not the amount:

  • Guest internet access and TV streaming and casting
  • Mini golf, plus tennis, basketball, shuffleboard and ping-pong equipment
  • Bicycle rentals and gaming consoles
  • Select daily activities and PressReader access

Parking is no longer free. Hilton’s page showed complimentary self-parking until early 2026, but captures from April to July 2026 list $10 per vehicle per day, with no valet or EV charging. Booking.com lists $10.75 per day and says to reserve it.

Hilton also authorizes your card for the stay plus a $200 security deposit. Mystic Dunes is cashless except at the front desk and pro shop. Up to three packages per stay are free, then $10 each.

Getting to the parks

A car makes this resort work. Disney’s standard theme park parking is $35 a day at the time of writing, and Universal’s is $35 including tax. There’s no airport shuttle, according to Hilton.

HGV’s resort page lists “a theme park shuttle.” An HGV article mentions service to Walt Disney World, SeaWorld and Universal. Neither source gives a schedule (HGV’s resort summary now calls the service complimentary), and the shuttle isn’t on Hilton’s list of resort-charge inclusions. Call the resort before you count on it.

Mystic Dunes isn’t on Disney’s Early Theme Park Entry list, so you share the normal opening time with other off-site guests. Lightning Lane bookings open 3 days ahead for off-site guests like you.

Fitness, Wi-Fi and other amenities

The fitness center has strength machines, free weights and cardio equipment. Wi-Fi in the suites and the lobby is covered by the resort charge. Hilton lists a business center, meeting rooms and a concierge. There’s no spa or kids club on the official pages, though the resort charge covers “select daily activities.”

House rules at the time of writing: check-in at 4 p.m. and check-out at 10 a.m., which is early. The minimum check-in age is 18 on Booking.com. Pets aren’t allowed (service animals are). Suites are non-smoking, with a fee of up to $500 for smoking in one, and there are designated outdoor smoking areas.

Who Mystic Dunes suits

It’s a strong fit for multigenerational families and groups who want separate bedrooms, a real kitchen and laundry at a lower-key address than Lake Buena Vista. It also suits golfers, since the course is a short ride from your door, and couples who’d rather swim in a quiet pool than a busy water park.

It’s a weaker fit if you won’t have a car, want to walk to restaurants, plan Universal-heavy days or want a lazy river.

Pros

  • Big suites, most with a full kitchen, washer/dryer and balcony
  • Four heated pools, including a two-acre lagoon with a waterslide
  • An 18-hole, par-72 golf course with a driving range on site
  • About 12 minutes by car from Animal Kingdom’s parking
  • A $30 nightly resort fee on Booking.com at last check, lower than at many large Orlando resorts

Limitations to know

  • No Disney perks, and shuttle details aren’t published
  • Self-parking now costs about $10 a day
  • 10 a.m. check-out and a $200 deposit
  • Few restaurants on site, and nothing within walking distance
  • Older and renovated suites look quite different
  • Owner and Hilton Honors perks don’t come with a Booking.com rate

What to check before you book

  • Suite type: efficiency kitchen or full kitchen, washer/dryer, and the occupancy for your group.
  • Total price: the $30 nightly resort fee and 13.5% tax on top of the room rate.
  • Parking: the current daily rate ($10 on Hilton’s page, $10.75 on Booking.com) and whether you need to reserve it.
  • Shuttle: parks served, times, any charge and whether Booking.com guests can ride.
  • Golf: tee times and green fees, since Stay & Play is a Hilton package.

Frequently asked questions

How much is the resort fee at Mystic Dunes?

When we checked Booking.com in October 2026, its price breakdown showed a resort fee of $30 per suite per night, and Booking applied the 13.5% Osceola County hotel tax to it. Hilton’s page lists what it covers, including Wi-Fi, mini golf, sports equipment, bikes and gaming consoles, but not the amount. Fees can change, so check the price breakdown before you pay.

Does Mystic Dunes have a shuttle to Disney World?

Hilton Grand Vacations lists a theme park shuttle, and one of its articles mentions service to Walt Disney World, SeaWorld and Universal. No schedule is published (HGV’s resort summary calls the service complimentary), and the shuttle isn’t on Hilton’s list of resort-charge inclusions. Call the resort to confirm times, stops and any charge. A car is still the easier way to reach the parks.

How far is Mystic Dunes from Disney World?

By road, it’s about 5 miles to Animal Kingdom’s parking (around 12 minutes without traffic), 7 miles to Hollywood Studios, 8 to EPCOT and 9 to 10 to the Magic Kingdom’s Transportation and Ticket Center lot. Hilton gives slightly shorter figures. Universal Orlando is about 17 miles away, roughly 27 minutes in light traffic.

Is parking free at Mystic Dunes Resort?

No, not anymore. Hilton’s page showed free self-parking until early 2026, but its captures from April to July 2026 list $10 per vehicle per day. Booking.com lists $10.75 per day and asks you to reserve it. There’s no valet or EV charging. Confirm the rate with the resort before you arrive.

Do Mystic Dunes suites have full kitchens?

The deluxe one-bedroom and all two- and three-bedroom suites have full kitchens with an oven, fridge, microwave, toaster and coffee maker, and the three-bedroom suites add an efficiency kitchen. HGV says the deluxe one-bedroom also has a dishwasher. The smaller one-bedroom queen suites (400 to 650 square feet) have an efficiency kitchen with a two-burner stovetop and a microwave instead.

Is Mystic Dunes a timeshare?

Yes, it’s a Hilton Vacation Club resort run by Hilton Grand Vacations, so many guests are owners. You don’t need to own anything to stay: suites are sold by the night on Hilton and Booking.com. Owner benefits and Hilton Honors perks apply only to those programs, not to a standard Booking.com reservation.

Bottom line

Mystic Dunes Resort gives you a large suite with a kitchen, four heated pools and a full golf course about 12 minutes from Animal Kingdom, with a $30 nightly resort fee on Booking.com at the time of writing. Bring a car, budget about $10 a day for parking, and confirm your suite’s occupancy and the shuttle before you book.
