Evermore Orlando Resort is a 1,100-acre vacation resort next to Walt Disney World that rents four-bedroom flats, two- and four-bedroom villas and five- to eleven-bedroom houses with private pools instead of ordinary hotel rooms. Everything sits around Evermore Bay, an 8-acre swimmable lagoon set in a 20-acre white-sand beach area, and Conrad Orlando, Hilton’s luxury hotel, stands on its north shore.
Expect door-code check-in, no included daily housekeeping, a one-time All-In-One Fee instead of a nightly resort fee and no central park shuttle. We checked Evermore’s, Hilton’s and Disney’s official pages in October 2026; fees and policies change, so confirm them for your dates.
Quick answer: Book Evermore Orlando Resort if you are a group of 8 to 32 that wants a full kitchen, a bathroom for every bedroom and a real beach lagoon a short drive from Disney: flats sleep up to 11 and houses sleep 15 to 32 with private heated pools. Skip it if you want daily housekeeping included, a free park shuttle or Disney Early Theme Park Entry; the booker must be 25 or older, and the Disney and Universal parks are about 5.5 to 10.5 miles away by road.

Location and distances to the parks
Evermore occupies the former Grand Cypress land between Winter Garden-Vineland Road (CR 535) and the eastern edge of Disney property, next to the Hyatt Regency Grand Cypress. Evermore says it is “less than 3 miles” from Walt Disney World, but the drives to park lots are longer. We ran road routes with OSRM, an open routing engine; Evermore’s own figures are within about a mile of ours.
| Destination | Road distance | Typical drive |
|---|---|---|
| Disney Springs | About 4 miles | 10–15 min |
| Magic Kingdom (Transportation and Ticket Center lot) | About 5.5 miles | About 15 min |
| EPCOT main lot | About 6 miles | 15–20 min |
| Hollywood Studios | About 7–8 miles | 20–25 min |
| Animal Kingdom | About 9.5 miles | About 20 min |
| Universal Studios and Islands of Adventure | About 10.5 miles | 20–25 min |
| Epic Universe | About 10 miles | 20–25 min |
| Orlando International Airport | About 19 miles | 35–40 min |
Inside the resort, the Flats and Villas sit on a three-quarter-mile loop around the Bay, the Houses spread beyond it, and a free trolley links everything.
Flats, villas and houses: which unit to book
Every bedroom has its own bathroom and a safe; every unit has a full kitchen, a washer and dryer and a 75-inch TV.

| Unit | Bedrooms / baths | Sleeps | Size | Good to know |
|---|---|---|---|---|
| Tower Flat | 4 / 4 | Up to 11 | 1,900 sq ft | Five stories with elevators; garden or Bay views |
| Boardwalk Flat | 4 / 4 | Up to 11 | 1,900 sq ft | Two stories, private entrances, no elevator |
| 2-bedroom Villa | 2 / 2 | 4 or 6 | 1,800 sq ft | Single story, near the golf |
| 4-bedroom Villa | 4 / 4 | 8, 10 or 16 | 2,800 sq ft | Two stories |
| 5–7-bedroom House | 5–7 / 6–8 | 15 to 22 | 3,724–4,513 sq ft | Two stories, private pool, bunk rooms |
| 8–11-bedroom House | 8–11 / 9–13 | 24 to 32 | 5,522–7,818 sq ft | Three stories with a kids’ floor and theater options |
Flats have three king bedrooms, a bunk room with three twins and a queen, and a balcony or patio, but no bathtubs. The Cypress Villas are the refreshed original Grand Cypress villas, with sunken living rooms, freestanding tubs and terraces beside the golf courses and their own heated pool.
The Houses are built for reunions: a private heated saltwater pool (12 by 24 ft, about 3 to 5 ft deep) in a fenced yard, a lanai with a gas grill, dining tables for 12 to 24, a high chair and a Pack ‘n Play, and in the 8- to 11-bedroom houses a third floor for kids with two bunk rooms and arcade games.
Occupancy is enforced: the maximum follows the beds in the unit, children under two do not count, rollaways and air mattresses are banned, and day visitors are capped at one per bedroom until 11 pm. On Booking.com, Evermore is one listing with its unit types underneath, so check the bedroom count of the unit you select. Rates vary by season, availability and how far ahead you book.
Evermore Bay, pools and recreation
Evermore Bay is the reason to book: 8 acres of clear, filtered Crystal Lagoons water inside a 20-acre beach complex, about 8 ft deep in the center and 12 ft at the Blue Hole. It is open year-round, but swimming is allowed only from sunrise to sunset.

Kayaks, paddleboards, floats and life jackets are included in the All-In-One Fee, as are the four-person Family Waterslide and the Blue Hole jumps and rope swing; towels are provided. Cabanas, daybeds and boat cruises cost extra. Rules to know:
- Swim at your own risk: lifeguards work only at the Family Waterslide Pool and the Blue Hole, and children under 14 need an adult with them.
- Height limits: 48 inches for the Blue Hole and to ride the slide alone; 40 to 48 inches ride the slide in a life jacket with a parent.
- The water is not heated: Evermore quotes the mid to upper 60s°F from December to March, the 70s in April, May and November and the 80s from June to October. The resort pools are heated.
- Watercraft come in when lightning is within 15 miles and the whole Bay closes at 6 miles.
There are also three shared pools: the Boardwalk Pool behind the Flats (fountains, a sun shelf and an oversized hot tub), the Family Waterslide Pool and the quieter Villas Pool with a waterfall hot tub, plus firepits, two beach saunas and Hammock Grove. Our guide to Orlando resorts with a beach compares the Bay with Universal’s and Disney’s beach pools, and our lakefront hotels in Orlando list covers natural lakes.
Dining and breakfast
Evermore counts 14 or more restaurants and bars across the resort and Conrad Orlando, many of them at The Landing, the hub on South Beach. Breakfast is not included in standard rates; Evermore’s direct-booking BREAKFAST code adds it at Twin View for flats and most villas. Hours are as of October 2026.

- Twin View: Florida-flavored breakfast, lunch and dinner with views of the Bay, the golf course and, Evermore says, Disney fireworks on some nights; the only Evermore restaurant open to non-guests.
- The Landing Food Hall and Sandhill Provisions: Craft Burgers, Props Pizza and That’s a Wrap! from 11 am to 10 pm, with delivery to your residence, and a cafe-market open 6:30 am to 10 pm for coffee, breakfast sandwiches and groceries.
- Around the Bay and bars: ‘More Tacos and Barbara Ann’s Beach Bar on East Beach, The Deep End at the Boardwalk Pool, Bayside Dining on South Beach and ebb + flow at The Landing.
- Conrad Orlando: Evermore guests can book Sophia’s Trattoria, Papaya Club, Ceiba, Apéro and Little Spoon.
In-Residence Dining adds breakfast packages, ready-to-heat dinners, Provisions grocery delivery (24 hours’ notice) and cocktail kits, and Houses can book a four-course Private Chef Experience, from $1,500 for eight or more guests plus tax and service charge at the time of writing.
Fees, parking and policies
Instead of a nightly resort fee, Evermore charges a one-time All-In-One Fee per reservation, refundable until arrival and non-refundable after check-in. Evermore’s pages describe what it covers but not the amount, so check the price breakdown. It pays for the departure clean, damage protection up to $1,000 in a flat or villa and $2,500 in a house, the Bay, pools and watercraft, the fitness center and starter supplies. Orange County’s 12.5% hotel tax is added.
- Parking: Free self-parking near your unit, limited to two cars per flat or villa and about half the bedroom count per house, with overflow lots and EV chargers at The Landing. Conrad Orlando is valet only, $50 a night at last check (May 2026).
- Deposit and cancellation (direct bookings): 25% of the stay is a non-refundable deposit, the balance is charged 30 days out, and nothing is refunded within 29 days. Evermore’s hurricane cancellation policy covers direct bookings only; Booking.com reservations follow Booking.com’s terms.
- Housekeeping: Daily housekeeping is not included; services from a tidy to daily cleaning cost extra, and stays of seven nights or more get one free mid-stay tidy.
- Check-in and age: 4 to 6 pm check-in (not guaranteed), 10 am check-out, and the booker must be 25 or older. Conrad’s minimum age is 21.
- House rules: No pets (service animals only), no smoking or vaping at any unit ($1,000 plus tax for smoke damage), quiet hours 10 pm to 7 am, and no drones (Evermore sits in Disney’s flight-restriction zone). Wi-Fi is free.
- Direct-booking extras: Hilton Honors points (for stays booked through Hilton, per a February 2025 announcement) and Evermore promo codes don’t apply to Booking.com stays.

Getting to the parks
Evermore’s FAQ is blunt: the resort “currently does not have centralized shuttle transportation to the theme parks.” It suggests paid Skyline Destination Orlando transportation, car rental at Disney’s Car Care Center, and rideshare, which can pull up to your door.

Two caveats. Hilton’s Conrad Orlando pages (archived April 2026) describe a complimentary motorcoach to all four Disney parks for Conrad guests; Evermore’s resort-wide FAQ does not, so treat it as a Conrad-only perk and confirm it. And neither Evermore nor Conrad appears on Disney’s list of non-Disney hotels with Early Theme Park Entry (re-checked October 2026).
In practice, plan to drive; budget Disney’s standard theme park parking, $35 a day at last check, and Universal’s $35. Inside the resort, an ADA-accessible trolley links The Landing, the Villas Pool, Conrad Orlando, the Flats and the Houses, and House guests can rent six-seat SunCart golf carts.
Golf, fitness, kids’ activities and the spa
Grand Cypress Golf at Evermore runs two Jack Nicklaus courses. The Links Course (1988) is a tribute to St Andrews with 14 double greens, more than 150 pot bunkers and almost no water; the Cypress Course (2021) is a Florida parkland layout with water on 13 holes and an island-green par 3. Evermore’s FAQ calls the Links a Nicklaus Signature course and the Cypress a Nicklaus Design, while the Cypress page says “Signature Design”; either way, both are public, resort guests get preferred rates and earlier booking windows, and the greens fee includes a shared cart.

Fitness and sports are mostly free: a 24-hour fitness center with Peloton bikes and Woodway treadmills, daily classes, two pickleball courts, basketball, a soccer field and sand volleyball. Kids get daily scheduled activities, a pirate ship playground and an arcade, but Evermore lists no kids club of its own; Conrad’s Kids Club is for Conrad guests only, per Hilton’s page at last check (September 2025). Conrad Spa Orlando takes reservations from Evermore guests.
Who Evermore Orlando Resort suits
Evermore works best for groups that would otherwise rent a vacation home: extended families, friends and wedding parties. You get the kitchen and bedrooms of a rental plus gated security, restaurants and a lagoon. Our guide to Orlando resorts for large groups ranks it against the alternatives, and our list of Orlando vacation homes with a private pool covers Reunion, Encore and other pool-home resorts. It suits you less for a quick two-person Disney stop or if you expect daily cleaning.
Pros
- Evermore Bay: 8 acres of swimmable lagoon and beach, with kayaks, paddleboards and the waterslide included.
- Every bedroom has its own bathroom, and a flat sleeps 11 in 1,900 sq ft.
- Houses of 5 to 11 bedrooms with private heated pools, sleeping up to 32; select ones add a theater or a kids’ floor.
- Free self-parking, Wi-Fi and resort trolley, plus grocery delivery to your door.
- A gated, staffed resort with two Jack Nicklaus golf courses.
Limitations to know
- No centralized park shuttle and no Disney Early Theme Park Entry; plan on a car or rideshare.
- An All-In-One Fee whose amount is not published on Evermore’s pages.
- Daily housekeeping is not included, and mid-stay cleans cost extra (seven-night stays get one free tidy).
- The lagoon is unheated and closes at sunset and in lightning.
- Flat bathrooms have no bathtubs, the booker must be at least 25, and promo codes and Hilton Honors points don’t apply on Booking.com.
What to check before you book
- The All-In-One Fee and tax in the price breakdown, and whether your rate is refundable.
- The bed layout: three kings plus a bunk room suits families with kids better than four couples.
- Minimum stays: unit pages list two nights for flats, villas and 5- to 7-bedroom houses and four nights for 8- to 11-bedroom houses.
- Parking if you bring more than two cars per flat or villa.
- Water temperatures if swimming is the point of the trip, and how you will reach the parks.

Evermore vs Conrad, Reunion and Encore
Conrad Orlando is the hotel option inside the same resort: 433 rooms and suites with twice-daily housekeeping, five restaurants, a spa, Conrad Beach and, per Hilton, a free Disney motorcoach, in exchange for a daily resort charge and valet-only parking. It suits couples and families of up to six who want service rather than a kitchen. Compare rates for Conrad Orlando.
Reunion Resort in Kissimmee has villas and large homes with three golf courses and a water park, but the water park is not available to third-party bookings, according to Reunion’s page, and its resort fee is nightly. Encore Resort at Reunion is the other large-home resort to compare. The Hyatt Regency Grand Cypress next door is the conventional-hotel alternative, with its own Disney shuttle and a nightly resort fee.
Frequently asked questions
Does Evermore Orlando Resort have a shuttle to Disney World?
No. Evermore’s FAQ says the resort currently has no centralized shuttle to the theme parks and points guests to paid Skyline Destination Orlando transfers, rental cars and rideshare. Hilton’s pages describe a free Disney motorcoach for Conrad Orlando guests only, so confirm that perk with the Conrad.
What is the All-In-One Fee at Evermore?
It is a one-time charge per reservation, not a nightly resort fee. It covers the departure clean, damage protection up to $1,000 in a flat or villa or $2,500 in a house, and amenities such as Evermore Bay, kayaks, paddleboards and the waterslide. Evermore does not publish the amount, so check the taxes and fees in your price breakdown; it is refundable until arrival.
Can you visit Evermore Bay without staying at the resort?
No. Evermore Bay, the pools and the casual venues are reserved for registered overnight guests of Evermore and Conrad Orlando, and day passes are not sold. Non-guests can book Twin View or Conrad’s restaurants, Conrad Spa Orlando or a tee time at Grand Cypress Golf, but they cannot swim in the lagoon.
Is Evermore Orlando Resort the same as Conrad Orlando?
Not quite. Conrad Orlando is Hilton’s 433-room luxury hotel on the north shore of Evermore Bay, inside the Evermore resort. Guests of both share the lagoon, golf, trolley and restaurants, but the Conrad has daily housekeeping, a nightly resort charge and valet-only parking, while Evermore’s flats, villas and houses have kitchens, free self-parking and a one-time fee.
How many people can stay in an Evermore house?
Between 15 and 32, depending on the floor plan. The five-bedroom house sleeps 15, the six- and seven-bedroom houses sleep 20 and 22, and the three-story eight- to eleven-bedroom houses sleep 24 to 32 with a kids’ floor. Children under two are not counted, and rollaway beds and air mattresses are not permitted.
Bottom line
Evermore Orlando Resort is the best option near Disney for a group of 8 to 32 that wants to stay under one roof with a kitchen, a bathroom per bedroom and a genuine swimmable lagoon inside a gated, staffed resort. Accept the trade-offs: a one-time fee whose amount is not published, no included daily housekeeping, no park shuttle and no Early Entry. Couples and small families should book Conrad Orlando instead.
