Lake Buena Vista Resort Village & Spa is a condo-style resort of one- to four-bedroom suites, each with a full kitchen, in-suite washer and dryer and a private balcony, about 10 minutes by car from Disney Springs and roughly 15 minutes from the nearest Walt Disney World theme parks. Its signature feature is the Pirates’ Plunge Pool, a zero-depth pool built around a wrecked pirate ship with a water slide, water cannons and waterfalls.
Below: suite sizes and occupancy, pools, food, the resort fee, parking, the free park shuttle and the trade-offs, checked on the resort’s official website in October 2026 and against Disney’s own pages.
Quick answer: Book Lake Buena Vista Resort Village if you are a larger family or a multi-family group that wants two to four real bedrooms, a full kitchen and laundry in one unit, plus a kid-magnet pool, close to Disney. Skip it if you want daily housekeeping, Disney’s Early Theme Park Entry or a walk to the parks.

Location and distances
The resort sits on State Road 535, about 3 miles south of its Interstate 4 interchange, in the hotel and outlet strip between Disney Springs and Kissimmee. The Lake Buena Vista Factory Stores outlet mall and its LBV Eatery food court are directly across the street, and the resort says a Publix and a Walmart are about a mile away.
Note that this is not Orlando Vineland Premium Outlets, which is about 3.5 miles north by road; our guide to hotels near Orlando Vineland Premium Outlets covers stays next to that mall.

The resort quotes Walt Disney World as “less than 5 miles” away, SeaWorld as less than 7 and Universal as 11 (other pages on its site say 3 or 4 miles to the Disney parks). Those figures fit Disney Springs, but the theme park parking lots are farther by road. Our road distances (OSRM) to each park’s parking area are below; times assume light traffic.
| Destination | Road distance | Drive time |
|---|---|---|
| Disney Springs | About 4 miles | 10 min |
| Hollywood Studios | About 5.5–6 miles | 10–15 min |
| EPCOT | About 6.5–7 miles | 15 min |
| Magic Kingdom (ticket center lot) | About 8.5 miles | 15–20 min |
| Animal Kingdom | About 9.5 miles | 20 min |
| SeaWorld Orlando | About 6.5 miles | 15 min |
| Universal Orlando | About 10.5 miles | 20–25 min |
| Epic Universe | About 12 miles | 20–25 min |
| Orlando International Airport | About 17.5 miles | 25–30 min |

Rooms: condo-style suites with kitchens
All rooms are suites, spread across five buildings. Each has a full kitchen (full-size oven, fridge with icemaker, dishwasher, coffee maker, cookware), an in-suite washer and dryer, a safe and a private balcony with table and chairs.

| Suite | Size (official) | Sleeps | Beds |
|---|---|---|---|
| 1 bedroom, 1 bath | About 800 sq ft | Up to 4 | Bedroom plus living room |
| 2 bedroom, 2 bath | 1,080 sq ft | Up to 6 | King, 2 fulls, sleeper sofa |
| 3 bedroom, 2 bath | 1,253 sq ft | Up to 8 | 2 kings, 2 fulls |
| 3 bedroom, 3 bath | 1,434 sq ft | Up to 8 | 2 king primaries, 2 fulls |
| 4 bedroom, 4 bath | 1,800 sq ft and up | Up to 10 | 2 kings, 4 fulls, sleeper sofa |
The 3-bedroom, 3-bath suite (Buildings 1 and 2 only) gives two couples their own primary bedroom and bath. The 4-bedroom “Large” suite adds a wet-bar kitchenette and a full-length balcony; its page lists both 2,170 and 1,800 sq ft, so ask if size matters.
View categories let you lock in a balcony over the pirate ship pool or a “firework view” of Disney fireworks “in the distance.” The refreshed LBV Signature Collection suites (2- and 3-bedroom) add new appliances, daily “Signature Refresh” housekeeping, a welcome basket and two 25-minute spa services, subject to availability.

There are no rollaway beds, so occupancy limits are firm. Pack ‘n Play style cribs are free if you request one by email before arrival, and ADA suites with roll-in showers come in 2- and 3-bedroom layouts. Our roundup of 2- and 3-bedroom suites near Disney World compares similar resorts.
Pools and recreation
The Pirates’ Plunge Pool is why many families book. Seahorse-shaped from above, it has a zero-depth entry for toddlers and a wrecked pirate ship with water cannons, waterfalls and a slide (48-inch minimum). Hot tubs, loungers and hammocks surround it.

The Relaxation Pool between Buildings 1 and 2 is the quiet option, open until 10 p.m. with free towels. Both pools are heated in fall and winter, depending on temperatures.

You also get the Little Pirate’s Playground (8 a.m. to dusk at last check), a paid game room and free monthly activities; October 2026 included a pirate skeleton scavenger hunt and lobby trick-or-treating.
Dining and breakfast
Breakfast is not included. Most families cook in the suite, and the Building 1 convenience store (7 a.m. to 1 a.m. at last check) sells cereal, milk, bread, frozen meals, baby formula, beer and wine.
- Frankie Farrell’s Irish Pub & Grille: Irish and American pub food, 17 TVs and 32 beer taps; open daily noon to 10:30 p.m.
- LBV Village Bar & Grill: poolside breakfast items, snacks and cocktails, 9 a.m. to 9 p.m.; the menu adds a 15% gratuity.
- Pizza Hut Express: inside the Building 1 store, 5 p.m. to midnight; ask the staff about delivery to your suite.
- LBV Eatery: the outlet mall’s food court next door.

Hours were listed on the official dining pages at the time of writing and can change. For a bigger dinner, Disney Springs is about 10 minutes by car.
Parking and fees
Self-parking is included in the daily resort fee for up to two vehicles per suite, with passes issued at check-in; Buildings 3 and 5 have garages. The official FAQ says the fee covers self-parking, Wi-Fi and local calls (the gym is included too) and is subject to change.
The official site does not publish the fee’s dollar amount, so check the price breakdown before you pay, direct or on Booking.com; Orange County adds 12.5% hotel tax. Other possible charges: optional housekeeping, late check-out, $7 per package received and a $250 fee for smoking in a suite.
If you drive to the parks instead of taking the shuttle, Disney’s standard theme park parking was $35 per day and Universal’s $35 including tax at last check, while Disney Springs parking is free.
Transport to the parks
The free round-trip shuttle to the Walt Disney World theme parks and Universal Orlando is run by a third party, Fabulous Buses. Get a promo code at check-in and reserve seats online at least 24 hours ahead (wheelchair and scooter users book an ADA ticket). Buses may stop at other hotels and skip Disney Springs, and the resort says the service can change without notice.
The resort is listed on Disney’s Walt Disney World Good Neighbor Hotels site, but that is not Early Theme Park Entry: it was not on Disney’s official Early Entry hotel list at last check (late September 2026). See our list of non-Disney hotels with Early Theme Park Entry if that matters.
For rope drop, driving is most reliable. There is no airport shuttle; the resort suggests a rental car, rideshare or a pre-booked shuttle from Orlando International, about 17 to 18 miles away.
Amenities: spa, fitness and services
- Reflections Spa & Salon: 6th floor of Building 4, open to non-guests; the FAQ lists Thursday to Monday, 9 a.m. to 5 p.m. (another page says Thursday to Sunday).
- Fitness center: 24 hours, Building 1, included in the resort fee.
- Wi-Fi: included in the resort fee in all suites.
- Housekeeping: not daily on standard suites; book paid Full Cleaning, Light Touch or Fresh Touch service 24 hours ahead.
- Other: ATM, luggage storage, meeting rooms, and an EVgo charging station by the outlet center next door.

Who Lake Buena Vista Resort Village suits
It works best for groups that would otherwise rent a vacation home: extended families, two families sharing, teams and reunions. You get separate bedrooms, a kitchen and laundry, plus a front desk, themed pool and shuttle. Toddlers get the zero-depth pool and free cribs. Our best hotels in Lake Buena Vista guide compares the area’s traditional hotels.

It suits couples less well, and it is the wrong pick if you want daily cleaning or Disney’s on-site perks.
Pros
- Real multi-bedroom suites, up to four bedrooms and four bathrooms in one unit.
- Full kitchen, washer and dryer and balcony in every suite.
- Pirate ship pool with zero-depth entry, slide and water cannons, plus a separate quiet pool.
- Free shuttle to Disney’s theme parks and Universal.
- Self-parking for two vehicles covered by the resort fee.
- Outlet mall, food court, convenience store and pub within walking distance.
Limitations to know
- No daily housekeeping unless you pay for it or book a Signature Collection suite.
- The resort fee amount is not listed on the official site; check the booking breakdown.
- The shuttle must be booked 24 hours ahead, may stop at other hotels and skips Disney Springs.
- Not part of Disney’s Early Theme Park Entry.
- No rollaway beds, no pets (service animals only), and you must be 21 with a credit card to check in.
- Check-in is 4 p.m. and early check-in cannot be guaranteed.
- Fireworks views are distant and depend on your suite, building and Disney’s schedule.
What to check before you book
- Total price: check the resort fee and 12.5% tax in the final breakdown. Rates vary by season, availability and how far ahead you book.
- Suite type: occupancy is fixed, so count babies. Only a view category guarantees a pool or fireworks view.
- Cancellation: the resort’s standard policy is free cancellation up to 72 hours before arrival; prepaid rates and booking sites differ.
- Shuttle: confirm current Fabulous Buses times before you skip a rental car.
If fireworks from your balcony are a priority, compare our guide to hotels with views of Disney fireworks, where some views are much closer.

Frequently asked questions
Does Lake Buena Vista Resort Village have a free shuttle to Disney?
Yes. The resort includes a complimentary round-trip shuttle to the Walt Disney World theme parks and Universal Orlando, run by Fabulous Buses. You receive a promo code at check-in and must reserve seats online 24 hours in advance. Buses may stop at other hotels and do not go to Disney Springs. The resort says the third-party service can change without notice, so confirm the schedule before your trip.
How much is the resort fee at Lake Buena Vista Resort Village & Spa?
The resort charges a daily resort fee, but its official website does not publish the amount, so you will see it in the price breakdown when you book. According to the official FAQ, the fee covers self-parking, Wi-Fi and local phone calls, and the fitness center is included too. The fee is subject to change, and Orange County hotel tax of 12.5% applies.
Is parking free at Lake Buena Vista Resort Village?
There is no separate parking charge. Self-parking is included in the daily resort fee for registered guests, for up to two vehicles per suite, and you receive parking passes at check-in. Buildings 3 and 5 have parking garages. Valet parking is not mentioned on the official site, and the fee is subject to change, so confirm it at booking.
Can you see Disney fireworks from Lake Buena Vista Resort Village?
Some suites can. The resort sells “firework view” 2- and 3-bedroom suites with balconies facing Disney fireworks “in the distance.” Expect a far-off view rather than a close-up show, and only a firework-view category guarantees that orientation. Disney’s fireworks schedules also vary by park and season, so check showtimes for your dates before you plan an evening around them.
Does Lake Buena Vista Resort Village have daily housekeeping?
Not on standard suites. It is a self-catering resort, so daily cleaning is not included. You can book Full Cleaning, Light Touch or Fresh Touch service for a fee at least 24 hours in advance. LBV Signature Collection suites are the exception: they include a daily “Signature Refresh” housekeeping service, along with a welcome basket and spa perks.
How far is Lake Buena Vista Resort Village from Disney World?
The resort describes Walt Disney World as less than 5 miles away, which matches Disney Springs: about 4 miles by road, roughly 10 minutes in light traffic. The theme park parking lots are farther: about 5.5 to 6 miles to Hollywood Studios, 6.5 to 7 miles to EPCOT, 8.5 miles to Magic Kingdom and 9.5 miles to Animal Kingdom, so allow 15 to 20 minutes.
Bottom line
Lake Buena Vista Resort Village & Spa is a strong pick for big families and groups who want vacation-home space with resort extras: multi-bedroom suites with kitchens and laundry, a pirate ship pool, parking for two cars under the resort fee and a free Disney and Universal shuttle, about 10 minutes from Disney Springs and 15 from the nearest Disney parks. Just expect paid housekeeping and no Early Entry.
