The choice between an Orlando hotel vs vacation home comes down to one trade: a hotel buys you park perks, shuttles and front-desk service, while a rented house or condo buys you bedrooms, a kitchen, laundry and often a private pool. Which matters more depends on your group size, your cars and how early you want to reach Walt Disney World or Universal.

Below, we compare the two on park perks, parking, fee types, Florida’s lodging taxes and drive times, using official pages checked in October 2026. We don’t quote typical rental prices or cleaning fees, because they vary by home and date.

Quick answer: Book a hotel, ideally a Disney Resort hotel or one of Universal’s on-site hotels, if early entry, Express passes and free park transport matter more than space. Rent a vacation home if you’re a group of eight or more, you’ll cook most meals and you’ll drive to the parks anyway. If you need two to four bedrooms, a condo-style resort such as Lake Buena Vista Resort Village or Floridays gives you a kitchen and a washer plus a front desk and a park shuttle.

Park perks only hotels get

Disney’s and Universal’s guest benefits are tied to lists of hotels, and no private rental is on them.

Walt Disney World

  • Early Theme Park Entry: 30 minutes early at all four theme parks, every day of your stay, for guests of Disney Resort hotels and 15 other hotels: the Swan, Dolphin, Swan Reserve, Shades of Green, Four Seasons, Signia, Waldorf Astoria and eight Disney Springs-area hotels. Disney says it continues through 2027 (see our non-Disney hotels with Early Theme Park Entry).
  • Extended Evening Hours: select nights, for guests of Disney Deluxe and Deluxe Villa Resorts plus the Swan, Dolphin, Swan Reserve and Shades of Green.
  • Lightning Lane window: Disney Resort hotel guests (and Swan, Dolphin, Swan Reserve and Shades of Green guests) can buy Lightning Lane passes up to 7 days before their stay; everyone else gets 3 days before each park day.
  • Transport and parking: free buses, boats and monorail from Disney Resort hotels, free overnight self-parking there, and standard theme park parking included. Everyone else pays $35 a day for standard parking, tax included, or $50 to $60 for preferred.

Universal Orlando

  • Early Park Admission: up to an hour before opening at selected attractions, for guests of Universal’s on-site hotels (and for other guests only when their ticket states the benefit).
  • Free Express Unlimited: at Loews Portofino Bay, Hard Rock Hotel and Loews Royal Pacific, valid at Universal Studios Florida and Islands of Adventure, not at Epic Universe or Volcano Bay.
  • Transport: complimentary transportation from every Universal hotel: shuttle buses, plus water taxis and walking paths at select hotels.

If rope drop matters, or you’d use Express on several days, price an on-site hotel before you book a house.

Getting to the parks and paying for parking

Disney charges $35 a day for standard theme park parking and Universal $35 a day at its garages, both including tax, so a group with two cars pays twice. Our Orlando theme park parking guide lists every park’s rates.

A few rental resorts close the gap. Encore Resort at Reunion runs free shuttles to the Disney parks, Universal and SeaWorld, reserved 24 hours ahead (not for groups of 10 or more). Reunion Resort’s resort fee includes a Disney shuttle that drops at EPCOT or Hollywood Studios, per its FAQ. Elsewhere, plan on driving.

Where the big vacation-home communities are

Most rental communities sit south and southwest of Disney in Osceola County. Road distances from each clubhouse or front desk (for ChampionsGate, the Omni’s address), by OSRM routing without traffic:

Storey Lake, east of I-4, is the pick for Universal and SeaWorld days. Allow extra time on US-192 and I-4 at park opening. For the clubhouses, pools and rules in each community, see our guide to Orlando vacation homes with a private pool; the hotel side of each area is in our guide to where to stay in Orlando. If you want a hotel and homes side by side, ChampionsGate, a gated golf community at I-4 Exit 58, has both the Omni Orlando Resort at ChampionsGate (with 2- and 3-bedroom villas) and neighborhoods such as The Retreat at ChampionsGate, which calls itself a short-term rental community; Reunion has the Reunion Resort villas and homes.

Fees: what each side adds to the nightly rate

On both sides, the nightly rate is only part of the bill.

Hotel and resort fees

  • Resort fee: a nightly charge that bundles extras. Floridays Resort’s FAQ lists $35 plus 12.5% tax a night, covering self-parking, scheduled theme park shuttles, Wi-Fi and the fitness center (another answer on the same page says $30 plus tax). Lake Buena Vista Resort Village’s covers parking, Wi-Fi and local calls; its FAQ doesn’t give the amount.
  • Parking: sometimes separate. Club Wyndham Bonnet Creek charges non-owners $20 per vehicle per day at the time of writing.
  • Holds and deposits: Floridays holds $50 a night, capped at $350; Club Wyndham takes a $250 security deposit at check-in.

Vacation rental fees

  • Host fees: Airbnb’s help center lists cleaning fees, extra-guest fees, pet fees and, for some listings, a security deposit, plus local taxes.
  • Platform service fee: on Airbnb, guests pay 14.1% to 16.5% of the booking subtotal when the host uses the split-fee structure, and nothing on the single-fee structure (the host pays), which Airbnb is moving all hosts to. Vrbo’s traveler service fee is a percentage that varies with the reservation amount.
  • Community and resort fees: managed resorts add their own. Encore’s resort fee “varies per home” and covers the water park, Wi-Fi, parking and shuttles. Reunion’s FAQ lists $40 plus tax a night, possibly more for larger homes. Airbnb allows some hosts to collect resort, utility or HOA fees outside its platform if they appear in the price breakdown.
  • Pool heat and deposits: Encore charges $40 a night for pool heat from May through October and $60 from November through April, and its FAQ lists a $500 refundable deposit at check-in, while its Stay page says $1,000, so confirm.

Since May 12, 2025, the FTC’s fee rule (16 CFR Part 464) has required hotels and vacation rentals to show the total price, mandatory fees included, more prominently than other prices; government taxes may be added separately.

Taxes: the same rules for both

Florida taxes a rented house like a hotel room. Per the Department of Revenue, the 6% state sales tax plus any county surtax applies to stays of six months or less in hotels, condos, timeshares, single-family homes and vacation houses, and counties may add local taxes such as a tourist development tax.

CountyState + surtaxTourist taxTotal
Orange (Orlando, I-Drive, Lake Buena Vista)6% + 0.5%6%12.5%
Osceola (Kissimmee, US-192, Reunion)6% + 1.5%6%13.5%
Polk (Davenport)6% + 1%5%12%

Rates are from the state’s 2026 surtax and tourist-tax tables. For rentals, two details matter:

  • Mandatory fees are taxed too. Florida’s rule on transient rentals (Rule 12A-1.061) treats a required cleaning charge and a resort fee as part of the taxable rent, and the Osceola County Tax Collector counts any separately stated mandatory charge, such as cleaning fees, processing fees, pool heat, cribs or rollaways, as taxable. A refundable security deposit isn’t taxed unless it is kept to cover unpaid rent.
  • Check the tax line. Osceola’s tax collector says it isn’t contracted with Airbnb, Vrbo, Evolve or other platforms, and that owners and agents must collect and remit its 6% tourist tax. Ask how your host handles it if the checkout doesn’t show it.

Space, kitchens and laundry

Encore’s houses run from 4 to 13 bedrooms for 10 to 28 guests, each with a full kitchen and a washer and dryer, and Reunion advertises homes of 3 to 15 bedrooms (its FAQ mentions up to 13).

Condo-style resorts sit in between. Floridays’ two-bedroom suites (1,017 sq ft) sleep up to 6 and its three-bedroom suites (1,306 sq ft) up to 8, with a full kitchen, balcony and washer and dryer. Lake Buena Vista Resort Village has one- to four-bedroom suites for up to 10 guests, all with full kitchens and laundry. Disney Vacation Club villas get every Disney Resort perk, and their one-bedroom and larger villas have full kitchens, but they’re booked through Disney, not Booking.com.

Pools: private vs resort

A private pool is the main reason many families rent. Two things to know before you book one:

  • Heating: it’s often an extra nightly charge and can take hours to warm up, so request it before you arrive. At a resort, heating is the resort’s job: Lake Buena Vista Resort Village, for example, heats its pools in fall and winter, based on pool and outside temperatures.
  • Safety: Florida law (s. 515.27) requires a new home pool to have at least one safety feature to pass inspection: a pool barrier, an approved safety cover, exit alarms on doors and windows to the pool, self-closing, self-latching devices on doors to the pool, or a pool alarm. With toddlers, ask which one your home has.

Lake Buena Vista Resort Village’s pirate-ship pool has a slide for swimmers 48 inches and taller, and rental communities have clubhouse pools with their own entry rules: at last check, Windsor Hills issued wristbands and Storey Lake asked for proof of your stay.

Check-in, housekeeping and house rules

Condo resorts may not clean daily. Floridays provides a full housekeeping service after the fifth night on stays of five nights or more, with extra cleans for a fee. Lake Buena Vista Resort Village offers no daily housekeeping, only optional packages booked 24 hours ahead. In a rental home, ask what cleaning is included during your stay; Encore’s terms offer housekeeping only on request.

  • Check-in: a front desk at hotels, a clubhouse or gatehouse at rental resorts. Encore checks in at its clubhouse from 4 p.m. (check-out 10 a.m.), and the lead guest must be 21. Floridays and Lake Buena Vista Resort Village also require a guest aged 21 or older.
  • House rules: expect vehicle limits, guest lists and quiet hours. Encore’s terms ban RVs, trailers and boats and allow only the guests on your guest list.
  • Licensing: Florida requires every public lodging establishment, including vacation rentals, to hold a license from the state’s Division of Hotels and Restaurants (s. 509.241). With an owner-managed home, ask for the license number.

Best of both: resorts with kitchens you can book on Booking.com

These four sell multi-bedroom units with kitchens and a front desk on Booking.com. None is on Disney’s Early Theme Park Entry list.

Encore Resort at Reunion

A whole house with a private pool, plus a front desk, a guests-only water park, restaurants and free park shuttles, for groups that would otherwise book a block of hotel rooms. Check the home’s resort fee, pool heat and deposit. See our Encore Resort at Reunion review.

Lake Buena Vista Resort Village & Spa

One- to four-bedroom suites with full kitchens, washers and dryers and balconies, about 6 miles from EPCOT’s toll plaza. Its FAQ says the stay includes a complimentary shuttle to the Disney parks and Universal, booked ahead through Fabulous Buses (confirm when you book), and parking for up to two vehicles per suite is covered by the resort fee. See our Lake Buena Vista Resort Village review.

Floridays Resort Orlando

Two- and three-bedroom suites on south International Drive, about 8 miles from EPCOT’s toll plaza and 7 from Universal. Scheduled shuttles to Walt Disney World (no Magic Kingdom run at last check), Universal, Epic Universe and SeaWorld are covered by the resort fee and must be reserved 3 hours ahead; groups of 10 or more can’t ride. More in our Floridays Resort Orlando review.

Club Wyndham Bonnet Creek

The closest of the four to Disney: one- to four-bedroom condo suites with kitchens and washer-dryers in the gated Bonnet Creek area, about 5.5 miles from the Magic Kingdom lot. There’s no Disney shuttle listed, so plan to drive. Club Wyndham’s resort alerts say Tower 5 is closed for renovation from September 12 to November 20, 2026, its pool and lazy river until December 1, and exterior work runs into February 2027 (dates subject to change). Only service animals are allowed. See our Club Wyndham Bonnet Creek review, and our Orlando timeshare resorts guide for more villa resorts that rent by the night.

Hotel or vacation home: how to choose

Choose a hotel if…

  • You want to be in the parks early: Disney’s Early Entry or Universal’s Early Park Admission only comes with a qualifying hotel.
  • You’d use Express passes at Universal on several days; three on-site hotels include Express Unlimited.
  • You don’t want to drive or pay $35 a day to park.
  • You want restaurants and a front desk on site.

Choose a vacation home if…

  • You’re eight or more people, or two families who want one living room.
  • You’ll cook most meals and need a washer for a week-long trip.
  • A private pool and quiet evenings matter more than early park entry.
  • The home’s final price, fees and tax included, beats the hotel rooms you’d otherwise need.

Torn? The Margaritaville Resort Orlando cottages, Encore and the condo resorts above are the middle ground.

Frequently asked questions

Is it cheaper to rent a vacation home or a hotel in Orlando?

It depends on your group and dates. A home replaces several hotel rooms and lets you cook, but may add cleaning fees, a platform service fee, a community resort fee and pool heat, and you’ll usually pay $35 a day to park at Disney or Universal. Compare the full total, taxes included, for your dates. Rates vary by season, availability and how far ahead you book.

Do vacation homes near Disney get Early Theme Park Entry?

No. Disney gives 30-minute Early Theme Park Entry only to guests of Disney Resort hotels and 15 named hotels, such as the Swan, Dolphin, Four Seasons and eight Disney Springs-area hotels. Vacation homes, condo resorts and Bonnet Creek’s Club Wyndham aren’t on the list. Universal’s Early Park Admission likewise comes with its on-site hotels, or a ticket that states the benefit.

What fees do Orlando vacation rentals charge?

Fee types vary by listing. Airbnb lists cleaning, extra-guest and pet fees, a security deposit on some listings, local taxes and, for some bookings, a guest service fee of 14.1% to 16.5%. Managed resorts add their own: Encore’s resort fee varies by home and its pool heat costs $40 or $60 a night by season. Check the price breakdown before you pay.

Do you pay hotel tax on an Orlando vacation rental?

Yes. Florida’s 6% sales tax, the county surtax and the county tourist tax apply to rentals of six months or less, including single-family homes and condos. That’s 12.5% in Orange County and 13.5% in Osceola County. Mandatory charges such as cleaning fees, resort fees and pool heat are taxed too; refundable security deposits generally aren’t.

Which vacation home communities are closest to Disney World?

Of the big communities, Windsor Hills Resort and the Margaritaville Cottages have the shortest drives: about 9 miles to the Magic Kingdom lot and 4 to 4.5 miles to Animal Kingdom by our routing. Encore and Reunion are about 10 to 11.5 miles from the Magic Kingdom lot, and Storey Lake is about 10 miles, but closer to Universal.

Bottom line

In the Orlando hotel vs vacation home choice, hotels win on park perks and transport, homes on space, kitchens and private pools for big groups. For a bit of both, a condo resort with a shuttle, such as Lake Buena Vista Resort Village & Spa, or a managed home at Encore Resort at Reunion, is the safest middle ground.
