Sheraton Vistana Resort is a big, low-rise villa resort in Lake Buena Vista, about 3 miles by road from Disney Springs, where every unit has a kitchen or kitchenette, a washer and dryer and a separate living area. Its official name is Sheraton Vistana Resort Villas, Lake Buena Vista/Orlando, and it is a vacation ownership (timeshare) resort that also rents villas by the night through Marriott and Booking.com.
This review uses the resort’s current Marriott Vacation Clubs page, Marriott.com’s hotel pages (archived 2025 copies, so treat details as “at last check”) and road distances we measured. One naming trap: this is not Sheraton Vistana Villages Resort Villas, I-Drive/Orlando, a separate sister resort at 12401 International Drive, about 4 miles away by road.
Quick answer: Sheraton Vistana Resort suits families and groups who want a real apartment near Disney with no resort fee, seven pools and a kitchen, and who will drive to the parks. Marriott lists no shuttle service, self-parking was $30 plus tax per night at last check, check-out is early (10 a.m.), and the resort is not on Disney’s Early Theme Park Entry list.

Location and distances to the parks
The resort spreads across lakeside grounds on Kissimmee Vineland Road, between the Disney Springs hotels and Central Florida Parkway.
Marriott lists Walt Disney World as 2.6 miles away and Disney Springs as 3.0 miles; the theme park lots are farther by road. We measured routes from the main check-in building with the OSRM route planner. Villas on the far side of the resort can add up to about a mile, and times assume no traffic, so add a buffer on park mornings.
| Destination | Road distance | Drive, no traffic |
|---|---|---|
| Disney Springs (Lime garage) | About 3 mi | About 7 min |
| EPCOT parking | About 5.7 mi | About 14 min |
| Hollywood Studios parking | About 6 mi | About 15 min |
| Animal Kingdom parking | About 7.5 mi | About 13 min |
| Magic Kingdom lot (TTC) | About 8 mi | About 14 min, then monorail or ferry |
| SeaWorld Orlando parking | About 5.3 mi | About 12 min |
| Universal Orlando garages | About 9 mi | About 15 min |
| Epic Universe parking | About 8 mi | About 15–19 min |
| Orlando airport (MCO) | About 18 mi | About 28 min |
Marriott’s airport figure is 17.0 miles, close to ours. For other stays on this side of town, see our best hotels near Disney World.
Villas: layouts, sizes and who they sleep
There are no standard hotel rooms here. Marriott’s rooms page lists four villa types, all smoke-free, and its room details (at last check) state that rollaway beds and cribs are not permitted, so the sleeping count is fixed by the beds and sofa beds already in the unit.
| Villa type | Size (approx.) | Beds | Max guests |
|---|---|---|---|
| One Bedroom Smaller Villa | 444–480 sq ft | 1 king + sofa bed; kitchenette | 4 |
| One Bedroom Villa | 855–920 sq ft | 1 king + sofa bed; full kitchen | 4 |
| Two Bedroom Villa | 1,025–1,500 sq ft | King + 2 doubles + sofa bed, or king + 2 twins + sofa bed | 8 or 6 |
| Two Bedroom Townhouse | 1,150–1,500 sq ft | King + 2 twins + 2 sofa beds (one in a loft) | 8 |
The difference between the two one-bedroom types matters. The “smaller” villa has a kitchenette (cooktop, convection microwave, full-size refrigerator and dishwasher, per the vacation-club page) rather than a full kitchen, and roughly half the floor space. The regular one-bedroom has a full kitchen and, per Marriott, a bathroom with a separate tub and shower.

Two-bedroom villas have two bathrooms, a dining area, a full kitchen and a washer and dryer; many list a whirlpool tub in the main bathroom, and most villa types list a balcony or patio. Watch the second bedroom: with two twin beds, the villa sleeps 6, not 8.

Marriott also lists a coffee maker, safe, desk, iron and hair dryer. Decor varies: many villas have the newer teal-and-wood look, while some keep older furniture and tile floors.

Full kitchens include an oven, stovetop, microwave, dishwasher and full-size refrigerator. For more options, see our lists of Orlando hotels with kitchens and Orlando hotels with balconies.
Pools and recreation at Sheraton Vistana Resort
Water is the main event. Both Marriott’s experiences page and the resort’s vacation-club page count seven outdoor pools: the Cascades Pool and Cascades Super Pool, plus the Fountains, Falls, Courts, Lakes and Springs pools. Marriott marks them as heated, with children’s pools and towels provided. Marriott lists six outdoor whirlpools (the vacation-club page says eight), plus a water slide and splash pads at the Falls and Cascades pools.

At the time of writing, the Cascades and Fountains pools were listed as open 8 a.m. to 11 p.m. and the others 8 a.m. to 10 p.m. Cabanas are offered at four pools (no price shown). The resort is spread out, so ask for a villa near the pool you will use most.
Beyond the pools, the resort lists 13 lighted tennis courts, basketball, pickleball, shuffleboard and volleyball, an 18-hole mini-golf course called Animal Trax (9 a.m. to 6 p.m.), a game room with billiards, a playground, arts and crafts, poolside movies and an evening fire pit with s’mores. Check the activities schedule at check-in, as some activities may carry a fee.

Walking paths loop around lakes with fountains and a gazebo, so the resort feels more like a residential community than a hotel complex.
Dining and breakfast
Breakfast is not included in a standard rate, and no sit-down breakfast restaurant is listed. Most guests cook in the villa, and The Market Place, open daily, sells groceries, snacks, Starbucks coffee and light fare.
- Azzula: by the Fountains Pool, with artisan pizzas, sandwiches, salads and cocktails, listed as open 11 a.m. to 10 p.m., with villa delivery from 5 p.m. to 10 p.m.
- Zimmie’s Bar & Grill: a sports bar and grill at the Spa Recreation Center; the bar opens daily, indoor dining Thursday to Sunday evenings at last check.
- Castaways Bar & Grill: a Key West-style poolside spot for casual bites and drinks; it closes in bad weather.
- Mai Tiki Hut: an open-air pool bar with cocktails, smoothies and souvenir cups.
Hours change by season, so check them at check-in.
Parking, fees and Wi-Fi
This is where the resort stands out. Marriott’s overview says plainly, “we do not charge resort fees,” and the resort’s vacation-club page also lists “No Resort Fees,” which is why the resort fits our guide to Orlando hotels with no resort fees.
- Parking: self-parking $30 plus tax per vehicle per night at last check; the vacation-club page says this applies to all rental reservations. Electric car charging is listed, subject to availability.
- Resort fee: none, according to Marriott’s overview page. Room rates still carry Orange County’s 12.5% hotel tax.
- Wi-Fi: Marriott’s pages conflict. The overview and rooms pages promise complimentary wireless internet in all villas, but the same site’s FAQ says free in-room internet is for Marriott Bonvoy members who book direct. If you book on Booking.com, confirm with the resort that Wi-Fi is included.
- Times and rules: check-in 4 p.m., check-out 10 a.m.; smoke-free; no pets (service animals only).
Marriott Bonvoy points and member perks apply only to stays booked with Marriott, so confirm what your Booking.com rate includes.
Getting to Disney, Universal and SeaWorld
Marriott’s location section says, “This hotel does not provide shuttle service.” The resort’s vacation-club page, however, still mentions a Disney park transportation stop at The Market Place, so ask the resort whether any service runs and what it costs. Plan on driving or using rideshare; Marriott lists an Enterprise Rent-A-Car desk on property if you only want a car for some days.
- Disney parks: standard theme park parking is $35 per day for guests of non-Disney hotels, according to Disney’s parking page at the time of writing (preferred parking $50 to $60). All four Disney theme park lots are about 13 to 15 minutes away without traffic.
- Disney perks: the resort is not on Disney’s Early Theme Park Entry list for non-Disney hotels, and you get the standard 3-day Lightning Lane booking window for off-site guests.
- Universal and Epic Universe: about 15 to 19 minutes away without traffic. Universal’s standard parking was $35 a day at the time of writing; confirm on Universal’s site.
- SeaWorld and Aquatica: about 12 minutes away, handy for a Disney-plus-SeaWorld trip.
Fitness, kids’ activities and other amenities
Marriott lists Sheraton Fitness centers at the Cascades, Spas and Fountains areas, with cardio machines, free weights, locker rooms, sauna and steam rooms. Most are open 24 hours; the Fountains gym runs 8 a.m. to 10 p.m.
For children, the draws are the splash pads, water slide, mini-golf, playground and craft and movie programs. Marriott does not list a spa on site and points guests to The Spa at Grande Vista, about 6 miles away. Other listed services include a gift shop, concierge desk, elevators, accessible villas with roll-in or transfer showers, and space for small weddings of up to 40 guests.
Who Sheraton Vistana Resort suits
It works best for families and multi-generational groups staying five nights or more who will use the kitchen and laundry and have a car. It is less suited to visitors without a car, Universal-focused trips, or anyone who wants Disney perks such as Early Entry.
Pros
- No resort fee, according to Marriott, which is rare for a resort this close to Disney.
- One- and two-bedroom villas with kitchens or kitchenettes, washers and dryers, and separate living areas.
- Seven heated pools, a water slide, splash pads and several whirlpools spread across quiet lakeside grounds.
- Short drives to Disney Springs, EPCOT, Hollywood Studios and SeaWorld.
Limitations to know
- No shuttle listed by Marriott, so budget for parking at both the resort and the parks.
- Check-out at 10 a.m. is earlier than at most hotels.
- Decor varies from villa to villa, and some still have older furnishings.
- Not on Disney’s Early Theme Park Entry list.
What to check before you book
- The exact villa type: the “Smaller” one-bedroom villa has a kitchenette, not a full kitchen.
- The bed setup in two-bedroom villas (two doubles sleeps 8; two twins sleeps 6).
- The current parking rate, whether Wi-Fi is included for Booking.com guests and whether any park transportation runs.
- If you travel with a baby, what sleeping option the resort allows, since cribs are listed as not permitted.
- That your booking says Lake Buena Vista, not Sheraton Vistana Villages on I-Drive.

Frequently asked questions
Does Sheraton Vistana Resort have a resort fee?
No. Marriott’s official overview page and the resort’s vacation-club page both say there are no resort fees. You still pay room tax and, if you drive, a daily parking charge of $30 plus tax per vehicle. Fees can change, so review the full price breakdown on Booking.com before you confirm.
How much is parking at Sheraton Vistana Resort?
Marriott listed on-site self-parking at $30 plus tax per vehicle per night at last check, with electric vehicle charging subject to availability. Remember that Disney charges $35 a day for standard theme park parking for guests of non-Disney hotels, so a car-based stay means paying at both ends. Confirm the current rate with the resort before arrival.
Does Sheraton Vistana Resort have a shuttle to Disney World?
Probably not. Marriott’s page states that the hotel does not provide shuttle service, although the resort’s vacation-club page still mentions a Disney transportation stop, so confirm with the resort. Most guests drive, since all four Disney theme park lots are about 13 to 15 minutes away without traffic, or use rideshare. Marriott lists an Enterprise Rent-A-Car desk on property.

By road from the main building, it is about 3 miles to Disney Springs, about 5.7 miles to EPCOT parking, about 6 miles to Hollywood Studios, about 7.5 miles to Animal Kingdom and about 8 miles to the Magic Kingdom parking lot. Allow roughly 7 to 15 minutes without traffic.
What is the difference between Sheraton Vistana Resort and Sheraton Vistana Villages?
They are separate resorts. Sheraton Vistana Resort Villas, Lake Buena Vista/Orlando is at 8800 Vistana Centre Drive, between Disney Springs and SeaWorld. Sheraton Vistana Villages Resort Villas, I-Drive/Orlando is a sister resort at 12401 International Drive, about 4 miles away by road. The names are easy to mix up, so check the address on your confirmation.
How many people can stay in a two-bedroom villa?
Up to 8 in most two-bedroom villas and townhouses, using a king bed, two doubles or two twins, and one or two sofa beds. Two-bedroom villas with two twin beds and a single sofa bed are listed for a maximum of 6. Rollaways and cribs are listed as not permitted, so choose the layout that fits your group.
Bottom line
Sheraton Vistana Resort is a strong-value base for Disney and SeaWorld if you have a car: roomy villas with kitchens and laundry, seven pools and no resort fee. Plan for nightly parking, an early check-out and driving to the parks, and pick your villa type carefully. Check your dates for Sheraton Vistana Resort Villas on Booking.com.
