Disney Good Neighbor hotels are off-site hotels that Walt Disney World lists on its own website as approved places to stay: each has a Guest Services desk, Disney planning information and some form of transportation to the theme parks. The badge means a hotel meets Disney’s standards and can sell you park tickets. It does not give you the perks of a Disney Resort hotel, and that gap causes most of the confusion.

We read Disney’s Good Neighbor page and the program’s own site, then compared ten listed hotels’ Disney listings with their own websites, Booking.com price breakdowns and their shuttle operators’ booking systems. Where official pages disagree, you get both versions. Everything was checked in October 2026; fees and shuttle times change, so confirm with the hotel. Rates vary by season, availability and how far ahead you book.

Quick answer: A Good Neighbor hotel is a Disney-approved off-site hotel, not a Disney hotel. You get ticket sales, package booking and park transportation (“a fee may apply”, says Disney), but no Early Theme Park Entry, no Extended Evening Hours, the standard 3-day Lightning Lane window and no free theme park parking. Pick one for its rooms, price and a shuttle you can verify.

What a Walt Disney World Good Neighbor hotel is

Disney’s “Walt Disney World Good Neighbor Hotels” page promises “dozens of family-friendly hotels” that all offer standard rooms, suites and villas, provide Walt Disney World information, staff a Guest Services desk for vacation planning and “offer transportation to Walt Disney World theme parks (a fee may apply)”. Many, it adds, include breakfast, kitchenettes and pet-friendly rooms.

The program’s site, wdwgoodneighborhotels.com, says member hotels “meet quality and service standards”, are close to Walt Disney World and sell theme park tickets on site. Its browse page listed 42 hotels in October 2026, sorted into Lake Buena Vista, Celebration/Kissimmee and International Drive.

Room-and-ticket packages are sold by Disney’s reservations line, (407) 939-5277 on Disney’s page (each listing prints its own package number). For room-only stays Disney points you to the program’s website, which sends you on to each hotel; most of these hotels also sell rooms on Booking.com. Chain loyalty perks apply only when you book directly with the brand.

What the Good Neighbor badge does not include

The perks people associate with “a Disney hotel” come from separate Disney lists, and none of the 42 Good Neighbor hotels is on them:

  • Early Theme Park Entry: 30 minutes early every day of the stay, through 2027 per Disney, for Disney Resort hotels plus 15 others: the Swan, Dolphin and Swan Reserve, Shades of Green, Four Seasons, Signia by Hilton and Waldorf Astoria at Bonnet Creek, and the eight Disney Springs Resort Area hotels. See our list of non-Disney hotels with Early Theme Park Entry.
  • Extended Evening Hours: Disney Deluxe and Deluxe Villa resorts plus the Swan, Dolphin, Swan Reserve and Shades of Green.
  • Lightning Lane window: Disney Resort hotel guests and those four hotels buy 7 days before their stay; everyone else buys 3 days ahead.
  • Theme park parking: $35 a day including tax; Disney includes standard parking for Disney Resort hotel guests and select Annual Passholders (the Swan and Dolphin include it for their own guests). Disney Springs parking is free for everyone.
  • Disney buses, monorail and boats: these serve Disney’s own resorts. Good Neighbor hotels run or hire their own shuttles.

Disney’s “Other Hotels” page shows the hierarchy. It lists the Swan and Dolphin, the Disney Springs Resort Area hotels (Disney says seven; its Early Entry list names both Wyndhams, so eight), Four Seasons, two “Select Bonnet Creek Resorts”, “Walt Disney World Gateway Hotels” (the Flamingo Crossings and ESPN Wide World of Sports areas) and, last, the Good Neighbor hotels. So the Flamingo Crossings hotels are Gateway hotels, not Good Neighbor hotels. Our comparison of Disney resorts versus off-site hotels weighs what the perks are worth.

How to read a Good Neighbor listing

Each listing has “Featured Services”, a “Hotel Services” list (shuttle, parking, breakfast, check-in) and an address block that repeats the parking policy. Hotels supply the content and it is not always current. On our ten hotels we found:

  • Parking: Comfort Suites Maingate East is listed as free but charges “$10 + Taxes and Fees” on its own site; Holiday Inn Resort Lake Buena Vista is listed as free but its FAQ charges $20 a day.
  • Resort fees: listings rarely mention them. Delta Hotels Celebration’s listing and Marriott’s pages show none, yet Booking.com’s breakdown added US$25 a night plus tax.
  • Shuttles: check which parks the bus serves in the operator’s system. Several Kissimmee buses skip EPCOT and Animal Kingdom, Floridays has no Magic Kingdom run, and Holiday Inn SW’s listing promises a Disney Springs run its operator didn’t show.
  • Who qualifies: Meliá’s shuttle and happy-hour perks carry MeliáRewards direct-booking conditions that the listing doesn’t mention.
  • Distances: “one mile from Walt Disney World” means the property line. Our figures are road miles to the Magic Kingdom Transportation and Ticket Center (TTC) lot and EPCOT’s and Hollywood Studios’ toll plazas.

Good Neighbor hotels in Lake Buena Vista

Buena Vista Suites

An independently owned all-suite hotel at 8203 World Center Drive with 279 one-bedroom suites and a free breakfast buffet. The listing shows a shuttle to the TTC and Disney Springs and free self-parking, but not the $23 plus tax nightly hotel fee that pays for the shuttle.

  • The hotel says: the fee covers Wi-Fi and shuttles to all four parks plus an evening Disney Springs run; self-parking is free; register at the Concierge Desk 24 hours ahead (its shuttle page allows QR sign-ups from 24 hours to 1 hour before).
  • Drive: about 5.5 miles to EPCOT’s toll plaza and 7.5 to 8 to the TTC.

Read our Buena Vista Suites review, or check your dates at Buena Vista Suites on Booking.com.

Caribe Royale Orlando

The 60-acre resort next door at 8101 World Center Drive has 1,217 one-bedroom suites, 120 two-bedroom villas and a pool with a waterslide. Its listing is candid: self-parking costs extra and the shuttle to all four parks and Disney Springs is “included in resort fee”.

  • The hotel says: $38 plus tax resort fee, $36 plus tax self-parking; shuttle seats reserved at the Concierge Desk from 24 hours to 1 hour ahead; check-in age 18.
  • Drive: about 5.5 miles to EPCOT’s toll plaza and 7.5 to 8 to the TTC.

Our Caribe Royale review covers the pools; see available suites at Caribe Royale Orlando.

Holiday Inn Resort Orlando – Lake Buena Vista

A 503-room resort at 13351 State Road 535 with KidSuites, a splash pad and a lobby movie theater. Disney lists “Complimentary Self-Parking”; the hotel’s FAQ charges $20 per day plus a $30 resort fee. Its shuttle (complimentary per its shuttle page, a resort-fee inclusion per its FAQ; schedule effective October 5, 2026) leaves for EPCOT at 8:00 and 10:10 am and Hollywood Studios at 11:25 am, with Disney Springs, Universal and Epic Universe runs, but no Magic Kingdom or Animal Kingdom bus.

  • The hotel says: shuttle by Platinum Transportation, first come, first served, no groups of 10 or more.
  • Drive: about 5.5 to 6 miles to EPCOT’s toll plaza and 7.5 to the TTC.

Details are in our Holiday Inn Resort Lake Buena Vista review; compare rates for Holiday Inn Resort Orlando Lake Buena Vista.

Lake Buena Vista Resort Village & Spa

498 one- to four-bedroom suites with full kitchens and washer-dryers at 8113 Resort Village Drive, with a pirate-ship pool. Here the listing is the cautious one (“fee applies”), while the resort’s own pages call its Fabulous Buses shuttle complimentary, booked online 24 hours ahead with a promo code from check-in.

  • The hotel says: a daily resort fee (amount not published) covers self-parking for two cars, Wi-Fi and local calls (Booking.com calls it a service charge); the shuttle serves Disney parks and Universal, not Disney Springs, and may stop at other hotels.
  • Drive: about 6 miles to EPCOT’s toll plaza and 8 to 9 to the TTC.

See our Lake Buena Vista Resort Village review, or see prices and availability at Lake Buena Vista Resort Village & Spa.

Good Neighbor hotels in Celebration and Kissimmee

Comfort Suites Maingate East

A seven-story all-suite hotel at 2775 Florida Plaza Boulevard, near Old Town, with a free hot breakfast. Disney’s listing says “Parking and is free and there is not a resort fee”; the hotel’s site lists “On-Site Parking ($10 + Taxes and Fees)” next to “No Resort Fees”, and Booking.com showed taxes only.

  • The hotel says: complimentary shuttle to Disney; its FAQ says a typical day has two to three Disney departures plus one each to Universal and SeaWorld. Times aren’t posted online, so ask at Guest Services.
  • Drive: about 4.5 to 5 miles to Hollywood Studios’ plaza and 8 to 9 to the TTC.

Our Comfort Suites Maingate East review has the details; check your dates at Comfort Suites Maingate East.

Delta Hotels Orlando Celebration

A 718-room Marriott resort on 20 acres at 2900 Parkway Boulevard with two pools and a kids’ slide. Parking is $24 a day. The operator’s booking system (Firefighters All Services) showed, for October 28 and November 18, 2026, free Magic Kingdom (TTC) buses at 8:55 and 10:30 am, Hollywood Studios at 10:30 and 11:25 am, Disney Springs at 4:15 pm and Universal and Epic Universe at 7:15 am, with no EPCOT or Animal Kingdom route.

  • Booking.com says: a US$25 nightly resort fee plus 13.5% tax that no Marriott or Disney page mentions.
  • Drive: about 4.5 to 5.5 miles to Hollywood Studios’ plaza and 7.5 to 8 to the TTC.

Read our Delta Hotels Orlando Celebration review, or see available rooms at Delta Hotels Orlando Celebration.

Meliá Orlando Celebration

280 rooms and kitchen suites around an infinity-edge pool at 225 Celebration Place. The listing promises complimentary parking and shuttle; Meliá ties its shuttle perk to MeliáRewards members who book direct (its Booking.com description promises the shuttle to all guests), and Booking.com’s breakdown for a November 2026 sample stay added a US$32 nightly service charge plus tax. The operator’s system (Firefighters All Services) now lists it as “Melia Orlando Hotel”, with free Magic Kingdom (TTC) runs at 8:45 and 10:20 am, Hollywood Studios at 10:20 and 11:15 am and Universal and Epic Universe at 7:10 am on our sample dates.

  • Good to know: ask whether a Booking.com guest can ride; no EPCOT, Animal Kingdom or Disney Springs route was listed.
  • Drive: about 5 to 6 miles to Hollywood Studios’ plaza and 8 to the TTC.

Our Meliá Orlando Celebration review explains the fee; compare rates for Meliá Orlando Celebration.

Holiday Inn & Suites Orlando SW – Celebration Area

A 444-room hotel at 5711 W. Irlo Bronson Memorial Highway, across US 192 from Old Town, with Kids Rooms (queen plus bunk bed) and a playground. The operator’s system showed a free Magic Kingdom (TTC) bus at 8:35 am, Hollywood Studios at 11:30 am and Universal and Epic Universe at 7:25 am, but not the Disney Springs run the listing promises.

  • IHG and Booking.com say: IHG lists free self-parking and mentions no resort fee; Booking.com’s breakdown adds US$15 a night plus tax.
  • Drive: about 4.5 to 5 miles to Hollywood Studios’ plaza and 8 to 8.5 to the TTC.

More picks are in Kissimmee hotels with a Disney shuttle; see prices and availability at Holiday Inn & Suites Orlando SW.

Good Neighbor hotels on International Drive

Floridays Resort Orlando

432 two- and three-bedroom suites with kitchens and washer-dryers at 12562 International Drive. The listing says shuttles and parking are included in the resort fee, which its FAQ gives as $35 in one answer and “$30 plus tax” in another. SSS Luxury runs the shuttle (reserve 3 hours ahead); for October 28, 2026, it listed EPCOT at 7:30 and 10:05 am, Animal Kingdom at 7:30 am, Hollywood Studios at 10:05 am and SeaWorld, Universal and Epic Universe at 8:50 am, with no Magic Kingdom route.

  • Good to know: November runs weren’t loaded when we checked.
  • Drive: about 8 miles to EPCOT’s toll plaza and 9 to 10 to the TTC.

See our Floridays Resort review and International Drive hotels with a Disney shuttle, or check your dates at Floridays Resort Orlando.

Embassy Suites Orlando International Drive Convention Center

244 two-room suites at 8978 International Drive with free cooked-to-order breakfast and an evening reception. The listing gives “Self-Parking: $22 per day” (Hilton’s 2026 archived pages and Booking.com say $23) and no shuttle, which fits: the Disney bus is Fabulous Buses’ paid Theme Park Express at $15 per person, booked up to 48 hours ahead. Its calendar for November 18, 2026, showed a 7:25 am Magic Kingdom and a 10:10 am EPCOT departure, plus Universal runs at 8:50 and 11:35 am.

  • Good to know: Booking.com’s January 2027 sample breakdown showed no resort fee, only 12.5% tax, but its description calls the Disney transfer complimentary, so confirm the price with the hotel.
  • Drive: about 11.5 to 12 miles to EPCOT’s toll plaza and 13 to 14 to the TTC.

See prices and availability at Embassy Suites Orlando International Drive Convention Center.

Frequently asked questions

What is a Walt Disney World Good Neighbor Hotel?

It is an off-site hotel that Disney lists on its Good Neighbor Hotels page. Disney says each one offers standard rooms, suites or villas, provides Walt Disney World information, has a Guest Services desk for planning and offers transportation to the theme parks, for which “a fee may apply”. You can buy park tickets at the hotel and book packages through Disney.

Do Good Neighbor hotels get Early Theme Park Entry?

No. Disney’s Early Theme Park Entry list covers its own Resort hotels plus 15 others: the Swan, Dolphin, Swan Reserve, Shades of Green, Four Seasons, Signia, Waldorf Astoria and the eight Disney Springs Resort Area hotels. No Good Neighbor hotel is on it, and the same goes for Extended Evening Hours and the 7-day Lightning Lane window.

Do Disney Good Neighbor hotels have free shuttles to the parks?

Some are free, some charge per ride and many are funded by a mandatory fee. Of our ten, the Embassy Suites Convention Center bus costs $15 per person, Buena Vista Suites, Caribe Royale, Holiday Inn Resort and Floridays fund theirs through a nightly fee, and several Kissimmee buses skip EPCOT and Animal Kingdom. Check the operator’s schedule for your dates.

Do Good Neighbor hotel guests get free theme park parking?

No. Disney includes standard theme park parking for Disney Resort hotel guests and select Annual Passholders, and the Swan and Dolphin include it for their guests. Everyone else pays $35 a day including tax, or $50 to $60 for preferred spots. The Good Neighbor badge doesn’t change that, but Disney Springs parking is free for everyone.

Is a Good Neighbor hotel the same as a Disney Springs Resort Area hotel?

No. The Disney Springs Resort Area hotels on Hotel Plaza Boulevard and East Buena Vista Drive are a separate Disney category with Early Theme Park Entry and a walk to Disney Springs. Good Neighbor hotels are farther out in Lake Buena Vista, Kissimmee and on International Drive, get no Early Entry and rely on their own shuttles.

Can I buy Disney tickets at a Good Neighbor hotel?

Yes. The program’s site says every member hotel sells theme park tickets on site, at the front desk or the Guest Services desk, and listings print a number for room-and-ticket packages through Disney. That is a convenience rather than a discount, so compare a package with booking the room and tickets separately.

Bottom line

Treat the Good Neighbor badge as a trust mark for ticket sales and planning help, not as a perk. Choose for the rooms, the price and a shuttle you can see in the operator’s system, then add the fees the listing leaves out. Buena Vista Suites and the Caribe Royale cover all four parks for a known fee, the Delta and Holiday Inn SW run free Magic Kingdom and Hollywood Studios buses, and Floridays covers every park but Magic Kingdom.
