The Disney Springs hotels you can walk from are the eight Official Walt Disney World Hotels of the Disney Springs Resort Area, on Hotel Plaza Boulevard and Buena Vista Drive across from the Marketplace. They aren’t owned by Disney, but every one is on Disney’s list for 30-minute Early Theme Park Entry. Disney’s own resorts closest to Disney Springs are Saratoga Springs, Old Key West and the two Port Orleans resorts, linked to it by boat.
This guide compares all eight hotels on what changes your bill and your mornings: the resort fee, parking, how each park shuttle works and how far you really walk. Fees come from each hotel’s own pages or dated archived copies, checked in October 2026, and the walking distances come from our own route checks. We also cover the four Disney-owned resorts that Disney files under “Disney Springs Resort Area”.
Quick answer: For the most included, book the Drury Plaza Hotel Orlando: no resort fee, free hot breakfast, a free 5:30 Kickback in the evening and a park shuttle with no reservations. For the shortest walk, take the Hilton Orlando Lake Buena Vista and its skybridge. For pools, pick the Hilton Buena Vista Palace and its Float Lagoon lazy river. A family of six fits in one suite at DoubleTree Suites. If you want a Disney-owned resort, Saratoga Springs sits right across the water from Disney Springs.

Two meanings of “Disney Springs Resort Area”
The name covers two different groups of hotels, which is why lists online disagree on the count.
- The Official Walt Disney World Hotels on Hotel Plaza Boulevard. These are the eight hotels in this guide, run by Hilton, Wyndham, IHG, Marriott and Drury. Disney’s own page for them says “Choose from 7 sensational hotels”, and the hotels’ association site also lists 7: its only Wyndham entry is Wyndham Garden Lake Buena Vista, with no separate listing for the Wyndham Lake Buena Vista tower on the same campus. Disney’s Early Entry page names all 8 separately.
- Disney’s own resorts in the area. On Disney’s resort pages, Disney’s Saratoga Springs Resort & Spa, Old Key West, Port Orleans French Quarter and Port Orleans Riverside are all labelled “Disney Springs Resort Area”. They are Disney Resort hotels, with Disney transportation and Disney Resort hotel perks such as the 7-day Lightning Lane window.
Neither group includes the many hotels a short drive away in Lake Buena Vista. For those, see our guide to the best hotels in Lake Buena Vista.
How we chose and checked these hotels
- Every Official hotel is included. All eight Hotel Plaza Boulevard hotels appear on Disney’s live Early Theme Park Entry list, so none is left out. They are ordered roughly by how close they are to Disney Springs on foot.
- Fees and parking come from each hotel’s own FAQ or policy page, or a dated archived copy where the brand site blocks access. We don’t rank by price, and we never quote room rates.
- Walk times are our own OpenStreetMap foot routes from each hotel to the Rainforest Cafe end of the Marketplace, shown next to the hotel’s own claim.
- Photos are each property’s own gallery photos, not park stock images.
Disney Springs hotels compared
Start with location and fees. Here is how far each hotel is from the Marketplace on foot.
| Hotel | Hotel’s walk claim | Our route to the Marketplace | Rooms |
|---|---|---|---|
| Hilton Orlando Lake Buena Vista | Skybridge, 0.3 mi | About 0.3 mi, 7 min | 814 |
| Wyndham Lake Buena Vista | 5 to 7 min | About 0.55 mi, 12 min | 232 |
| Wyndham Garden Lake Buena Vista | 5 to 7 min | About 0.55 mi, 12 min | 394 |
| Hilton Orlando Buena Vista Palace | 5 to 7 min on average | Not measured (see note) | 1,011 |
| Holiday Inn Orlando | 7 to 10 min | About 0.65 mi, 13 min | 14-story tower |
| Renaissance Orlando Resort & Spa | 10 min (Marriott) | About 0.7 mi, 15 min | 394 |
| Drury Plaza Hotel Orlando | 0.5 mi | About 0.85 mi, 18 min | 602 |
| DoubleTree Suites by Hilton Orlando | Within a mile | About 0.9 mi, 19 min | 236 suites |
Our routes start at each hotel’s map point, so a far wing or back building can add a few minutes. Map data didn’t give a reliable route for the Palace’s pool-side path, so its row shows the hotel’s estimate only.
Next, what you pay on top of the room rate.
| Hotel | Resort fee per night | Self-parking per night | Breakfast |
|---|---|---|---|
| Drury Plaza | None | $28 | Free hot breakfast |
| Hilton Lake Buena Vista | Yes; amount not in Hilton’s policy ($38 in some room text) | $38 (valet $48) | Paid; free for kids 5 and under |
| Hilton Buena Vista Palace | $41 + tax | $38 + tax (valet $48) | Paid |
| Wyndham Lake Buena Vista | $36 + tax | $30 + tax | Paid |
| Wyndham Garden | $36 + tax | $30 + tax | Paid |
| Holiday Inn Orlando | $39 + 12.5% tax | $27 standard, $31 preferred | Paid; Kids Eat Free |
| Renaissance | $39 + tax | $30 + tax (valet $45) | Paid |
| DoubleTree Suites | Yes; amount not in Hilton’s policy | $35 + tax (valet $45) | Paid |
Fees were checked in October 2026 on the hotels’ own pages; the Hilton Lake Buena Vista and DoubleTree figures come from Hilton’s pages as archived in June 2026. Hilton lists parking at the Hilton Lake Buena Vista and the Buena Vista Palace as taxable at 6.5%. Fees change, so check the full total before you pay.
1. Hilton Orlando Lake Buena Vista

At 1751 Hotel Plaza Boulevard, this 814-room Hilton is joined to Disney Springs by a pedestrian skybridge, so it’s the shortest walk of the eight. Our route from Hilton’s map point to the Marketplace took about 7 minutes. Rooms range from kings and two-queen rooms to junior suites and one- and two-bedroom suites, some with a wall bed and a dining table for 8. There are two heated pools, a kids’ splash pad and six places to eat, including a Benihana and a market open from 6 a.m. to 1 a.m.
- Why stay: the easiest Disney Springs evenings of any hotel here, and big suites for groups (Hilton lists two-bedroom suites for 8 to 10; confirm occupancy, because its pages disagree).
- Getting to the parks: a reservation-only shuttle to all four parks, run by Fabulous Buses, from 90 minutes before opening to 60 minutes after closing. The operator takes bookings up to 48 hours ahead (Hilton says 72), and there are no extra runs for special events.
- Good to know: the daily resort charge covers internet, the shuttle, two bottles of water, a $10 arcade card and breakfast for children 5 and under. Hilton’s policy text gives no amount, but some room descriptions say $38. Self-parking is $38 a night. Read our full Hilton Orlando Lake Buena Vista review.
Best for: anyone who plans to walk to Disney Springs often, and groups who need a large suite.

2. Wyndham Lake Buena Vista

This is the 19-story tower at 1850 Hotel Plaza Boulevard, with 232 lake-house-themed rooms, including Disney View King and Disney View Two Queens rooms. Its FAQ calls the two Wyndhams “the closest hotels to Disney Springs”, with a pedestrian bridge to the right of the front entrance. Our route to the Marketplace measured about 0.55 mile, or 12 minutes.
- Why stay: Disney-view rooms in the tower, and the shared Oasis pool area with a heated 189,000-gallon pool, a rock waterfall, a hot tub and a zero-entry kids’ water playground.
- Getting to the parks: hourly shuttles to the four theme parks, from 90 minutes before opening until 90 minutes after closing. Reservations are required. There’s no shuttle to the water parks, runDisney events or after-hours parties.
- Good to know: the resort fee is $36 plus tax and gated self-parking $30 plus tax per night. Rooms have a fridge but no microwave (there’s a guest microwave in the 24-hour Sundial cafe), and there are no rollaways. Our Wyndham Lake Buena Vista review covers the room types.
Best for: couples and families of up to four who want a view of Disney Springs.
3. Wyndham Garden Lake Buena Vista

The Wyndham Garden is a separate hotel on the same campus, at 1850B Hotel Plaza Boulevard: 394 rooms in two five-story, courtyard-style buildings, with outside entrances to each room. Rooms have two double beds or one king, a 55-inch TV and a fridge. The hotels’ association calls the basic room type a “comfortable and affordable solution” when “budget outweighs the view”.
- Why stay: the same Oasis pools, restaurants, shuttle and short walk as the Wyndham tower, in simpler rooms.
- Getting to the parks: the campus’s hourly theme park shuttle, reservations required.
- Good to know: the campus resort fee ($36 plus tax) and self-parking ($30 plus tax) apply here too. Two double beds are snug for four adults. See our Wyndham Garden Lake Buena Vista review, and check the hotel name on your confirmation.
Best for: budget-minded couples and families who don’t need a view and don’t mind outside room entrances.

4. Hilton Orlando Buena Vista Palace

With 1,011 rooms and suites in its Tower and Island buildings, the Palace is the biggest hotel in the group, and the only one on Buena Vista Drive (number 1900). Standard rooms are 400 square feet, and the hotel says all suites and most rooms have a private balcony. The pool complex is the reason to book: a heated pool, a beach-entry Float Lagoon lazy river with tubes, a splash pad and cabanas.
- Why stay: the only lazy river of the eight hotels, and two-bedroom suites for up to 8.
- Getting to the parks: an hourly shuttle to all four parks, leaving at 35 minutes past the hour from 90 minutes before opening, with returns until 60 minutes after closing. Reserve both legs, up to 72 hours ahead. There’s no Disney Springs shuttle; the hotel puts the walk at 5 to 7 minutes on average, by a path outside the pool area to a pedestrian bridge.
- Good to know: the resort charge is $41 plus tax (internet, shuttle, sun-care product, Float Lagoon access, 50% off Disney golf rentals). Self-parking is $38 and valet $48 plus tax. Up to two dogs (40 pounds combined) are allowed for a fee. Full details are in our Hilton Buena Vista Palace review.
Best for: pool-focused families and groups who want a resort day between park days.
5. Holiday Inn Orlando – Disney Springs Area

The Holiday Inn is a 14-story tower at 1805 Hotel Plaza Boulevard. Rooms average 357 square feet, with two queens or a king, and every room has a microwave and a fridge. The hotel’s home page says its Disney Fireworks View, Disney Springs View, Pool View and Standard View rooms include a balcony. Outside there’s a heated zero-entry pool and a hot tub.
- Why stay: Kids Eat Free. Up to four children 11 and under per family eat from the kids’ menu when a registered adult orders a full-price main (terms apply).
- Getting to the parks: an hourly shuttle to all four parks. Reserve for the whole party at the front desk or with the QR code from check-in, up to 48 hours ahead; same-day seats depend on space. It doesn’t run for the marathons or after-hours parties.
- Good to know: the resort fee is $39 plus 12.5% tax a night (shuttle, two welcome drinks, morning lobby coffee, afternoon cookies and lemonade, water). Parking is $27 standard, $31 preferred or $50 oversized, plus tax. Minimum check-in age is 21, and pets aren’t allowed. Read our Holiday Inn Orlando Disney Springs review.
Best for: families with young kids who want to cut meal costs, and anyone who likes a balcony.
6. Renaissance Orlando Resort & Spa

The former B Resort & Spa reopened as a Marriott Renaissance in 2024. It has 394 non-smoking rooms at 1905 Hotel Plaza Boulevard, including select rooms with bunk beds and lanai rooms with private patios, some opening onto the pool. There’s a zero-entry pool with cabanas and a pool bar, and the Indulged Spa + Wellness Retreat for massages and facials.
- Why stay: the only hotel of the eight that lists a full spa, which earns it a place among our Orlando spa resorts, and the only Marriott Bonvoy hotel of the eight.
- Getting to the parks: a complimentary scheduled shuttle to the four theme parks and the Lake Buena Vista Factory Outlets. You can only reserve after check-in, with the QR code at the front desk, for up to seven days of your stay. It doesn’t stop at Disney Springs.
- Good to know: the resort fee is $39 per room per night plus tax (two drinks a day, Wi-Fi and more). Self-parking is $30 and valet $45, plus tax. Minimum check-in age is 21. Our Renaissance Orlando Resort and Spa review has the room types.
Best for: couples who want a spa between park days, and kids who’d love a bunk bed.
Check prices for Renaissance Orlando Resort & Spa on Booking.com
7. Drury Plaza Hotel Orlando

At 2000 Hotel Plaza Boulevard, the 602-room Drury is the only hotel of the eight with no resort fee. Every stay includes a free hot breakfast from 6 to 10 a.m. and the 5:30 Kickback from 5:30 to 7:30 p.m., with hot food, beer, wine, mixed drinks and soft drinks. Standard rooms sleep up to 5 and two-room suites up to 6, and every room has a microwave and a fridge. The saltwater pool has a whirlpool and a splash pad.
- Why stay: no resort fee and two free meals a day make the total easy to predict. It’s on our lists of Orlando hotels with no resort fees and Orlando hotels with free breakfast.
- Getting to the parks: a free shuttle to all four parks with no reservations, which the hotel describes as hourly. The hotels’ association also lists Disney Springs and water park runs, and Drury offers free late-night returns from select special events at Magic Kingdom and Hollywood Studios.
- Good to know: self-parking is $28 a night on Drury’s site (its own FAQ has said $25 plus tax, so confirm). Dogs and cats are allowed for $50 per room per day plus tax. The hotel says Disney Springs is half a mile away; our route to the Marketplace was about 0.85 mile. See our Drury Plaza Hotel Orlando guide.
Best for: value-focused families, groups of five in one room, and anyone who hates surprise fees.
8. DoubleTree Suites by Hilton Orlando

At 2305 Hotel Plaza Boulevard, the farthest of the eight from Disney Springs, this is the area’s only all-suite hotel, with 236 suites. Most are one-bedroom suites with a living room and a door to the bedroom; Hilton lists two-queen suites for up to 6 and king suites for 4. The association describes the renovated suites as having sliding barn doors. There’s a heated pool, a whirlpool, a splash pad and a playground.
- Why stay: a separate living room and space for six in one booking, without paying for two rooms.
- Getting to the parks: a daily theme park shuttle that you book through the hotel (Hilton says on arrival). Hilton says departures start 90 minutes before opening and returns run until 60 minutes after closing; the association’s general Early Entry FAQ says member hotels’ shuttles start 2 hours before opening, so ask at check-in.
- Good to know: the daily resort charge covers the shuttle, internet, two bottled waters a day and Kids Eat Free (one child 12 and under per adult entree). Hilton’s policy doesn’t state the amount; older Hilton room text (October 2025) showed $23. Self-parking is $35 and valet $45 per night plus tax. More in our DoubleTree Suites Disney Springs review.
Best for: families of five or six who want a separate living room.

Disney-owned resorts next to Disney Springs
If “Disney Springs hotel” means a Disney resort to you, these are the four Disney files under its Disney Springs Resort Area. Disney lists boats (“watercraft”) and buses as their transportation, and the Sassagoula River Cruise boats leave the Marketplace dock for all four. Disney resorts are booked through Disney, not Booking.com. All four resort pages carried refurbishment notices at the time of writing (Riverside’s runs from early May 2025 through August 2027), so check what’s affected for your dates.
Disney’s Saratoga Springs Resort & Spa
A Deluxe Villa resort right across the lake from Disney Springs, and the closest Disney-owned resort to it on the map. Disney lists deluxe studios with a kitchenette, one- and two-bedroom villas and three-bedroom Treehouse Villas. The Paddock Pool has a 146-foot waterslide, and High Rock Spring Pool and three quieter pools fill out the grounds.

OpenStreetMap maps a footpath from the resort to the Marketplace, and our foot route on that map from the resort’s main map point (1960 Broadway) was about 0.8 mile, or 18 minutes. Disney’s resort page lists only boat and bus, and the walk depends on your building. As a Deluxe Villa resort, it also gets Extended Evening Hours.
Disney’s Old Key West Resort
Another Deluxe Villa resort, with deluxe studios, one- and two-bedroom villas and three-bedroom Grand Villas. The main pool by Hospitality House has a sandcastle waterslide, and three quiet pools sit around the grounds.
Disney’s Port Orleans Resort – French Quarter
A Moderate resort with a Mardi Gras-themed pool where you slide down a sea serpent’s tongue. The Sassagoula River boats connect it with Disney Springs, and Disney buses run to the parks.
Disney’s Port Orleans Resort – Riverside
The second Moderate resort on the river, with rooms that include Royal Guest Rooms and the 3-plus-acre Ol’ Man Island pool area, with a sawmill slide, a hot tub and the Muddy Rivers pool bar.

Moderate resorts don’t get Extended Evening Hours. Like every Disney Resort hotel, both Port Orleans resorts get Disney buses, free standard theme park parking and the 7-day Lightning Lane window. For the pros and cons, read is it worth staying at a Disney resort.
Disney Springs Resort Area hotels vs Disney’s own resorts
| Perk | The 8 Official hotels | Port Orleans (Moderate) | Saratoga Springs, Old Key West |
|---|---|---|---|
| Early Theme Park Entry (30 min) | Yes | Yes | Yes |
| Extended Evening Hours | No | No | Yes |
| Lightning Lane purchase window | 3 days ahead (from day 1 with date-based tickets) | 7 days before arrival | 7 days before arrival |
| Theme park parking | $35 a day standard | Included | Included |
| Overnight parking at the hotel | $27 to $38 a night, plus tax | Free | Free |
| Park transportation | Hotel-run shuttles | Disney buses | Disney buses |
Disney’s early entry benefit “will continue through 2027”, according to its Early Entry page. Lightning Lane’s 7-day window is for Disney Resort hotels plus the Swan, Dolphin, Swan Reserve and Shades of Green; everyone else, including all eight Official hotels, buys 3 days ahead. Our Disney Lightning Lane guide explains how that plays out. For other off-site hotels with the early entry perk, see the full list of non-Disney hotels with Early Theme Park Entry.
Getting to the parks: shuttle rules compared
None of the eight hotels is served by Disney’s buses, monorail or Skyliner. Each runs its own shuttle, and the rules differ more than the brochures suggest.
| Hotel | Reservation | When it runs | Also serves |
|---|---|---|---|
| Drury Plaza | None needed | About hourly, weekly schedule | Disney Springs, water parks, select late-night events |
| Hilton Lake Buena Vista | Yes, up to 48 h (operator) | 90 min before opening to 60 min after close | Theme parks only |
| Hilton Buena Vista Palace | Yes, both legs, up to 72 h | Hourly at :35, from 90 min before opening | Theme parks only |
| Wyndham and Wyndham Garden | Yes | Hourly, 90 min before opening to 90 min after close | Theme parks only |
| Holiday Inn | Yes, up to 48 h | Hourly; times follow park hours | Theme parks only |
| Renaissance | Yes, after check-in (QR code) | Timed for opening, incl. Early Entry | Lake Buena Vista Factory Outlets |
| DoubleTree Suites | Yes, through the hotel | 90 min before opening to 60 min after close (Hilton) | Theme parks only |
- Magic Kingdom: hotel shuttles typically stop at the Transportation and Ticket Center (the Drury’s schedule does), so add time for the monorail or ferry and ask your hotel where its bus stops. Our Magic Kingdom tips cover that last leg.
- Early Entry mornings: most shuttles run about hourly, so book the first departure and your return as soon as you’re allowed. The association’s Early Entry FAQ says member shuttles start 2 hours before opening, but most hotels’ own pages say 90 minutes, so go by your hotel’s schedule.
- Water parks: Disney’s page for these hotels mentions transportation to the two Disney water parks (check with the hotel), but the Wyndhams say they don’t go there. Typhoon Lagoon is temporarily closed for refurbishment at the time of writing.
- Driving: standard theme park parking is $35 a day, on top of your hotel’s nightly parking. Self-parking at Disney Springs is free.
- Airport: none of the hotels we checked runs its own airport shuttle. Several point you to Mears Connect, which charges $16 one way for ages 10 and up and $13 for ages 3 to 9 (under 3 ride free).

Booking a Disney Springs hotel package with park tickets
You can book these hotels three ways, and only some include tickets.
- Through Disney: Disney’s page for the Disney Springs Resort Area hotels says to call (407) 939-1893 for room and ticket packages. For room-only stays, it sends you to the hotels’ own site.
- Through the hotels: the association offers a hotel and theme park ticket package at participating hotels, and tickets can be bought at each hotel. Direct-booking discounts it lists include AAA, up to 15% off for Florida and Georgia residents and up to 20% for the military; restrictions and blackout dates may apply.
- Through Booking.com: room-only. You buy park tickets separately, and you still pay the hotel’s resort fee and parking.
Annual Passholders have their own deals: the Drury offers up to 15% off its Best Flexible Rate, and the Holiday Inn up to 20% on weekdays (15% on weekends) with free self-parking for one car. Discounts and loyalty perks like Hilton Honors generally apply only when you book directly.
How to choose a Disney Springs hotel
- Add up the real nightly cost: rate, resort fee and parking, plus tax. At the Buena Vista Palace, the $41 resort charge and $38 self-parking add $79 a night before tax, on top of the room rate. If fees bother you, start with the Drury, or compare more Orlando hotels with free parking.
- Walking is the point: the Hilton Lake Buena Vista, the Wyndhams and the Palace are closest. The Drury and DoubleTree Suites are about a 20-minute walk, fine in the morning but long after a late dinner.
- Feeding a family: the Drury includes breakfast and an evening meal; the Holiday Inn’s Kids Eat Free and the DoubleTree’s Kids Eat Free cut dinner costs. See more Orlando hotels where kids eat free.
- Space: six people fit in one DoubleTree two-queen suite or a Drury suite; bigger groups should look at the Hilton Lake Buena Vista’s suites.
- Disney perks first: if Extended Evening Hours, Disney buses or the 7-day Lightning Lane window matter, book Saratoga Springs or Old Key West instead.
If none of these fits your budget, compare our cheap hotels near Disney World and the best hotels near Disney World, or read where to stay in Orlando by area.

Frequently asked questions
What hotels are in the Disney Springs Resort Area?
Eight Official Walt Disney World Hotels: Hilton Orlando Lake Buena Vista, Hilton Orlando Buena Vista Palace, Wyndham Lake Buena Vista, Wyndham Garden Lake Buena Vista, Holiday Inn Orlando, Renaissance Orlando Resort & Spa, Drury Plaza Hotel Orlando and DoubleTree Suites by Hilton Orlando. Disney’s hotel page and the association say 7, and the association lists only Wyndham Garden for the shared Wyndham campus. Disney also labels four of its own resorts as Disney Springs Resort Area.
Which Disney resort is closest to Disney Springs?
Disney’s Saratoga Springs Resort & Spa, a Deluxe Villa resort across the lake from Disney Springs. Disney lists boat and bus service, and OpenStreetMap maps a footpath; our OpenStreetMap route from the resort’s main map point was about 0.8 mile. Old Key West and the two Port Orleans resorts are farther away but also have Sassagoula River boats to Disney Springs.
Do Disney Springs hotels get Early Theme Park Entry?
Yes. Disney’s Early Entry page names all eight Official hotels, so you can enter any of the four theme parks 30 minutes early every day of your stay, including check-in and check-out days. You need valid admission, and the hotels ask you to link your stay in My Disney Experience. They don’t get Extended Evening Hours or Disney’s 7-day Lightning Lane window.
Do Disney Springs hotels have free shuttles to the parks?
All eight run shuttles to the four theme parks, but seven of them charge a mandatory resort fee: four list the shuttle as part of it, and the Wyndhams and the Renaissance call it complimentary. The Drury is the exception: no resort fee and no reservations. Everywhere else you reserve seats, either before arrival or after check-in, and most buses run about hourly, so book the Early Entry departure early.
Which Disney Springs hotel has no resort fee?
Only the Drury Plaza Hotel Orlando, which also includes a hot breakfast and the evening 5:30 Kickback. Self-parking there was $28 a night at the time of writing. The other seven charge a resort fee; the Holiday Inn, for example, adds $39 plus 12.5% tax a night, and its standard parking is $27.
Can you book a Disney package with a Disney Springs hotel?
Yes. Disney’s page for these hotels says to call (407) 939-1893 for room and ticket packages, and the hotels’ association sells its own hotel and ticket packages. Booking.com rates are room-only, so you’d buy tickets separately. Compare the package total with a room-only rate plus tickets bought from Disney before you decide.
Bottom line
For most families, the best Disney Springs hotels are the Drury Plaza for value and the Hilton Lake Buena Vista or Buena Vista Palace for the walk and the pools. Pick DoubleTree Suites for space, the Holiday Inn for young kids and the Renaissance for a spa. If Disney’s own perks matter more than fees and a short walk, Saratoga Springs is the Disney resort to price. Check your dates at Drury Plaza Hotel Orlando.
