Comfort Suites Maingate East is a 198-suite Walt Disney World Good Neighbor hotel behind Old Town in Kissimmee that sells itself on three things budget families care about: a free hot breakfast with Mickey Mouse waffles, a complimentary scheduled shuttle to the Disney parks, and no resort fee. Every room is a suite with a sleeper sofa, microwave and mini-fridge, and the two-queen suites sleep six.
The trade-offs: the hotel’s site now lists parking at $10 plus taxes and fees, the shuttle makes only two or three Disney runs a day, and the Disney lots are 4.5 to 9 miles away by road. Here is what we verified on official pages and Booking.com in October 2026.
Quick answer: Book Comfort Suites Maingate East if you want a cheap, fee-free base with breakfast included, room for up to six, and Old Town and Fun Spot on foot, and you will drive or plan around a limited shuttle. Look elsewhere if you need Early Theme Park Entry, a frequent bus to every park or a resort-style pool.

Location: behind Old Town, 4.5 to 9 miles from the Disney lots
The hotel sits on Florida Plaza Boulevard, behind Old Town and Fun Spot America Kissimmee, one block off US-192. Fun Spot is about 0.2 mile on foot and the back of Old Town a quarter mile (the hotel says 0.4 mile). Old Town opens daily from 11 am, and its Friday and Saturday car cruises roll at 8:30 pm, free to watch. See also our guide to hotels near Old Town Kissimmee.

Disney is close but not as close as the marketing suggests. The hotel’s site says Walt Disney World is a 5.2-mile drive without naming the point it measures to, and Disney’s listing says “two miles from the entrance to the Walt Disney World Resort area”, which is the edge of Disney property. We routed on public roads to the actual parking lots:
| Destination | Road distance | Route |
|---|---|---|
| Disney’s Hollywood Studios lot | About 4.5 to 5 miles | US-192, Osceola Pkwy |
| Animal Kingdom guest parking | About 5.5 to 6 miles | US-192, Osceola Pkwy |
| EPCOT main lot | About 6.5 to 7.5 miles | Osceola Pkwy, World Dr |
| Magic Kingdom TTC lot | About 8 to 9 miles | Osceola Pkwy, World Dr |
| Disney Springs garages | About 6 to 7 miles | Osceola Pkwy, I-4, Buena Vista Dr |
| ESPN Wide World of Sports | About 4.3 to 4.4 miles | Osceola Pkwy, Victory Way |
| SeaWorld Orlando | About 8.5 to 9 miles | Osceola Pkwy, I-4, Central Florida Pkwy |
| Universal Orlando garages | About 12.3 to 14.3 miles | Osceola Pkwy, I-4 |
| Epic Universe toll plaza | About 12 to 12.5 miles | Osceola Pkwy, I-4, SR 528 |
| Orlando International Airport | About 20 miles | Osceola Pkwy, SR 417 (tolls) |
Ranges show the outbound and return legs; the airport run uses tolled SR 417 (the hotel’s FAQ says 20 to 30 minutes). Sports teams can compare neighbors in our hotels near ESPN Wide World of Sports guide.
Rooms: four suite types, all with a sleeper sofa
This is an all-suite hotel with interior corridors. Every layout on the rooms page includes a two-person sleeper sofa, a 43-inch TV with the Disney Channel, a microwave, mini-fridge and sink, a coffee maker, a desk, a dining table, a ceiling fan, a safe, an iron and a hair dryer. Wi-Fi is free throughout.

| Suite | Size | Beds | Sleeps |
|---|---|---|---|
| 2 Queen Beds, 1-Room Suite | 463 sq ft | 2 queens + sleeper sofa | 6 |
| 1 King Bed, 1-Room Suite | 431 sq ft | King + sleeper sofa | 4 |
| 1 King Bed, 1 Bedroom Suite, 1 Bathroom | 549 sq ft | King + sleeper sofa in a separate living room | 4 |
| Deluxe 1 Bedroom Suite, 2 Bathrooms | 549 sq ft | King + sleeper sofa, wet bar | 4 |
In the two-queen suite the beds, sofa and kitchenette share one open space; the one-bedroom suites put the king behind a door, and the Deluxe adds a second bathroom. The rooms page lists accessible versions with a tub or a roll-in shower, and Booking.com lists free cribs on request and no extra beds. The groups page advertises adjoining suites, and Booking.com’s fine print carried a renovation-noise notice at the time of writing.
Pool and recreation: a heated pool and hot tub, open 24 hours
The pool area is the hotel’s best feature after the price: a curved outdoor pool with a shallow end in a palm-planted courtyard beside the tower, a round hot tub tucked into the greenery, and lime-green loungers and umbrellas around the deck. The hotel calls the pool heated and says it and the hot tub are open 24 hours with quiet time from 10 pm; Disney’s listing describes it as “seasonally heated”, so on a cold January week ask whether the heater is on.

There is no slide, splash pad or kids’ pool; for a pool complex, see the bigger resorts in our best hotels in Kissimmee guide.
Breakfast and the Daiquiri Bar
Breakfast is included and it is hot. The dining page calls it the Jolly Harbor Breakfast Buffet, free from 6:30 to 9:30 am (Disney’s listing says 7 to 10 am), with eggs, breakfast meats, cereals, bagels, yogurt, pastries and fruit, and make-your-own Mickey Mouse waffles. Booking.com showed breakfast included on every rate for our three sample dates, but also says “included with select options”, so check your rate. Self-serve coffee is out from 5 am to 9 pm.

The only other food on site is the Daiquiri Bar by the pool: pizza from 3 to 10 pm and frozen daiquiris, beer, seltzers, wine and canned cocktails until 11 pm, per the dining page. Booking.com’s description gives two conflicting sets of bar hours (Tuesday to Saturday, drinks only, and seven days from 3 pm), so ask what is current. Beyond the gate, the FAQ lists chain restaurants within walking distance (the list looks dated), and Old Town next door has more than 25 places to eat; the lobby’s St. Kitts sundry shop sells snacks and drinks.
Parking and fees
Official sources disagree on parking. The hotel’s “Our Hotel” page lists “On-site parking ($10 + taxes and fees)”, while Disney’s Good Neighbor listing says “Complimentary Self-Parking”. Booking.com’s facilities list says private parking costs US$10 per day. Budget about $10 a day plus tax and confirm when you book.
On resort fees they agree: the hotel promises “No Resort Fees”, Disney’s listing says the same, and Booking.com’s fine print states “This Property doesn’t charge a Resort Fee”. Our three Booking.com sample breakdowns (November 2026, January 2027 and a March 2027 stay for a family of four) added only Osceola County’s 13.5 percent tax. Rates vary by season, availability and how far ahead you book.
Booking.com also lists a US$250 damage deposit on a credit card (refunded within seven days), a minimum check-in age of 21 and no cash payments. For hotels that still include parking, see our hotels near Disney World with free parking round-up.
Shuttle and transport to the parks
The homepage promises a “Complimentary Shuttle to Disney”, and Disney’s listing calls it a “complimentary scheduled shuttle to Disney World Resort”. The useful detail is in the FAQ: the service “varies based on the theme parks’ seasonal hours”, schedules “are always available at the Guest Services desk upon arrival”, and on a typical day “there are two to three departures and returns to the Walt Disney World Resort parks, and one departure and return for Universal Orlando Resort and SeaWorld Orlando”. Which Disney parks it serves, where it drops you and at what times are not published anywhere we could find, and the hotel is not in the booking system of Firefighters All Services, the operator that runs most US-192 hotel shuttles, so you cannot reserve a seat online.
Choice Hotels’ listing (archived December 2023 to February 2026) calls the Universal and SeaWorld runs “available for a small fee”, and Booking.com marks shuttle service as an additional charge, so ask what the non-Disney trips cost. Driving instead costs $35 a day for Disney’s standard theme-park parking. Compare other options in our guide to Kissimmee hotels with a Disney shuttle.
From the airport, the FAQ points to Mears, quoting round-trip fares of $34 for adults and $27 for children aged 4 to 11. Mears Connect’s own pricing page now shows $16 per adult and $13 per child aged 3 to 9 each way, plus a $1.60 or $1.30 fee on the airport leg and a 6 percent fuel surcharge “until further notice”. Its hotels-serviced list (Disney Resort hotels, the Disney Springs area and a few others) does not include this hotel, so ask Mears before you book; our Orlando airport to Kissimmee guide covers the alternatives.
Amenities: arcade, gym, laundry and Wi-Fi
The game room and fitness center stay open 24 hours. The arcade has a claw machine, shooting and racing cabinets and a gumball machine; the hotel says the gym has stationary bikes and elliptical machines, and its photo also shows a treadmill. There is a coin laundry, a business center, an outdoor seating lounge and a small event room for groups.

The Guest Services desk helps with Disney and other attraction tickets and has the shuttle schedule. There is no spa or kids’ club. Choice Privileges points and the hotel’s AAA, AARP and military discounts apply only to direct bookings, not to Booking.com reservations. The hotel is smoke-free, and only service animals are allowed.
Who Comfort Suites Maingate East suits
It suits budget families who count every daily extra (breakfast for six and no resort fee add up), sports teams and groups that want adjoining suites and a meeting room, and anyone who likes walking to Old Town after the parks. It is a weaker fit for car-free first-timers who want to park-hop on a whim, anyone who needs Early Theme Park Entry, and couples after a spa or a dinner restaurant.
Pros
- No resort fee on the hotel’s site, Disney’s listing and Booking.com’s price breakdown; only the 13.5 percent county tax was added on our sample dates.
- Free hot breakfast with Mickey Mouse waffles every day, and self-serve coffee from 5 am.
- Every room is a suite with a sleeper sofa, microwave, mini-fridge and sink; two-queen suites sleep six.
- Complimentary scheduled Disney shuttle, plus a Guest Services desk for park tickets.
- Heated pool and hot tub open 24 hours; Old Town and Fun Spot are a 4- to 8-minute walk.
Limitations to know
- Parking is listed at $10 plus taxes and fees on the hotel’s site (US$10 a day on Booking.com), even though Disney’s listing still says it is free.
- The shuttle runs two or three times a day to Disney and once to Universal and SeaWorld, with no published timetable, stops or operator; the non-Disney runs may be charged.
- No Early Theme Park Entry, Extended Evening Hours or other Disney-resort perks; the Magic Kingdom TTC lot is 8 to 9 miles away.
- Booking.com holds a US$250 damage deposit and requires a guest aged 21 or over to check in; cash is not accepted.
- One pool with no slides or splash area, the pool bar is the only food after breakfast, and a renovation-noise notice appeared in Booking.com’s fine print at the time of writing.
What to check before you book
Confirm four things with the hotel: the current parking charge; the shuttle timetable for your dates (which parks, where it drops off, first and last runs) and whether the Universal and SeaWorld trips cost extra; the breakfast hours; and any renovation work scheduled during your stay. Make sure your Booking.com rate shows breakfast included, bring a credit card for the deposit, and request adjoining suites at booking. Families of six should book the two-queen suite specifically; the king suites are capped at four.
Nearby alternatives
Two Kissimmee neighbors cover the same ground. Staybridge Suites Orlando Royale Parc Suites, also near Old Town, adds full kitchens, free breakfast and published shuttle times, though a nightly fee has shown up on Booking.com. Ramada by Wyndham Kissimmee Gateway, farther west on US-192, has free parking and published shuttle times but charges a resort fee and includes no breakfast. Our round-ups of hotels near Disney World with free breakfast and shuttle and Disney Good Neighbor hotels put this hotel side by side with the rest.
Frequently asked questions
Does Comfort Suites Maingate East have a free shuttle to Disney World?
Yes. The hotel’s site and Disney’s Good Neighbor listing both describe a complimentary scheduled shuttle to the Disney parks. The hotel’s FAQ says a typical day has two to three departures and returns to Disney and one to Universal and SeaWorld, with the schedule available at the Guest Services desk on arrival. Times and stops are not published online, so ask first.
Does Comfort Suites Maingate East charge a resort fee or for parking?
There is no resort fee: the hotel, Disney’s listing and Booking.com’s price breakdown all agree, and our sample stays added only 13.5 percent tax. Parking is the open question: the hotel’s own amenities page lists it at $10 plus taxes and fees and Booking.com at US$10 a day, while Disney’s listing still says self-parking is complimentary. Budget for the charge and confirm with the hotel.
How far is Comfort Suites Maingate East from Magic Kingdom and the other parks?
By public roads to the actual parking lots, Hollywood Studios is about 4.5 to 5 miles, Animal Kingdom 5.5 to 6, EPCOT 6.5 to 7.5 and the Magic Kingdom Transportation and Ticket Center lot 8 to 9 miles, with Disney Springs 6 to 7 miles. The hotel’s “5.2 miles” figure does not say where it ends, and Disney’s “two miles” is to the edge of Disney property.
Is breakfast included at Comfort Suites Maingate East?
Yes. A free hot and cold buffet with eggs, breakfast meats, cereals, pastries, yogurt, fruit and make-your-own Mickey Mouse waffles is served daily, from 6:30 to 9:30 am per the hotel’s dining page and 7 to 10 am per Disney’s listing. Booking.com showed breakfast included on the rates we checked but also says “included with select options”, so check your rate.
Can you walk from Comfort Suites Maingate East to Old Town and Fun Spot?
Easily. Fun Spot America Kissimmee is about 0.2 mile along Florida Plaza Boulevard, a four- or five-minute walk, and the back of Old Town’s grounds is roughly a quarter mile away, with its US-192 entrance a little farther; the hotel quotes 0.4 mile and eight minutes. Old Town’s Friday and Saturday car cruises roll at 8:30 pm and are free to watch.
Does Comfort Suites Maingate East get Early Theme Park Entry?
No. Disney’s Early Theme Park Entry page lists its own resort hotels plus 15 named non-Disney hotels (the Swan, Dolphin and Swan Reserve, Four Seasons, Shades of Green, Signia by Hilton and Waldorf Astoria at Bonnet Creek, and the eight Disney Springs Resort Area hotels); Good Neighbor hotels such as this one are not included. You get the Guest Services desk and the shuttle, nothing more.
Bottom line
Comfort Suites Maingate East is an honest budget pick: suites that sleep up to six, a real hot breakfast, a 24-hour pool and hot tub, no resort fee and Old Town on foot. Go in knowing that parking is probably $10 plus tax, that the shuttle is a twice- or three-times-a-day service you plan around, and that the parks are a 10- to 20-minute drive rather than next door. For a family with a car that wants to keep daily costs down, it is one of the easiest hotels near Disney to recommend.
