Westgate resorts in Orlando come in seven versions, and Westgate’s own Orlando page lists all of them: Westgate Lakes Resort & Spa, Westgate Palace, Westgate Town Center, Westgate Vacation Villas, Westgate Towers, Westgate Blue Tree and Westgate Leisure. All seven are timeshare resorts that rent villas by the night to non-owners, all are bookable on Booking.com, and all charge a nightly resort fee. That is roughly where the similarities end.

Two sit near Universal with a free, reservable Universal shuttle; three share or border a water park campus near Animal Kingdom; and two are quieter resorts with the lowest fees and no restaurant. Villas run from a 347 sq ft studio to a four-bedroom for 16, and resort fees from $19.99 to $29.99 plus tax per night.

We checked Westgate’s resort, terms and water park pages, each resort’s Booking.com listing and price breakdown for sample stays, and Disney’s and Universal’s sites in October 2026, and routed the road distances ourselves. Fees, shuttles and hours change, so confirm what matters before you pay.

Quick answer: Pick Westgate Lakes for the biggest villa range (up to four bedrooms for 16), the Treasure Cove water park and a free Universal shuttle, or Westgate Palace for a two-bedroom suite about 1.7 miles from Universal’s garages with self-parking inside its $24.99 fee. For Disney, Westgate Town Center (villas for up to 16), Vacation Villas and Towers share Shipwreck Island Water Park about 3 miles from Animal Kingdom’s parking, but none of them has a theme park shuttle. Blue Tree (near Disney Springs) and Leisure (near SeaWorld) have the lowest fees, $19.99 plus tax, and no restaurant. None of the seven gets Disney’s Early Theme Park Entry.

How we chose and compared the Westgate resorts in Orlando

This is the full set, not a shortlist: Westgate’s Orlando page names exactly these seven resorts, and each showed availability on Booking.com under its current name for two or three sample stays.

  • Location and road distances: routed to each park’s actual parking lot or toll plaza on public roads (OSRM, October 2026), with Westgate’s own figures noted where they differ.
  • Villas: sizes, beds and maximum occupancy from Westgate’s accommodations pages, with the sleeper-sofa caveat spelled out.
  • Verified costs: resort fees from Westgate’s terms, cross-checked against Booking.com’s price breakdown, plus parking, water park tickets and county tax.
  • Transport: which resorts list a theme park shuttle on their current pages, and what Booking.com says.

Fees are per villa per night from Westgate’s terms at the time of writing, before 12.5% (Orange County) or 13.5% (Osceola County) tax. Our guide to Orlando timeshare resorts you can rent by the night compares Westgate with Marriott, Hilton and Wyndham.

1. Westgate Lakes Resort & Spa

The flagship. Westgate Lakes lines Big Sand Lake on Turkey Lake Road, west of I-4, with studios and one- to four-bedroom villas of 400 to 2,186 sq ft (the standard four-bedroom sleeps 16), seven heated pools, a marina, the Serenity Spa and Treasure Cove, a water park with a wave pool, two slides and a lazy river. Drafts Sports Bar & Grill, Sid’s Bistro, CJ’s Pizza and a Marketplace mean you can eat without leaving. Our Westgate Lakes Resort review has the villa-by-villa detail.

  • Why stay: the widest villa range of the seven, full kitchens and washer-dryers from the one-bedroom deluxe up, and more on-site dining and recreation than any other Westgate.
  • Getting there / to the parks: by road, about 4 miles to Universal’s garages, 5.5 to Epic Universe’s parking, 2.5 to 3 to SeaWorld, 6 to Disney Springs, 9.5 to 11.5 to the Disney theme parks’ lots and 14 to 15 to the airport. Registered guests can reserve free Universal shuttle seats (QR code at the front desk, up to 48 hours ahead; seats aren’t guaranteed). Westgate’s shuttle FAQ lists Universal Studios Florida, Islands of Adventure, CityWalk and Epic Universe; Booking.com’s notes say the bus serves only Universal’s transportation hub, so ask at check-in.
  • Good to know: $29.99 plus tax resort fee; free self-parking; Treasure Cove costs $25 per person per day for most guests (children under 3 free; 3-day $40 and 5-day $65 passes at the counter); no free breakfast; Orange County’s 12.5% tax.

Best for: big families and groups of 6 to 16 splitting the trip between Universal and Disney who want a water park and a kitchen.

2. Westgate Palace

Westgate Palace is the odd one out: a two-tower suite hotel on Carrier Drive, just south of Universal, selling only two-bedroom suites: the 610 sq ft Signature for up to 4 (queen plus two twins) and the 700 sq ft Deluxe for up to 6 with a queen sleeper sofa, both with two bathrooms, a kitchen and a washer-dryer. There’s one heated pool with a hot tub and wading pool, a playground, a game room and two food counters that close at 3 pm. Booking.com lists it as “Westgate Palace Hotel – Universal – I-Drive”. Full details are in our Westgate Palace review.

  • Why stay: the closest Westgate to Universal and Epic Universe, two bedrooms and two bathrooms in one unit, and the same reservable free Universal shuttle as Westgate Lakes (Westgate’s shuttle FAQ covers guests of both resorts).
  • Getting there / to the parks: about 1.7 miles to Universal’s main garages, 3 to Epic Universe’s parking, 4.5 to 5 to SeaWorld, 8 to Disney Springs, 12 to 14.5 to the Disney theme parks and 12 to the airport. On foot, CityWalk is about 1.5 to 1.7 miles.
  • Good to know: $24.99 plus tax resort fee that includes self-parking; Westgate’s room-comparison tool shows lower occupancy (3 and 5) than its accommodations page (4 and 6), so check your reservation; no water park, slides or full-service restaurant.

Best for: families of four to six spending most days at Universal and Epic Universe who want a kitchen and laundry.

3. Westgate Town Center Resort

Westgate Town Center is the big-villa half of a shared campus at 7700 Westgate Boulevard in Kissimmee, near US-192 and a short drive from Animal Kingdom. Its eight villa types run from a 506 sq ft Deluxe Studio for 4 to two four-bedroom villas of 2,403 and 2,874 sq ft for 16; two-bedrooms sleep 8 and three-bedrooms 12, counting every sleeper sofa. Guests share 14 heated pools, Shipwreck Island Water Park, the Mystery Fun House arcade, mini golf, a synthetic ice rink and the Town Hall restaurants (Los Amigos, Sid’s American Kitchen, MEGAbites, Sweet Dreamery and the Marketplace) with Vacation Villas next door. See our Westgate Town Center review.

  • Why stay: the largest Westgate villas near Disney, plus a water park and arcade on the campus. For other big units in the area, compare our 2- and 3-bedroom suites near Disney World.
  • Getting there / to the parks: about 3 miles to Animal Kingdom’s parking via Sherberth Road (5 to 5.5 via US-192 and World Drive), 5.5 to Hollywood Studios, 7 to EPCOT’s main lot, 7.5 to the Magic Kingdom’s ticket center lot, 8 to Disney Springs, 15 to Universal and 23 to 24 to the airport. No theme park shuttle appears on Westgate’s current pages, so plan to drive and budget Disney’s $35 standard parking.
  • Good to know: $29.99 plus tax resort fee; free self-parking; Shipwreck Island is $25 per person per day for most guests (Booking.com’s fine print still says $20); Osceola County’s 13.5% tax; weekly housekeeping; no rollaways.

Best for: multigenerational families and groups of 8 to 16 with a car who want one villa and a water park near Disney.

4. Westgate Vacation Villas Resort

Westgate Vacation Villas shares its address, pools, water park, arcade and restaurants with Town Center, but its villas are smaller, in low-rise buildings around small lakes: a 347 sq ft studio and a 660 sq ft one-bedroom (both up to 4) and three two-bedroom types of 776 to 1,000 sq ft sleeping 6 to 10, the loft version with two twins upstairs. Full kitchens start at the one-bedroom, and the two-bedrooms add a washer-dryer. Our Westgate Vacation Villas review has the details.

  • Why stay: the same campus perks as Town Center with a two-bedroom that sleeps up to 10, the simplest way to put six to ten people under one roof near Animal Kingdom.
  • Getting there / to the parks: the same road distances as Town Center: about 3 miles to Animal Kingdom, 7.5 to the Magic Kingdom lot, 8 to Disney Springs and 15 to Universal. No theme park shuttle on Westgate’s current pages; Booking.com lists a free “shuttle service” with no details, so ask before you skip a rental car.
  • Good to know: $29.99 plus tax resort fee; free self-parking; Shipwreck Island $25 per person per day; Osceola County’s 13.5% tax; weekly housekeeping; Booking.com shows a queen bed in the standard two-bedroom where Westgate lists a king, so match the beds.

Best for: families of 4 to 10 on a Disney-first trip who want the water park without paying for Town Center’s bigger villas.

5. Westgate Towers Resort

Westgate Towers sits across US-192 from the Town Center campus, at 7600 West Irlo Bronson Memorial Highway, and its guests use the campus amenities, including Shipwreck Island (admission extra) and the restaurants about 0.3 miles away, via an internal shuttle that Westgate’s schedule lists daily from 8:30 am to midnight, requested at the front desk (hours vary by season). Its own pool area has three heated pools, three hot tubs and two kids’ pools, and Westgate also lists a fitness room, playground and game room. Villas: a 380 sq ft studio with two double beds and a kitchenette (up to 4), a 737 sq ft one-bedroom with a full kitchen (up to 4) and a 1,038 sq ft two-bedroom with a jetted tub and washer-dryer (up to 8). Westgate notes it is upgrading select units at the time of writing.

  • Why stay: the lowest resort fee on the Shipwreck Island campus, $5 below Town Center’s or Vacation Villas’, and a two-bedroom that sleeps 8.
  • Getting there / to the parks: about 2.5 miles to Animal Kingdom’s parking via Sherberth Road, 5 to Hollywood Studios, 6 to 7 to EPCOT’s lot, 7 to the Magic Kingdom lot and to Disney Springs, 10.5 to SeaWorld, 14 to 15.5 to Epic Universe and Universal, and 23 to the airport. Westgate calls it one mile from Disney’s main entrance; the nearest park lot is 2.5. No theme park shuttle is listed, only the internal one; Booking.com’s “shuttle service (free)” line gives no details.
  • Good to know: $24.99 plus tax resort fee (the terms include the internal shuttle and Vacation Villas’ mini golf, movie theater and bikes); free self-parking; housekeeping costs extra; Westgate says cribs are available, Booking.com that they aren’t or can’t be guaranteed; Osceola County’s 13.5% tax. Our guide to the best hotels in Kissimmee covers the rest of US-192.

Best for: budget-minded Disney families with a car who want the water park campus and don’t mind a shuttle hop to the restaurants.

6. Westgate Blue Tree Resort

Westgate Blue Tree is the Lake Buena Vista option, at 12007 Cypress Run Road near Apopka-Vineland Road, about 2 miles from Disney Springs. It’s a low-rise resort (Westgate’s accessibility note says upper floors are reached by stairs only) with four pools, three of them heated, a hot tub, a kids’ pool, mini golf, tennis and basketball courts, a playground, a fitness center and a game room. Villas: a one-bedroom for 4 with a king and a queen sleeper (Westgate’s feature list says 485 sq ft, its description 600), a 786 sq ft two-bedroom and a 1,000 sq ft Two-Bedroom Deluxe, both for 6 with a king, two twins and a queen sleeper. Every villa has a kitchen with a dishwasher and a mini range plus a balcony or patio; the two-bedrooms add a washer-dryer. There’s no restaurant, just a gift shop and an Order Inn delivery menu; Westgate points to the Westgate Lakes restaurants, an 8-minute drive away by its count.

  • Why stay: the closest Westgate to Disney Springs, a $19.99 fee and three heated pools without the water park resorts’ higher fees.
  • Getting there / to the parks: about 2 miles to Disney Springs’ garages (3.5 back via the one-way exits), 6 to 8 to the Disney theme parks’ lots, 3.5 to SeaWorld, 7 to Epic Universe, 7.5 to 8.5 to Universal’s garages and 15 to 16 to the airport. No shuttle appears on Westgate’s pages, while Booking.com’s fine print mentions a transfer service “with restrictions”, so ask what, if anything, runs.
  • Good to know: $19.99 plus tax resort fee (Wi-Fi, fitness center, sports courts, mini golf and board games), though Westgate’s Wi-Fi FAQ still says non-owners pay a nominal fee; free self-parking; front desk 7 am to midnight; weekly housekeeping; Orange County’s 12.5% tax. Dogs: Westgate’s FAQ allows two dogs up to 60 pounds combined with a $150 cleaning fee and a $150 refundable deposit, while Booking.com says one dog or cat up to 27 kg with a deposit.

Best for: couples and small families on a Disney Springs-centered trip who cook in and don’t need a water park or an elevator.

7. Westgate Leisure Resort

Westgate Leisure Resort is the simplest of the seven, at 6950 Villa de Costa Drive off Westwood Boulevard, south of the convention center and about 2 miles from SeaWorld. Villas: a 635 sq ft one-bedroom (king plus queen sleeper, up to 4) and two 824 sq ft two-bedroom types (queen, two twins and a queen sleeper, up to 6), all with a full kitchen, a washer-dryer and a balcony or patio. Two heated pools and two hot tubs, a kids’ pool, mini golf, a sand volleyball court, a playground, a game room, grills and a mini market, but no restaurant: there’s an Order Inn delivery menu, and Westgate’s dining page points to the Westgate Lakes restaurants, a 9-minute drive away. Booking.com’s fine print noted one pool under renovation at the time of writing, with the pool near Building P open.

  • Why stay: the joint-lowest fee of the seven (with Blue Tree), a full kitchen and laundry in every villa, SeaWorld and Discovery Cove about 2 miles away and Epic Universe about 5.
  • Getting there / to the parks: about 2 miles to SeaWorld’s parking, 5 to Epic Universe, 7 to 8.5 to Universal’s main garages, 5.5 to Disney Springs (about 8 back), 9 to 11.5 to the Disney theme parks’ lots and 13.5 to 14 to the airport. No shuttle is listed; Westgate’s own figures are SeaWorld 2.2 miles and Disney Springs 5.9.
  • Good to know: $19.99 plus tax resort fee (Wi-Fi, mini golf, the volleyball court, gas grills and board games); its Wi-Fi FAQ still quotes $14.99, but the terms, the overview and Booking.com’s price breakdown all show $19.99; free self-parking; check-in from 4 to 11 pm with limited front desk hours; weekly housekeeping; Orange County’s 12.5% tax. Pets: Westgate says dog-friendly (two dogs, 60 pounds combined, a $150 fee plus a $150 deposit), while Booking.com’s house rules say pets aren’t allowed, so ask first.

Best for: budget-minded couples and small families focused on SeaWorld, Epic Universe or the convention center who cook for themselves.

How to choose between the Westgate resorts in Orlando

Disney first or Universal first?

For Disney, the Kissimmee trio wins on distance: Town Center, Vacation Villas and Towers are 2.5 to 3 miles from Animal Kingdom’s parking and 7 to 7.5 from the Magic Kingdom’s lot, with Blue Tree the pick if Disney Springs matters more than the parks. None of the seven is on Disney’s Early Theme Park Entry list (checked October 15, 2026), so you buy Lightning Lane passes 3 days ahead, not the 7 days Disney Resort guests get, and pay $35 a day to park. For Universal and Epic Universe, Palace (1.7 miles) and Lakes (about 4) are the only two with a park shuttle; the others are about 14 to 15.5 miles away from Kissimmee, or 5 to 8.5 from Blue Tree and Leisure, and Universal’s regular parking was $35 including tax at last check. See our 2-bedroom suites near Universal for the Palace’s competitors.

How many beds you need

Lakes and Town Center top out at four bedrooms for 16; Vacation Villas’ loft sleeps 10, Towers’ two-bedroom 8, and the Palace, Blue Tree and Leisure 6. Top figures count sleeper sofas and babies, and rollaways aren’t available, so match your Booking.com room’s bed list to your headcount.

Water park or not

Only Westgate Lakes (Treasure Cove) and the Shipwreck Island campus (Town Center, Vacation Villas, and Towers by shuttle) have one, and admission is extra for most Booking.com guests: $25 per person per day at both, children under 3 free. Westgate’s “Splash” and “Arcade + Water Park” offers that bundle two tickets are its own booking offers (the Splash terms exclude third-party reservations). Our list of Orlando hotels with water parks and waterslides compares both against resorts that include the park in the fee.

Fees, food and extras

If the fee matters most, Leisure and Blue Tree charge $19.99 plus tax, Palace and Towers $24.99, and the other three $29.99. The trade-off at the two cheapest is no restaurant and no shuttle: you’ll cook, order in or drive. Self-parking for standard cars and small to mid-size SUVs (no RVs or trailers) is free at six and part of the Palace’s resort fee. Westgate’s overview pages call all seven dog-friendly (terms: two dogs, 60 pounds combined, breed limits, $150 plus tax per reservation, often plus a $150 refundable deposit), though Booking.com’s house rules disagree at Leisure and Blue Tree.

Resort fees, World of Westgate and the timeshare pitch

Westgate’s terms list every resort’s fee and what it covers: Wi-Fi, local calls, sports courts and boarding-pass printing at all seven, the in-room safe and fitness center at six (no safe listed for the Palace, no gym for Leisure), mini golf at all but the Palace, bikes at Lakes and on the Kissimmee campus, the campus movie theater, and self-parking at the Palace. On every sample stay we priced on Booking.com, the taxes-and-fees line equaled county tax on the room plus the fee and its tax, so the fee is in the total you see before you book. Our guide to Orlando resort fees explains how to read that line.

Two things to know about Westgate’s own booking pages. World of Westgate (WOW) is a free loyalty program whose member rate, booked directly with a promo code by members who joined at least 72 hours before check-in, promises up to 50% off resort fees and up to 25% off water park admission ($18.75 instead of $25); those discounts come with the direct member rate, and Westgate’s page doesn’t extend them to Booking.com reservations. Second, Westgate’s booking box offers up to 40% off for taking a “resort preview”: its terms tie a 90-minute discovery tour and sales presentation, income, credit and age qualifications and a no-show surcharge to those packages. A regular nightly rate, including one booked on Booking.com, isn’t a preview package, and nothing in the terms obliges regular guests to tour.

House rules match across the seven: check-in at 4 pm, checkout at 10 am, a minimum check-in age of 21 with photo ID and the payment card, and a $50 card or $200 cash deposit for incidentals (Booking.com says cash isn’t accepted). Every villa is non-smoking, with a $250 fee for smoking or vaping inside.

Frequently asked questions

Which Westgate resort in Orlando is closest to Disney World?

Westgate Towers, about 2.5 miles by road from Animal Kingdom’s parking via Sherberth Road, with Town Center and Vacation Villas about 3 miles away on the campus across US-192. All three are about 7 to 7.5 miles from the Magic Kingdom’s ticket center lot. Westgate Blue Tree is closest to Disney Springs, about 2 miles. None of the seven gets Disney’s Early Theme Park Entry.

Do Westgate resorts in Orlando have a free theme park shuttle?

Only Westgate Lakes and Westgate Palace, and only to Universal: registered guests reserve free seats by QR code at the front desk up to 48 hours ahead, and seats aren’t guaranteed. Westgate lists Universal Studios Florida, Islands of Adventure, CityWalk and Epic Universe; Booking.com says the bus serves Universal’s transportation hub only. The other five list no theme park shuttle, so plan to drive.

Which Westgate resorts in Orlando have a water park, and is it included?

Westgate Lakes has Treasure Cove, with a wave pool, two slides and a lazy river, and the Kissimmee campus shared by Town Center, Vacation Villas and (by internal shuttle) Towers has Shipwreck Island, a pirate-ship water playground with tube slides and a lazy river. Admission isn’t included on most rates: $25 per person per day at both, children under 3 free, at the time of writing.

How much is the resort fee at Westgate resorts in Orlando?

Per Westgate’s terms in October 2026: $19.99 plus tax at Leisure and Blue Tree, $24.99 at Palace (including self-parking) and Towers, and $29.99 at Lakes, Town Center and Vacation Villas, per villa per night. Orange County adds 12.5% tax and Osceola County 13.5%. Booking.com’s price breakdown for our sample stays matched those amounts, so the fee is included in the total shown before you book.

Do you have to attend a timeshare presentation to stay at a Westgate resort in Orlando?

Not on a regular rate. Westgate’s booking engine offers up to 40% off for a “resort preview”, and its terms tie the 90-minute discovery tour and sales presentation, the income and credit qualifications and the no-show surcharge to those packages only. A standard nightly rate, including a Booking.com reservation, isn’t a preview package, and the terms don’t require regular guests to attend anything.

Which Westgate resort is best for a large family?

Westgate Lakes and Westgate Town Center, whose four-bedroom villas sleep up to 16 with full kitchens and washer-dryers, with Lakes the choice for Universal-leaning trips and Town Center for Disney. For 8 to 10 people, Vacation Villas’ two-bedroom loft (10) and Towers’ two-bedroom (8) cost less. Count the sleeper sofas in those figures and check the bed list on your Booking.com room.

Bottom line

Among the Westgate resorts in Orlando, Westgate Lakes gives you the most resort and the most villa, Westgate Palace the shortest hop to Universal, the Kissimmee campus the water park and the big villas near Animal Kingdom, and Blue Tree and Leisure the lowest fees for self-catering stays. Whichever you pick, budget the resort fee, county tax and water park tickets, expect a 10 am checkout, and treat Westgate’s preview discounts as a sales tour with a price. Rates vary by season, availability and how far ahead you book.
