Orlando hotels with no resort fees include Drury Plaza Hotel Orlando – Disney Springs Area, Drury Inn & Suites near Universal Orlando Resort, the Rosen Inns, Rosen Centre Hotel and every Disney-owned resort at Walt Disney World. None of them adds a mandatory nightly fee to the room rate at the time of writing.
Parking is the hidden second fee. Some fee-free hotels still charge $10 to $40 a night to park, and parking usually isn’t included in the all-in price that federal rules now require. This guide compares Drury, Rosen and Disney-owned hotels with no resort fee by parking cost, free park shuttles and breakfast, and works out the real nightly cost with tax.
Fees last checked September 2026. They change without notice, so read the price breakdown before you pay.
Quick answer: Disney without a car: Drury Plaza Hotel Orlando – Disney Springs Area. Low all-in cost near Universal: Drury Inn & Suites near Universal Orlando Resort (free parking) or a Rosen Inn ($10 a night, capped at $50). Hotels that look fee-free but aren’t
Many hotels near Disney advertise a “free” park shuttle that the resort fee actually pays for. Amounts are from each hotel’s official site at the time of writing.
| Hotel | Nightly fee | Parking | What the fee covers |
|---|---|---|---|
| Holiday Inn Orlando – Disney Springs Area | $39 plus 12.5% tax | $27 ($31 preferred) | Hourly shuttle to 4 Disney parks, drinks, water |
| Hilton Orlando Buena Vista Palace | $41 plus tax | $38 plus tax (self) | Disney shuttle, internet, float lagoon, discounts |
| Waldorf Astoria Orlando | $50 plus tax | Check with hotel | Disney parks shuttle, Wi-Fi, water, golf practice |
| Margaritaville Resort Orlando | $48 plus tax (villas differ) | $20 plus tax (self) | Attraction transport, pools, Wi-Fi, fitness |
The Swan and Dolphin charge about $56 a night with tax (per ResortFeeChecker), plus $40 a day plus tax to self-park. DoubleTree Suites by Hilton Orlando – Disney Springs Area shows $0 on TouringPlans but about $28 with tax on ResortFeeChecker, so trust the hotel’s own breakdown. In all, ResortFeeChecker counts 120 Orlando hotels with mandatory fees.
What “no resort fee” means now that the FTC requires all-in prices
The FTC’s Rule on Unfair or Deceptive Fees took effect on May 12, 2025, for short-term lodging and live-event tickets. Mandatory fees, resort fees included, must now be part of the displayed total. The FTC’s own example: a $199 nightly rate with a mandatory $39 daily resort fee has to be shown with the fee included.
Two things can still come later. Taxes may be left out of the headline price if they’re disclosed before payment, and optional add-ons you choose can be left out of the upfront total. The FTC’s FAQ doesn’t mention parking specifically, and hotels usually charge it at the property, so check the parking price yourself before you book. A no-fee hotel isn’t automatically cheaper: compare the all-in totals, then add tax and parking.
The real nightly cost: resort fee, parking and hotel tax (worked example)
The room rates are hypothetical, but the fee and parking match Holiday Inn Orlando – Disney Springs Area and a Rosen Inn. Hotel tax is 12.5% in Orange County (Orlando, International Drive, Lake Buena Vista and Disney property).
| Cost | Hotel A: resort fee | Hotel B: no resort fee |
|---|---|---|
| Room rate | $180 | $200 |
| Resort fee | $39 | $0 |
| Hotel tax (12.5%) | $27.38 | $25.00 |
| Parking | $27 | $10 |
| Total per night | About $273 | $235 |
| Total for 5 nights | About $1,367 | $1,175 |
The lower room rate costs roughly $190 more over five nights, because the resort fee is taxed with the room and parking adds up. Osceola County (Kissimmee) charges 13.5%, and parking can carry its own tax: Hilton Orlando Buena Vista Palace says its parking charges are taxable at 6.5%. For other hidden costs, see our guide to choosing an Orlando hotel.
How to confirm there’s no resort fee before you book
- Read the price breakdown before you pay. Look for a resort fee, resort charge or other mandatory daily fee.
- Check the hotel’s own FAQ or fact sheet. Third-party lists go stale, as the DoubleTree Suites example shows.
- Check parking separately. Is it per car, is it capped, and is tax included?
- Check what the shuttle covers. Which parks, whether you must reserve, and whether it runs for early entry.
- Watch per-person and pet charges. Cabana Bay adds $20 per extra adult; Drury Plaza charges $50 a night for pets.
- Re-check close to arrival. Look at the hotel’s site again a week or two before you travel.
A resort fee can still pay off if it buys something you’d pay for anyway, such as a Disney shuttle for a family without a car. Our lists of best budget hotels in Orlando, affordable family hotels near Disney World and Orlando hotels with free breakfast include both kinds.

Frequently asked questions
Do Disney World hotels charge resort fees?
Disney-owned resorts don’t: Pop Century, Art of Animation, All-Star Movies and every other Disney Resort hotel have no resort fee and free overnight self-parking. Third-party hotels on or next to Disney property usually do, such as $39 plus tax at Holiday Inn near Disney Springs and about $50 plus tax at the Swan, Dolphin, Waldorf Astoria and Signia.
Do Universal Orlando hotels charge a resort fee?
Universal doesn’t advertise one, and no resort fee appears among the published charges for Cabana Bay, the on-site hotel featured above. Parking is the real extra at Universal’s hotels, so add it to the room rate and check the full price breakdown before you pay.
Which Orlando hotels have no resort fee and free parking?
Drury Inn & Suites near Universal Orlando Resort lists free parking and no resort fee. Disney’s own resorts, including Pop Century, Art of Animation and All-Star Movies, have no resort fee and free overnight self-parking, with standard theme park parking included. The Rosen Inns come close at $10 a night per car, tax included, capped at $50 for the stay.
Do hotels still charge resort fees after the FTC junk-fee rule?
Yes. Since May 12, 2025, the FTC has required hotels and booking sites to include mandatory fees such as resort fees in the total price they display. The rule doesn’t ban resort fees, though, and optional add-ons can stay out of the headline price, so compare all-in totals and check parking yourself.
Is the resort fee taxed in Orlando?
Yes, at the hotel tax rate: 12.5% in Orange County (Orlando, International Drive, Lake Buena Vista and Disney property) and 13.5% in Osceola County, which includes Kissimmee. Holiday Inn Orlando – Disney Springs Area, for example, lists its fee as $39 plus 12.5% tax, which comes to about $43.88 a night.
