The Grove Resort Orlando is an all-suite resort west of the Walt Disney World theme parks, with 2- and 3-bedroom condos and its own Surfari Water Park. The resort puts the parks about six miles away, though the drive is roughly 9 to 12 miles by road. Its official name is The Grove Resort & Water Park Orlando, and a second building on the campus, The Terraces at The Grove, adds studios and smaller suites.

The mandatory resort fee ($49 plus tax per night at the time of writing) covers the water park and the park shuttle. Parking is extra, at $35 plus tax per vehicle, per night.

Quick answer: The Grove suits families of 5 to 8 who want a full kitchen, a washer and dryer and a water park at the hotel, and who are fine driving or following a fixed shuttle schedule. Look elsewhere for Universal- or Epic Universe-first trips, for Disney perks, or for a tight budget with a rental car, since the fee and parking add about $84 plus tax per night.

  • Park perks: Disney Good Neighbor Hotel, but no Early Theme Park Entry, no free Disney parking and no Universal perks.

  • Breakfast: not included; Valencia sells it, and condos have full kitchens.
  • Pools and water: Surfari Water Park, three Springs Pools heated to 83°F and the Terraces pool.
  • Resort fee and parking: $49 plus tax per night and $35 plus tax per vehicle, per night, at the time of writing.

Where The Grove is and how long it takes to reach the parks

The resort sits off Avalon Road (CR 545) in the Four Corners area of Orange County, between Disney’s Western Way entrance and US 192. The mailing address says Winter Garden, but it is on the western edge of the Disney area, which suits Disney days better than Universal or the airport.

The Grove theme park shuttle: schedule, reservations and limits

The shuttle to Walt Disney World, Universal Orlando and SeaWorld is paid for by the mandatory resort fee, so it is not free as such. This is the resort’s schedule marked Rev. SEP.26; confirm times with the concierge.

Book at the Concierge Desk (8 AM–4 PM) or through the resort’s online shuttle booking, ideally 48 hours ahead and no later than 2 hours before departure. You need a voucher (a printout or screenshot works). Pickup is outside the Main Lobby by the Building 1 garage; arrive 10 minutes early, as seats are first come, first served. Groups of 10 or more cannot use it, strollers must be folded, and wheelchair users should call 24–48 hours ahead.

  • No Epic Universe run: the Universal bus serves Universal Studios Florida and Islands of Adventure only.
  • No listed Animal Kingdom return: plan a rideshare back or ask the concierge.
  • Magic Kingdom takes longer: ride to EPCOT, take the monorail to the Transportation and Ticket Center, then change to the Magic Kingdom monorail or ferry.
  • Few late returns: Hollywood Studios has one return at 5:15 PM, and the only late run is 9:55 PM from EPCOT.

If fixed times do not suit you, compare other hotels with free Disney World shuttles, and check whether a resort fee pays for each one.

Surfari Water Park: what is included and what costs extra

Surfari is the resort’s own water park. Registered guests get in through the resort fee by showing a room key or wristband.

Resort Pools
  • FlowRider Double: a surf simulator the resort calls one of the only ones in the country. Sessions cost extra, from $35 per person for 30 minutes; check current rates.
  • Dual water slides: riders must be at least 48 inches tall.
  • Lazy river: 695 feet long, with tubes included.
  • Kids’ activities pool: for younger children.
  • Zero-entry pool: up to 4 ft 6 in deep and heated to 83°F.

There is no wave pool. Hours at the time of writing are 10 AM–5 PM Sunday–Friday and 10 AM–7 PM Saturday, changing with the season. The park closes for lightning within 3 miles, and cabana and premium seating fees are not refunded for weather closures. Lifeguards are on duty, and the park is ADA compliant.

Coolers and outside food and drink are not allowed. Pool towels come from your suite, not the pools, and missing towels are charged. Non-guests can buy day wristbands, subject to seasonal availability; confirm before you go, and do not assume visiting friends or family can use your access. To compare, see our guide to Orlando hotels with water parks.

Suites at The Grove vs The Terraces

The Grove has only 2- and 3-bedroom condos. Each has a full kitchen with a dishwasher, a living and dining area, a full-size washer and dryer and a screened balcony.

3BR, 2 baths1,396 sq ftKing + 2 queens; queen sleeper sofa8
3BR, 3 baths1,544 sq ftKing + 2 queens; queen sleeper sofa8

ADA versions of both condo types exist, and Superior View condos face the lake, pools, lagoons or water park.

The Terraces is an adult-centric, 160-unit building on the same campus, with its own pool, bar and check-in, plus full access to Surfari. It offers King Studios (350 sq ft), 1BR suites (482 sq ft, 650 for ADA) and 2BR suites (708 sq ft); check each room page for beds, kitchen setup and occupancy before booking.

For more multi-bedroom options, see our roundup of 2- and 3-bedroom suites near Disney World.

Pools and things to do on site

  • The Springs Pools: three full-size pools by Lake Austin, an oversized hot tub, a children’s splash area and cabanas, open 8 AM–10 PM.
  • Terraces pool: cabanas, a poolside bar, fire pit seating and a hot tub.
  • Flip Flop’s Family Fun Center: a 6,600-square-foot arcade with video and redemption games, Skee-Ball and glow-in-the-dark mini golf, open until 9 PM (10 PM Friday–Saturday). Games cost extra.
  • Kids’ Activity Center: crafts such as Build-a-Buddy and sand art, typically on weekends from 9 AM to 5 PM (schedules vary by season). It is not childcare, and the resort has no staff babysitting.
  • Lake Austin Pier: catch-and-release fishing, 10 AM–5 PM. Bring your own gear and use artificial bait only.
  • Fitness: a 24-hour gym, plus a second gym at The Terraces.
  • Events: scheduled poolside games, live music and bingo, varying by season.

The resort’s current amenities list shows no spa or cinema, and the FAQ confirms there are no tennis or basketball courts and no grills. If massages or kayak and paddleboard rentals matter to you, ask the resort before you book, since neither is confirmed as a current amenity.

Dining and groceries: is breakfast included?

Valencia is a family-friendly restaurant with a mostly American menu (omelets and pancakes at breakfast; burgers, flatbreads, pasta and tacos later). An 18% gratuity is added automatically to checks at the time of writing. Weekday breakfast (8–11 AM) is à la carte, and a weekend brunch or buffet runs 8 AM–12 PM. The all-day menu runs until 9 PM Monday–Thursday and 10 PM Friday–Sunday, and the restaurant closes 11 AM–12 PM. It can handle dairy-free, gluten-free, vegetarian and vegan requests, but not kosher. Elements Bar hosts karaoke or trivia, and Alfresco Market sells groceries, grab-and-go food and Starbucks coffee.

Mobile ordering is available, and you pay with the cashless wristband every guest receives. A Publix is about 2 miles away on US 192. Grocery deliveries must be collected from the driver in the lobby. Hours change by season, so check current times before you go.

Disney and Universal perks: what The Grove does and does not get

The Grove is a Walt Disney World Good Neighbor Hotel and sells Disney packages, but that label is a booking designation, not a perk tier. It is not on Disney’s Early Theme Park Entry list, so you get no early entry. Free standard theme park parking is only for Disney Resort hotel guests (and select Annual Passholders), so if you drive you pay Disney’s standard parking ($35 per day at the time of writing) on top of the resort’s parking charge.

The Grove has no Universal Express or Early Park Admission either. If early entry matters, compare the best hotels near Disney World.

Policies to know before you book

  • Check-in and check-out: 4 PM and 10 AM; minimum check-in age 21.
