Floridays Resort Orlando is a condo-style resort with 432 two- and three-bedroom suites, each with a full kitchen and in-suite washer and dryer, at 12562 International Drive. It sits on the southern stretch of I-Drive next to Vineland Pointe, less than a mile from Orlando Vineland Premium Outlets.
It is a Walt Disney World Good Neighbor Hotel, and a mandatory daily resort fee ($35 plus tax per night at last check) covers self-parking, Wi-Fi and a scheduled theme park shuttle. The resort says it won a Tripadvisor Travelers’ Choice award again in 2026.
Quick answer: Floridays is a good fit for families and groups of 5 to 8 who want separate bedrooms, a kitchen and laundry, especially if you’ll have a car. It’s not a good fit if you want Early Entry or other park perks, daily housekeeping, or breakfast included in the rate.

Location on south International Drive: what’s within walking distance
Floridays sits on the southern stretch of International Drive near Vineland Avenue (SR-535), roughly between the Disney area and SeaWorld; I-Drive continues a few miles farther south. The resort is directly behind the Benihana restaurant, so turn in immediately south of Benihana and follow the current entrance signage.

- Vineland Pointe: a retail and dining center of about 450,000 sq ft that the resort describes as “just steps away.”
- Groceries: the resort says Publix, Aldi and a Super Target are within walking distance.
- Orlando Vineland Premium Outlets: about 0.8 miles by road.
- Lake Buena Vista Factory Stores: another outlet center, a short drive (about 3.6 miles by road) south on SR-535.
- Orange County Convention Center: about 4 miles, roughly 10 minutes by car.
Without a car, the I-Ride Trolley covers I-Drive. The resort says it picks up at Floridays, and the Red Line ends at Orlando Vineland Premium Outlets. At the time of writing, it runs every 20 minutes past SeaWorld, with $2 adult rides and unlimited-ride passes from $8 for one day ($10 for three days); check current fares and stops.
How far is Floridays from Disney, Universal, Epic Universe and SeaWorld?
The resort lists Walt Disney World as 2.7 miles away, but that’s the distance to Disney property, not a park gate. The distances below are by road to each park’s parking area, and drive times assume no traffic.
| Destination | Distance by road | Drive without traffic | On the resort shuttle? |
|---|---|---|---|
| Disney Springs | 4.3 mi | About 10–15 min | Not listed |
| EPCOT | 6.9 mi | About 15–20 min | Yes |
| Hollywood Studios | 7.7 mi | About 20–25 min | Yes |
| Animal Kingdom | 10.1 mi | About 25–30 min | Yes |
| Magic Kingdom (via the TTC) | 10.0 mi | About 20–30 min, plus monorail or ferry | Not listed at last check |
| Universal Studios / Islands of Adventure | 7.7 mi | About 15–25 min | Yes (Universal Studios) |
| Epic Universe | 8.6 mi | About 15–25 min | Yes |
| SeaWorld Orlando | 3.5 mi | About 10–15 min | Yes |
| Orlando International Airport (MCO) | 15.6 mi | About 25–35 min | No |
Magic Kingdom takes longest: off-site cars and buses arrive at the Transportation and Ticket Center (TTC), then you take the monorail or ferry. Driving to a Disney park also means Disney’s $35-a-day standard parking at the time of writing, on top of the resort fee.
If SeaWorld, the closest major park, is your main reason for visiting, compare these hotels near SeaWorld Orlando.
The Floridays theme park shuttle: how it works (and its limits)
The resort runs a scheduled theme park shuttle, included in its mandatory daily resort fee, to Walt Disney World, Universal Orlando (including Epic Universe) and SeaWorld. It’s for registered overnight guests only and is run by an outside operator, SSS Luxury Transportation. You pay for it through the resort fee whether you ride or not.
It runs on a fixed schedule, not a continuous loop. At last check, the operator’s booking system showed one or two morning departures per park and fixed evening returns. This example is for Tuesday, October 6, 2026; check the times for your own dates.
| Park | Leaves Floridays | Returns from the park |
|---|---|---|
| EPCOT | 7:30 and 10:05 a.m. | 6:30, 9:00 and 10:30 p.m. |
| Animal Kingdom | 7:30 a.m. | 6:00 p.m. |
| Hollywood Studios | 10:05 a.m. | 6:15 and 9:15 p.m. |
| Universal Studios | 8:50 a.m. | 8:00 p.m. |
| Epic Universe | 8:50 a.m. | 7:45 p.m. |
| SeaWorld | 8:50 a.m. | 7:30 p.m. |
Magic Kingdom and Disney Springs weren’t listed. Older data on the resort’s shuttle page mentions a Magic Kingdom run, so confirm with the front desk before planning around it. Don’t count on an Aquatica stop either.
Shuttle rules to know before you book
- Reservations: book through the “Make Reservation” link on the resort’s shuttle page at least 3 hours ahead. Each run has 25 seats, first come, first served.
- Group size: one booking takes up to 9 passengers, and groups of 10 or more can’t use the shuttle.
- On board: no food, drinks, smoking or luggage, and strollers must be folded.
- Accessibility: wheelchair and scooter users must call at least 2 hours ahead, and each bus takes a maximum of 2.
- Pickup: outside the Palm Café and Fitness Center. Arrive 10 minutes early. Buses can run up to 20 minutes late, and missed rides aren’t reimbursed.
The timetable is the real limit. A 10:05 a.m. departure rules out rope drop at Hollywood Studios, and a 6 p.m. return from Animal Kingdom may mean leaving before closing. Without a car, compare these Orlando hotels with free Disney World shuttles for more frequent service.
Disney and Universal perks: what “Good Neighbor Hotel” does and doesn’t mean
Good Neighbor Hotel is a Disney partner designation, not a package of Disney Resort benefits. In practice, the lobby concierge desk and information kiosk can help with theme park tickets and planning, so you can have tickets sorted before you reach the gates. It doesn’t include:
- Disney Early Theme Park Entry: Disney gives its own resort guests and a short list of “other select hotels” a 30-minute head start at every theme park; Floridays isn’t on that list at the time of writing.
- Universal Early Park Admission: a room-only stay (direct or through Booking.com) doesn’t include it. Universal gives it to guests of its on-site hotels and to guests who book a Universal Parks & Resorts Vacations package that includes a hotel and park tickets, so check the package terms if you book Floridays that way.
- Universal Express: only Universal’s Premier hotels (Hard Rock, Portofino Bay and Royal Pacific) include Express Unlimited, valid at Universal Studios Florida and Islands of Adventure but not Epic Universe.
If early entry matters to you, look at the non-Disney hotels with Early Theme Park Entry. Wyndham Garden Lake Buena Vista, listed below, is one.
Two- and three-bedroom suites
All 432 suites have a living room, a dining area and a full kitchen, spread over six six-floor buildings. The layout is closer to a vacation condo than a hotel room, so each family or couple in a group gets its own bedroom.
| Suite | Size | Beds | Sleeps | Baths |
|---|---|---|---|---|
| Two-bedroom | About 1,010–1,020 sq ft (94 m²) | King in the master; two fulls in the guest room | Up to 6 | 2 |
| Three-bedroom | 1,306 sq ft (121 m²) | King in the master; two fulls in each guest room | Up to 8 | 2 |
No sofa bed is listed in either suite, so treat 6 and 8 as firm limits, and note that the three-bedroom suite has two bathrooms for eight people.
What’s in every suite
- Kitchen: an island, a full-size refrigerator with freezer and ice maker, dishwasher, stove top and oven, microwave, coffee/tea maker, cookware and dishware.
- Laundry: an in-suite washer and dryer with a Tide starter laundry kit.
- Master bedroom: a king bed, 40-inch TV and bathroom with a Jacuzzi tub and separate walk-in shower.
- Living space: a 49-inch TV, a DVD player and a furnished private balcony.
- Extras: an in-room safe and a complimentary crib on request. ADA-accessible suites are available.

Housekeeping is limited
There is no daily housekeeping. At the time of writing, stays of five or more consecutive nights get one full service after the fifth night (none if you leave the day after the fifth night). Extra cleanings cost $65 (2BR) or $75 (3BR) and must be requested by 4 p.m. the day before; check current terms. Suites are non-smoking, with a $250 fee if the resort finds evidence of smoking.
If you’re weighing Floridays against similar condo resorts, compare other 2- and 3-bedroom suites near Disney.
Pools, kids’ water playscape and resort amenities
The 20-acre resort sits on a lake, and its two pools suit different moods. Both are heated to 83°F year-round and open from 7 a.m. to 11 p.m. at the time of writing.

Main pool and kids’ water playscape
The main pool has a zero-entry, beach-style slope, handy for small children and older relatives who’d rather skip pool ladders. Next to it is a children’s water playscape with a sandy area for building sandcastles, and the Pool Bar is close by.
Quiet pool and hot tub
The second pool is quieter, with a gazebo, a lake view and a hot tub (Jacuzzi) for relaxing after a long day of walking the parks.
Fitness center
The lobby fitness center is open daily from 5 a.m. to 11 p.m. It has Matrix cardio equipment (treadmills, ellipticals and recumbent bikes), weight machines and a functional training area with mats and medicine and stability balls. Free weights aren’t on the resort’s equipment list.
Other facilities
- Game room: for teens and rainy afternoons.
- EV charging: an EV charging station and a Tesla Destination Charger near Building B.
- Front desk and security: a 24-hour front desk and a resort security department, so you have more support on hand than in a street-level vacation rental home.
Dining, breakfast and groceries
Breakfast is not included in the room rate. On-site dining is simple; the full kitchen in every suite is the bigger draw.
- Palm Café & Marketplace: Starbucks coffee, made-to-order pizzas and salads, plus toiletries and essentials. It opens at 7 a.m., serves breakfast until 11 a.m. and closes at 10 or 11 p.m. depending on the day; confirm current hours.
- Pool Bar: burgers, wings and pizza, plus souvenir cups with discounted refills, from 11 a.m. until 10 or 11 p.m. at last check.
- Room service: from the Palm Café, 11 a.m. to 10 p.m., with an 18% delivery fee.
- Restaurants nearby: Benihana is next door, and Vineland Pointe’s restaurants are a short walk away.

For groceries, you can walk to the nearby Publix, Aldi or Super Target, or order Publix delivery through Instacart to the resort (zip code 32821). Add your building letter and room number, because the resort doesn’t hold grocery deliveries.
Resort fee, parking and other costs to budget
A resort fee is a mandatory daily charge added to your room rate. At Floridays it is $35 plus 12.5% tax per room per night at the time of writing: about $39.38 a night, or $275.63 for seven nights. The resort’s own pages haven’t always agreed on the amount, so confirm it for your dates.
The fee covers self-parking for up to two vehicles, the scheduled shuttles, Wi-Fi, the fitness and business centers, and local and 800-number calls. Floridays doesn’t charge a separate parking fee, but parking isn’t free: it’s part of the resort fee. RVs, oversized trucks and commercial vehicles aren’t allowed.
| Charge | Amount at last check | Notes |
|---|---|---|
| Resort fee | $35 + 12.5% tax per night (about $39.38) | Mandatory; covers parking, shuttle and Wi-Fi |
| Early check-in | $35 | Before 1 p.m., subject to availability |
| Late check-out | $25 per hour | Noon to 4 p.m.; after 4 p.m., a full night |
| Extra housekeeping | $65 (2BR) / $75 (3BR) | Request by 4 p.m. the day before |
| Incidental hold | $50 per night, up to $350 | Debit cards are held for the full stay |
| Pet fee | $200 per room | Up to 2 pets, 75 lb each |
| Airport taxi | About $55 one way (resort estimate) | Up to 4 people; no hotel airport shuttle |
These amounts change, so check current terms before you book. The pet figures come from the resort’s pet policy page; its fact sheet lists a different fee and weight limit, so confirm before bringing a dog.
If mandatory fees are a deal-breaker, see our list of Orlando hotels with no resort fees.
Booking tips: check-in, age rules and booking direct vs Booking.com
- Check-in and check-out: check-in starts at 4 p.m., and check-out is by 11 a.m.
- Age rule: a guest aged 21 or older must book, be present, pay and stay for the whole reservation, and all guests show ID at check-in.
- Debit cards: authorized for the full stay plus the incidental hold; the release can take 5 to 10 days or longer.
- Cancellation: on direct bookings, the first night plus tax is charged when you book and a 72-hour cancellation policy applies. Booking.com rate terms vary.
- Direct-booking perk: bookings on the resort’s own website include two complimentary one-day I-Ride Trolley passes, which you shouldn’t expect with a third-party booking.
Whichever way you book, add the resort fee to the nightly rate when you compare prices.

Frequently asked questions
Does Floridays Resort Orlando have a free shuttle to Disney World?
Not exactly free. The scheduled theme park shuttle is included in the mandatory resort fee ($35 plus tax per night at the time of writing). You reserve at least 3 hours ahead, and runs leave at fixed times, usually one or two each way per park. Magic Kingdom wasn’t a listed destination at last check, so confirm the schedule before your trip.
How much is the resort fee at Floridays Resort Orlando?
At the time of writing, it’s $35 plus 12.5% tax per room per night, or about $39.38. It covers self-parking for up to two vehicles, the scheduled theme park shuttles, Wi-Fi, the fitness center and local calls. It’s mandatory whether or not you use those services, so confirm the current amount for your dates.
Is parking free at Floridays Resort Orlando?
There’s no separate parking charge, but parking isn’t free. Self-parking for up to two vehicles per reservation is covered by the mandatory resort fee. If you drive to a Disney park, you’ll also pay Disney’s theme park parking, $35 per day for standard parking at last check.
How many people can stay in a Floridays suite?
Two-bedroom suites sleep up to 6, with a king bed in the master bedroom and two full beds in the guest room. Three-bedroom suites sleep up to 8, with a king plus two guest bedrooms that each have two full beds. Both have two bathrooms, a full kitchen and a washer/dryer. No sofa bed is listed.
Does Floridays Resort Orlando include breakfast?
No, breakfast isn’t included in the rate. The Palm Café & Marketplace serves breakfast cooked to order from 7 to 11 a.m., along with Starbucks coffee, and every suite has a full kitchen. Publix, Aldi and Super Target are within walking distance, according to the resort.
Do Floridays guests get Disney Early Theme Park Entry or Universal Express?
No. Floridays is a Disney Good Neighbor Hotel, but it isn’t on Disney’s list of hotels whose guests get the 30-minute Early Theme Park Entry. It’s also not a Universal Orlando hotel, so there’s no Universal Express, and a room-only booking doesn’t include Universal Early Park Admission (a Universal vacation package with hotel and tickets can; check the package terms). The shuttle does serve Universal Studios and Epic Universe on a fixed schedule.
