The cheap hotels in Kissimmee that hold up best are the budget brands along US-192 (West Irlo Bronson Memorial Highway), about 2.5 to 6.5 miles by road from the nearest Disney theme park lot. We checked each one for the costs a low rate can hide: a resort fee or service charge, paid parking, breakfast and the park shuttle.

Some of these hotels add nothing but tax. Others add a mandatory charge of about $10 to $30 a night. We read Booking.com’s price breakdowns for sample stays from November 2026 to February 2027 and compared them with each hotel’s own pages, Disney’s Good Neighbor listings and the shuttle operator’s booking system. Rates vary by season, availability and how far ahead you book, so we list the fixed extras instead of prices.

Quick answer: For the lowest fixed extras, start with Quality Inn & Suites By the Parks (no resort fee, free parking, free breakfast, about 2.5 miles from Animal Kingdom’s parking) or Fairfield Inn & Suites Orlando Kissimmee/Celebration (no fee, free parking, free hot breakfast). Comfort Suites Maingate East has no resort fee and roomy suites, but parking costs $10 a day. If you want a free bus to both Disney and Universal, Holiday Inn & Suites Orlando SW – Celebration Area and the Ramada Kissimmee Gateway run one, but Booking.com adds $15 and $18 a night plus tax.

How we chose these cheap hotels in Kissimmee

We kept lower-priced brands with a Kissimmee address that passed these checks in October 2026:

  • Location: on or just off US-192 from Entry Point Boulevard east to Polynesian Isle Boulevard, plus one hotel in north Kissimmee for Gatorland and the airport side of town.
  • The real nightly extras: any resort fee or service charge in Booking.com’s breakdowns for every sample stay, plus parking charges on the hotel’s own page.
  • Verified value: free breakfast, parking or shuttle confirmed on an official page, or on a dated archive copy when a brand site blocked us.
  • Distance: road miles from OpenStreetMap routing (OSRM) to Disney’s public lots: Animal Kingdom’s guest parking, the Hollywood Studios and EPCOT lots and the Magic Kingdom Transportation and Ticket Center (TTC) lot.

We use no scores. The list runs from no mandatory fee to the highest fee.

What a cheap Kissimmee hotel really costs

Three costs sit on top of the room rate in Kissimmee:

  • Hotel tax: Kissimmee’s US-192 hotels are in Osceola County, and Booking.com’s breakdowns add a “13.50% TAX” line.
  • A resort fee or service charge: six of our ten picks add one, from $9.98 to $18 a night plus tax. Whatever the label, it is mandatory.
  • Parking, twice: at the hotel, and again at the parks. Walt Disney World’s parking page lists standard theme park parking at $35 a day for a car at the time of writing.

At the Ramada, five nights add $90 in resort fees plus tax. At Comfort Suites, five nights of parking add $50 plus tax. Each day on a free hotel shuttle saves Disney’s $35 parking charge. Our guide to Orlando resort fees explains how these charges work.

1. Quality Inn & Suites By the Parks

This Choice hotel at 2945 Entry Point Boulevard, just off US-192 west of World Drive, is the closest pick to a Disney park. Booking.com lists free parking, and its breakdowns added only tax. Choice’s own page (February 2026 copy, the latest we could open) lists a free hot breakfast and a heated outdoor pool. Booking.com’s description calls the breakfast grab-and-go, so expect a simple spread.

By road it is about 2.5 miles to Animal Kingdom’s guest parking, 5 miles to Hollywood Studios, 6.5 to EPCOT’s main lot and 7 to the Magic Kingdom TTC lot. Booking.com says the deluxe rooms have a microwave and refrigerator.

  • Why stay: no resort fee, free parking and free breakfast, with the shortest drive on this list to Animal Kingdom.
  • Getting there / to the parks: Booking.com’s fine print describes a free daily bus to Hollywood Studios, where Disney transport continues to the other parks. It lists two departure times (10:35 a.m. and 10:55 a.m.), returns at 5 p.m. and 10:35 p.m., and a 7:35 a.m. Universal bus. Confirm the times at the desk.
  • Good to know: Booking.com lists a $100 damage deposit and charges the first night plus tax the day before you arrive.

Best for: drivers on a tight budget who start most park days at Animal Kingdom.

2. Fairfield Inn & Suites Orlando Kissimmee/Celebration

This 150-room Fairfield at 6073 West Irlo Bronson Memorial Highway, about 0.8 mile west of Old Town, is the Marriott-brand pick with no mandatory fee. Disney’s Good Neighbor listing for the hotel lists complimentary self-parking, a free buffet breakfast with two hot items each day, a refrigerator and microwave in every room, an outdoor pool and a 24-hour fitness center. Booking.com also shows free parking, and its breakdowns added only tax.

By road it is about 4.5 to 5 miles to Hollywood Studios’ lot, 5.5 to 6 to Animal Kingdom, 7 to EPCOT’s main lot and 8 to the TTC lot.

  • Why stay: free parking, a free hot breakfast and a fee-free total at a Marriott brand.
  • Getting there / to the parks: Disney’s listing mentions a shuttle to the Walt Disney World theme parks and Disney Springs, but it gives no times or price. Ask before you count on it.
  • Good to know: Marriott Bonvoy points and member rates apply only when you book directly with Marriott.

Best for: families who want a familiar brand with breakfast and parking included.

3. Comfort Suites Maingate East

Behind Old Town at 2775 Florida Plaza Boulevard, this all-suite Walt Disney World Good Neighbor hotel says “No Resort Fees” on its own site, and Booking.com’s fine print agrees. Every suite has a two-person sleeper sofa, a sink, a microwave and a mini-fridge. The two-queen suite is 463 square feet and sleeps six, per the hotel’s rooms page. The free hot breakfast buffet runs from 6:30 to 9:30 a.m. with make-your-own Mickey Mouse waffles, and the heated pool and hot tub are open 24 hours.

The catch is parking. The hotel’s site lists on-site parking at $10 plus taxes and fees, and Booking.com says $10 a day. Disney’s Good Neighbor listing still says self-parking is complimentary, so confirm at check-in. By road it is about 4.5 to 5 miles to Hollywood Studios, 5.5 to 6 to Animal Kingdom, 7 to EPCOT and 8 to 9 to the TTC lot.

  • Why stay: no resort fee, suites that sleep up to six and a free hot breakfast.
  • Getting there / to the parks: the hotel advertises a complimentary Disney shuttle but posts no times online. Ask Guest Services for the schedule.
  • Good to know: Booking.com lists a $250 damage deposit. Our Comfort Suites Maingate East review covers the suite types and the poolside bar.

Best for: families of five or six who want one suite, breakfast and no resort fee.

4. Hampton Inn Kissimmee North

This Hampton at 151 Centerview Boulevard, just off US-441 (Orange Blossom Trail) in north Kissimmee, is the pick for Gatorland and the airport side of town, not for Disney. Hilton’s page (March 2026 copy) lists a free hot breakfast, complimentary self-parking, an outdoor pool, a fitness center and an on-site First Watch café. Booking.com’s breakdowns added only tax.

Gatorland is about 1.1 miles by road, and Hilton puts Orlando International Airport 13 miles away. Disney is a longer drive: about 11 miles to Hollywood Studios’ lot, 11 to 12 to EPCOT’s and 13.5 to 15 to the TTC lot.

  • Why stay: a brand-name hotel with free breakfast, free parking and no fee.
  • Getting there / to the parks: Hilton lists no airport shuttle, and we found no park shuttle, so plan to drive.
  • Good to know: Booking.com’s fine print sets a minimum check-in age of 21, and Hilton’s page lists pet-friendly rooms. Hilton Honors perks apply only to direct bookings.

Best for: drivers who mix Gatorland, Universal or SeaWorld days with a few Disney days.

5. Best Western Plus Orlando Lake Buena Vista South Inn & Suites

This Best Western Plus at 3484 Polynesian Isle Boulevard, off US-192 east of Old Town, is about 4 to 6 miles by road from Disney Springs. Best Western’s own page (July 2026 copy, the latest we could open) lists a free full hot breakfast buffet, an outdoor pool and hot tub, free parking and KidSuites with a private sleeping area for children. Booking.com describes the pool as heated, lists a game room and a children’s playground, and says every room has a microwave and refrigerator.

The fee is the open question. Best Western’s January 2026 page said “no resort fees”. The July 2026 version no longer includes that line, and Booking.com’s breakdowns for every sample stay added a “resort fee” of $9.98 a night plus tax. The July page also calls the hotel a Walt Disney World Good Neighbor Hotel, but Disney’s Good Neighbor list did not include it in October 2026.

  • Why stay: a hot breakfast, a pool and hot tub, and kid-friendly suites, with the lowest fee among our picks that charge one.
  • Getting there / to the parks: the shuttle operator’s booking system listed one free run, to the Magic Kingdom TTC at 9:25 a.m. (back at 9 p.m.), on our November and December sample dates. EPCOT’s main lot is about 6 to 7 miles by road and the TTC lot 8.5 to 9.
  • Good to know: Best Western’s page says pets are not accepted, and check-in is at 3 p.m.

Best for: families with young children who want breakfast and a KidSuite.

It is also the closest pick to Hollywood Studios: about 4 to 4.5 miles by road to the lot, 5 to 5.5 to Animal Kingdom and 7.5 to 8 to the TTC lot.

Parking is unclear. Wyndham’s page says “We provide ample free parking” but also lists “Onsite Parking – Fees May Apply”. Booking.com shows free parking, but its breakdowns added a $10 nightly property service charge plus tax.

  • Why stay: a no-frills bed within walking distance of Old Town’s restaurants and rides.
  • Getting there / to the parks: Wyndham lists no theme park shuttle, so plan to drive or take a rideshare.

IHG lists free self-parking with room for RVs and trucks (no semi-trucks), and a heated outdoor pool with a children’s pool, open from 8 a.m. to 10 p.m.

The catch is a fee that IHG’s pages don’t mention. Booking.com’s breakdowns added a $15 nightly resort fee plus tax. By road it is about 4.5 to 5 miles to Hollywood Studios, 5.5 to 6 to Animal Kingdom, 7 to EPCOT and 8 to 8.5 to the TTC lot.

Parking is free, including for trucks, RVs and trailers, per Wyndham. Breakfast is a buffet at the Smokehouse Grill from 6:30 to 10:30 a.m., which Wyndham lists as “available”, not free.

How to choose a cheap hotel in Kissimmee

  • Pick by park: Quality Inn and the Ramada are under 3 miles from Animal Kingdom’s parking. Super 8, Holiday Inn & Suites SW, Fairfield and Comfort Suites are near Old Town, about 4 to 5 miles from the Hollywood Studios lot. Best Western Plus, Travelodge and Baymont sit at the east end of the strip, about 4 to 7.5 miles from Disney Springs.
  • Pick by transport: for Universal or Epic Universe days without a car, choose Holiday Inn & Suites SW or the Ramada. For Gatorland and the airport, choose Hampton Inn Kissimmee North.
  • Add the fixed extras: a $15 fee with free parking costs more than $10 parking with no fee. Multiply by your nights and add 13.5% tax.
  • Check the house rules: on Booking.com, eight of our ten picks set a minimum check-in age of 21 (Super 8 says 19, and Best Western Plus lists none). Best Western Plus, Comfort Suites, Quality Inn, Super 8 and Holiday Inn & Suites SW do not accept pets.
  • Plan the shuttle as a backup: where times are published, the first Disney buses leave between 8:35 a.m. and 10:55 a.m., and none runs directly to EPCOT or Animal Kingdom. Drive on rope-drop days and ride the bus on later starts.
