Embassy Suites Lake Buena Vista South is an all-suite Hilton hotel at 4955 Kyngs Heath Road in Kissimmee, just off State Road 535 and a block north of US 192. Most Walt Disney World parks are about a 15-minute drive away. Despite the name, it isn’t in Lake Buena Vista. It’s on the Kissimmee side of Disney, near Old Town and the US 192 dinner shows.

Families pick it because every room is a two-room suite with a sofa bed, and breakfast and an evening reception are included. Below are suite sizes, the real fees, the paid park shuttle and road distances to every major park.

Quick answer: Book it if you want separate living and sleeping space plus a free hot breakfast, with no resort fee listed at last check. Self-parking is $25 plus tax a day. At last check, the shuttle made one run a day to EPCOT, Hollywood Studios, Universal Studios and Epic Universe, and Disney trips cost $10 per person round trip. You’ll get the most from this hotel with a car.

Location and distances from Embassy Suites Lake Buena Vista South

Hilton places the hotel about 5 miles east of I-4, one block north of US 192 and one block east of Osceola Parkway. Osceola Parkway runs straight west into Disney, so Hollywood Studios and Animal Kingdom are the easiest drives. Hilton’s own distance claims don’t match: the homepage says “six miles” from Walt Disney World and the search description says “3 miles”. Neither is a drive to a park entrance, so we routed the trips ourselves.

These are free-flow OSRM estimates. They don’t include traffic, toll plaza lines or the walk from your parking spot. For Magic Kingdom, you park at the Transportation and Ticket Center and take the monorail or ferry.

Hilton lists Capone’s Dinner & Show and Lake Buena Vista Factory Stores at 1.2 miles, Old Town Kissimmee at 2.3 miles and Medieval Times at 2.6 miles. Gatorland is about 7 road miles east, so this is also a sensible base if you’re comparing hotels near Gatorland. For more choices on this side of Disney, see our guide to the best hotels in Kissimmee.

Don’t confuse it with Embassy Suites by Hilton Orlando Lake Buena Vista Resort. That’s a separate hotel at 8100 Lake Street in Orlando, north of Disney Springs, so check the street address before you pay.

Suites and who they sleep

Every room is a two-room suite. The bedroom has one king or two queen beds and its own TV. The living room has a sofa bed, an armchair, a second TV and a wet bar with a microwave and mini-fridge. Bathrooms have granite vanities and a tub with shower. These details come from Hilton’s room descriptions at last check.

SuiteSizeBedsSleeps
Two-room king475 sq ft1 king + sofa bed4
Two-room two queens505 sq ft2 queens + sofa bed6
Deluxe king556 sq ft1 king + sofa bed4
Corner king608 sq ft1 king, table for 84
Hospitality king971–1,024 sq ft1 king, table for 104

Premium suites use the same layouts and add premium Wi-Fi, a Keurig brewer, and snacks and soft drinks that Hilton says are restocked daily. Accessible suites come in king and two-queen layouts, with a roll-in shower or a tub with grab bars. There are also hearing-accessible suites with visual alarms. Cribs and connecting rooms are available.

For families of five or six, the two-queen suite is the one to book. Everyone fits within Hilton’s stated occupancy, and the parents’ bedroom has a door. Compare it with other rooms that sleep 5 or 6 at Disney World and Universal.

Hilton also mentions “firework-view rooms” but doesn’t say which floors have them or whether you can reserve one. Treat a view as a request, not a guarantee.

Pool and recreation

Recreation is simple: one heated outdoor pool with loungers in a walled courtyard, next to a fountain terrace with umbrella tables. Hilton lists pool hours of 6 a.m. to 11 p.m. and says the pool is accessible. The hotel page doesn’t list a hot tub, splash area or slide.

Hilton doesn’t list a kids’ club, and it marks babysitting as not available. If water play is a big part of your trip, plan a water park day or pick a resort with slides.

Breakfast, evening reception and dining

Breakfast is the main perk. Hilton lists free made-to-order breakfast for all guests and calls it a buffet. In the hotel’s photos, the buffet has fruit, yogurt, bakery, cereal and toast stations, plus a cooked-to-order counter. Every suite description also includes the complimentary evening reception.

Hilton doesn’t publish breakfast or reception hours, so ask at check-in, especially before an early Universal shuttle. For more hotels with this perk, see our list of Orlando hotels with free breakfast.

For other meals, you have four choices:

  • Kyngs Grille: an American bistro in the atrium, open for dinner 5 to 10 p.m. daily.
  • Oasis Lounge: the lobby bar, with cocktails and appetizers.
  • The Market Place: a grab-and-go shop, open 11:30 a.m. to 10 p.m.
  • Room service: available, and there’s a kids’ menu.

Parking, resort fee and other charges

Hilton’s hotel pages showed no resort or destination fee at last check. These are the charges you’re most likely to pay, as listed then:

ChargeAmountNotes
Self-parking$25 + tax per daySince Dec 1, 2025; in/out allowed
Standard Wi-Fi$9.95 listedFree for Honors members who book direct
Pets$75 or $1251–4 nights or 5+ nights
Late check-outFrom $35 + taxSubject to availability
Disney shuttle$10 per personRound trip, voucher required

Standard Wi-Fi is free for Hilton Honors members, and joining is free. But Hilton’s Honors terms limit that perk to reservations made through Hilton’s own channels, not third-party sites such as Booking.com. There’s no valet. EV charging is on site, with two Tesla chargers and one non-Tesla charger, and Hilton notes that charging costs vary.

Pets are limited to dogs and cats, two at most, with a 75-lb weight limit. Rooms are smoke-free, with a fee of up to $250 for smoking. Check-in is 4 p.m., check-out is 11 a.m., and you must be 21 to check in. Osceola County hotel tax (13.5%) is added to your rate. Rates vary by season, availability and how far ahead you book.

Transport to the parks

Platinum Transportation runs the park shuttle, not Hilton or Disney. The schedule linked from Hilton’s page at last check (effective February 1, 2026) and Platinum’s current sheet (October 2026) both show one run a day to each park:

ParkLeaves hotelLeaves parkPickup
Universal Studios7:10 a.m.8:40 p.m.Lane 83
Epic Universe7:10 a.m.9:00 p.m.Lane 66
Hollywood Studios9:00 a.m.4:45 p.m.Lane 68
EPCOT11:15 a.m.9:30 p.m.Lane 33

The February sheet prices the Disney shuttle at $10 per person round trip and gives no Universal fare; Platinum’s October 2026 sheet prints no fare at all, so ask the concierge. Its main rules:

  • Reserve, pay at the concierge desk and show your voucher to board.
  • Seats are limited and go first come, first served.
  • Only single umbrella strollers are allowed. No luggage or scooters.
  • No groups of 10 or more, and no runs to Disney after-hours events.

Magic Kingdom and Animal Kingdom aren’t on the schedule. You can ride to EPCOT or Hollywood Studios and switch to Disney’s free buses, but your return pickup is still at the park where you were dropped off.

The shuttle works for a single Universal or Epic day or a late EPCOT evening. For most families a car is easier. The 4:45 p.m. Hollywood Studios return cuts the day short, and four riders pay more than a day of Disney standard parking ($35 at last check). Planning early Animal Kingdom mornings? See our guide to hotels near Animal Kingdom.

There’s no airport shuttle. Hilton lists Orlando International at 20 miles. You enter Disney parks at regular opening, because the hotel isn’t on Disney’s Early Theme Park Entry list. See which non-Disney hotels have Early Theme Park Entry.

Amenities: fitness, Wi-Fi, laundry and more

The fitness center has cardio machines and free weights, and Hilton’s listing shows it open 24 hours. There’s no spa on site.

Hilton also lists:

  • Guest self-service laundry, which helps on a week-long trip
  • A business center and a concierge desk
  • Digital Key room entry through the Hilton Honors app
  • Free streaming apps on the TV
  • Accessible features such as roll-in showers and van-accessible parking

Hilton also lists about 40,000 square feet of event space, so expect conference groups or weddings on some dates.

Who it suits

  • Families of four to six who want a door between the sofa bed and the parents’ bedroom.
  • Budget-minded drivers who’d rather pay for parking than a resort fee, and want breakfast included.
  • Mixed itineraries that combine Disney, Universal and US 192 attractions.
  • Pet owners with a dog or cat up to 75 lbs.

Pros

  • Every room is a two-room suite with a sofa bed, a microwave and a mini-fridge.
  • Made-to-order breakfast and an evening reception are included.
  • No resort fee was listed at last check.
  • Quick drives on Osceola Parkway to Hollywood Studios and Animal Kingdom.
  • Two-queen suites sleep six.
  • Pet-friendly, with guest laundry.

Limitations to know

  • One standard pool, with no slides, lazy river or kids’ club.
  • The shuttle is paid, needs a reservation and runs once a day to four parks, not including Magic Kingdom or Animal Kingdom.
  • Parking is $25 plus tax a day.
  • Standard Wi-Fi is listed at $9.95; it’s free only for Hilton Honors members who book directly with Hilton.
  • No Early Theme Park Entry, despite the “Lake Buena Vista” name.
  • Groups and weddings on some dates.

What to check before you book

  • The address: 4955 Kyngs Heath Road, Kissimmee, not 8100 Lake Street.
  • That your rate is for a two-queen suite if you’re five or six people.
  • The current shuttle schedule and the fares for Universal and Epic.
  • Breakfast and reception hours, if you plan early starts.
  • The final total, including tax and any new nightly charges.

Yes. The hotel takes dogs and cats only, up to two pets, with a 75-lb weight limit. Hilton lists a non-refundable pet fee of $75 for stays of one to four nights and $125 for five nights or more.
