Holiday Inn Resort Orlando Suites Waterpark is an all-suite family resort about one mile from Walt Disney World, and the main reason to book it is Surf & Splash, the rebuilt water park every guest can use through the nightly resort fee. You get a slide tower, a FlowRider Double surf simulator and a separate splash area for small children, all a short walk from your suite.

This is the former Nickelodeon Suites Resort, which dropped the Nickelodeon theme and returned to the Holiday Inn brand in 2016. Its 777 suites have one, two or three bedrooms, many with a separate bunk-bed room for kids, and a scheduled shuttle to the Disney theme parks is part of the resort fee. IHG describes it as a Walt Disney World Good Neighbor Hotel, a label that does not include Early Theme Park Entry or other Disney resort-guest perks.

Fees and hours below come from the resort’s and IHG’s pages at the time of writing, so confirm them when you book.

Quick answer: Book it if your kids want a real water park at the hotel, you need a separate bedroom (ideally with bunk beds) for them, and you are happy to ride a scheduled shuttle to Disney’s parks. Budget for a $54 nightly resort fee and $31 nightly parking, plus tax, on top of the room rate (at the time of writing). Look elsewhere if you want Disney’s Early Theme Park Entry, a shuttle to Universal, free breakfast or a quiet, adult-oriented stay.

What the resort fee covers, and what costs extra

The resort fee is mandatory and charged per night (the resort’s own site calls it a waterpark fee). Between them, the resort’s amenities page and IHG list Surf & Splash access for up to six guests, the Disney shuttle, Wi-Fi, the basketball court, playground, fitness and business centers, live entertainment and the movie theater. To skip this kind of charge, see our list of Orlando hotels with no resort fees.

CostAmount at the time of writingWhat it gets you
Resort fee$54 per night + taxWater park for up to 6, Disney shuttle, Wi-Fi, gym, shows, movies
Self-parking$31 per vehicle per night + taxOutdoor, uncovered lot with in-and-out privileges
Pet fee$125 per dog per stay + taxUp to 2 dogs, 40 lb combined, select suites
Cabana rental$175 or $225Shaded seating by the pools; food packages extra
BreakfastNot includedPay at Lakeside Cafe or book a package rate

Check two details before you arrive. First, the FlowRider: the resort’s site lists it among the fee’s extras and calls a standard 30-minute session complimentary, while IHG and Booking.com’s fine print say it is not included, so ask about any charge when you reserve. Second, the fee covers water park access for six guests, but a three-bedroom suite has beds for more, so a larger group should ask how extra guests get in.

Surf & Splash Waterpark

The water park has two areas. The Surf Zone holds the Surf Pool, which the resort describes as Olympic-sized, plus the Triple Tide Tower and the FlowRider. The Splash Zone has the Splash Pool, Aqua Cove and the Aqua Kids’ splash pad. Pools are heated year-round, towels are provided, and recreation staff run poolside games such as hula hoop contests, trivia and water balloon tosses.

Triple Tide Tower and the FlowRider

The Triple Tide Tower has three slides: the two side-by-side Dual Drop Racers, where riders race head-first on mats through enclosed flumes, and the Surf Spin, a body slide that starts in a dark tube and spirals to a fast splashdown. The FlowRider Double is a 40-foot wave simulator where riders bodyboard or try stand-up surfing, and first-timers can join a 30-minute group session with an instructor. Riders must swim confidently in fast, turbulent water, and the resort advises against riding if you are pregnant, recently had surgery, or have heart, back or neck problems.

Aqua Cove for younger kids

Aqua Cove is the newest part of the water park and is built for small children. It has a zero-depth splash area with ground fountains, a Discovery Deck with low straight slides, a raised Junior Explorer tier with twisting tube slides, and a giant tipping bucket that drenches everyone below. Swim diapers are required for children who are not potty-trained, and personal floats and inflatables are not allowed.

Hours and cabanas

At the time of writing, the resort’s FAQ lists the pool at 9 AM to 9 PM daily, the FlowRider at noon to 6 PM, and the slide tower and Aqua Cove at noon to 6 PM on weekdays with longer hours (10 AM to 7 PM) late in the week. Hours change by season, so check before you go. Cabanas can be reserved up to 60 days ahead. Non-guests can buy day passes in some seasons.

Suites: which layout fits your family

Every unit is a suite with a separate living area and a sofa bed, plus a coffee maker, microwave, mini fridge, safe, HDTV and free Wi-Fi. The family suites are the main reason to pick this hotel: the kids get their own small bedroom with a bunk bed, and the parents get a door to close.

2-Bedroom Queen SuiteQueen + room with 2 twin beds + sofa bedMicrowave and fridgeFamilies with older kids
3-Bedroom King Family Suite2 kings + bunk bed room + sofa bedFull kitchenLarger or multigenerational groups

IHG lists one-bedroom suites at 495 to 595 square feet, two-bedroom suites at about 595 and three-bedroom suites at 970 to 995. Neither the resort nor IHG shows a maximum occupancy per suite type on its main pages, so confirm the limit for your party when you book. Accessible two- and three-bedroom family suites are available. To compare layouts for big families, see our guide to 2- and 3-bedroom suites near Disney World.

Getting to Disney, Universal and the airport

The main transport perk is the scheduled shuttle to Magic Kingdom (via the Transportation and Ticket Center) and EPCOT, paid for through the resort fee at the time of writing. Its operator, Fabulous Buses, listed 7:30 and 8:30 a.m. runs to Magic Kingdom and 9:30 and 10:30 a.m. runs to EPCOT in October 2026, with returns at 5:20 p.m. from the TTC and 8:30, 9:20 or 10:20 p.m. from EPCOT; reserve up to 48 hours ahead with the front desk’s promo code. IHG states there is no local area or airport shuttle, so plan on driving or rideshare for Universal, SeaWorld and the airport.

DestinationDistance listedHow to get there
Disney’s Hollywood StudiosAbout 3.5 milesDrive, or shuttle to EPCOT and transfer
Disney SpringsAbout 3.9 milesDrive or rideshare

Magic KingdomAbout 6.4 milesHotel shuttle or drive
SeaWorld OrlandoAbout 6 to 7 milesDrive or rideshare
Universal CityWalkAbout 9.7 milesDrive or rideshare
Orlando International AirportAbout 17.8 milesCar, rideshare or transfer

These are the distances the resort and IHG publish; the drive can be longer, especially to Magic Kingdom. Scheduled shuttles run at set times and may not match park opening or fireworks, so confirm stops and times at check-in. If you drive to Disney instead, standard theme park parking was $35 per day at the time of writing, on top of the hotel’s parking charge. For other options, see our list of Orlando hotels with free Disney World shuttles.

Dining and breakfast

IHG lists five on-site restaurants plus bars and grab-and-go counters, most in the indoor Marketplace. Breakfast is not included in standard rates, and outside food and drinks are not allowed inside the water park.

  • Lakeside Cafe: breakfast buffet with waffles, eggs and fruit; check the current hours at check-in.
  • Hideaway Grill & Bar: the sit-down option, with grill favorites and drinks in a casual setting.
  • Antonio’s Pizzeria and Red Panda & Sombrero’s: made-to-order pizza, or quick Asian-inspired and Tex-Mex dishes.
  • Burger Theory and Liquid Sunshine: burgers in the Splash Zone, and smoothies and frozen drinks by the Surf Zone entrance.
  • Hershey’s Ice Cream and the Essentials Market: sundaes and shakes, plus snacks and drinks to go.

To get breakfast covered, look for the Family Breakfast Package, which adds a daily breakfast at Lakeside Cafe for two adults and two kids under 11, according to the resort’s offer page. Compare it with the standard rate plus groceries for your kitchenette.

Entertainment beyond the pools

  • Celebration Theater and activities: guest-only shows such as the Gatorland Show, plus daily games, trivia and family karaoke.
  • Movie theater: nightly films in the Marketplace theater for resort guests only; IHG lists theater access as part of the resort fee.
  • Arcade: a 3,000-square-foot arcade powered by Chuck E. Cheese in the Marketplace, open 7 AM to 11 PM at the time of writing.
  • Outdoors and fitness: an outdoor basketball court, a playground and a 24-hour fitness center.

Good to know before you book

  • Pets: dogs only, in select suites. Pets and emotional support animals are not allowed in the water park; trained service animals are.
  • Check-in age: the guest checking in must be at least 21.
  • Check-out: 10 AM, so plan your last morning around it or ask about late check-out.
  • Smoking: smoke-free hotel, with designated outdoor smoking areas.

Best for and not ideal for

Best for

  • Families with toddlers through teens who want water park time without leaving the hotel.
  • Parents who want a separate bunk-bed room for the kids and a door between bedrooms.
  • Disney visitors who are fine with a scheduled shuttle, or who will drive and like being near the Disney end of International Drive.
  • Larger groups who need a three-bedroom suite with a full kitchen.

Not ideal for

  • Travelers who want Disney’s Early Theme Park Entry or other on-site perks.
  • Universal-focused trips: there is no Universal shuttle, and CityWalk is about 9.7 miles away.
  • Couples looking for a quiet, adult-oriented resort.
  • Anyone trying to avoid nightly add-ons: the resort fee plus parking comes to $85 a night before tax at the time of writing.

Frequently asked questions

Is Holiday Inn Resort Orlando Suites the old Nickelodeon hotel?

Yes. The property opened in 1999 as Holiday Inn Family Suites, carried the Nickelodeon theme from 2005 (first as Nickelodeon Family Suites by Holiday Inn, later as Nickelodeon Suites Resort) and became a Holiday Inn again in June 2016 when the Nickelodeon theme ended. Today the draws are the rebuilt Surf & Splash Waterpark, the bunk-bed family suites and the Disney shuttle.

Is the water park included in the room rate?

Water park access is included through the mandatory resort fee, $54 per night plus tax at the time of writing, which covers up to six guests in the Surf Zone and the Splash Zone. The FlowRider is the item to double-check: the resort’s site describes standard sessions as complimentary, but IHG and Booking.com’s fine print say it is not included in the fee. Reserve a session and ask about any charge.

Does the hotel have a free shuttle to Disney World?

There is no separate charge, but it is not free either: at the time of writing, the scheduled shuttle to the Walt Disney World theme parks is included in the mandatory resort fee. Ask the front desk for the current timetable, because the resort does not post it online. There is no shuttle to Universal Orlando, SeaWorld or the airport, so you will need a car or rideshare for those trips.

Do guests get Disney’s Early Theme Park Entry?

No. It is a Good Neighbor Hotel, but that label does not include Early Theme Park Entry. Disney’s list of eligible partner hotels does include a Holiday Inn Orlando, but that is the Holiday Inn in the Disney Springs Resort Area, not this resort. If the perk matters to you, see which non-Disney hotels get Early Theme Park Entry.

Is this the same hotel as Holiday Inn Resort Orlando – Lake Buena Vista?

No, and the similar names cause confusion. Holiday Inn Resort Orlando Suites – Waterpark is the former Nickelodeon property at 18000 International Drive S, with the Surf & Splash Waterpark. Holiday Inn Resort Orlando – Lake Buena Vista is a separate hotel on State Road 535 known for its KidSuites. Check the exact name and address before you book.

Is breakfast included?

Not with standard rates. Lakeside Cafe in the Marketplace serves a paid breakfast buffet, and the resort sells a Family Breakfast Package that covers a daily breakfast for two adults and two kids under 11. Every suite has at least a microwave, mini fridge and coffee maker, so you can also handle simple breakfasts in your suite.
