Buena Vista Suites Orlando is an independent, all-suite hotel at 8203 World Center Drive, next door to its sister resort, the Caribe Royale, and 1.5 miles from Walt Disney World by the hotel’s count. It offers a separate bedroom, a free hot breakfast buffet, free self-parking and a scheduled Disney shuttle for a small daily hotel fee.

Most people ask about the shuttle, so this review covers who runs it, the posted times, how to book a seat and what it costs, plus the suites and every published fee. Details come from the hotel’s website, Disney’s Good Neighbor listing and Booking.com, checked in October 2026.

Quick answer: Book Buena Vista Suites for a two-room suite near Disney with breakfast and parking included, as long as you can plan around a fixed bus timetable. The Disney shuttle has no per-ride charge, but it sits inside a mandatory hotel fee of $23 plus tax per night and needs a reservation. Look elsewhere if you want Early Theme Park Entry, a resort-style pool or a kitchen.

Location and distances to the parks

The hotel sits on World Center Drive near State Road 535 (Vineland Road), the route to Disney Springs. The Caribe Royale is next door, and the hotel says the resort’s internal shuttle stops at Buena Vista Suites and the Sport Court. The hotel’s 1.5-mile figure is to Walt Disney World Resort, not to a park entrance, so here are rounded road distances from OSRM routing on public roads to each park’s parking area.

DestinationBy road (about)Hotel shuttle

That is roughly 10 to 17 minutes to the Disney parks without traffic. The hotel’s own figures (SeaWorld 6 miles, Universal Orlando 10, MCO 17) are close to ours. If you drive, Disney charges $35 a day for standard theme park parking; Disney Springs parking is free.

Suites: layouts, sizes and who they sleep

Every suite except the Studio Retreat has a bedroom with a door and a living room with a queen sofa bed, a microwave, a mini cooler and a coffee/tea maker, with a TV in each room, a work desk and a laptop-sized safe. The hotel describes the suites as recently refreshed.

SuiteSizeBedsSleeps

Deluxe Queen Suite553 sq ft2 queens + queen sofa bed5
Deluxe King Suite553 sq ftKing + queen sofa bed4
Accessible suitesUp to 506 sq ftBedroom + queen sofa bedUp to 4
Studio Retreat333 sq ftOne room2

The Queen Suite has a bathtub with shower; the Deluxe suites have a walk-in rain shower, a double vanity and a 55-inch bedroom TV. The Studio Retreat is one oversized room for two with robes, a snack basket and a 2 pm late check-out on request.

Enter every adult and child when you search: Booking.com’s room names differ from the hotel’s, and its queen suite description says “up to 3 adults and 2 children”. Booking lists free cribs on request for children up to 2, and no extra beds.

There is no kitchen, and the hotel bans toasters, rice cookers, crock-pots, hot plates and other heating appliances in the suites.

Pool, hot tub and recreation

Recreation is modest: one outdoor pool, heated during the colder months and open daily from 8 am to 11 pm, with no lifeguards on duty, plus a hot tub. The hotel lists no waterslide, splash pad or kids’ club.

The hotel fee covers the Sport Court at the Caribe Royale next door: a basketball half-court, plus pickleball and padel from 1 to 5 pm with a court reservation (other times cost extra). The hotel’s pages don’t say its guests can use the Caribe Royale’s waterfall pool and 75-foot slide, so ask first.

Breakfast and dining

The free breakfast is the hotel’s best perk. The Valencia Room buffet runs from 6:30 to 10 am on weekdays and from 7 to 10:30 am on weekends, with eggs, sausage, breakfast potatoes, bagels, whole fruit, yogurt and cereal. The Booking.com rates we checked for November dates were marked “breakfast included”.

The 6:30 am weekday start leaves time to eat before the first buses (7:20 am to Animal Kingdom, 8:20 am to Magic Kingdom and Hollywood Studios). Other food on site and next door, at the time of writing:

  • Bistro Pizza Express: pizza, wings and salads, 5 to 11 pm daily.
  • Vista Market: a 24-hour grab-and-go shop on the lobby level with coffee, drinks, snacks and frozen meals.
  • In-suite dining: breakfast, all-day and dinner menus, with a 23% service charge and a $5 delivery fee added.
  • At the Caribe Royale: Starbucks (5:30 am to 7 pm), Calypso’s Pool Bar & Grille (11 am to 10 pm), Stadium Club, the Rum Bar and The Venetian Chop House, which the hotel describes as AAA Four Diamond.

Hotel fee, parking and other charges

These are the hotel’s published figures at the time of writing; it says the fee and its inclusions are subject to change.

ChargeAmountGood to know
Hotel fee$23 + tax per room, per nightMandatory
Self-parkingFreePassenger vehicles
Oversized vehicles$100 per nightSeparate lot
Incidental hold$50 per nightCard or cash
Early check-in before 1 pm$50 + taxIf a suite is ready
Late check-out, noon to 3 pm$75 + taxAfter 3 pm: a full night

The fee covers basic Wi-Fi (“up to 15mb”), the Disney and evening Disney Springs shuttles, the basketball half-court, afternoon pickleball and padel, the business center and local and 800-number calls. With Orange County’s 12.5% tax it comes to about $25.88 a night.

Booking.com’s price breakdown for a sample stay (November 10 to 12, 2026) showed it as a US$46 “Resort fee” for two nights, with 12.5% tax on room and fee. Its fine print lists a US$50 damage deposit rather than the FAQ’s $50 per night, so ask which applies.

Free parking is the hidden saving. The Caribe Royale next door charges a $38 resort fee plus $36 a night to self-park, both plus tax: $74 plus tax a night for a driver, against $23 plus tax here. Our guide to Orlando resort fees explains these charges. Check-in is 4 pm, check-out 11 am, the minimum check-in age is 18, and only service animals are allowed.

Buena Vista Suites Orlando shuttle to Disney: times and rules

The shuttle is included in the hotel fee, so there is no per-ride charge, but it isn’t Disney transportation: the hotel’s shuttle page names Mears Transportation, and buses follow a fixed daily timetable to all four theme parks, plus evening Disney Springs runs.

How to reserve: the shuttle page says to scan a QR code at the Guest Services desk in the main lobby, from 24 hours ahead until one hour before departure; seats are limited and first come, first served. The FAQ instead says to register at the Concierge Desk “at least 24 hours in advance”. Ask at check-in and book as early as you can. The shuttle page also says all departures leave from the “Main Reception Building Bus Stop”, the same wording the Caribe Royale uses, so ask where to board.

  • Magic Kingdom: Disney’s listing says the hotel’s transport serves the Transportation and Ticket Center (TTC), so add the monorail or ferry. With an 8:20 am first bus, drive or take a rideshare if rope drop matters.
  • Return times: the last Animal Kingdom bus back leaves at 6:40 pm, so check every return against park hours on your dates.
  • Rules: no groups of 10 or more, no eating, drinking or luggage on board, and buses may run up to an hour late.
  • Accessibility and strollers: give the concierge 24 hours’ notice for an accessible bus. The hotel’s page doesn’t mention strollers, but the Caribe Royale’s copy of the schedule bans them, so ask.

Return times match the Caribe Royale’s and departures run five minutes later, which suggests shared buses. The hotel lists no Universal or SeaWorld shuttle. For buses that cost nothing extra, compare our hotels near Disney World with free shuttles.

Buena Vista Suites isn’t among the 15 non-Disney hotels on Disney’s Early Theme Park Entry list, and its guests get the 3-day Lightning Lane purchase window, not the 7-day one.

From Orlando International Airport

There is no airport shuttle. The FAQ recommends Mears Transportation, with details at the concierge desk, but Mears Connect’s list of hotels it serves didn’t include Buena Vista Suites at our check, so confirm your pickup. MCO is about 16.5 road miles away, mostly on toll roads; our guide to getting from Orlando airport to Disney World compares the options.

Other amenities: fitness, laundry and Wi-Fi

The extras are practical rather than resort-style.

  • Fitness room: second floor, 7 am to 11 pm daily, with suite-key access.
  • Laundry: card-operated washers and dryers on the first and fourth floors, open 24 hours.
  • Wi-Fi: the basic plan is in the hotel fee; Booking.com’s fine print says four devices.
  • Lobby services: a self-service business center, Disney and attraction tickets at Guest Services, and express check-out on the suite TV.
  • Packages: held for a one-time fee of $3, $5 or $10 by size.

Who Buena Vista Suites suits

It suits families of four or five on a mid-range budget who want a bedroom door for early bedtimes, a free breakfast and free parking, and who will drive or plan around the shuttle. It suits less well if you want Magic Kingdom rope drop without a car, Early Entry, a pool with slides, a kitchen or a Universal-focused trip. Six people need two suites.

Pros

  • A bedroom plus a living room with a queen sofa bed in every suite type except the Studio Retreat.
  • A free hot breakfast buffet daily, from 6:30 am on weekdays.
  • Free self-parking, rare this close to Disney.
  • A $23-plus-tax hotel fee that includes the Disney shuttle and Wi-Fi.
  • Buses to all four parks and Disney Springs, with Magic Kingdom returns as late as 11:35 pm.
  • The Caribe Royale’s restaurants, Starbucks and Sport Court a short walk away.

Limitations to know

  • No Early Theme Park Entry, and the shuttle runs a few times a day, needs a reservation and may run late.
  • The hotel’s shuttle page and FAQ disagree on when to book a seat.
  • One pool and a hot tub, with no lifeguards, slide or splash pad.
  • No kitchen, and in-suite cooking appliances are banned.
  • No airport, Universal or SeaWorld shuttle.
  • Check-in is 4 pm; checking in before 1 pm costs $50 plus tax.
  • Disney’s Good Neighbor page doesn’t match the hotel’s site: it lists 3 pm check-in, tennis, a game room and an outlet-mall shuttle.

What to check before you book

  • The total price: make sure the $23-plus-tax nightly fee is in the total you compare.
  • Occupancy: enter every guest and age; no suite sleeps more than five.
  • Shuttle times: the posted times can change, so recheck them for your dates.
  • Strollers, wheelchairs and cribs: ask about stroller rules, book an accessible bus 24 hours ahead and request a crib in advance.
  • Direct offers: at the time of writing the hotel’s own site advertised 10% off three nights or more (book by November 30, 2026), 17% off five or more, 20% off for Florida and Georgia residents, and AAA and Hometown Heroes rates; these aren’t Booking.com rates.

Nearby alternatives

  • Caribe Royale Orlando: the sister resort next door, with a waterfall pool, a 75-foot slide and two-bedroom villas with kitchens, but higher fees, paid parking and no included breakfast.
  • Drury Plaza Hotel Orlando – Disney Springs Area: no resort fee, a free hot breakfast plus the evening 5:30 Kickback, free hourly first-come shuttles to all four parks and Early Theme Park Entry; self-parking is $28 a night.
  • Embassy Suites Lake Buena Vista South: two-room suites with a free made-to-order breakfast and an evening reception, but the Disney shuttle costs $10 per person round trip and parking was $25 plus tax a day at last check (June 2026).

Buses follow a fixed daily schedule to all four Disney theme parks, with evening runs to Disney Springs, and the shuttle page names Mears Transportation in its terms. Seats are limited and must be reserved at the lobby desk.

How much is the hotel fee at Buena Vista Suites?

It is $23 plus tax per room, per night at the time of writing, or about $25.88 with Orange County’s 12.5% tax. It covers basic Wi-Fi, the Disney and Disney Springs shuttles, the basketball half-court, afternoon pickleball and padel at the Caribe Royale, the business center and local calls. Booking.com lists it as a resort fee.

Yes. A hot breakfast buffet is included for every guest in the Valencia Room, from 6:30 to 10 am on weekdays and from 7 to 10:30 am on weekends. The hotel lists eggs, sausage, breakfast potatoes, bagels, fruit, yogurt and cereal, and the Booking.com rates we checked were marked breakfast included.

Is parking free at Buena Vista Suites?

Yes. Self-parking for passenger vehicles is complimentary for your whole stay, per the hotel. Oversized vehicles such as RVs, trailers and boats use a designated lot for $100 a night; tell the front desk at check-in. At the Disney theme parks you’ll still pay $35 a day for standard parking.

How many people can stay in a suite at Buena Vista Suites?

Does Buena Vista Suites have an airport shuttle?

No. The hotel says it doesn’t provide airport transportation and recommends Mears Transportation, with details at the concierge desk. Mears Connect’s list of hotels it serves didn’t include Buena Vista Suites when we checked, so confirm your pickup when you book, or take a rideshare or taxi. Orlando International Airport is about 16.5 road miles away.

Bottom line

Buena Vista Suites Orlando is a strong-value suite hotel near Disney: a bedroom door, a free hot breakfast and free parking for a $23-plus-tax daily fee that also covers the Disney shuttle. The catch is a fixed, limited bus timetable with no Early Entry, so it suits families who drive or plan around it. Confirm the schedule and total price before you book.
