Sonesta ES Suites Orlando Lake Buena Vista is an all-suite hotel at 8751 Suiteside Drive, just east of State Road 535, where every one- and two-bedroom suite has a full kitchen. By road it is about 2 miles from the Disney Springs garages and 6 to 7 miles from EPCOT, Hollywood Studios and the Magic Kingdom’s parking. Sonesta says a grocery store is steps away in the plaza next door.
It is a Walt Disney World Good Neighbor Hotel with no resort fee, but parking costs extra and park transport is unclear. We checked Sonesta’s pages and booking engine, Disney’s Good Neighbor listing, Booking.com for sample stays and the main shuttle operators’ booking systems, and we measured distances with OSRM on public roads. Rates vary by season, availability and how far ahead you book.
Quick answer: Book Sonesta ES Suites Orlando Lake Buena Vista for a real kitchen and a separate bedroom near Disney Springs, above all for a family of 5 to 8 in a two-bedroom suite. Budget $17 a night for parking, pay extra for breakfast and plan on a car or a rideshare, because we found no confirmed shuttle schedule. For Early Theme Park Entry, choose a Disney Springs Resort Area hotel instead.

Location: Suiteside Drive, off State Road 535
The hotel sits east of State Road 535 (Apopka-Vineland Road), a short drive north of I-4, among hotels, restaurants and small shopping plazas. Sonesta places it one mile from the entrance of Walt Disney World Resort. That means the edge of Disney property, not a park gate.
| Destination | Road miles (out / back) | Route notes |
|---|---|---|
| Disney Springs (Lime Garage) | About 1.9 / 3.5 | Hotel Plaza Blvd; the garage exit loops back |
| EPCOT main lot | About 6.1 / 6.8 | I-4 and Epcot Center Drive |
| Hollywood Studios toll plaza | About 6.2 / 7.1 | I-4 and Osceola Parkway |
| Magic Kingdom (Transportation and Ticket Center) | About 7.0 / 7.1 | Buena Vista Drive, Live Oak Lane, Vista Blvd |
| Animal Kingdom parking | About 7.3 / 8.2 | I-4 and Osceola Parkway |
| SeaWorld parking | About 3.8 / 3.3 | Palm Parkway and Central Florida Parkway |
| Orlando Vineland Premium Outlets | About 2.5 / 2.3 | Palm Parkway and Daryl Carter Parkway |
| Epic Universe toll plaza | About 7.0 / 6.6 | I-4 and State Road 528 |
| Universal garages toll plaza | About 7.6 / 8.3 | I-4 (return via I-4 Express) |
| Orlando International Airport (Terminals A/B) | About 16.3 / 16.7 | State Road 528 (toll road) |
These are OSRM routes on public roads, checked on October 26, 2026. Sonesta lists Magic Kingdom at 8 miles and Universal at less than 9 miles. Booking.com’s OpenStreetMap-based description puts SeaWorld at 2.2 miles and the outlets at 2.4 miles, with restaurants at the Crossroads shopping center about a 5-minute walk away. Planning a shopping trip? See our guide to hotels near the Orlando Vineland Premium Outlets.
The walk to Disney Springs is about 2 miles (40 to 45 minutes) beside busy roads, so most guests drive. Disney Springs parking is free, and the garages open at 9:00 a.m. on regular non-event days, per Disney.
Suites: one or two bedrooms, all with a full kitchen
There are no studios. Sonesta calls every suite newly renovated, and Booking.com dates the renovation to February 2026. Disney’s Good Neighbor listing counts 150 suites on three floors. Sonesta’s booking engine (checked October 26, 2026) lists these layouts:
| Suite | Beds | Size (Booking.com) | Sleeps |
|---|---|---|---|
| One-bedroom suite, king | One king bed + double sofa bed | About 550 sq ft (51 m²) | 4 |
| Two-bedroom suite, king + two doubles | One king bed, two double beds + double sofa bed | About 750 sq ft (70 m²) | 8 |
| Two-bedroom suite, two kings | Two king beds + double sofa bed | About 745 sq ft (69 m²) | 6 |
| One-bedroom accessible suite | One queen bed | Not listed | 4 |
| Two-bedroom accessible suite | One queen bed and two double beds | Not listed | 6 |
Booking.com sells the same three main layouts with the same limits and calls the double beds “full beds”. Sonesta also sells “Pool Area” versions of two suites, and pets are not permitted in those.

The one-bedroom suite also lists a work and dining area, premium movie channels and two 55-inch flat-screen TVs. Sonesta does not state the number of bathrooms. Disney’s Good Neighbor listing calls the two-bedroom units “2-bedroom/2-bath” suites, so confirm this if a second bathroom matters to your group.
The kitchen is the reason to stay. Sonesta lists the same equipment for every suite: a full-size refrigerator, a stovetop, a microwave, a dishwasher, pots and pans, utensils, plates and glasses. Booking.com adds a coffee machine and a toaster. This is a full kitchen, not a kitchenette.

The accessible one- and two-bedroom suites have either a tub with a bench and handrails or a roll-in shower, plus adjusted-height counters. To compare, see our guides to Orlando hotels with kitchens, one-bedroom suites near Disney World and 2- and 3-bedroom suites near Disney World.
Pool and recreation: a heated courtyard pool

The pool sits in a palm-lined courtyard between the three-story suite buildings. Sonesta calls the area “The Dip” and lists a standard pool, a whirlpool, a shallow baby pool and a hot tub. The pool is heated during the cooler seasons and open daily from 10:00 a.m. to 10:00 p.m. Booking.com lists the pool as free and open all year. Neither source mentions waterslides or a splash pad.
Sonesta’s outdoor grills are free to use, and Disney’s Good Neighbor listing mentions a fire pit and two barbecue grills. Disney’s listing and Booking.com also list a game room.
Dining and breakfast: The Morning Pour

Breakfast is not included in standard rates. The Morning Pour, the hotel’s quick-service cafe, sells hot sandwiches, baked goods, bagels and yogurt, plus Starbucks coffee drinks, daily from 7:00 to 11:00 a.m.
On Booking.com, breakfast appeared as an optional US$15 add-on for our sample stays, without saying whether that price is per person. Sonesta’s own booking engine sells a Bed & Breakfast rate that includes breakfast for two each day. That rate and Sonesta Travel Pass member rates apply only when you book directly with Sonesta, not on a Booking.com reservation.
Sonesta lists no restaurant or bar beyond the cafe, but staff hand out a list of local restaurants for takeout and delivery. Your kitchen, the free grills and the plaza next door cover dinner.
Parking and fees: no resort fee, paid parking
- Resort fee: none on Sonesta’s pages. Booking.com’s breakdown for three sample stays showed only a 6% tax and a 6.5% city tax (12.5% in all). Disney’s Good Neighbor listing says “No Resort Fee”, though one line there still mentions Wi-Fi “included in resort fee”.
- Self-parking: $17 per night on Sonesta’s main hotel page and US$17 per day on Booking.com, at the time of writing. Sonesta’s EV-charging page, including its FAQ, says $15. Budget $17 unless the hotel confirms the lower figure. The lot is open-air and on site, with no valet listed.
- EV charging: two Level 2 Tesla Destination chargers (other electric cars need an adapter) for registered guests, 24 hours a day. Fees may apply.
- Deposit: Booking.com’s fine print lists a refundable US$150 damage deposit, taken by credit card on arrival.
- Other charges: early check-in and late checkout cost extra, per Sonesta, and Booking.com says the hotel charges for receiving packages.
If you drive to the parks, Disney’s parking page lists standard theme park parking at $35 a day, including tax.
Transport to the parks: plan on a car or a rideshare
This is the biggest open question, because official sources disagree:
- Sonesta’s main hotel page: under a “Theme Park Shuttle” heading, it only says that rideshares such as Uber and Lyft are widely available.
- Sonesta’s EV-charging page: it tells guests to “hop on the theme park shuttle”.
- Disney’s Good Neighbor listing: it lists a “Shuttle to EPCOT (added fee)”.
On October 26, 2026, we also checked the booking systems of four area shuttle operators: Fabulous Buses, Firefighters All Services, SSS Luxury Transport and Florida Bus Service. None lists this hotel. The two “Sonesta” shuttles in the Fabulous Buses system pick up on Austrian Court, next to the sister hotel Sonesta ES Suites Orlando – International Drive. They do not pick up on Suiteside Drive. Ask the front desk for a written schedule before you count on a shuttle.
In practice, you need a car, rideshares or taxis here. Disney’s theme parks are 6 to 8 miles away by road, so add those costs to your budget.
The Good Neighbor label does not add Disney’s hotel perks. The hotel is not among the 15 non-Disney hotels on Disney’s Early Theme Park Entry list, and it does not get Extended Evening Theme Park Hours. Universal’s hotel perks, such as Early Park Admission, do not apply either.
Amenities: fitness, laundry, Wi-Fi and housekeeping
- Fitness center: open 24 hours, with cardio machines and free weights.
- Guest laundry: on-site washers and dryers. Booking.com marks laundry as an extra charge.
- Wi-Fi: complimentary, per Sonesta and Booking.com.
- Market: Booking.com lists a convenience store on site.
- Guest services desk: sells theme park and attraction tickets. Sonesta says it opens in the morning on select dates.
- Housekeeping: for stays longer than seven days, Sonesta lists one full cleaning a week, with towels and trash service 3 days a week. Extra service may cost extra. Ask about shorter stays.
- Accessibility: Sonesta lists a pool hoist, roll-in showers in selected suites and 5 accessible parking spaces.

Sonesta lists no spa and no kids’ club. The draw is space, plus a courtyard with a fire pit and grills for quiet evenings.
Pets, cribs and house rules
- Pets: up to two pets per suite, with no breed or weight restrictions, per Sonesta. The fee is $75 per stay for up to 7 nights and $150 for longer stays, on Sonesta’s page and on Booking.com. Request a pet-friendly suite in advance. The Pool Area suites do not allow pets. Our guide to pet-friendly hotels in Orlando compares other fees and limits.
- Check-in and age: check-in is at 4:00 p.m. and checkout at 11:00 a.m. The minimum check-in age is 21. You need a government-issued photo ID and a credit card.
- Cribs: Disney’s Good Neighbor listing mentions a complimentary crib, and Booking.com shows a free crib on request for children up to 2. The same Booking.com section also says cribs and extra beds are not available, so confirm with the hotel.
- Groups: to book four or more suites, Sonesta asks you to call 1-800-SONESTA.
