Orlando timeshare resorts rent some of the roomiest villas near the theme parks, and you don’t need to own anything, sit through a sales presentation or know a member to book one. Marriott Vacation Club, Sheraton Vacation Club, Hilton Grand Vacations, Club Wyndham, Westgate and Holiday Inn Club Vacations all rent the villa nights their owners haven’t used, and most of their Orlando resorts are listed on Booking.com like any hotel.
What you get is a one-, two- or three-bedroom villa with a kitchen, usually a washer and dryer and several pools. What you don’t get are the owner perks: parking that’s free for owners can cost rental guests $10 to $30 a day, housekeeping may be weekly rather than daily, and none of these resorts carries Disney’s or Universal’s hotel benefits.
Below are 12 that anyone can book by the night, compared from the operators’ own pages. Fees were checked in October 2026 and change often, so confirm them before you pay.
Quick answer: For Disney, Club Wyndham Bonnet Creek (in the private Bonnet Creek enclave beside Disney, two lazy rivers, $20-a-day parking, no resort fee listed) and Sheraton Vistana Resort (seven pools, no resort fee) stand out. Near SeaWorld and Epic Universe, Marriott’s Harbour Lake and Hilton Grand Vacations Club SeaWorld Orlando suit young children, while Marriott’s Grande Vista and Sheraton Vistana Villages offer the most space. West of Disney, Orange Lake Resort and Westgate Vacation Villas trade a longer drive for a lazy river or water park. In the terms we read, none requires a timeshare tour at a regular rate.

How nightly rentals at Orlando timeshare resorts work
Timeshare resorts sell weeks or points to owners and rent unbooked villas on their own sites and Booking.com, so you check in like a hotel guest, with a few differences.
What you get
- Space. Studios of roughly 300 to 500 square feet with a kitchenette, and one- to four-bedroom villas from about 400 to more than 2,000 square feet. Two-bedroom villas typically sleep six to eight; lock-off layouts (two units with their own doors) suit two families.
- A real kitchen. Full villas have a full-size refrigerator, stove, microwave and cookware, and most have a washer and dryer. Studios usually get a small fridge, microwave and coffee maker.
- Pools and activities. Most have several pools, hot tubs, mini golf and sports courts.
- Resort fees and parking. Marriott’s and Sheraton’s vacation-club resorts advertise no resort fees but charge $30 a day to park on rentals. Westgate charges $19.99 to $29.99 plus tax a night across its seven Orlando resorts and parks you free (at the Palace, parking is part of the $24.99 fee). Orange Lake folds parking into a $45 nightly fee. Orange County adds 12.5% hotel tax, Osceola County 13.5%. Compare our Orlando hotels with no resort fees.
What owners get that you don’t
Marriott Vacation Club says parking fees “are included for Owner reservations and other vacation ownership package reservations,” while rentals pay $30 a day. Club Wyndham gives owners free self-parking for two vehicles, but “Guest of Owner and non-owner vehicles are $20 per vehicle per day.” Bluegreen’s The Fountains parks Club Owners free and charges everyone else $10 plus tax. Loyalty perks (Marriott Bonvoy, Hilton Honors) apply to direct bookings, not to a Booking.com reservation, and Marriott’s FAQ for Sheraton Vistana Resort ties free in-room internet to Bonvoy members who book direct.
Housekeeping
Don’t expect a daily hotel clean. Westgate Vacation Villas lists “Housekeeping (weekly),” Wyndham’s hotel site mentions a housekeeping fee at Club Wyndham Bonnet Creek, and Marriott Vacation Club’s pages don’t describe a schedule, so ask what your rate includes.
Park perks
None of the 12 resorts below is on Disney’s Early Theme Park Entry list (see our list of non-Disney hotels with Early Theme Park Entry), and none is a Universal hotel, so you pay park parking ($35 a day at Disney and Universal at last check) like any off-site guest. Westgate Lakes and Westgate Palace advertise a free Universal shuttle, Mystic Dunes mentions a park shuttle without details, Sheraton Vistana Resort mentions Disney transportation without a schedule, and the rest assume you have a car.
Timeshare preview packages: the honest version
The “4 days, 3 nights from $199” offers on the operators’ sites are a different product from a nightly rental, and the brands say so:
- Marriott Vacation Club sells five-day, four-night Orlando packages from $369 (Sheraton Vistana Villages) and $399 (Marriott’s Grande Vista). Its FAQ answers “Are you required to attend a presentation?” with “Yes, attendance at a 90- to 120-minute timeshare sales presentation is required.”
- Westgate advertises up to 40% off for taking a “resort preview.” Its terms say couples “must attend the 90-minute discovery tour and sales presentation together,” with age and other conditions.
- Holiday Inn Club Vacations sells three-night Orlando packages from $199 plus tax at a partner hotel or $249 at Orange Lake Resort: “You’ll attend a timeshare presentation onsite at Orange Lake Resort and receive $100 back after the presentation.” The terms call it a two-hour presentation.
- Hilton Grand Vacations offers three nights in Orlando from $249: “During your stay, you’ll learn about membership with Hilton Grand Vacations and afterwards, you’ll receive 15,000 Hilton Honors Points.”
- Club Wyndham markets 4-day, 3-night Vacation Getaways from $199, and its terms say “you will join us for a 120-minute timeshare sales presentation.”
A regular rental booked on Booking.com, or at a standard rate on the brand’s site, carries no such requirement in the terms we read. If you do buy, Florida law lets timeshare purchasers cancel until midnight on the 10th calendar day after signing or after receiving the last required document, whichever is later (Florida Statutes section 721.10), and that right can’t be waived.
How we chose
We shortlisted timeshare resorts with their own Booking.com page and compared:
- Location: road distance to the park parking lots from OSRM routing, not straight-line figures.
- Verified villa facts: unit sizes, occupancy, kitchens and laundry as published by the operator.
- Total cost: resort fees, parking and deposits as published, with county tax noted.
- Pools and transport: what’s on site, whether a water park needs a ticket, and whether a park shuttle is advertised.
We don’t use guest scores, and where official pages disagree we give both versions.

Best for: two families or three couples sharing, and anyone who wants a calm base near SeaWorld.

More Orlando timeshare resorts you can rent by the night

Disney Vacation Club: the one you can’t book on Booking.com
Disney Vacation Club is Disney’s own vacation ownership program, and its villa resorts on Disney property, such as Disney’s Riviera Resort, aren’t sold through Booking.com. Disney lists Riviera as a “Deluxe Villa Resort” with studios and one- to three-bedroom villas that you book through Disney like any Disney Resort hotel, with perks such as Early Theme Park Entry. For on-property options, see our guide to the best areas to stay in Orlando.
How to choose
- Pick by park. Bonnet Creek, Vistana Resort or Tuscany Village for Disney; Westgate Lakes for Universal; Harbour Lake, Cypress Harbour or HGV SeaWorld for SeaWorld and Epic Universe; Orange Lake, Mystic Dunes or Westgate Vacation Villas west of Disney.
- Add the fees before you compare. A $30 parking charge on a no-resort-fee Marriott villa and a $29.99 fee with free parking at Westgate land in roughly the same place; Orange Lake’s $45 includes parking.
- Count beds, not bedrooms. A two-bedroom villa sleeps six at Royal Palms and eight at Cypress Harbour, so check the bed layout.
- Want a free park shuttle? Compare condo resorts such as Lake Buena Vista Resort Village (its free Disney and Universal shuttle is booked ahead) and the suite hotels in our guide to Orlando hotels with kitchens.

Frequently asked questions
Can you stay at an Orlando timeshare resort without buying or attending a presentation?
Yes. All the brands here rent villas by the night to the public, and the 12 resorts above have Booking.com pages. In the official terms we read, a sales presentation is tied to discounted preview packages bought from the brand, not to a regular rental. Book a standard rate and you’re simply a guest.
Do Orlando timeshare resorts charge resort fees?
It depends on the brand. Marriott’s and Sheraton’s vacation-club resorts advertise no resort fees but charge $30 a day to park. Westgate charges $19.99 to $29.99 plus tax a night with free parking (included in the fee at the Palace), Orange Lake $45 a night including parking, and Mystic Dunes showed $30 on Booking.com at last check. Tuscany Village lists a daily resort charge without an amount, so check the price breakdown before you pay.
Which Orlando timeshare resort is closest to Disney World?
Club Wyndham Bonnet Creek, in the Bonnet Creek enclave surrounded by Disney property: about 2 miles by road from Disney Springs, 3.5 from the Hollywood Studios lot and 4.5 to 5 from EPCOT’s main lot. Sheraton Vistana Resort, about 3 miles from Disney Springs, is next. Neither lists a scheduled Disney shuttle or gets Early Theme Park Entry, so plan to drive and pay park parking.
Is housekeeping daily at timeshare resorts?
Usually not on a nightly rental. Westgate Vacation Villas lists weekly housekeeping, Wyndham’s site mentions a housekeeping fee at Club Wyndham Bonnet Creek, and Marriott Vacation Club’s pages don’t publish a schedule. Most full villas have a washer and dryer, but ask the resort what your rate includes before a long stay.
Can you rent a Disney Vacation Club villa without being a member?
Yes, but not on Booking.com. Disney sells stays at its Deluxe Villa Resorts, such as Disney’s Riviera Resort, through its own site, with Disney Resort hotel perks such as Early Theme Park Entry and the 7-day Lightning Lane purchase window. Deposit, cancellation and resort rules are Disney’s own, so read them before you book.
Are timeshare resorts cheaper than hotels in Orlando?
It depends on your dates and group size. Rates vary by season, availability and how far ahead you book, so compare a two-bedroom villa against two hotel rooms, then add the resort fee, parking and county tax to both. A kitchen and in-villa laundry can also cut food and laundry costs on longer stays.
Bottom line
Orlando’s timeshare resorts give families more room and a kitchen, with no ownership and no tour attached to a normal rental. Book Club Wyndham Bonnet Creek or Sheraton Vistana Resort for Disney, Marriott’s Harbour Lake or HGV SeaWorld for SeaWorld and Epic Universe, Westgate Lakes for Universal, and Orange Lake or Westgate Vacation Villas for value, and add the parking or resort fee to every quote before you compare.
