The hotels near Disney World with free parking that hold up on official pages are mostly budget properties along US-192 in Kissimmee and a few suite hotels near Lake Buena Vista. We checked each one against the hotel’s or brand’s own page and against its Booking.com listing and price breakdown, because a “free parking” badge doesn’t always mean a free car.

That matters near Disney: many nearby hotels charge $15 to $30 a night to park, Disney charges again at the park lot, and some “free parking” hotels add a mandatory nightly fee.

Below are seven hotels within about 8 road miles of a Disney park lot where self-parking is free on the hotel’s or brand’s own page and on Booking.com, with any mandatory nightly fee spelled out, plus hotels where parking costs $11 a day or less or comes bundled into a fee.

Quick answer: For free parking and no mandatory nightly fee in the Booking.com price breakdowns we checked, book Quality Inn & Suites By the Parks (about 2.3 miles from Animal Kingdom’s parking, free hot breakfast), Fairfield Inn & Suites Orlando Kissimmee/Celebration or Extended Stay America Suites – Orlando – Lake Buena Vista. Holiday Inn & Suites Orlando SW – Celebration Area, the Ramada Kissimmee Gateway, Baymont and Buena Vista Suites also list free parking, but Booking.com adds a mandatory fee of $14.70 to $23 a night plus tax, charged whether or not you bring a car.

How we chose these hotels near Disney World with free parking

We started from Disney-area hotels that list free parking somewhere and kept only those that passed every check in October 2026:

  • Parking is free on an official page: the hotel’s own site, its brand page (IHG, Marriott, Wyndham, Choice) or a dated archive copy of it, and the property’s Booking.com listing also shows free parking. Where the hotel’s site couldn’t be opened, we say so. Hotels whose own pages fold parking into a resort fee, or contradict themselves about parking, didn’t make the ranked list.
  • The real nightly total: we read Booking.com’s price breakdowns for several sample stays between November 2026 and March 2027 and list any resort fee or “property service charge” that appears, divided per night.
  • Distance: about 8 road miles or less to at least one Disney theme park lot, measured with OSRM to Animal Kingdom’s guest parking entrance, Hollywood Studios’ and EPCOT’s main lots and Magic Kingdom’s Transportation and Ticket Center (TTC) lot, on public roads.
  • Value and transport: free breakfast and a free park shuttle count in a hotel’s favor. We use no scores or ratings.

Hotels that charge for parking, even a little, or bundle it into a resort fee, are in the “nearly free” table further down. Rates vary by season, availability and how far ahead you book.

Fees are per room, per night, from Booking.com’s breakdowns at the time of writing; distances by road, without traffic. Buena Vista Suites’ fee covers Wi-Fi and its park shuttle, not parking; the other three hotels don’t itemize theirs on their own pages.

What parking at Disney World costs, and who parks free

Free hotel parking only covers the hotel. Walt Disney World’s parking page lists standard theme park parking at $35 a day for a car or motorcycle, preferred parking at $50, $55 or $60 a day depending on the date, and $40 a day for RVs, trailers and other oversized vehicles.

Disney Resort hotel guests are the exception: Disney says overnight self-parking at its resorts is complimentary and standard theme park parking is included for registered guests. Standard parking at Disney Springs, Typhoon Lagoon and Blizzard Beach is free for everyone. Guests of the Walt Disney World Swan, Dolphin and Swan Reserve pay $40 a day plus tax to self-park at their hotel, per the same Disney page.

Five park days by car from an off-site hotel add $175 in standard Disney parking at today’s rate. Our Orlando theme park parking guide has Universal and SeaWorld prices too; a free hotel shuttle on some days cuts that number.

1. Quality Inn & Suites By the Parks

This Choice hotel at 2945 Entry Point Boulevard, just off West Irlo Bronson Memorial Highway (US-192), is the closest pick here to a Disney park and the cleanest free-parking deal we found. Booking.com lists free private parking on site with no reservation needed, and its price breakdowns for our sample stays added only Osceola County’s 13.5% tax, with no resort fee. Choice’s own page (February 2026 copy, the latest we could open) describes the hotel with “free WiFi, free breakfast, free parking” and lists a free hot breakfast and a heated outdoor pool.

By road it’s about 2.3 miles to Animal Kingdom’s guest parking, about 5 to Hollywood Studios, 6.5 to EPCOT’s main lot and 7 to 7.5 to the Magic Kingdom TTC lot. The hotel’s Booking.com fine print describes a free Disney shuttle and a Universal run, but its own times don’t agree: one line says the Disney bus leaves at 10:55 a.m., another 10:35 a.m., with returns at 5:00 p.m. and 10:35 p.m., and it says the Hollywood Studios drop is where Disney transport takes you on to the other parks. The Universal bus leaves at 7:35 a.m.

  • Why stay: free parking, no mandatory fee in the price breakdowns we checked and a free hot breakfast, about 2.3 miles from Animal Kingdom.
  • Getting there / to the parks: drive for rope drop; the free shuttle leaves mid-morning, so confirm the current times at the front desk.
  • Good to know: Booking.com lists a minimum check-in age of 21, a $100 damage deposit and a first-night prepayment charged the day before arrival.

Best for: drivers on a tight budget who want breakfast included and the shortest drive to Animal Kingdom.

2. Fairfield Inn & Suites Orlando Kissimmee/Celebration

This Fairfield at 6073 West Irlo Bronson Memorial Highway, near Old Town, is the Marriott pick. Marriott’s hotel page (December 2025 copy) answers its own FAQ with “Complimentary On-Site Parking”, and Booking.com also lists free parking, with no resort fee in either sample breakdown. Marriott calls it a Walt Disney World Good Neighbor Hotel and puts it 3 miles from the parks; by road it’s about 4.5 miles to Hollywood Studios’ lot, 5.5 to Animal Kingdom’s, 7 to EPCOT’s and about 8 to the Magic Kingdom TTC lot.

Marriott lists a free continental and grab-and-go breakfast (6 to 9 a.m. on weekdays, 6 to 9:30 a.m. on weekends), an outdoor pool open 7 a.m. to 10 p.m. and a fitness center.

  • Why stay: free parking and free breakfast at a Marriott brand, with no mandatory nightly fee in the breakdowns we checked.
  • Getting there / to the parks: plan to drive. Disney’s Good Neighbor listing mentions a shuttle to the Disney parks and Disney Springs and Booking.com mentions theme park transfers, but Marriott’s page lists neither, so ask about times and any cost first.
  • Good to know: pet rules disagree: Marriott says up to two pets for a $150 non-refundable fee per stay, while Booking.com’s fine print says up to three at $50 per night. Marriott Bonvoy points and member perks apply only when you book directly with Marriott.

Best for: families who want a familiar brand, breakfast and free parking near Old Town’s restaurants.

3. Extended Stay America Suites – Orlando – Lake Buena Vista

This suite hotel at 8100 Palm Parkway is the free-parking option on the Disney Springs side, about 2 miles by road from the Disney Springs garages, where parking is also free. Every suite has a kitchen with a full-size refrigerator, microwave and stovetop, according to Extended Stay America’s hotel page (August 2025 copy), which also lists a free grab-and-go breakfast, guest laundry, a fitness center and a pool.

Booking.com lists free on-site parking, and its sample breakdowns added only Orange County taxes (6% plus 6.5%), with no resort fee. Extended Stay America’s site blocked our checks, and its archived page doesn’t price parking either way, so confirm when you book. By road it’s about 7 miles to the Magic Kingdom TTC lot, 7 to EPCOT’s main lot and 6.5 to Hollywood Studios.

  • Why stay: a kitchen to cut meal costs, free parking and the shortest drive here to Disney Springs.
  • Getting there / to the parks: no park shuttle is advertised, so this is a hotel for drivers.
  • Good to know: housekeeping is every 14 days on Booking.com’s fine print (weekly for stays of 14 nights or more), and pets are allowed, but Booking.com says only that charges may apply, so ask for the current pet fee.

Best for: longer stays, families who cook, and anyone who wants to be near Disney Springs and Palm Parkway’s restaurants.

The next four hotels also list free self-parking on their own or their brand’s pages and on Booking.com, but every booking pays a mandatory nightly fee on top of the rate, car or no car. Count it when you compare: it can cost more than paid parking elsewhere.

4. Holiday Inn & Suites Orlando SW – Celebration Area

IHG’s parking page for this tower hotel at 5711 West Irlo Bronson Memorial Highway is explicit: “Complimentary daily self parking”, 312 spaces, with buses, RVs and trucks allowed (no semi-trucks). IHG also advertises a free shuttle to the Disney parks, Universal Studios and Epic Universe, and lists Kids Eat Free and a breakfast buffet.

The catch is a fee IHG doesn’t mention. Booking.com’s breakdowns for every sample stay we checked added a resort fee of $15 a night plus 13.5% tax. By road it’s about 4.5 miles to Hollywood Studios, 5.5 to Animal Kingdom, 7 to EPCOT and 8 to the Magic Kingdom TTC lot; IHG’s “less than three miles” from Walt Disney World is measured to the edge of Disney property, not to a park lot.

  • Why stay: free parking, kids’ meals and a free shuttle to both resorts, so you can leave the car on Universal days.
  • Getting there / to the parks: the shuttle operator’s booking system listed free runs for November 18 and December 9, 2026: Magic Kingdom (TTC) at 8:35 a.m., back at 9 p.m.; Hollywood Studios at 11:30 a.m.; Universal and Epic Universe at 7:25 a.m. There’s no EPCOT or Animal Kingdom run, so drive for rope drop.
  • Good to know: IHG lists a minimum check-in age of 21 and 4 p.m. check-in; Booking.com lists a $100 damage deposit and sells breakfast as an add-on on some rates, so read your rate.

Best for: families splitting a trip between Disney and Universal who want parking and kids’ meals covered.

5. Ramada by Wyndham Kissimmee Gateway

The Ramada at 7470 West Irlo Bronson Memorial Highway lists “Free Parking” on its own amenities page, and Booking.com shows free parking as well; Wyndham’s page adds free parking for trucks, RVs and trailers. It’s the other short drive to Animal Kingdom, about 2.7 road miles to the guest parking entrance, and about 5 miles to Hollywood Studios, 6 to EPCOT and 7 to the Magic Kingdom TTC lot.

The hotel’s page lists a complimentary scheduled shuttle to Walt Disney World, Universal Orlando, Epic Universe and SeaWorld (Wyndham’s version of the list leaves out SeaWorld), two outdoor pools and a breakfast buffet at the Smokehouse Grill from 6:30 to 10:30 a.m., which Wyndham prices at $15.95 for adults. The fee is the trade-off: Booking.com’s breakdowns showed a resort fee of $18 a night plus tax, and Wyndham’s rates page has listed it as $20.43, which is the same $18 with Osceola’s 13.5% tax added.

  • Why stay: free parking that suits bigger vehicles, two pools and a free shuttle to Disney and Universal.
  • Getting there / to the parks: the hotel doesn’t post times, but its operator’s booking system listed free runs for November 18 and December 9, 2026: Magic Kingdom (TTC) at 8:45 a.m., back at 5:30 or 10:30 p.m.; Hollywood Studios at 11 a.m.; Universal and Epic Universe at 7 a.m. Drive on early days.
  • Good to know: budget for the $18 resort fee plus tax; our Ramada Kissimmee Gateway review covers the rooms, shuttle and fees in detail.

Best for: families with an RV, a trailer or a big SUV, and Animal Kingdom-first trips.

6. Baymont by Wyndham Orlando Lake Buena Vista South

This low-rise budget hotel at 2930 Polynesian Isle Boulevard, just off US-192 east of Old Town, has the most freebies in this price range. Wyndham’s page lists free parking (with bus and truck parking), a free breakfast buffet with eggs, bacon and waffles, an outdoor pool and children’s pool, a playground, bike rentals and guest laundry. Its Booking.com photos show “Developer Inn” signage alongside the Baymont name, so don’t be surprised at the entrance.

Wyndham also lists a free shuttle with reservations required: Magic Kingdom (pickup at the hotel 9:35 a.m., return pickup at the park 10 p.m.) and Hollywood Studios (11:40 a.m., return 9:45 p.m.). Booking.com’s breakdowns added a “property service charge” of $14.70 a night plus 13.5% tax. Wyndham says Walt Disney World is five miles away; by road we measured about 5.5 miles to Hollywood Studios, 6.5 to 7 to Animal Kingdom, 7 to 8 to EPCOT and 9 to 9.5 to the Magic Kingdom TTC lot.

  • Why stay: free parking, free hot breakfast and a free reserved bus to Magic Kingdom and Hollywood Studios.
  • Getting there / to the parks: the Magic Kingdom bus leaves after typical opening, so drive for rope drop.
  • Good to know: housekeeping is every other day per Wyndham, and Booking.com lists a $100 damage deposit.

Best for: budget families with young kids who want breakfast, a playground and a backup bus.

7. Buena Vista Suites

Buena Vista Suites, at 8203 World Center Drive next to its sister Caribe Royale, is the suite pick on the EPCOT and Disney Springs side. Its FAQ says “Self-parking for passenger vehicles is complimentary” (oversized vehicles pay $100 a night in a separate lot). Every booking also carries a hotel fee of $23 plus tax per room, per night, which covers Wi-Fi and a scheduled shuttle to all four Disney theme parks plus an evening Disney Springs run; parking isn’t on the fee’s list of inclusions on the FAQ or on Booking.com, whose breakdowns showed the same $23 a night.

Disney’s Good Neighbor listing describes a free American breakfast buffet daily, and the 279 suites each have a separate bedroom. By road it’s about 3 miles to Disney Springs, 5.5 to Hollywood Studios, 6 to EPCOT’s main lot, 6.5 to Animal Kingdom and 7.5 to the Magic Kingdom TTC lot. You register for the shuttle at the Concierge Desk at least 24 hours ahead.

  • Why stay: a bedroom door, breakfast and free parking, with the shuttle inside one modest fee.
  • Getting there / to the parks: reserve shuttle seats a day ahead, or drive.
  • Good to know: the minimum check-in age is 18 (guests under 21 need a credit card). Our Buena Vista Suites review has the suite layouts and shuttle rules.

Best for: families of four or five who want a two-room suite near EPCOT and will drive some days.

Nearly free: hotels near Disney with cheap or bundled parking

These hotels didn’t make the ranked list: they charge a little for parking, or their own pages tie parking to a fee.

HotelSelf-parkingOther mandatory fee
Hampton Inn Orlando/Lake Buena Vista$7 a day (Hilton, Booking.com)None found
Rosen Inn Lake Buena Vista$10 a night incl. tax, $50 capNone (“No resort fees”)
Comfort Suites Maingate East$10 + taxes and fees (hotel site)None
Hampton Inn & Suites Orlando-South Lake Buena Vista$11 a day (Hilton, Booking.com)None in the breakdown
Super 8 Kissimmee/Maingate“Ample free parking”, but also “fees may apply” (Wyndham)$10 + tax service charge
Celebration Suites“Complimentary”, but listed in the resort fee$22 + tax service charge
Holiday Inn Express & Suites S Lake Buena Vista$7 + 7% tax (IHG)$25 + tax resort fee

Fee amounts in the last column are from Booking.com’s breakdowns at the time of writing. Rosen Inn caps parking at five nights ($50) per vehicle, which makes it close to free on a long stay. The Hampton Inn Lake Buena Vista review notes that Disney’s listing still says “complimentary” there. For the Hampton Inn & Suites on Calypso Cay Way, Hilton’s November 2025 copy said complimentary and its May 2026 copy says $11, so expect the charge. The Comfort Suites Maingate East review covers its shuttle and breakfast; Booking.com puts its parking at $10 a day.

The Super 8 at 5875 West Irlo Bronson Memorial Highway, near Old Town, has a free light breakfast item, an outdoor pool and a fridge in every room, but its Wyndham page says both “We provide ample free parking” and “Onsite Parking – Fees May Apply”, and Booking.com adds a $10 nightly charge. Celebration Suites, next to Old Town, answers “Parking is complimentary for all guests” in its FAQ, yet lists parking among the things its resort fee includes; Booking.com showed that fee at $22 a night plus tax. The Holiday Inn Express on Calypso Cay Way has a free scheduled Disney shuttle and cheap parking, but Booking.com’s breakdown added a $25 nightly resort fee (and listed parking at $5 a day), so its total isn’t low.

Above $12 the savings fade: SpringHill Suites Orlando Lake Buena Vista South, next to the Hampton Inn & Suites on Calypso Cay Way, listed $15 a day (Marriott, December 2025 copy, and Booking.com).

Free parking vs. a fee that “includes” parking

Three kinds of “free parking” turned up in our checks:

  • Truly free: parking is free and Booking.com’s breakdown shows no other mandatory charge (Quality Inn, Fairfield, Extended Stay America). Your total is the room rate plus tax.
  • Free parking plus a separate fee: the car is free, but a resort fee or service charge applies to every room (Holiday Inn SW, Ramada, Baymont, and Buena Vista Suites, whose fee covers Wi-Fi and the shuttle).
  • Parking bundled into the fee: the fee is what pays for parking, so you pay it with or without a car. Celebration Suites lists parking among its resort-fee inclusions, which is why it isn’t on our ranked list.

Whether Booking.com calls it a “resort fee” or a “property service charge”, it’s mandatory. Our guide to Orlando resort fees explains what these fees cover, and the Orlando-wide list of Orlando hotels with free parking adds picks near Universal and International Drive.

How to choose a hotel near Disney with free parking

  • Add up the nightly extras, not just the parking line: a $15 resort fee with free parking costs more than $7 parking with no fee.
  • Pick by park: Quality Inn and the Ramada are closest to Animal Kingdom; Extended Stay America and Buena Vista Suites are closest to Disney Springs; the Old Town hotels sit nearest Hollywood Studios.
  • Use the shuttle on some days: each bus day at Holiday Inn SW, the Ramada, Baymont, Buena Vista Suites or Quality Inn saves Disney’s $35 parking charge.
  • Check vehicle size: the Ramada, Baymont and Holiday Inn SW list truck, bus or RV parking; Buena Vista Suites charges $100 a night for oversized vehicles.

If parking isn’t your deciding factor, compare these with our lists of cheap hotels near Disney World, hotels near Disney with free breakfast and shuttle, cheap hotels near Magic Kingdom and cheap hotels near EPCOT.

Frequently asked questions

Do any hotels near Disney World have free parking?

Yes. In our October 2026 checks, Quality Inn & Suites By the Parks, Fairfield Inn & Suites Orlando Kissimmee/Celebration and Extended Stay America Suites – Orlando – Lake Buena Vista listed free parking with no mandatory nightly fee in Booking.com’s breakdowns. Others, such as Holiday Inn & Suites SW Celebration and the Ramada Kissimmee Gateway, park you free but add a daily fee.

Do Disney Resort hotel guests pay for parking?

No. Disney’s parking page says overnight self-parking is complimentary at Disney Resort hotels and standard theme park parking is included for registered guests. Preferred parking still costs the difference, and valet at the Deluxe resorts is extra. The Swan, Dolphin and Swan Reserve, which Marriott runs, charge $40 a day plus tax to self-park.

How much is parking at Disney World’s theme parks?

At the time of writing, Disney lists standard parking at $35 a day per car or motorcycle, preferred parking at $50, $55 or $60 depending on the date, and $40 for RVs and other oversized vehicles. Parking at Disney Springs, Typhoon Lagoon and Blizzard Beach is free. Prices change, so check Disney’s parking page before your trip.

Is parking included in a resort fee the same as free parking?

Not really. If the fee is mandatory, you pay it with or without a car, so the parking is prepaid rather than free. Celebration Suites, for example, calls parking complimentary but lists it among its resort-fee inclusions, and Booking.com showed that fee at $22 a night plus tax. Compare the full nightly total, including tax.

Which hotel near Disney with free parking also has a free shuttle?

Holiday Inn & Suites Orlando SW – Celebration Area and the Ramada Kissimmee Gateway run free buses to Magic Kingdom, Hollywood Studios, Universal and Epic Universe on their operator’s schedule, and Baymont runs reserved buses to Magic Kingdom and Hollywood Studios. All three add a nightly fee on Booking.com. With no fee, Quality Inn’s Booking.com listing describes a free mid-morning Disney run; confirm its times locally.

Bottom line

For genuinely free parking near Disney World, start with Quality Inn & Suites By the Parks: no mandatory fee in our checks, free hot breakfast and about 2.3 miles to Animal Kingdom’s lot. Fairfield Kissimmee/Celebration and Extended Stay America Lake Buena Vista are the other fee-free options, while the rest of the list parks you free but adds $14.70 to $23 a night plus tax, so compare full totals before you book. Check your dates at Quality Inn & Suites By the Parks.
