Kissimmee vs Lake Buena Vista is a choice between more room and a shorter Disney day. Lake Buena Vista hotels sit about 5.5 to 8.5 road miles from the four Disney theme park lots, and the eight on Hotel Plaza Boulevard get Disney’s Early Theme Park Entry and a walk to Disney Springs. Kissimmee’s US-192 corridor runs along Disney’s southern edge, and its west end is about 2 miles from Animal Kingdom.
Old Town is only about 5.5 to 7 road miles from Lake Buena Vista, but perks, taxes and evenings differ. Below are distances, shuttles, fees and three hotel picks per area, checked in October 2026. Quick answer: Choose Lake Buena Vista if Walt Disney World is most of your trip, ideally a Hotel Plaza Boulevard hotel with 30-minute Early Theme Park Entry and Disney Springs on foot. It is also closer to Universal, SeaWorld and the airport. Choose Kissimmee for a pool home or big suite, Animal Kingdom or Hollywood Studios mornings, and evenings at Old Town or Sunset Walk.

What each area actually is
Kissimmee: one name, several stretches
For visitors, Kissimmee usually means the hotels along US-192 (West Irlo Bronson Memorial Highway) in Osceola County, just south of Orange County:
- West US-192 (Maingate area): west of World Drive, the closest stretch to Animal Kingdom, with Margaritaville Resort Orlando and the Promenade at Sunset Walk.
- Old Town and east US-192: budget and suite hotels around the Old Town Entertainment District, about 4.5 to 5 road miles from Hollywood Studios.
- Osceola Parkway: north of US-192, home to Gaylord Palms Resort.
Old Town’s own site lists shops, restaurants, rides and weekly car shows.
Lake Buena Vista: inside and just outside Disney
Hotel Plaza Boulevard, next to Disney Springs, holds the eight Disney Springs Resort Area hotels. Drury Plaza calls itself an Official Walt Disney World Hotel. Along Apopka-Vineland Road (SR 535) and Palm Parkway, hotels sit outside Disney property, and Hilton and Marriott give our two picks there Orlando addresses. One trap: several US-192 hotels add “Lake Buena Vista South” to their names, such as Best Western Plus Orlando Lake Buena Vista South Inn & Suites. They are in Kissimmee, east of Old Town. Our guide to cheap hotels in Kissimmee compares several of them.

These are OSRM routes on public roads, both directions, checked on October 28, 2026, to the TTC lot, EPCOT’s main lot, the Hollywood Studios toll plaza, Animal Kingdom’s guest parking, the Lime Garage at Disney Springs and MCO’s Terminals A and B.
Kissimmee is not simply farther from Disney: it wins for Animal Kingdom and Hollywood Studios. Hotel Plaza Boulevard wins for EPCOT, Magic Kingdom and Disney Springs, and Lake Buena Vista wins clearly for Universal, SeaWorld and the airport.
Early Theme Park Entry and other park perks
Disney gives guests of its own resort hotels and 15 “Other Select Hotels” 30 minutes of early entry at all four theme parks, every day of their stay. Disney says this continues through 2027, and you still need valid park admission. Eight of the 15 are the Disney Springs Resort Area hotels on Hotel Plaza Boulevard, including Drury Plaza. No Kissimmee, SR 535 or Palm Parkway hotel is on the list.
The Hotel Plaza Boulevard hotels do not get Extended Evening Hours or the 7-day Lightning Lane window: like Kissimmee guests, they buy Lightning Lane passes 3 days ahead. Getting around without a car
- Kissimmee hotel shuttles: many use one operator, Firefighters All Services, whose booking system showed one or two free runs a day to each park at two of our picks on November 18 and December 9, 2026. Magic Kingdom runs stop at the TTC, where EPCOT riders take the monorail. See our Kissimmee hotels with a Disney shuttle.
- Lake Buena Vista hotel shuttles: the Hotel Plaza Boulevard hotels run buses to all four theme parks. Drury’s schedule for October 26 to November 1, 2026 showed first buses between 6:45 and 7:15 a.m. and more than a dozen runs a day to each park. Our Palm Parkway and SR 535 picks run a few fixed-time buses.
- LYNX buses: $2 a ride or $4.50 a day. Link 56 (W. U.S. 192/Magic Kingdom) runs past Old Town to the Transportation and Ticket Center about every 30 minutes, seven days a week; its April 2026 timetable puts the TTC about 17 minutes from the US-192/Old Town stop.
- From the airport: Mears Connect serves the Hotel Plaza Boulevard hotels but only one Kissimmee resort, Gaylord Palms, for $17.60 per adult and $14.30 per child aged 3 to 9, plus a 6% fuel surcharge, at the time of writing. See our Gaylord Palms Resort guide.
If you drive, Disney charges $35 a day for standard theme park parking, tax included; Disney Springs parking is free.
Dining and evenings: Old Town and Sunset Walk vs Disney Springs
Old Town Entertainment District, at 5770 West Irlo Bronson Memorial Highway, is open from 11 a.m. to 9 p.m. Sunday to Thursday and until 11 p.m. on Friday and Saturday, per its own site. It holds a Friday Night Muscle Car Show & Cruise and a Saturday Night Classic Car Show & Cruise, and both cruises start at 8:30 p.m. Parking behind the buildings is free. At the west end, the Promenade at Sunset Walk sits next to Margaritaville Resort Orlando. Experience Kissimmee’s guide (March 2026 capture) describes restaurants such as Estefan Kitchen and live music from Tuesday to Sunday.
In Lake Buena Vista, the evening plan is Disney Springs, free to enter and to park. From Drury Plaza, our foot route to World of Disney was about 0.9 mile (Drury says half a mile). From Palm Parkway and SR 535, it is a 2- to 4-mile drive.
Vacation homes and condo resorts
For several bedrooms, Kissimmee has far more choice. Experience Kissimmee’s vacation-home page counted more than 30,000 professionally managed properties, from single-family homes to 15-bedroom mansions, at last check on October 28, 2026. Booking.com’s price breakdowns for December 8 to 10, 2026 and February 9 to 12, 2027 (two adults) added 13.5% tax at our Kissimmee picks and 12.5% at our Lake Buena Vista picks.

Comfort Suites Maingate East
This all-suite hotel at 2775 Florida Plaza Boulevard is about a quarter mile on foot from the back of Old Town. Its site lists two-queen suites of 463 square feet that sleep 6 with a sleeper sofa, and king suites that sleep 4, both with a microwave and a mini-fridge. Breakfast is a free hot buffet with Mickey Mouse waffles, from 6:30 to 9:30 a.m. per the hotel (7 to 10 a.m. on Disney’s Good Neighbor listing).
Booking.com’s fine print says there is no resort fee. Parking is $10 plus taxes and fees a day on the hotel’s site and US$10 on Booking.com, while Disney’s listing still says complimentary. The hotel’s FAQ describes a complimentary Disney shuttle, two to three departures on a typical day, scheduled only through January 31, 2027. No times are posted online. Embassy Suites by Hilton Orlando Sunset Walk
This Hilton at 3151 Sunset Walk Drive is about half a mile on foot from the middle of the Sunset Walk promenade. Hilton’s page (February 2026 capture) lists a free made-to-order breakfast and a complimentary evening reception. Booking.com sells rooms from queen studios with a kitchenette to two-bedroom suites with a kitchen.
Booking.com’s breakdowns showed a US$44 resort fee a night plus 13.5% tax; Hilton’s February 2026 page said it covers theme park transportation and Island H2O Water Park access during its March 7 to October 31, 2026 season. Self-parking is $15 a day. Firefighters All Services listed Animal Kingdom at 9:20 a.m., the TTC at 9:20 and 10:35 a.m., Hollywood Studios at 10:35 a.m. and 12:25 p.m., and Universal, Epic Universe and SeaWorld at 7:15 a.m.
Best for: families who want breakfast included, a kitchen and one of Kissimmee’s busiest Disney bus schedules.

Holiday Inn Resort Kissimmee by the Parks
This IHG resort at 3011 Maingate Lane, west of World Drive, is our closest pick to Animal Kingdom: about 2 to 2.5 road miles to its parking. IHG lists two heated outdoor pools, a Chuck E. Cheese Kid’s Zone and a free scheduled shuttle to Walt Disney World, Universal Orlando and SeaWorld.
Booking.com’s breakdowns added a US$17.50 resort fee a night plus 13.5% tax, and IHG says outdoor parking is included in the resort fee. The operator listed Animal Kingdom and the TTC at 8:35 a.m., Hollywood Studios at 10:50 a.m., and Universal and Epic Universe at 7 a.m., with no SeaWorld run on our dates. IHG lists a minimum check-in age of 21.
Best for: families with young children who start most days at Animal Kingdom.

Drury Plaza Hotel Orlando – Disney Springs Area
At 2000 Hotel Plaza Boulevard, Drury is one of the eight Early Entry hotels, and its page lists no resort fee. A free hot breakfast runs from 6 to 10 a.m., and the 5:30 Kickback adds free evening snacks and cold drinks. Drury also lists a saltwater pool, a splash pad, an arcade and free first-come, first-served shuttles to all four theme parks.
Parking is $28 a night on Drury’s hotel page and $25 plus tax in its FAQ, and Booking.com’s breakdowns added only tax. See our Drury Plaza Hotel Orlando guide.

Hampton Inn Orlando/Lake Buena Vista
At 8150 Palm Parkway, this Hilton hotel serves a free hot breakfast from 7 to 10 a.m., per Disney’s Good Neighbor listing. Booking.com’s breakdowns showed no resort fee, only a 6% tax and a 6.5% city tax, and Booking.com lists parking at US$7 a day, while Disney’s listing says complimentary.
Platinum Transportation’s shuttle schedule effective October 5, 2026 shows one morning run each to Universal Studios and Epic Universe (7:10 a.m.), Hollywood Studios (9:30 a.m.) and EPCOT (10:40 a.m.), plus a 5:15 p.m. run to Disney Springs, and no Magic Kingdom or Animal Kingdom run. Sheraton Lake Buena Vista Resort
The Sheraton Orlando Lake Buena Vista Resort, at 12205 South Apopka-Vineland Road, is about 1.7 road miles from the Disney Springs garages. Marriott lists a heated Falls Pool with a waterslide. Booking.com sells one-bedroom suites with a bunk bed and a sofa bed. Marriott’s room details listed these family suites for 6 or 8 guests on October 26, 2026.
Booking.com’s breakdowns added a US$23.95 resort fee a night plus 12.5% tax, covering the park shuttle, Wi-Fi and a daily $10 food and beverage credit. Self-parking is $25 a day. The operator listed Animal Kingdom at 8:50 a.m., the TTC at 8:50 and 9:50 a.m., Hollywood Studios at 9:50 and 11:45 a.m., and Universal and Epic Universe at 7:30 a.m., but Marriott’s “What to Expect” page still shows an old “no shuttle service” notice, so confirm at the desk. It depends on the park. Our routes put west US-192 in Kissimmee about 2 to 2.5 miles from Animal Kingdom’s parking and Old Town about 4.5 to 5 miles from Hollywood Studios. Hotel Plaza Boulevard is about 5.5 to 6 miles from EPCOT’s main lot and 6 to 6.5 from the Magic Kingdom TTC lot.
Is Lake Buena Vista or Kissimmee better for Universal Orlando?
Lake Buena Vista. From our Palm Parkway point, Universal’s garages were about 7 to 8 road miles away and Epic Universe about 6 to 6.5 miles. From Kissimmee, Universal was about 12 to 15.5 miles away. Some hotels in both areas run a free morning bus to Universal and Epic Universe, including the Sheraton and Embassy Suites Sunset Walk.
Is Kissimmee cheaper than Lake Buena Vista?
Not automatically. Room rates change by date, so compare totals. Kissimmee adds 13.5% hotel tax, against 12.5% in Lake Buena Vista. Among our six picks, the lowest fixed extras were at Hampton Inn in Lake Buena Vista (US$7 parking, no resort fee) and the highest at Embassy Suites Sunset Walk in Kissimmee (US$44 a night plus tax, and $15 parking).
Can you walk to restaurants from Kissimmee or Lake Buena Vista hotels?
From some. Comfort Suites Maingate East is about a quarter mile on foot from Old Town, and Embassy Suites Sunset Walk about half a mile from the Sunset Walk promenade. The Hotel Plaza Boulevard hotels are a walk from Disney Springs, about 0.9 mile from Drury Plaza to World of Disney. Palm Parkway and SR 535 hotels need a car or shuttle.
Do Kissimmee hotels get Early Theme Park Entry?
No. Disney’s list of 15 non-Disney hotels with 30-minute Early Theme Park Entry includes no Kissimmee hotel. Eight of the 15 are on Hotel Plaza Boulevard in Lake Buena Vista, and Disney says the benefit continues through 2027. Kissimmee guests enter at regular opening time and can buy Lightning Lane passes 3 days ahead.
