Extended stay hotels in Orlando suit the trips a standard room handles badly: a work project, a hospital stay at Nemours or Orlando Health, a relocation, or a slow two-week family vacation where you want to cook. The 13 hotels below made the list because their official pages describe suites with kitchens, and almost all list on-site guest laundry and a free breakfast.

They are grouped by area, because on a long stay the neighborhood matters more than the nearest ride. Fees, parking, pet rules and shuttles come from each hotel’s official page, read in October 2026 or in an archived copy where the brand site blocks readers (the capture month is in each entry). Where two official pages disagree, we give both.

Quick answer: For a long Disney stay, the Residence Inn Orlando Lake Buena Vista is the most complete package: one- and two-bedroom suites with full kitchens, free hot breakfast, free laundry and no parking charge from the seventh night. Near Universal, the Residence Inn Near Universal Orlando pairs free parking with a park shuttle. For hospital stays, TownePlace Suites Orlando Downtown is less than half a mile from Orlando Regional Medical Center, and the Residence Inn Lake Nona is a short walk from Nemours.

What “extended stay” means in Orlando

Extended stay brands sell suites rather than rooms: a kitchen with a full-size refrigerator, a stovetop, a microwave and usually a dishwasher, plus a living area and a desk. Most serve a free breakfast, run a small 24-hour market and clean less often than a full-service hotel. Marriott lists housekeeping every other day at several hotels below, and Sonesta says stays of more than seven days get one full clean a week, with towels and trash three days a week.

Two more checks: most of these hotels require the guest checking in to be 21 (Staybridge Suites and the Residence Inn Lake Nona accept 18), and county hotel tax (12.5% in Orange, 13.5% in Osceola) adds up over 14 nights. For a theme park vacation with resort pools, see our guide to Orlando hotels with kitchens; this list sticks to practical, apartment-style stays.

How we chose these extended stay hotels in Orlando

  • Kitchen suites: each official page describes full or fully equipped kitchens. We flag the hotels where the same site also says “kitchenette,” lists only a microwave and refrigerator, sells standard rooms without a cooktop, or says “many” rooms have one.
  • Laundry and breakfast: 11 of the 13 pages list on-site guest laundry, and 12 include breakfast, from hot buffets to a grab-and-go item. Sonesta ES Suites charges for its cafe.
  • Location by purpose: groceries or a hospital nearby, a park shuttle or an airport shuttle, depending on the area.
  • Verified costs, no room prices: parking, pet fees and check-in ages come from official pages; rates vary by season, availability and how far ahead you book. Road distances are OSRM routes to the parks’ parking entrances (the Magic Kingdom’s Transportation and Ticket Center lot, EPCOT’s main lot, Universal’s garages and Epic Universe’s toll plaza).
  • Resort fees: none of the 13 official pages lists a resort or amenity fee, but a third-party fee tracker lists one at Staybridge Suites (see its entry). Check the rate breakdown before you pay.

How to choose an extended stay hotel in Orlando

Match the area to the reason for the trip

Disney weeks belong in Lake Buena Vista or Flamingo Crossings, Universal weeks on Major Boulevard or Universal Boulevard, hospital stays downtown or in Lake Nona, and early flights by the airport. Crossing town adds roughly 20 to 35 minutes each way by OSRM’s estimates, before traffic. Still deciding? Start with our guide to where to stay in Orlando, or for UCF and Research Park, our hotels near UCF.

Ask how the long-stay pricing works

Only three official pages here state a long-stay room offer: Sonesta (5 or more nights), Extended Stay America (weekly and monthly rate options) and Staybridge Suites (an Extended Stay Rate without published terms). Compare a 7-night search with a 3-night one. Watch the add-ons too: parking runs from free to $27 a day, and pet fees are per stay at most hotels but per day at Extended Stay America and per night at Element.

Read the kitchen list, not the headline

At the Residence Inns, TownePlace Suites and Sonesta, “full kitchen” means a refrigerator, a stovetop, a microwave, a dishwasher and cookware. At Element, Staybridge Suites and Hyatt House, confirm the appliances for your room type (see each entry).

Count the included meals, chores and pets

A free hot breakfast saves real money over two weeks, and laundry is free at the Marriott hotels and Staybridge Suites; Hyatt House and Homewood Suites did not list laundry on the pages we read. Pets are accepted at 12 of the 13; our pet-friendly hotels in Orlando guide compares more rules.

Near SeaWorld: read our Residence Inn Orlando at SeaWorld review for its kitchen suites and shuttle.

Frequently asked questions

What counts as an extended stay hotel in Orlando?

An extended stay hotel sells suites with a kitchen (a full-size refrigerator, a stovetop, a microwave and usually a dishwasher), a living area and on-site guest laundry, and it usually cleans less often. In Orlando the main brands include Residence Inn, TownePlace Suites, Element, Homewood Suites, Home2 Suites, Staybridge Suites, Hyatt House, Sonesta ES Suites and Extended Stay America.

Do extended stay hotels in Orlando offer weekly or monthly rates?

Some say so openly. Sonesta advertises discounts on stays of 5 or more nights and more from 7, Extended Stay America promotes weekly and monthly rate options on its Orlando page, and IHG lists an Extended Stay Rate for the Staybridge Suites Royale Parc. The Marriott, Hilton and Hyatt hotels publish no long-stay room rates (the Residence Inn Lake Buena Vista waives parking from night 7), so compare a 7-night search against a shorter one.

Which extended stay hotels in Orlando are closest to Disney World?

By road to the Magic Kingdom’s Transportation and Ticket Center lot, Sonesta ES Suites Lake Buena Vista is about 6.7 miles, Extended Stay America about 6.9, the Residence Inn Lake Buena Vista 7.5, the Residence Inn at Flamingo Crossings 7.7 and Staybridge Suites Royale Parc 7.9. Flamingo Crossings and Staybridge are closest to Animal Kingdom, at a little over 5 miles.

Do extended stay hotels in Orlando charge resort fees?

None of the 13 official pages we read lists a resort or amenity fee, though a third-party fee tracker lists $20.43 a night at Staybridge Suites Royale Parc. The costs that add up are parking (free at the Residence Inns Near Universal and Lake Nona, $10 to $27 a day elsewhere), pet fees and county hotel tax: 12.5% in Orange County and 13.5% in Osceola. Check the rate breakdown before you pay.

Can I bring a pet to an extended stay hotel in Orlando?

Yes, at 12 of the 13 hotels here, with limits. Weight caps run from 20 lb at the Residence Inn Lake Nona to 80 lb at Staybridge Suites, and Sonesta sets none. Fees are usually per stay ($75 to $150), but Extended Stay America charges $25 plus tax per pet per day for the first six nights. Hyatt House’s pages said no pets.

Is breakfast included at extended stay hotels in Orlando?

Usually. Every Residence Inn and TownePlace Suites here serves a free breakfast with hot items, as do Homewood Suites, Hyatt House and Staybridge Suites, and Element offers a cooked-to-order station. Extended Stay America’s free breakfast is a grab-and-go item with coffee, and Sonesta ES Suites Lake Buena Vista charges for its Morning Pour cafe.

Bottom line

For a long Disney stay, book the Residence Inn Orlando Lake Buena Vista for its two-bedroom suites, free breakfast and parking break after six nights, or the Sonesta for groceries on foot. Near Universal, the Residence Inn’s free parking and Hyatt House’s shuttle are the strongest deals. For hospital stays, TownePlace Suites Orlando Downtown and the Residence Inn Lake Nona put a kitchen and free laundry close to the wards. Confirm parking, pet fees and shuttle times with the hotel before you book.
