Orlando resorts for large groups come in two shapes: villa resorts, where a three- or four-bedroom unit sleeps 8 to 16 and a group can book several, and vacation-home communities such as Evermore and Encore, where one house with its own pool sleeps up to 28 (Encore) or 32 (Evermore). We compare 13 of them near Walt Disney World and Universal Orlando on guests per unit, kitchens, pools, fees, parking and road distances to the parks.
We checked the resorts’ own pages in October 2026 and note where they disagree; fees change, so confirm the price breakdown before you pay. Prefer a private pool to a water park? See our guide to Orlando vacation homes with private pools.
Quick answer: For 15 to 32 people under one roof, book a house at Evermore Orlando Resort (beside Disney) or Encore Resort at Reunion (its own water park). For 10 to 16, a four-bedroom villa at Westgate Lakes, Orange Lake or Club Wyndham Bonnet Creek keeps everyone behind one door without renting a whole house. For Universal, Cabana Bay’s 2-Bedroom Suites sleep 8 with Early Park Admission and free park buses.

How we chose these Orlando resorts for large groups
Every resort here except Endless Summer (6 per suite) lists units for 8 or more, has a full kitchen or at least a kitchenette, and sells units on Booking.com (except Reunion’s large homes), so you can hold several while the group decides. We weighed location (road miles to the Disney lots and Universal’s garages), verified amenities (pools, water parks, laundry, shuttles), total cost (resort fees, deposits, parking per vehicle) and how easy it is to keep a group together. We don’t score hotels or list prices, which vary by season, availability and how far ahead you book.

1. Evermore Orlando Resort

Evermore’s Houses are the largest units in this guide that Booking.com sells: 5 to 11 bedrooms for up to 32 guests, each with a private heated pool. Four-bedroom Flats sleep 11, and two- and four-bedroom Cypress Villas fill the gap, all around Evermore Bay, an 8-acre lagoon beside Walt Disney World. It is a rental, not a hotel: door-code check-in, no included daily housekeeping, no park shuttle. More in our Evermore Orlando Resort review.
- Why stay: one house for 15 to 32 with its own pool and kitchen, the lagoon, and more than a dozen restaurants and bars on the resort.
- Getting there / to the parks: about 5.5 miles by road to the Magic Kingdom lot, 6 to EPCOT’s and 10 to Universal. Parking: 2 cars per flat or villa, about half the bedroom count per house, overflow lots for extras.
- Good to know: a one-time All-In-One Fee (cleaning, damage protection, amenities) replaces a nightly resort fee; Evermore doesn’t publish the amount, so check the price breakdown. Orange County’s 12.5% tax applies; the booker must be 25 or older. No Early Theme Park Entry.
Best for: reunions of 15 to 32 who want one address and one pool.
See houses, flats and current rates at Evermore Orlando Resort on Booking.com
2. Encore Resort at Reunion

Encore is a gated community southwest of Disney made up entirely of vacation homes of 4 to 13 bedrooms, sleeping 10 to 28, each with a full kitchen, laundry and a private pool. One operator runs the front desk, the guests-only Encore Aqua Park, the restaurants and the shuttles, so it feels closer to a hotel than a rental. The catch: the free buses to Disney, Universal and SeaWorld, reserved 24 hours ahead, are off-limits to groups of 10 or more per Encore’s transportation page. See our Encore Resort at Reunion review.
- Why stay: homes from 4 to 13 bedrooms, and a water park without a car.
- Getting there / to the parks: about 6 miles by road to Animal Kingdom’s parking entrance, 10 to the Magic Kingdom lot and 18 to Universal; park in your driveway and garage (no RVs, trailers or boats).
- Good to know: the resort fee varies by home and isn’t published (water park, Wi-Fi, parking and shuttles), so read Booking.com’s breakdown; the Stay page lists a $1,000 refundable deposit while the FAQ and Booking.com say $500; lead guest 21 or older.
Best for: groups of 10 to 28 with two or three cars who want a private pool plus a water park.

3. Reunion Resort & Golf Club

Reunion, next door to Encore, is a golf estate of 200-plus villas, Grande tower suites and 80-plus private homes, with a five-acre water park, a 1,000-foot lazy river and eight pools. Booking.com lists Grande suites and one- to three-bedroom villas; the homes (3 to 14 bedrooms per its homes page, 15 in its search box, 13 in the FAQ; the 14-bedroom Eagle Cove is listed for 36 guests) are booked with Reunion or its rental partners. The catch: Reunion’s water park page says third-party bookings get no water park access, though the Booking.com units are labeled “Waterpark Access”. See our Reunion Resort review.
- Why stay: several villas on one estate, restaurants including the rooftop Eleven, and three signature golf courses.
- Getting there / to the parks: about 7 to 9 miles by road to Animal Kingdom’s entrance, 12 to 14 to the Magic Kingdom lot and 20 to Universal. The free Disney shuttle drops at EPCOT or Hollywood Studios and is reserved up to 3 days ahead, by 7 pm the day before; no Universal or SeaWorld shuttle.
- Good to know: resort fee $40 plus tax per night at the time of writing (it may vary for larger homes); parking $20 plus tax per day per unit; direct bookings take one night’s or a 20% deposit, depending on the unit; the Booking.com listing sets a check-in age of 25. Confirm water park wristbands with Reunion before you pay.
Best for: golf groups and families spreading across several villas, with a home booked direct for the family core.
4. Holiday Inn Club Vacations at Orange Lake Resort

Orange Lake is the big one west of Disney on US-192: 2,478 units across four villages, from studios to four-bedroom villas for up to 16, seven heated pools, a 1,200-foot lazy river and waterslides at River Island, plus golf. The Residences, a six-bedroom pool home for up to 20, is rented by inquiry. Splash Lagoon’s main pool was partly closed for renovation at the time of writing. For how timeshare-run resorts like it work, see our guide to Orlando timeshare resorts and our Orange Lake Resort review.
- Why stay: seven heated pools and a lazy river, villas for up to 16 and golf on site.
- Getting there / to the parks: about 5 road miles to Animal Kingdom’s parking entrance, 10 to the Magic Kingdom lot and 18 to Universal; no park shuttle and no Early Theme Park Entry, so plan on a car.
- Good to know: at the time of writing, a $45 resort fee per accommodation per night plus a $115 deposit per stay; the fee covers parking, capped at two vehicles per reservation (RV and trailer parking included), and rates exclude 12.5% tax.
Best for: groups of 8 to 16 with cars who want pool days and kitchens more than proximity to the Magic Kingdom.
See villa availability at Holiday Inn Club Vacations at Orange Lake Resort
5. Westgate Lakes Resort & Spa

Westgate Lakes, on Big Sand Lake between SeaWorld and Universal, rents big villas near Universal: a 2,186-square-foot four-bedroom for up to 16, with four bathrooms, a full kitchen and two kitchenettes, plus three-bedroom villas for 12 and two-bedroom villas for 8 (the Four-Bedroom Presidential sleeps 12). Seven heated pools, six hot tubs, a marina and the Drafts sports bar fill non-park days; Treasure Cove water park needs a ticket on most rates. See our Westgate Lakes Resort review.
- Why stay: 16 people in one villa with laundry, a free reservable Universal shuttle and a lakeside resort with a marina.
- Getting there / to the parks: about 4 miles by road to Universal’s garages, 6 to Epic Universe, 3 to SeaWorld and 9 to 11 to the Disney parks. Book shuttle seats after check-in, up to 48 hours ahead (not guaranteed); Westgate’s shuttle page lists Epic Universe, Booking.com’s notes say Universal’s hub only.
- Good to know: resort fee $29.99 plus tax per night; free self-parking for cars and small to mid-size SUVs, no RVs or trailers; minimum check-in age 21; water-park admission extra.
Best for: Universal-first groups of 10 to 16 who will drive on Disney days.
6. Club Wyndham Bonnet Creek

Club Wyndham Bonnet Creek sits in the gated Bonnet Creek enclave beside Disney, about 3 to 3.5 road miles from Hollywood Studios: condo suites with full kitchens and laundry, five pools, two lazy rivers and a splash pad around a lake. Club Wyndham lists Four-Bedroom Presidential suites for 12 (two kings and four doubles), Three-Bedroom Deluxe suites for 10 and Two-Bedroom Deluxe suites for 8. Tower 5 is closed until November 20, 2026 and its pool and lazy river until December 1; exterior work runs to February 2027 per Club Wyndham but February 2028 per Wyndham’s hotel site, so ask which tower you get. Our Club Wyndham Bonnet Creek review explains the towers.
- Why stay: Disney minutes away, lazy rivers for rest days, and one 12-person suite instead of four hotel rooms.
- Getting there / to the parks: about 4 to 4.5 miles by road to EPCOT’s lot, 5.5 to 6 to the Magic Kingdom ticket center, 4.5 to Animal Kingdom’s parking entrance and 12 to Universal; no Disney shuttle could be confirmed and no Early Theme Park Entry.

- Good to know: no free breakfast; three casual restaurants, a market and a coffee bar. Marriott Bonvoy benefits apply only to direct Marriott bookings, not Booking.com.
Best for: groups of 8 to 12 who want predictable costs between all three park complexes.
8. Westgate Vacation Villas Resort

Westgate Vacation Villas, west of Disney on US-192, is where a two-bedroom unit sleeps 10: the 1,000-square-foot Two-Bedroom Villa with Loft has an upstairs loft, a full kitchen and a washer and dryer; the Two-Bedroom Deluxe sleeps 8. Add 14 heated pools, mini golf, the MEGAbites food hall and its own Shipwreck Island water park. Villas are spread out, so request the same section on every reservation (not guaranteed). Our Westgate Vacation Villas review compares the villa types.
- Why stay: 10 people in one loft villa with laundry, free parking and a low resort fee, close to Animal Kingdom.
- Getting there / to the parks: about 3 to 5 miles by road to Animal Kingdom’s parking entrance, 7.5 to the Magic Kingdom lot and 15 to Universal; no theme park shuttle on Westgate’s current pages, so plan on driving.

9. Lake Buena Vista Resort Village & Spa

Lake Buena Vista Resort Village is a condo-hotel of yellow towers on SR 535 with a pirate-ship pool and a free Disney and Universal shuttle. Three-bedroom suites (1,253 square feet) sleep 8 and four-bedroom, four-bath suites sleep 10, all with full kitchens and washer-dryers; the four-bedroom Large suite is listed at both 2,170 and 1,800 square feet, so ask. It also publishes a group policy: group rates may be available for parties of 10 or more, but buildings and floors aren’t guaranteed. The Lake Buena Vista Resort Village review covers the layouts.
- Why stay: hotel services (front desk, restaurants, spa) with 10-person suites and a shuttle to Disney and Universal.
- Getting there / to the parks: about 4 miles by road to Disney Springs, 6.5 to 7 to EPCOT’s lot and 10.5 to Universal. The third-party shuttle (Fabulous Buses) is booked online 24 hours ahead with a promo code from check-in and skips Disney Springs.
- Good to know: a daily resort fee covers self-parking (two vehicles per suite), Wi-Fi and local calls, but its amount isn’t published, so check Booking.com’s breakdown; check-in 4 pm, age 21 and over; pools heated in fall and winter.
Best for: groups of 8 to 10 per suite who want hotel services and a shuttle.
See prices and availability at Lake Buena Vista Resort Village & Spa
10. Sheraton Vistana Resort Villas

Sheraton Vistana Resort, 3 road miles from Disney Springs, is the classic Orlando timeshare: low-rise villas around seven pools and eight whirlpools. Its vacation-club page lists Two-Bedroom Lockoff Villas for up to 8 (1,400 square feet in the Lakes section) that split into two units with their own doors; most standard two-bedroom villas (about 1,025 to 1,260 square feet) also sleep 8. Booking.com room names may not say “lockoff”, so ask. See our Sheraton Vistana Resort review. Not to be confused with Sheraton Vistana Villages on International Drive.
- Why stay: lock-off villas that flex between 8-person units and separate suites, full kitchens with laundry.
- Getting there / to the parks: about 3 miles by road to Disney Springs, 5 to 6 to EPCOT, 8 to the Magic Kingdom lot and 9 to Universal’s garages; Marriott lists no shuttle, but the vacation-club page mentions Disney park transportation, so ask.
- Good to know: the vacation-club page lists no resort fee and $30 a day per vehicle on rental reservations (Marriott added tax at last check); Marriott’s pages conflict on free in-room Wi-Fi (its FAQ ties it to Bonvoy direct bookings), so don’t count on it through Booking.com.
Best for: extended families splitting into several 8-person villas near Disney Springs.
11. Floridays Resort Orlando

Floridays, on the south end of International Drive, is a suite-only resort: three-bedroom suites (1,306 square feet, full kitchen, washer and dryer) sleep 8 and two-bedroom suites 6. Two pools heated to 83 degrees and a kids’ water playscape cover the basics, and a scheduled shuttle serves Disney, Universal, Epic Universe and SeaWorld. Floridays courts reunions and youth sports teams with over 2,500 square feet of event space, yet its shuttle page bars groups of 10 or more from the courtesy shuttle, so ask the sales team how that applies to your block. Our Floridays Resort Orlando review covers the suites and shuttle.
- Why stay: an 8-person suite with laundry, a shuttle to all three park complexes for smaller parties, and an on-site cafe and marketplace.
- Getting there / to the parks: about 4 miles by road to Disney Springs, 8.5 to EPCOT’s lot and 7 to Universal’s garages; shuttles are in the fee and must be reserved at least 3 hours ahead; a Disney Good Neighbor Hotel without Early Theme Park Entry.
- Good to know: the FAQ states a $35 plus 12.5% tax daily resort fee (self-parking, Wi-Fi, shuttles) in one answer and $30 plus tax in its parking answer, so confirm; housekeeping only after the fifth night; minimum age 21.
Best for: value-minded groups of 6 to 8 per suite, sports teams and reunions booking blocks.
12. Universal Cabana Bay Beach Resort

Cabana Bay is Universal’s answer for groups of 7 or 8: its Volcano Bay View 2-Bedroom Suites (772 square feet, a queen, two full beds and a sleeper sofa) sleep 8, the only rooms in Universal’s value tier that hold more than 6. Family Suites (430 square feet, two queens, a sleeper sofa and a kitchenette with mini fridge, microwave and sink) sleep 6. The 2-Bedroom Suite has two full bathrooms and a kitchenette with a mini fridge and sink. See our Universal Cabana Bay Beach Resort guide.
- Why stay: Early Park Admission (Epic Universe included) and free buses to the parks for 8 in one suite (Volcano Bay closes from October 26, 2026), plus two big pools and a lazy river.
- Getting there / to the parks: inside Universal Orlando Resort, about a mile from the garages, with walking paths to the two original parks and buses to Epic Universe; Disney’s lots are 13 to 14 road miles away.
- Good to know: no resort fee listed; overnight self-parking $26 plus tax per vehicle per night; each adult beyond two in a room costs $20 a night at the time of writing; Pack ‘n Plays lent, no cribs.
Best for: Universal-focused groups of 6 to 8 per suite who value Early Park Admission over a full kitchen.
See prices and availability at Universal Cabana Bay Beach Resort
13. Universal’s Endless Summer Resort – Dockside Inn and Suites

Dockside Inn and Suites is Universal’s lowest-priced tier with room for a crowd: across Dockside (2,050 rooms) and its twin Surfside, about 1,450 of 2,800 rooms are 2-Bedroom Suites with three queen beds, a kitchenette, a picnic-style table and separate bath and vanity areas, for up to 6. Three suites house 18, with Early Park Admission and free buses, but the suites are compact (440 square feet) and the resort is bus-only. Our Endless Summer Resort guide compares Dockside and Surfside.
- Why stay: two-bedroom suites for 6 in Universal’s value tier, two big pools with sand beaches, and Early Park Admission.
- Getting there / to the parks: about 1.5 road miles to Universal’s garages; free buses to the CityWalk hub, Epic Universe and Volcano Bay (closed from October 26, 2026); Disney’s lots are 14 to 16 miles away.
- Good to know: no resort fee listed; self-parking $26 plus tax per night; each adult beyond two in a room costs $15 a night at the time of writing; the kitchenette is a mini fridge, microwave and sink, not a stove.
Best for: budget groups of 12 to 24 splitting into 2-Bedroom Suites for 6.
Check your dates at Universal’s Endless Summer Resort – Dockside Inn and Suites
Disney-owned villas and cabins (booked with Disney, not on Booking.com)
Walt Disney World’s own group options are Disney Vacation Club villas and the Cabins at Disney’s Fort Wilderness Resort: a Three-Bedroom Grand Villa at The Villas at Disney’s Grand Floridian sleeps up to 12 adults per Disney’s room listing at last check, and each cabin sleeps up to 6 with a kitchen of full-size appliances, per Disney. Disney Resort guests get Early Theme Park Entry, free overnight self-parking and free standard theme park parking.
Prefer a block of hotel rooms? Try Flamingo Crossings
Some groups would rather have ten standard rooms with free breakfast than one house. For that, look at Flamingo Crossings Town Center at Disney’s western entrance: six Marriott and Hilton hotels side by side, all with free hot breakfast and Disney shuttles; at last check Residence Inn and Home2 Suites listed two-bedroom suites for 6 and TownePlace Suites one for 5. Our Flamingo Crossings hotels guide compares all six; room blocks go through each hotel’s sales office, not Booking.com.
How to choose: one house or several villas?
Count beds, not bedrooms
Big occupancy figures usually count sleeper sofas: Westgate Lakes’ 16-person four-bedroom has three queen sleeper sofas and two double beds. Ask for the bed list before committing adults to a unit; Universal’s hotels also charge for each adult beyond two per room.
Group rates only come from the resort
Booking.com sells these resorts unit by unit, handy for holding villas on refundable rates while the family decides. Group discounts, meeting rooms and welcome dinners come from the resort’s sales office: Lake Buena Vista Resort Village says group rates may be available for parties of 10 or more (group blocks carry a 7-day cancellation policy), Reunion sends more than five units to its sales team, and Floridays sells reunion dinners in its event space.
Keep the group together
Don’t count on adjacent units: Lake Buena Vista Resort Village, for one, says it can’t guarantee specific buildings or floors. Book early, repeat the request on every reservation, favor compact resorts, or take one house at Evermore or Encore.
Plan the cars before the rooms
Four families mean four cars, and the costs stack: $30 per vehicle a day at Sheraton Vistana and Grande Vista, $20 at Club Wyndham Bonnet Creek, $26 plus tax at the Universal hotels, plus Disney’s $35-a-day parking at the parks. Lake Buena Vista Resort Village includes two vehicles per suite, Orange Lake caps parking at two per reservation, and Evermore limits houses to roughly half the bedroom count.
Deposits, fees and check-in rules
Big units mean big holds: $250 at Club Wyndham Bonnet Creek, $115 at Orange Lake, $500 or $1,000 at Encore depending on the page, and one night’s or 20% on direct Reunion bookings. Resort fees are per unit per night, so one 16-person villa at Westgate Lakes pays one $29.99 fee where four hotel rooms pay four. Most of these resorts want a lead guest of at least 21; Evermore and Reunion’s Booking.com listing say 25.

Frequently asked questions
Which Orlando resort sleeps 20 or more people in one unit?
Evermore Orlando Resort’s Houses have 5 to 11 bedrooms for up to 32 guests, each with a private heated pool; Encore Resort at Reunion’s homes run from 4 to 13 bedrooms for 10 to 28. Reunion Resort lists homes of up to 14 bedrooms, including Eagle Cove for 36, and Orange Lake’s six-bedroom Residences sleeps 20, but those are booked directly or through partners, not Booking.com.
Can I get a group rate for an Orlando resort through Booking.com?
No. Booking.com sells individual units, which still works for holding several villas on refundable rates. Group rates, blocks and event space come from the resort’s sales office: Lake Buena Vista Resort Village says they may be available to parties of 10 or more, Reunion routes more than five units to its sales team, and Floridays hosts reunion dinners in its event space. Compare the group contract’s cancellation terms with Booking.com’s flexible rates.
Is a vacation home or a villa resort better for a large group?
A house (Evermore, Encore) keeps everyone under one roof with a private pool and one kitchen, but you drive to the parks. A villa resort (Orange Lake, Westgate, Bonnet Creek, Vistana) gives each family its own door, shared pools and sometimes a water park; the risk is being placed in different buildings. Mixed groups can combine both at Reunion, with villas on Booking.com and homes booked direct.
Do any of these resorts run shuttles big groups can use?
Few. Universal’s Cabana Bay and Endless Summer run free buses for all guests, and Lake Buena Vista Resort Village’s Disney and Universal shuttle is booked 24 hours ahead. Westgate Lakes (Universal, seats not guaranteed) and Reunion (Disney, reservation required) have shuttles too. Encore and Floridays both bar groups of 10 or more from their courtesy shuttles; Sheraton Vistana’s pages conflict, and the rest list none.
How many cars can we bring to a villa or house?
Lake Buena Vista Resort Village includes two vehicles per suite and Orange Lake caps each reservation at two; Evermore allows 2 cars per flat or villa and about half the bedroom count per house, and Floridays and Encore include self-parking in the resort fee. Paid parking is per vehicle: $30 a day at Sheraton Vistana and Grande Vista, $20 at Club Wyndham Bonnet Creek and $26 plus tax at the Universal hotels; Reunion charges $20 plus tax per unit.
Are resort fees charged per person or per unit?
Per unit, per night: Reunion $40 plus tax (it may vary for large homes), Orange Lake $45, both Westgate resorts $29.99 plus tax, Floridays $35 plus tax, and none listed at Grande Vista, Sheraton Vistana, Club Wyndham Bonnet Creek or the Universal hotels. Evermore charges one All-In-One Fee per reservation; Encore and Lake Buena Vista Resort Village don’t publish theirs, so read Booking.com’s price breakdown.
Bottom line
For 15 to 32 people under one roof, book a house at Evermore Orlando Resort on the Disney side or Encore Resort at Reunion for a private pool plus a water park. For 10 to 16, a four-bedroom villa at Westgate Lakes, Orange Lake or Club Wyndham Bonnet Creek sleeps 12 to 16 behind one door, and Cabana Bay is the pick for 8 who want Universal perks. Settle the car count, the deposit and the bed list before the first family pays.
