Four Seasons Resort Orlando is a 443-room luxury resort inside the gates of Walt Disney World, and it gives you three things few non-Disney hotels combine: Disney’s 30-minute Early Theme Park Entry every day, free scheduled coaches to all four theme parks, and a private 5-acre water park with a complimentary kids’ club.

The resort opened in August 2014 in Golden Oak, Disney’s private residential community in Lake Buena Vista, and it is run by Four Seasons, not by Disney. That shapes everything from how you book (it is sold on Booking.com, unlike Disney-owned hotels) to which Disney perks you get and which you don’t.

Facts below were checked on official Four Seasons and Disney pages in October 2026. Fees and schedules change, so confirm current terms before you book.

Quick answer: Book the Four Seasons if you are a family with kids ages 4 to 12 who want Disney Early Entry plus real resort days with a free kids’ club and water park, or a couple who wants an adults-only pool, spa and golf a few miles from the parks. Look elsewhere if you need a monorail or walk to a park, Extended Evening Hours, one room for five people, or free theme park parking.

  • Best for: Families with young kids and couples who want AAA Five Diamond luxury and Disney Early Entry without booking a Disney-owned hotel.

Disney perks: what Four Seasons guests get

The Four Seasons is on Disney’s list of “other select hotels,” so it shares some Disney Resort hotel benefits, not all. Here is how it compares with Disney’s own Deluxe resorts.

How to bookFour Seasons or Booking.comDirectly with Disney

Early Entry lets you into any Walt Disney World theme park 30 minutes before official opening, on every day of your stay, including check-in and check-out days. You need valid park admission, and Disney notes that theme park reservations may also be required for some tickets. Disney says the benefit continues through 2027. Other partner hotels are compared in our guide to non-Disney hotels with Early Theme Park Entry.

On site, the Disney Planning Center sits on the lobby level near the front desk and is staffed by a Disney Cast Member. It can help with park tickets, dining reservations and private VIP Tour Guides, and the resort’s press materials say it can also help you buy Lightning Lane Premier Pass. Because the Four Seasons is not on Disney’s list for the 7-day early purchase window, plan on the standard 3-day window for Lightning Lane passes.

The resort also hosts its own character meal, Good Morning Breakfast with Goofy & His Pals, a buffet at Ravello every Thursday and Saturday morning. The Bed and Breakfast rate does not cover it.

Getting to the parks

Instead of Disney’s resort bus network, the Four Seasons runs its own complimentary motor coaches to Magic Kingdom, EPCOT, Hollywood Studios and Animal Kingdom. The resort’s location page says buses run once per hour to each park and that schedules can change; the Disney Planning Center has the daily timetable. For Magic Kingdom, the coach stops at the Transportation and Ticket Center, and you finish with a short monorail ride. Direct service to Disney Springs, Universal, SeaWorld and Restaurant Row costs extra.

An hourly bus is the main trade-off here. To be at the gate when Early Entry starts, check which departure gets you there, or use a rideshare on key mornings. Driving yourself means paying for valet at the hotel and for Disney theme park parking, since free park parking is a Disney Resort hotel benefit.

From the airport, the concierge can book a private sedan, SUV or van for a fee. Our guide to getting from Orlando airport to Disney World compares rideshare, shuttle and rental car options.

Rooms and suites

Standard rooms measure about 500 sq ft (46 m²) with a king bed or two queens, and they come in four views: Resort, Golden Oak View, Lake View and Park View. Park View rooms look toward the Disney parks, and the resort says you can watch the nightly Walt Disney World fireworks from their furnished terraces.

Check occupancy first: every standard room is listed for up to 3 adults, or 2 adults and 2 children. King rooms add a queen sofa bed, queen rooms can take a crib, and the resort has no rollaway beds. Children 17 and under stay free in their parents’ room, space permitting. A family of five will usually need two rooms; our list of rooms that sleep 5 or 6 at Disney World and Universal shows options with more beds.

Suites add living space, not sleeping capacity. Golden Oak View and Park View Suites are about 825 sq ft with a king bed and a queen sofa bed, the Deluxe Suites about 1,000 sq ft and the Grand Suite about 1,700 sq ft, yet most still list the same limit of 3 adults, or 2 adults and 2 children.

One view category deserves care. At the time of writing, the resort notes that its accessible Golden Oak View rooms and suites face an adjacent residential development project, offers a $100 nightly credit on them, and recommends Lake View or Park View rooms if you want uninterrupted relaxation in your room. Check-in is at 4 p.m. and check-out at noon.

Explorer Island, pools and the kids’ club

Explorer Island is the resort’s private 5-acre water area, reserved for registered resort guests. It has a zero-entry family pool, a lazy river with spray cannons and a waterfall that winds around a “ruined” mansion, a splash zone built around an interactive fountain, and basketball and turf sports courts. Two 242-foot waterslides drop from the mansion’s tower (42-inch minimum height). The resort also runs complimentary dive-in movies at the family pool on select nights.

Kids For All Seasons runs from the mansion and is complimentary every day for ages 4 to 12, with games, arts and crafts, outdoor activities and supervised swim time. On Thursday to Saturday nights (check the current schedule), Ravello’s complimentary Pasta & Play sends kids 4 to 12 to supervised activities on the Spa Lawn after dinner. Explorer Island Takeover is a Saturday-evening drop-off that includes dinner ($125 per child at the time of writing), and babysitting can be arranged on request.

Teens have The Hideout, a game room with video games, billiards and foosball. Adults can escape to Oasis, a lakeside infinity-edge pool for guests 21 and up, with poolside food and drink service and cabanas you can reserve. If water play is your top priority, compare it with our Orlando hotels with water parks and waterslides.

Dining and bars

  • Capa: a Spanish-inspired steakhouse on the 17th-floor rooftop, recommended by the Michelin Guide, with an outdoor terrace facing the nightly fireworks.
  • Ravello: modern Italian with house-made pasta and wood-fired pizza, open daily for breakfast and dinner, and home of the Goofy character breakfast.
  • The Lakehouse: a casual lakeside restaurant serving poolside bites, seafood, salads and wood-grilled dishes; it opened in 2025 in place of PB&G.
  • Plancha: Latin American dishes and a Latin-style brunch at the golf clubhouse, overlooking the course.
  • Lickety Split, The Lobby Bar and Epilogue: a lobby café with gelato and pastries, a cocktail bar, and an adults-only speakeasy with a library theme.

In-room dining runs 24 hours. Restaurant prices are at luxury-resort levels, so if you eat breakfast every day, compare the Bed and Breakfast rate (breakfast for up to two guests) with the room-only rate.

Spa, golf and time for adults

The Spa has 18 treatment rooms, including four couples’ suites, plus indoor and outdoor relaxation areas with a whirlpool, steam room and solarium. The fitness center is open 24 hours and offers complimentary live classes such as yoga.

Golfers can play Tranquilo Golf Course at Four Seasons Golf and Sports Club Orlando, an 18-hole, par-71 Tom Fazio design that is a certified Audubon sanctuary. There are also Har-Tru tennis courts and pickleball courts, with clinics and private lessons for an extra fee.

Resort fee, parking and other costs

  • Resort fee: mandatory and charged nightly. The resort’s map, dated January 2026, lists $55 per room per night, plus tax, covering 60-minute tennis and pickleball court rentals, driving range access with club rental, and Pasta & Play. Booking.com’s price breakdown showed US$60 a night plus tax for sample stays from November 2026 to March 2027 (checked October 2026). Check the current amount and taxes at checkout.
  • Parking: valet only, for a nightly fee; there is no self-parking. Confirm the current rate with the resort.
  • Theme park parking: if you drive to the parks, expect Disney’s standard rate ($35 per day at the time of writing; preferred parking costs more).
  • Paid extras: airport transfers, rides to Disney Springs or Universal, cabanas, spa, golf, tennis lessons, Explorer Island Takeover and Disney VIP tours.
  • House rules: rooms and balconies are non-smoking, with a $300 cleaning fee, and Explorer Island and the kids’ club are reserved for registered resort guests.

Frequently asked questions

Is Four Seasons Orlando inside Walt Disney World?

Yes. The resort sits within the gates of Walt Disney World Resort, inside Golden Oak, Disney’s private residential community in Lake Buena Vista. The Kids For All Seasons day camp for ages 4 to 12 is also complimentary. Cabana rentals and the Saturday evening Explorer Island Takeover drop-off night cost extra.

Does Four Seasons Resort Orlando charge a resort fee?

Yes. A mandatory resort fee is added per room, per night. The resort’s January 2026 map lists $55 per room per night, plus tax, covering extras such as court rentals and driving range access, though Booking.com’s price breakdown showed US$60 plus tax in October 2026. Standard rooms are listed for up to 3 adults, or 2 adults and 2 children, and most suites have the same limit. Rollaway beds are not available, though king rooms have a queen sofa bed and queen rooms can take a crib. A family of five or more will generally need two rooms.
