The best hotels in Lake Buena Vista put you minutes from Disney Springs and the Walt Disney World parks, but the name covers more ground than most people expect. It includes hotels you can walk to Disney Springs from, a luxury resort inside Walt Disney World, and a long strip of brand-name and independent hotels along State Road 535, Palm Parkway and Vineland Avenue.

That spread matters. Only some of these hotels get Disney’s Early Theme Park Entry, the resort fees we could confirm run from zero to $50 a night, and shuttles range from hourly to a few runs a day. Here are the 9 best picks by traveler type, with fees, parking and park transport checked on official pages.

Quick answer: For a walk to Disney Springs plus Early Theme Park Entry, book the Hilton Orlando Buena Vista Palace (pools and a lazy river) or the Drury Plaza Hotel (no resort fee, free breakfast and evening food). For luxury with kids, the Four Seasons inside Walt Disney World. For a big resort pool and golf outside Disney, Hyatt Regency Grand Cypress. Groups who need kitchens: Lake Buena Vista Resort Village & Spa. Young kids: Holiday Inn Resort’s bunk-bed KidSuites. Free breakfast on a budget: SpringHill Suites in the Marriott Village. Lowest fees: Rosen Inn Lake Buena Vista.

What “Lake Buena Vista” means (and what is on Disney property)

Lake Buena Vista is a real city, though a tiny one. It was established in 1967 as the City of Reedy Creek, long controlled by Disney, and renamed Lake Buena Vista in 1969; the 2020 census counted 24 residents. Its roughly 3 square miles take in Disney Springs, Typhoon Lagoon and several resort hotels, per the city, and Walt Disney World uses Lake Buena Vista as its mailing address, even though all four theme parks are in the neighboring city of Bay Lake.

Hotel marketing stretches the name further. Hotels on State Road 535, Palm Parkway and Vineland Avenue sit outside Disney’s gates with Orlando addresses, yet call themselves Lake Buena Vista hotels. ZIP codes are only a rough clue: the Disney Springs area hotels use 32830, the outside hotels use 32836 or 32821, and the Four Seasons, inside Walt Disney World, also lists Lake Buena Vista 32836. Check the map, not the address.

Early Theme Park Entry lets eligible hotel guests into all four Disney theme parks 30 minutes before opening, every day of the stay, with valid admission. Among non-Disney hotels, Disney lists the Disney Springs Resort Area hotels and the Four Seasons, but nothing on State Road 535, Palm Parkway or Vineland Avenue. Those hotels call themselves Walt Disney World Good Neighbor hotels (Grand Cypress says “Gateway Hotel”), and neither label adds Early Entry. See our full list of non-Disney hotels with Early Theme Park Entry.

How we chose: We picked hotels across the area for different budgets and trip styles, then checked each one’s resort fee, parking, shuttle and rooms on official hotel and Disney pages, weighing location, park transport and what the nightly total includes. We did not stay at these hotels and do not publish scores.

Park View rooms and suites have furnished terraces with views of the Walt Disney World fireworks. Explorer Island, the resort’s private 5-acre water park, has a winding lazy river, two water slides, a splash zone and a family pool, while adults can retreat to Oasis, the adults-only pool.

Nearby alternatives to Lake Buena Vista

The Disney Springs area has six more Official Walt Disney World hotels, from the skybridge-linked Hilton Orlando Lake Buena Vista to the all-suite DoubleTree; our Disney Springs Resort Area hotels comparison lines up all eight. A short drive away, the Bonnet Creek resorts sit surrounded by Disney land, and two of them get Early Entry (see our Bonnet Creek hotels guide). For every area around the parks, start with our best hotels near Disney World guide.

How to choose a hotel in Lake Buena Vista

  • Decide whether Early Entry matters. To rope-drop the busiest rides, stay in the Disney Springs Resort Area or at the Four Seasons; hotels outside the gates enter with the general public.
  • Check where the shuttle drops you. Rosen Inn and Holiday Inn Resort serve EPCOT, Hollywood Studios and Disney Springs, not Magic Kingdom or Animal Kingdom, so for those parks you drive, take a rideshare or change to Disney transportation.
  • Know how seats work. Buena Vista Palace and Lake Buena Vista Resort Village require advance bookings; Holiday Inn Resort is first come, first served; ask Rosen Inn at the desk, since its pages disagree; Drury needs no reservation.
  • Add up the real total. Rate, resort fee, tax and hotel parking, plus $35 a day for Disney park parking if you drive. Parking at Disney Springs is free.
  • Match the room to your group. Two-room suites at Drury, bunk-bed KidSuites at Holiday Inn Resort, full kitchens at Lake Buena Vista Resort Village and Sonesta ES Suites.

Frequently asked questions

Is Lake Buena Vista on Disney property?

Partly. The City of Lake Buena Vista, long controlled by Disney, contains Disney Springs, Typhoon Lagoon and several resort hotels, and Walt Disney World uses Lake Buena Vista as its mailing address. Many hotels advertising a Lake Buena Vista location, such as those on State Road 535 and Palm Parkway, are outside Disney’s gates with Orlando addresses, so check the map before you book.

Is Lake Buena Vista a good place to stay for Disney World?

Yes. It’s one of the closest areas to the Disney parks, with hotels at every price, and the Disney Springs area hotels add Early Theme Park Entry and a walk to Disney Springs. The trade-off: shuttles run on fixed schedules, and some skip Magic Kingdom and Animal Kingdom, so a car or rideshare helps for those parks.

Which Lake Buena Vista hotels can you walk to Disney Springs from?

The Disney Springs Resort Area hotels on Hotel Plaza Boulevard and Buena Vista Drive. Hilton Orlando Buena Vista Palace puts the walk at 5 to 7 minutes over a pedestrian bridge, while Drury Plaza is about half a mile away. Hotels on State Road 535, Palm Parkway and Vineland Avenue are a drive or shuttle ride away, though parking at Disney Springs is free.

Do Lake Buena Vista hotels get Early Theme Park Entry?

Only some. Besides Disney’s own resorts, the eligible list includes the eight Disney Springs Resort Area hotels and the Four Seasons, plus the Swan, Dolphin, Swan Reserve, Shades of Green and two Bonnet Creek hotels. Grand Cypress, Marriott Village, Rosen Inn, Holiday Inn Resort and the other hotels outside Disney’s gates don’t qualify. You need valid park admission (and possibly a park reservation).

Which Lake Buena Vista hotels have a shuttle to Universal and Epic Universe?

Rosen Inn Lake Buena Vista and Holiday Inn Resort Orlando – Lake Buena Vista run scheduled shuttles to Universal Studios and Epic Universe, Lake Buena Vista Resort Village & Spa’s shuttle serves Universal Orlando, and Hyatt Regency Grand Cypress advertises connecting service to Epic Universe. Runs are limited, often one or two a day, so confirm times before planning a Universal day.
